The Quick Read: An investment property HELOC can bridge a vacancy, but only as a short-term cushion, and the payment on the line does not pause while the unit sits empty. Through select lenders in Lendmire’s wholesale network, an investment line is underwritten on the borrower’s credit and debt-to-income, not on the property’s rent. The key points:
- Investment lines top out at 70% CLTV on an investment property, with a 700 credit minimum and a $500,000 maximum line.
- Title must sit with the individual or a revocable living trust. An LLC cannot hold it.
- Draw is interest-only for 5 years, then 25 years of full amortization. Pricing floats and never converts to fixed.
- Lines are offered only in Lendmire’s 16 full-service states, a narrower footprint than the DSCR program.
- A vacancy is a timing gap a line can cover. A rent that never covers the payment is a structural problem it cannot fix.
Subject to lender guidelines and full file review. Not a commitment to lend.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
How Does an Investment Property HELOC Work?
A HELOC is a revolving line secured by your property. You draw what you need, pay interest on the drawn balance, and the line later moves into repayment. The federal consumer-finance regulator’s HELOC explainer notes that HELOCs usually carry a variable rate, so payments can change month to month even if you draw nothing more.
Sizing runs on combined loan-to-value. Take the appraised value, multiply by the CLTV limit, then subtract what is already owed on the property. The federal consumer-finance regulator’s HELOC booklet walks through the same arithmetic. On Lendmire’s network the investment-property limit is 70% CLTV, so the first mortgage eats most of the capacity on a recently financed rental.
The structure on an investment line is fixed. It is a standalone line in first or second lien position, with a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats through both phases. Lines run $25,000 to $500,000 on an investment property. Anything larger is primary-residence only.
Key Terms Defined
HELOC: A revolving line of credit secured by real estate, with a draw phase followed by a repayment phase.
CLTV: Combined loan-to-value, meaning all liens on the property divided by its value.
Draw period: The stretch when you can borrow and pay interest only.
Repayment period: The phase after the draw ends, when principal is paid down and the payment steps up.
DSCR: Debt service coverage ratio, meaning rent divided by the full monthly obligation (principal, interest, taxes, insurance, and any HOA dues).
PITIA: The full monthly housing obligation: principal, interest, taxes, insurance, and association dues.
Does Rent Matter on an Investment Line?
No. This is the sharpest difference from a DSCR loan, and landlords mix them up constantly. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. An investment HELOC is tested on you.
Across the network, the checks run on the following:
1. Credit: 700 minimum on an investment property. Both the 720+ and 700+ tiers reach the same 70% CLTV, so a higher score buys eligibility, not extra leverage. 2. Debt-to-income: 50% maximum, qualified on the interest-only payment calculated on the maximum draw. A ratio above 45% needs a 680 score, and the investment floor already sits at 700. 3. Equity left after the line, measured by CLTV. 4. Property type and title.
Because an investment line caps at $500,000 and full appraisals start only above that, these lines ordinarily run on an automated valuation with no traditional appraisal. A borrower can still ask for a full appraisal.
That matters for a vacancy. Since the line is not sized off current rent, an empty unit does not by itself disqualify the file. Lender policy varies, though, and some banks outside this network want a lease or rental history. For contrast, income-based investor loans typically order a rent schedule appraisal, which is exactly the document a vacant unit cannot support.
Vacancy: Timing Gap or Structural Problem?
Run three questions before drawing a dollar.
What caused the gap? Turnover, a renovation between tenants, or a seasonal lull are timing gaps. A tenant default can be one or the other. A rent that has never covered the full monthly obligation is structural.
When does it end? Rental vacancy is a normal part of ownership, and national averages show some level of it at any given time. But a national average says little about your unit, and your gap is local. Model a longer gap than you expect.
What else is stacked on it? A long vacancy plus a repair bill plus a payment that floats higher is the stress case. Test that stack, not the single event.
A line of credit suits a short, well-understood gap. It does not suit a stacked stress case if the property loses money even when full.
What Does a Vacancy Month Actually Do to the Numbers?
Think in ratios, not dollars. Say a rental normally clears around 1.3x coverage on its first mortgage. During a vacancy, coverage on that property drops to zero, while the first mortgage payment and the line’s interest payment both keep running. You carry both from other income.
Then layer on the line. The interest-only draw makes the early payment look light. The CFPB warns that repayment-phase payments can be significantly higher than draw-phase payments, and the variable rate can move at any time. A line that feels cheap in month three of a vacancy can feel heavy in month sixty.
