No Tax Return HELOC Terms Every Borrower Should Know

No Tax Return HELOC Terms Every Borrower Should Know

The Quick Read: A home equity line without traditional personal-income documentation is still a fully underwritten loan: the lender swaps the tax return for other proof of repayment, such as bank deposits, assets, or rental income, then reviews credit, equity, combined leverage, and the property itself. The vocabulary on these lender sheets is where borrowers get tripped up, so this guide defines each term and shows where the rules change.

  • On an investment property, a line tops out at 70% combined loan-to-value (CLTV), with a 700 minimum credit score and a $500,000 maximum line.
  • Primary-residence and second-home lines can reach 90% CLTV, but only at a 720-or-better credit profile and up to $500,000.
  • Pricing floats through both the draw and repayment periods and never converts to fixed.
  • An LLC cannot hold title on these lines. Title sits with you or your revocable living trust.
  • Everything here is subject to lender guidelines and a full file review. It is not a commitment to lend.

What a No Tax Return Line Really Means

The label is shorthand. It means the lender accepts something other than your 1040 to prove you can repay. It does not mean the lender skips the question.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Large retail banks generally want traditional income paperwork. Finder reports that alternative-documentation lines are offered almost exclusively by non-bank lenders and brokers. ConsumerAffairs makes a similar point: the name misleads, and lenders still weigh credit score and home equity.

That is the practical difference from the loose lending of the pre-crisis era, when some loans verified almost nothing. Today a file is reviewed on documented income under the applicable program, subject to lender guidelines. The documents just look different.

Who uses this? Self-employed owners whose deductions shrink their taxable income. Freelancers with irregular but strong deposits. Investors whose rental income is the real story. Deposits can tell a truer cash-flow story than a return loaded with write-offs. They can also tell a weaker one.

One scope note. Lendmire brokers these lines through select wholesale partners and is never the lender. The home equity line product is available only in Lendmire’s 16 full-service states. That is narrower than its DSCR investor footprint of 41 markets, including Washington, D.C.

Key Terms Defined

Skim this list first. Every later section uses these words.

  • HELOC (home equity line of credit): A revolving line secured by a property. You borrow, repay, and borrow again within a set window.
  • Lien position: Your place in line for repayment if the property is sold. These lines can sit in first or second position.
  • CLTV (combined loan-to-value): All loans secured by the property, including the new line, divided by the property’s value. It is the number that caps how much you can draw.
  • Draw period: The window when you can borrow. Payments are interest-only during this phase on the programs described here.
  • Repayment period: The phase after the draw ends. You can no longer borrow, and the balance fully amortizes, meaning it is paid down to zero on a schedule.
  • Initial draw: The amount you must take at closing. On the programs described here, at least 75% of the line is drawn at closing.
  • Alternative documentation: Proof of repayment ability other than a tax return. Examples are bank statements, 1099s, a CPA-prepared profit-and-loss statement, assets, or rental income.
  • DTI (debt-to-income ratio): Your monthly debt payments divided by your monthly qualifying income.
  • Automated valuation: A computer-generated property value used instead of a traditional appraisal.
  • Vesting: How title to the property is held, such as in your own name, in a trust, or in an entity.
  • Seasoning: The waiting period after a bankruptcy or foreclosure before a lender will consider you again.
  • DSCR (debt service coverage ratio): Monthly rent divided by the full monthly property payment: principal, interest, taxes, insurance, and any HOA dues (together, PITIA). It matters later, when a DSCR cash-out becomes the better tool.

What Replaces the Tax Return?

Several paper trails can stand in for a return. Which one fits depends on how you earn.

Document What it shows Best fit
Bank statements Deposit history Self-employed owners
1099s Contract income Freelancers, contractors
CPA-prepared P&L Business profit Established small businesses
Asset depletion Savings as income Asset-rich, low-income files
Rental income Property cash flow Investors

Bank-statement review typically reads deposits, strips out money that is not income, and discounts for business costs. Look-back windows and expense factors vary by lender, so ask for the specifics before you gather twelve or twenty-four months of anything.

Keep your accounts clean. Business deposits mixed into a personal account make a file harder to read. Large unexplained deposits draw questions. Gaps in account history do the same.

How Underwriting Treats the File, Step by Step

Here is the sequence a file moves through. Think of it as five checkpoints, and you must clear every one.

1. Repayment proof. The lender reviews your alternative documentation and decides what income it supports.

2. Credit. The program floor is 600, and the lender uses a single-bureau score keyed to the primary wage earner. The report can be no more than 90 days old at closing, and there are no rescores. Second homes floor at 640. Investment lines floor at 700.

3. Value and CLTV. The lender counts every lien against the value and compares the total to your tier’s cap.

4. Debt load. DTI maxes at 50%, and 45% for credit profiles from 600 to 679. Going above 45% requires a 680 minimum. The lender tests this using the interest-only payment on the full line, not just the amount you plan to draw.

5. Valuation and property. Lines at or below $500,000 ordinarily use an automated valuation. A higher CLTV may require a second valuation. Every line above $500,000 needs a full appraisal, and you can request one in any case.

A quick worked example shows how CLTV room works. Say your first mortgage equals 55% of the property’s value and the property is an investment property. The cap is 70% CLTV, so the line can use at most the remaining 15 points of value. Add a second lien and that room shrinks further.

Now flip it. A primary residence with a 720-plus profile and a first mortgage at 60% of value has up to 30 points of room under the 90% tier, subject to the $500,000 line limit. Same math, very different outcome.

Leverage Ceilings Depend on Occupancy

One ceiling does not fit every property. Always ask which occupancy a number applies to.

