How a Lake Norman Bank Statement Jumbo Loan Works

How a Lake Norman Bank Statement Jumbo Loan Works

The Quick Read: A bank statement jumbo loan is reviewed for a self-employed buyer on twelve or twenty-four months of bank deposits instead of traditional personal-income documentation, and “jumbo” only describes the loan size. The lake setting changes the property, not the income math. Lendmire, a mortgage broker, shops these files across select wholesale programs, subject to full underwriting and not a commitment to lend.

  • Income comes from eligible deposits after an expense ratio, divided by the statement months.
  • Loan sizes run from $300,000 to $30,000,000 through two wholesale programs, and everything above $4,000,000 is reviewed case by case before submission.
  • Leverage steps down as the balance grows, and second homes and investment property take their own ladders, which sit anywhere from zero to fifteen points under the primary figure depending on the size band.
  • Personal debt-to-income still counts, up to 50% on most files.
  • Consumer lending is licensed in 16 states, so confirm your state first.

Picture a marine contractor, a physician with a practice, or a founder buying a lake house. Traditional personal-income documentation shows heavy write-offs. Deposits show real cash flow. This article walks through how underwriters turn those deposits into a coverage figure, and where the process breaks.

What Does “Jumbo” Actually Mean Here?

Jumbo means the loan is larger than the agency conforming limit. That is the whole definition. For context, the 2026 baseline one-unit limit is $832,750, with a high-cost ceiling of $1,249,125, per the NAHB summary of the FHFA announcement.

Bank statement loans are not agency products. The conforming limit tells you where “jumbo” starts and nothing else. The size tiers, leverage and reserves belong to each wholesale program.

Two wholesale programs carry these files. A portfolio non-QM bank statement program handles loans to $6,000,000. A bank portfolio jumbo program takes twelve-month-statement files to $30,000,000 on its own ladder: 65% to $5,000,000, 60% to $10,000,000 and 55% to $30,000,000, with each of those figures reviewed case by case before submission because the loans sit above $4,000,000. That ladder begins above $4,000,000, overlaps the portfolio program to $6,000,000, and stands alone above it. Interest-only on the bank program is available at 60% or the band’s ceiling, whichever is lower.

How Does Underwriting Turn Deposits Into Income?

Underwriters read your bank statements, strip out what is not income, apply an expense ratio to business deposits, and divide by the number of months. The result is monthly qualifying income, which then goes into a debt-to-income test.

Scotsman Guide describes the standard setup: 12 to 24 months of personal or business statements, with an expense factor applied. Depreciation, payroll and contractor costs lower taxable income on paper even when cash flow is strong.

The step-by-step sequence inside a file:

1. Pick the window. Twelve or twenty-four consecutive months. The portfolio non-QM program accepts either. The bank program uses twelve. Statements must be consecutive, and a transaction history never substitutes for statements.

2. Pick the account type. Personal statements are read close to the raw deposit average. Business statements need at least 25% ownership and take an expense ratio.

3. Scrub the deposits. Transfers between your own accounts, loan proceeds, refunds, gifts and one-time windfalls come out. One exception worth knowing: transfers from your own business into your personal account count in full.

4. Apply the expense ratio. Across the wholesale network, the ratios are fixed by business type and size, with a lower ratio for a service business with no employees and higher ratios for businesses with more employees or any product business. An accountant-provided ratio is another path. So is a profit-and-loss method capped at 80%.

5. Divide by the months. Eligible deposits after the ratio, divided by the statement months, gives monthly qualifying income.

6. Run the debt-to-income test. All personal debts, including other mortgages, are tested against that income. Most files allow DTI to 50%.

7. Underwrite the rest. Credit, reserves, down-payment source and the appraisal. The appraisal on a lake property is a standard residential report, and a rental file may add a rent schedule.

What Are the Expense Ratios and Why Don’t You Pick Yours?

The lender’s program sets the ratio, not the borrower. That surprises people who expect to negotiate it.

Market trade press often uses 50% as its example expense factor. Across the wholesale network, the lower tiers exist because a consultant with no staff has fewer costs than a manufacturer. If your CPA can document your real expense ratio, an accountant-provided ratio may beat the default. Ask for it early. A CPA letter written to the program’s expectations matters here, and Lendmire’s piece on how to write a CPA letter for a super jumbo bank statement loan covers what the letter needs to say.

Partial owners get prorated income. Proof of ownership share is usually an operating agreement, K-1 or CPA letter.

What Does a Lake Norman Property Do to the File?

The property type drives leverage and appraisal friction. The income method stays the same.

Waterfront homes have fewer true comparables, and appraisers weigh docks, shoreline and lot features differently. That is where appraisal reconsideration requests come from: a comp set that treats a deep-water lot like an interior lot. Prepare a short packet of recent waterfront sales before the appraisal lands, not after.

Occupancy decides which leverage ladder applies. Here is how the ladders differ at a few sizes, each figure a ceiling through select wholesale programs, subject to underwriting:

Loan size Primary purchase Second home purchase Investment purchase
$300K–$1M 90% 85% 85%
$1.5M–$2M 85% 80% 80%
$2.5M–$3M 80% 75% 75%
$3M–$3.5M 75% 65% 60%

Every cell is a purchase ceiling and assumes the credit tier for that band. Above $4,000,000 on any occupancy, leverage is reviewed case by case before submission. Never read a table cell as a promise.

Above $3,500,000 on a primary residence, and above $3,000,000 on a second home or investment property, super-jumbo overlays apply. These include a 700 credit floor, a 0x30x24 housing history, 48-month seasoning on any credit event, and no rural property. Cash-out proceeds cannot satisfy reserves at those sizes.

