Maximum Jumbo vs Super Jumbo Loan for a Very High-Value Purchase

Maximum Jumbo vs Super Jumbo Loan for a Very High-Value Purchase

The Quick Read: These two labels describe a continuum, not two separate products. Maximum jumbo is the top of a lender’s standard documented-income grid. Super jumbo is where leverage is set band by band, extra overlays stack up, and files move toward case-by-case review. Maximum jumbo suits borrowers whose traditional personal-income documentation shows their real income. Super jumbo suits borrowers whose income runs through a business, whose assets are large, or whose rental property carries the payment.

  • No regulator defines super jumbo. Each lender or program draws its own line.
  • The loan amount sets the band, not the purchase price.
  • Each loan-size band has its own leverage ceiling, and above $4,000,000 every file is reviewed case by case before submission.
  • Super jumbo programs can qualify you on deposits, assets, or property rent instead of traditional personal-income documentation, subject to lender guidelines.
  • A small change in loan amount can move a file across a leverage cliff.

Side-by-Side

The left column shows published industry norms for a standard documented-income jumbo, which vary by lender. The right column shows what Lendmire’s wholesale network places, through select wholesale programs and subject to full underwriting.

Factor Maximum Jumbo (industry norms) Super Jumbo (Lendmire network)
Review basis Documented income and DTI Deposits, assets, or property rent
Documentation Traditional personal-income documentation, asset statements 12 or 24 months of statements, assets, or DSCR
Property types Primary, second home, investment Same; second homes 1-unit only
Entity vesting Usually the individual borrower LLC possible on investment files
Reserves Often rise with loan size 3, 6 or 9 months by loan size
Appraisal Second appraisal common at higher balances Case-by-case review above $4,000,000
Review depth Standard grid, set guidelines Overlays from $3,000,000–$3,500,000

DTI is debt-to-income, the share of monthly income that goes to debts. DSCR is the debt service coverage ratio: monthly rent divided by the full monthly payment (principal, interest, taxes, insurance, and any HOA dues). Reserves are liquid funds you hold after closing.

Where the Line Actually Sits

A jumbo loan is any loan above the county conforming limit. The baseline for a one-unit property is $832,750, and the high-cost ceiling is $1,249,125, per Orrick’s summary of the annual limit announcement. The test is the loan amount, not a $1,000,000 price tag. In a high-cost county, a purchase above the baseline can still be conforming.

Above that line, caps come from lenders. Experian notes that jumbo loans have no set cap and that lenders set limits through borrower qualifications. Non-QM jumbo programs, meaning loans that sit outside the standard agency-style box, can reach $3 million or more, according to Scotsman Guide.

So where is maximum jumbo? It is a lender-grid idea, not a legal one. Brokers use it for the top of the standard grid, where guidelines still apply as written. In Lendmire’s network, that grid thins out from roughly $3,000,000 to $3,500,000, depending on occupancy. Above $4,000,000, each file is reviewed case by case before submission.

Super jumbo at one lender is an ordinary jumbo at another. Judge the file by its band and overlays, not by its label.

When Maximum Jumbo Is the Better Fit

Maximum jumbo fits the borrower with a clean paper trail. Think of a salaried executive, a physician on a W-2, or a partner whose K-1 income is steady and reported in full. If traditional income documentation shows what you earn, a documented-income file is usually the plainest path.

It also fits a loan that stays inside the standard grid. Through select wholesale programs, a primary residence purchase typically reaches 90% leverage through $1,000,000, and 85% through $2,000,000. It reaches 80% through $3,000,000. These are ceilings, subject to underwriting, and credit requirements climb with the balance.

The tradeoff is paper. The file is built on returns and statements that must match, and a heavy write-off year can shrink qualifying income fast. A founder who reinvests profit into the business often looks smaller on a return than in real life.

One more case belongs here. If your loan lands just below an overlay line, staying in the standard grid avoids extra conditions.

When Super Jumbo Is the Better Fit

Super jumbo fits the borrower whose real income does not survive a tax return. That includes founders, attorneys, entertainers, athletes, and investors. Across Lendmire’s wholesale network, the main alternative is the bank-statement path.

Here is how it works. The lender reads 12 or 24 consecutive months of personal or business deposits. It then applies an expense ratio and divides by the statement months. Fixed expense ratios vary with the type of business and its staffing, with service businesses that have no employees carrying the lowest ratio and product businesses or larger staffs carrying the highest. An accountant-provided ratio can substitute. Business statements need at least 25% ownership. Transfers from your own business into your personal account count in full.

Two asset-based paths exist for primary and second homes. An asset allowance divides liquid assets by 36, 60, or 84 months to create qualifying income. Assets-only needs U.S. liquid assets equal to the loan plus closing costs, with no DTI test. Retirement accounts count at 70%, or 80% at age 59.5 and up. Business funds, gifts, and cryptocurrency never count.

