Can a Newly Self-Employed Borrower Be Left Off the Application?

Can a Newly Self-Employed Borrower Be Left Off the Application?

The Quick Read: Usually yes when the loan is a DSCR rental loan, because it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, so a short self-employment history never enters the file and the person can stay off the application. On an owner-occupied loan that needs that person’s income, the answer flips, because leaving them off removes the income the file depends on.

  • On a DSCR rental loan, the lender reviews the guarantor’s credit, the property’s rent, reserves and entity documents, not employment history.
  • Whoever signs as borrower or guarantor gets a credit pull. A partner who does not sign does not.
  • On a bank statement loan, the person whose deposits qualify the file has to be on it, and the program wants 12 months of statements.
  • On a two-signer file, the weaker credit profile usually sets the terms for both people.
  • Staying off the loan does not remove anyone from title or from the LLC. Those are separate legal questions.

Does the Lender Require Everyone to Be on the Loan?

No lender requires every owner, spouse or partner to sign the note. The lender needs the people whose credit, income or assets it is relying on. Everyone else can be left off, subject to the program’s rules on ownership and guarantees.

Deposit average, expense factor, and housing ratio are editable assumptions; the expense factor a lender applies is set from your business type and documentation. No interest rate or monthly payment is quoted here. Purchase capacity is a simplified illustration and does not account for taxes, insurance, HOA dues, or other debts. Alt-doc income documentation is available on consumer mortgages in the states where Lendmire is licensed for consumer lending; actual terms vary by lender, borrower, and property.

Two documents get confused here. The note is the promise to repay. The title is who owns the property. A person can own part of a property without owing the loan. A person can also sign the note without being on title, though lenders often want borrowers and owners to line up.

On rental files, the usual structure is an LLC as the borrower and one or more people as guarantors. The lender pulls credit on the guarantor, not on every member. Some programs require a signed guarantee from any member above an ownership threshold. That threshold varies by program, so check it before you assign ownership percentages.

A lender may also ask a non-borrowing spouse to sign security documents in some states, so the lien attaches to the property. That is different from taking on the debt. Ask early, because it changes who needs to be at the signing table.

What Leaving Them Off Changes

Leaving a person off removes their credit, their income and their debts from the file. That helps when those items hurt the file. It hurts when the file needs them.

Factor Left off Included
Credit score used Only the signers’ scores Lower middle score usually governs
Income counted None on DSCR; signers’ only on income programs Adds their documented income
Debts counted Only the signers’ debts Adds their debts
Reserves Signers’ sourced assets Can add their assets
Credit pull None on them Three-bureau pull on them

The lower-score point matters most on a two-signer file. Across the wholesale network, the middle score from each signer is compared and the lower one generally drives pricing and leverage. A strong partner does not average up a weak one.

Key Terms Defined

Guarantor: a person who signs a personal guarantee backing a loan made to an entity such as an LLC.

Non-borrowing owner: a person on title or in the entity who is not on the note and does not owe the debt.

Deposit averaging: the way a bank statement program estimates income, by averaging business or personal deposits and applying a lender expense factor.

Self-employment history: the length of time a borrower has run a business, which matters on income-based programs.

Business-purpose loan: a loan for a non-owner-occupied investment property that is reviewed differently from a standard owner-occupied mortgage.

When Leaving Them Off Is the Better Move

Leaving the newly self-employed person off is usually right when:

  • The loan is a DSCR loan on a rental, and the other signer has the stronger credit.
  • Their income is irregular or hard to document, and the file does not need it.
  • They carry debts or a thin credit file that would pull terms down.
  • Another signer already meets the lender’s reserve and credit requirements.
  • They want to keep the new business separate from the property’s financing.

On a rental file, the question is rarely about their income. It is about whose credit profile you want setting the terms. That is a real financing decision, not a formality.

When It Backfires

Leaving someone off is a mistake when the file relies on what they bring. These are the common cases.

  • Their credit is the strong one. Dropping the stronger profile can cost leverage and pricing. Adding a strong guarantor is the usual fix.
  • The loan is income-based. On a primary residence that is reviewed on documented income, the missing income cannot be borrowed from the household budget.
  • The household still depends on their money. If the new business income pays for the property, the file may clear on paper but fail in real life.
  • Their assets are the reserves. If most of the sourced funds sit in their account, they may need to be involved or the funds have to be moved and seasoned first.
  • Both people are newly self-employed. If neither has the history an income program wants, the choice is not who to leave off. It is which product fits.

Three Hypothetical Scenarios

These are illustrations, not market data. Every program is underwritten individually.

A W-2 earner and a newly self-employed spouse buy a rental. The rental is held in an LLC, and the W-2 spouse has the stronger credit and signs the guarantee. Rent clears the payment at roughly 1.2x. The self-employed spouse stays an LLC member and signs nothing. Their income history never comes up, because the file is reviewed on the property. This is the cleanest case.