Second homes are one-unit only. A lake house used partly as a rental is the gray zone. Occupancy cannot be misstated on an application, and mixed personal and rental use is where files get kicked back. Decide the use before you apply.

Where Does the Standard Process Break?

These are the failure points that derail files most often.

Unexplained deposits. A large deposit with no paper trail gets excluded, or the file pends until it is documented. Lenders must rely on reasonably reliable records for income, and non-QM loans still carry ability-to-repay liability, as the CFPB’s assessment report describes. That is why underwriters scrub unidentified deposits.

Commingled accounts. One account mixing personal spending with business receipts forces judgment calls. Separate accounts read cleaner.

Seasonal income. Twelve months can capture a strong season and miss the slow one. Twenty-four months smooths it. Marine, hospitality and construction borrowers should compare both windows.

Business under 24 months. Underwriters may weigh liquid assets and credit strength alongside a shorter history. Expect more questions, not fewer.

Debt-to-income on large balances. Bank statement income is tested against all personal debt. A jumbo balance plus several other mortgages can push DTI past 50% even when deposits are strong. The decisive difference from a property-income loan is that this test looks at you, not the property.

Reserves. Reserves run 3 months to $500,000, 6 months to $1,500,000 and 9 months above that, plus 2 months for each additional financed property up to a 12-month maximum. First-time investors need 12 months. Reserves documentation is the quiet killer: stale statements, retirement accounts counted at face value, or gift funds that do not count.

What Other Income Paths Exist?

Bank statements are not the only route. The network also places files on a profit-and-loss method, an asset allowance, assets-only, and property cash flow.

Path What is tested Best fit
Bank statements Deposits after expense ratio, plus DTI Self-employed, strong cash flow
P&L method Profit, capped at 80% Clean books, CPA-prepared
Asset allowance Liquid assets divided by 36, 60 or 84 months Large liquid balances
Assets-only Liquidity vs. loan plus costs, no DTI Wealth with irregular income
Property cash flow Rent against the property’s payment A true rental

The asset allowance divides liquid assets by 36 months when DTI is at or below 60%, 60 months when DTI is above 60%, and 84 months for standalone use or any loan above $3,500,000. It applies to primary and second homes, at 80% maximum. Assets-only needs U.S. liquid assets equal to the loan plus closing costs plus sixty months of any net loss on other residential property. Retirement accounts count at 70% (80% at age 59.5 or older). Business funds, gifts, cryptocurrency and unvested stock never count.

For a true rental, compare against the property-based route. Lendmire’s complete DSCR loans guide explains how rent covering the payment replaces the personal income test, subject to lender guidelines. For a primary or second home, bank statements are the income path. For an investment property, run both and see which clears.

Investor loans are business-purpose, so they are reviewed differently from an owner-occupied mortgage. Regulation Z’s business-purpose exemption turns on a case-by-case determination of the loan’s primary purpose. That is why occupancy has to be stated truthfully.

Key Terms Defined

Expense ratio: the percentage of business deposits treated as operating cost and removed before income is calculated.

Debt-to-income (DTI): monthly debts divided by monthly qualifying income. Most files allow up to 50%.

Seasoning: the waiting period after a credit event or purchase before a loan is available.

Reserves: liquid funds left after closing, measured in months of payments.

Cash-out: a refinance that returns equity. On the portfolio program it is capped at $1,500,000 in hand above 60% LTV, with no cap at or below 60%. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Interest-only: a structure with interest-only payments for a set period. On the portfolio program it runs to 85% LTV with a 700 floor, on purchase and rate-term files only. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Who Should Look at This Loan, and Who Shouldn’t?

It fits founders, physicians, attorneys, entertainers, athletes and investors whose returns understate income. It also fits borrowers who want to keep leverage high on a lake purchase without a full tax-return stack.

It does not fit a borrower whose deposits are thin or heavily commingled. It also does not fit someone whose traditional employment income already supports the loan on full documentation. Credit matters: the portfolio program has a 660 floor, the bank program 680, and 700 above the super-jumbo line. Programs change and every file is underwritten individually.

Property type moves leverage too. Warrantable condos run to 85% and non-warrantable to 80%. Rural property tops out at 80% on ten acres or less and never above $3,000,000.

Tax treatment varies; consult a qualified professional.

What Should You Do Before You Apply?

1. Pull twelve and twenty-four months of statements for every account you plan to use.

2. Flag every large deposit and write a one-line explanation with paper behind it.

3. Separate business and personal accounts if you can.

4. Ask your CPA for an expense ratio letter.

5. Document reserves, and know which assets count.

6. Decide the property’s use: primary, second home or rental.

Frequently Asked Questions

Do I need traditional personal-income documentation for a bank statement jumbo loan?

No, on programs built for this path. Qualification runs on documented deposits, a profit-and-loss method, or assets, under the applicable program and subject to lender guidelines. Credit, reserves and the property are still reviewed in full.

Does the loan amount or the price make a loan jumbo?

The loan amount. A large down payment can keep a high-priced lake home under the conforming limit, while a small down payment on the same home pushes it over.

Do business deposits count in full?

No. Business deposits take an expense ratio of 20%, 40% or 50% depending on the business, or an accountant-provided ratio. Transfers from your own business into a personal account count at 100%.

What leverage is available on a lake second home?

Through select wholesale programs, a second-home purchase runs up to 85% from $300,000 to $1,000,000, stepping down as size grows. Above $4,000,000 it is reviewed case by case. Subject to underwriting.

Why do waterfront appraisals cause trouble?

Waterfront comparables are thin and features like docks and shoreline are adjusted unevenly. A reconsideration packet with recent in-area sales and condition adjustments is a routine response.