A practical sequence for the stress test:
1. Hold the vacancy at two to three months, then double it.
2. Add one major repair in the same quarter.
3. Assume the floating payment moves higher.
4. Ask whether personal income and reserves carry all three at once.
If the answer is no, the line is the wrong tool, or the draw should be smaller.
Can You Open a Line During a Vacancy?
Often yes, on the network’s credit-and-DTI-underwritten structure, because the line is underwritten on the borrower. A few details still decide the file:
| Lease status | What to expect |
|---|---|
| Leased | Cleanest file; lease is supporting documentation |
| Month-to-month | Usually fine; no rent test drives approval |
| Vacant | Eligible on credit and DTI; rent counts for little or nothing |
| Lease ending | Same as vacant; timing of the open matters more than the lease |
The better habit is opening the line before income drops. A line opened after the tenant leaves works, but a landlord who waits until cash is tight is opening it under pressure, and the line size depends on equity that a loose appraisal or a recent first mortgage may have already used up.
Where the General Rule Breaks
LLC title. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead, subject to program terms. Lendmire’s piece Investment Property HELOCs for Landlords Comparing a Portfolio Loan covers that tradeoff.
Exposure limits. A borrower can hold up to three lines, and an owner of more than 15 financed properties is not eligible.
Ineligible property. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned property are not offered. Single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable, are eligible.
Listed properties. In NC, PA, TN, TX, and WA, a property listed for sale or listed within the past 60 days is ineligible. That catches landlords who list a vacant unit for sale while weighing a line.
Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files follow a 7-year foreclosure seasoning and 4 years for a deed-in-lieu, pre-foreclosure, or short sale.
Availability. The product is offered only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. New Mexico and Ohio set a CLTV cap that depends on the credit profile.
Market spread. Broader market surveys report investment-HELOC CLTV limits that vary widely by lender. Lendmire’s network figure is 70% CLTV on an investment property, and nothing above it.
HELOC or DSCR Cash-Out for a Vacancy?
Pick by what is failing. If the rent covers the payment and you need temporary liquidity, the line fits. If the rent is thin and you want fixed-term money, the DSCR route is built around the property.
| Factor | Investment HELOC | DSCR cash-out refinance |
|---|---|---|
| Reviewed on | Credit and DTI | Property rent vs. full payment |
| Max leverage | 70% CLTV (investment) | Around 75% LTV across most of the network |
| Structure | Floating line, interest-only draw | 30-year fixed spine, other terms through select lenders |
| Title | Individual or revocable trust | LLC possible, subject to program eligibility |
| Vacancy effect | Tested on you | Coverage ratio can suffer during a vacancy |
Seasoning of about 6 months is the common expectation on a cash-out. On a DSCR file, 1.00 is where select programs start, and a separate select-lender path goes below 1.00 with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, since repairs, vacancy, and management sit outside the calculation. Lendmire’s complete DSCR loans guide covers the full program.
Operators watch one failure mode on vacancy files. The landlord draws the full line to cover a gap that turns out to be structural, then has two obligations and no relief. Keep a reserve fund separate from borrowed money. Borrowed cushion and owned cushion are not the same thing.
Ready, Not Yet, or Wrong Tool?
Ready: 700+ credit, DTI inside 50%, personal title or a revocable trust, rent that covers the first mortgage when leased, and a vacancy with a clear end.
Not yet: Equity is thin after the first mortgage, or the property is listed for sale in a restricted state.
Wrong tool: The property sits in an LLC, the rent never covered the payment, or you would draw the full line to survive.

Frequently Asked Questions
Can I open a line on a vacant rental?
Often yes, because an investment line is underwritten on credit and DTI rather than current rent. You still need a 700 credit profile, at most 50% DTI, and title held personally or in a revocable trust.
What happens if my tenant leaves after the line is open?
Nothing changes in the line’s terms, and the payment keeps running. Interest accrues on whatever you have drawn, and the rate floats. Carry the first mortgage and the line payment from other income or reserves until the unit re-leases.
Does an LLC-owned rental qualify?
Not for this product. Title must sit with the individual or a revocable living trust. A property already in an LLC needs a vesting change, or a DSCR cash-out refinance, subject to program terms.
Can I hold lines on more than one rental?
Yes, up to three lines in total. An owner of more than 15 financed properties is not eligible. Each investment line is capped at 70% CLTV and $500,000.
How much should I keep in reserves?
Hold a cushion that is yours, not borrowed. The stress test above, a vacancy of two to three months doubled, plus a repair, gives a workable floor. Reserve rules for a DSCR file vary by lender, leverage, and loan size.