The newly self-employed person is the only person buying. They left a salaried job and want a rental. On a DSCR file, they sign as guarantor with their own credit. The lender reviews credit, rent, reserves and entity documents. The employment gap is not a qualifying input. Their pricing and leverage depend on credit, coverage and reserves, as they would for anyone.

Two newly self-employed spouses want to buy a home to live in. This is an owner-occupied purchase, so it is a consumer mortgage with its own disclosure rules. A bank statement program wants 12 months of statements. If they have fewer than that, neither person’s income can qualify the file yet. Leaving one off does not solve it. Waiting for the statements to build up, or adding a co-borrower with documented income, are the realistic options.

Why the Rental Purchase Is Different

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

That is why self-employment length does not matter on a rental. The federal rule on consumer credit exempts credit extended primarily for a business purpose, and the commentary says a creditor decides in each case whether a loan is primarily for an exempt purpose. The purpose has to be real. A loan on a home you will live in cannot be labeled a rental loan to skip income review.

The ratio is simple. Monthly rent divided by the full monthly obligation, including principal, interest, taxes, insurance and any HOA dues, gives the coverage number. Most standard programs are built around a 1.00x benchmark. Select lenders in the network offer programs below 1.00, though leverage and terms adjust. All of this is subject to lender guidelines. The complete DSCR loans guide walks through the file in more detail.

One tradeoff stays. DSCR removes personal income documentation. Qualification runs on the property’s income. It does not remove the credit pull. A lender in a BiggerPockets discussion describes single-guarantor files using one partner’s credit, which matches the network’s day-to-day experience, though how an LLC loan reports to the bureaus varies by lender.

Alternatives If the File Needs Their Income

When the newly self-employed person has to be on the loan, three options remain.

Wait for the statements to build. Bank statement programs review the file on documented income under the applicable program, subject to lender guidelines. Most programs the network places files with want 12 months of business or personal statements, with income built from deposit averages and lender expense factors. Lendmire’s piece How a Newly Self-Employed Borrower Gets a Bank Statement Mortgage covers that path.

Add a co-borrower with documented income. A stronger signer can carry the file. The lower middle score still tends to govern, so choose carefully.

Use assets instead of income. An asset-depletion program qualifies from liquid assets and runs to about 80% LTV on a primary residence, subject to lender guidelines.

The leverage ranges differ by use. On a primary-residence purchase or rate-and-term refinance, select lenders go up to 90% LTV, and the strongest files earn the top of that range. On an owner-occupied cash-out, the ceiling is up to 80% LTV with a fixed expense ratio, or 75% with an accountant-prepared ratio. On an investment-property cash-out, the ceiling sits around 75% LTV. Investment purchase leverage on bank statement documentation varies by lender. Loan sizes run from roughly $125,000 to $3,500,000, with reserves commonly around 6 months of the housing payment. Lendmire’s consumer mortgage licensing covers 16 states.

Owner-occupied files are consumer mortgages and carry the standard consumer disclosures. A non-owner-occupied rental, including a short-term rental, is business-purpose and exempt from those disclosures. Keep the occupancy straight from the start, because it decides which rules apply.

Adding Them Back Later

Staying off now does not lock anyone out. The person can be added to title, the LLC or a later refinance once their history supports it. The triggers are usually a full set of bank statements, a second filed return, or a stronger credit profile.

A later refinance is a new file with new terms. Treat it as a fresh qualification, not a formality. Ownership, the operating agreement and the guarantee are separate legal questions, so talk to an attorney before changing how the property is held. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Pre-Application Checklist

1. Decide whether the property is a rental or a home you will occupy, because occupancy sets the program.

2. Pull each person’s middle credit score and compare them.

3. Pick the guarantor or borrower based on credit and assets, not on who is easiest to document.

4. Confirm the program’s ownership threshold for guarantees before you set LLC percentages.

5. Gather entity documents, the lease or rent schedule inputs, and sourced reserves.

6. If income matters, count your statement months before you choose a program.

7. Disclose every owner and every account accurately. Do not move names around to hide anything.

Frequently Asked Questions

Can a spouse stay off the loan but remain on title?

Often yes. Title and the note are separate. Some lenders still want the owner on title to sign security documents, and some programs require guarantees from owners above a set ownership share. Ask the lender before you close on the ownership split.

Does leaving them off hide their debts or credit from the lender?

On the loan itself, their credit and debts are not reviewed. That does not make them invisible. A lender can still ask about joint accounts, and the application has to be accurate about ownership. Joint debts that the signer also owes are counted.

Do I need two years of self-employment for a rental loan?

Not on a DSCR loan, because income is not calculated. Income-based programs, including bank statement loans, want documented history. The length depends on the program and lender.

If two people sign, whose credit score is used?

The lower middle score generally governs on multi-signer files. A partner with a higher score does not lift a weaker one. If one person has much stronger credit, a single-guarantor structure may price better.

Will a loan to an LLC stay off my personal credit?

Not reliably. The guarantor is typically pulled, and reporting practices vary by lender. LLC borrowers are subject to lender program eligibility, so confirm how a given program handles it.

Programs are arranged through select lenders, are underwritten individually and are not a commitment to lend.