For rentals, the DSCR path tests the property instead of you. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines. Programs below 1.00 coverage exist through select lenders in the network, but leverage and terms adjust.

Leverage at big price tags is set band by band, not along one smooth slope. On an investment property purchase, typical ceilings through select wholesale programs are 85% through $1,000,000, then 80% from $1,000,000 to $2,500,000, then 75% to $3,000,000. From $3,000,000 to $4,000,000, a bank portfolio program takes over at 60%. From $4,000,000 to $5,000,000, the portfolio program’s super-jumbo overlays show 65%, on review. From $5,000,000, the bank portfolio program shows 55%. Anything above $4,000,000 is reviewed case by case. Second homes run on their own ladder.

What Changes When You Cross the Line

Past the super-jumbo line, the overlays pile on. Above $3,500,000 on a primary residence, and above $3,000,000 on a second home or investment property, typical conditions include:

  • A 700 credit floor and a 0x30x24 housing history.
  • 48 months of seasoning after any credit event.
  • U.S. citizens and permanent residents only.
  • No non-occupant co-borrowers.
  • No rural property, and ten acres at most.
  • Cash-out proceeds that cannot satisfy reserves.

Reserves scale too. Typically, a file needs 3 months to $500,000, 6 months to $1,500,000, and 9 months above that. Each additional financed property adds 2 months, up to 12. First-time investors typically need 12. Reserves must be liquid, verified, and separate from the cash you need to close. Counting the same dollar twice is the classic stumbling block.

Credit starts at a 660 floor on the portfolio non-QM program. Above the super-jumbo line the floor is 700. Debt-to-income can run to 50%.

The Cliff

Run the logic on an investment purchase near $3,000,000 of loan. Because the band follows the loan amount, a request just under $3,000,000 sits in a band with a 75% ceiling on an investment purchase. A request just over it lands in the 60% band, with the super-jumbo overlays attached. The first buyer needs far less cash in the deal for a similar property.

The practical lever is to adjust the loan amount, the property, or the structure before you apply. Check where your request lands on the ladder first. Trimming the loan can lighten the overlays, but it also changes how much cash you bring. It is a real tradeoff, and the stronger play depends on how much liquidity you want to keep.

Rentals, Entities, and the Business-Purpose Wrinkle

A business-purpose rental loan is treated differently from an owner-occupied mortgage. The CFPB’s compliance guide says the ability-to-repay rule reaches consumer loans on one-to-four-unit dwellings, not just first liens or primary homes. In plain terms, whether a jumbo is a qualified mortgage matters for an owner-occupied purchase. For a true investment loan, the lender’s own overlays govern.

Title can often be held in an LLC, subject to lender program eligibility. Settle the entity before you apply, because late changes in vesting can slow the file. An LLC does not make the loan non-recourse. The guarantee language decides that, and owners with meaningful ownership typically sign it.

Rent matters more than net worth here. A high-priced property in a thin-rent area can fail the coverage test even when your personal finances are strong. For the mechanics, see the complete DSCR loans guide.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

The Balanced Verdict

Choose maximum jumbo if your returns tell the truth, your loan stays inside a standard grid, and you prefer a conventional paper file. Choose super jumbo if your income runs through a business, your assets outweigh your reported income, or the rental itself should carry the loan.

The label matters less than three numbers: the loan amount, the leverage band, and your liquid reserves. Check those first. Then pick the documentation path that shows your finances most accurately.

Frequently Asked Questions

Where does a jumbo loan start?

At the county conforming limit, which is the baseline of $832,750 for a one-unit property in most counties and up to $1,249,125 in high-cost counties. It is measured against the loan amount, not the price. Four-unit properties carry a higher limit of $1,601,750 on the baseline. A purchase above the baseline can still be conforming in a high-cost county, so check the county first.

Is super jumbo an official loan category?

No. Only the conforming limit is official. Lenders and programs draw their own super jumbo lines, and published definitions range widely. In Lendmire’s network, extra overlays start around $3,000,000 to $3,500,000, and files above $4,000,000 are reviewed case by case before submission.

Can I buy a very high-value rental through an LLC?

Often, yes, subject to program terms. The entity usually takes title and an owner signs a personal guarantee. Vesting should be settled before the application. The guarantee language, not the LLC itself, determines whether you carry personal liability.

How do reserves work on a large loan?

Typically 3 months to $500,000, 6 months to $1,500,000, and 9 months above that. Each additional financed property adds 2 months, up to a 12-month maximum. First-time investors typically need 12. Funds must be liquid and verified, and cash-out proceeds cannot satisfy reserves above the super-jumbo line.

Does a bigger down payment help?

It can, in two ways. It lowers the loan amount, which can drop the file into a lighter band. It also reduces the leverage the lender must review. The cliff cuts both ways, though, because a smaller loan changes how much cash you tie up. Test the options before you commit.