Occupancy Top CLTV Credit Max line
Investment property 70% 700+ $500,000
Second home 90% (720+ only) 640 floor $500,000
Primary residence 90% (720+ only) 600 floor $750,000

The 90% tier exists only at 720 or better. It is never the starting point. On a primary residence, 700-plus profiles reach 85% CLTV up to $500,000. A 640-plus profile reaches 80%. A 600-plus profile reaches 60%, with smaller line limits at the lower tiers.

A line above $500,000 is for primary residences only. It caps at 75% CLTV, requires a full appraisal, and needs a credit profile of 700 or better (720 on the longer-runway program, described below).

Market surveys report minimum scores of 600 to 660 and CLTV caps of 80% to 90% on alternative-documentation lines, per Finder. Those figures describe the broader market. On this network, an investment line caps at 70% CLTV.

Draw Structure: Where the Payment Changes

The draw period gets the attention. The repayment period is where borrowers get surprised.

Lendmire places these lines through two wholesale programs. The shorter-draw program runs a 3-year interest-only draw followed by a 17-year fully amortizing repayment. The longer-runway program runs a 5-year draw followed by a 25-year repayment. Investment lines use the longer-runway structure only. Pricing floats on both programs and never converts to fixed.

At least 75% of the line is drawn at closing. That matters for investors, because you start paying on most of the line on day one. The longer-runway program states a $1,000 minimum for later draws.

Federal consumer guidance describes the same pattern for lines in general. The CFPB’s HELOC booklet says some plans require an initial draw at opening and a minimum amount per advance. It also warns that missed payments can cost you the home.

When the draw ends, the payment steps up because principal now amortizes. Model that future payment against the property’s cash flow today. Do not wait for the notice.

Where the Rules Break: Edge Cases

LLC title. An LLC, corporation, partnership, or irrevocable, blind, or land trust cannot hold title on these lines. Only you, or an inter vivos revocable living trust (a trust you can change during your lifetime), can. If a rental is already deeded to an LLC, you need a vesting change first. Or skip the line and look at a DSCR cash-out.

Property types. Single-family homes, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos, are eligible. Two-to-four units need a 640 minimum on the longer-runway program. Modular factory-built homes are eligible on that program only. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agriculturally zoned properties are not offered.

Exposure limits. You can hold at most three lines, with combined exposure caps that differ by program. A borrower with more than 15 financed properties is not eligible.

Past credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal on both programs. Foreclosure history splits. One program accepts a foreclosure after 7 years and a deed-in-lieu, pre-foreclosure, or short sale after 4. The other declines that history regardless of age. Investment files follow the 7-and-4-year path.

Listed properties and state rules. A property listed for sale, or listed within the past 60 days, is ineligible in several states. A few states also add their own rules. Not quite universal, so check yours.

Credit-history depth. The longer-runway program wants two tradelines seasoned 12 months or one seasoned 24. It also applies housing-history standards across every financed property you own.

Why a Line Can Skip the Tax Return at All

The reason is structural. The federal ability-to-repay section for mortgages lists a home equity line among its exclusions, per the rule text on Cornell Law School’s Legal Information Institute. A line is open-end credit, meaning you can borrow repeatedly, and it has its own rulebook. A fixed-amount home equity loan is a different animal, and the same exclusion does not automatically cover it. The rule also bars dressing up a closed-end loan as an open-end plan to dodge the section. This is not legal advice, and no federal rule sets a minimum credit score. Floors come from lenders and investors.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

When a DSCR Cash-Out Fits Better

A line is not always the right way to pull equity from a rental. Three situations push investors toward a DSCR cash-out refinance instead. The property sits in an LLC. You want more than the $500,000 investment-line limit. Or you want the file to qualify primarily on property-level rental income covering the payment, subject to lender guidelines.

Here is how that side works across Lendmire’s wholesale network:

  • Leverage: A cash-out refinance on a standard rental tops out around 75% LTV across most of the network. About 6 months of seasoning is the common expectation.
  • Coverage: 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
  • Credit: A 620 floor exists in parts of the network. Most programs want around 660. A 700-plus score unlocks the strongest leverage tiers.
  • Loan size: Loans up to $3,000,000 are available on standard programs, with smaller balances available through select lenders. Above $2,500,000 the network generally holds to 30-year fixed structures.
  • Reserves: Commonly around 6 months of PITIA. They vary with lender, leverage, loan size, and transaction type.

Clearing 1.00 is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside that math. For the full picture, see the complete DSCR loans guide.

Is This Right for You? A Short Checklist

Run through these questions before you apply.

  • Is title in your name or a revocable living trust? If not, fix that first.
  • Do you want 70% CLTV or less on an investment property, with 700-plus credit? If your profile is thinner, expect a lower tier or a different product.
  • Can the property’s cash flow absorb the post-draw payment step-up?
  • Is your documentation clean? Mixed accounts and unexplained deposits slow files down.
  • Do you need more than $500,000 on an investment property? Then a cash-out refinance is the likelier path.

Ask any lender whether the program still asks you to sign a tax-transcript authorization, even without returns. Some do, and it is better to know upfront.

If you are weighing which paperwork to pull together, Lendmire’s guide to what documentation a no tax return application requires walks through the checklist: What Documentation Is Required For A No Tax Return HELOC Application?.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can I get a home equity line on a rental without traditional personal-income documentation?

Sometimes. An investment-property line is reviewed on documented income under the applicable program, subject to lender guidelines. Expect a 70% CLTV ceiling, a 700 minimum score, a $500,000 maximum line, and title held by you or a revocable living trust.

Does skipping traditional personal-income documentation mean the lender skips the income check?

No. The paper trail changes, not the question. Lenders review credit, equity, debt load, and the property, and they look at deposits, assets, or rental income as proof of repayment.

What happens when the draw period ends?

Borrowing stops, and the balance begins fully amortizing. On the shorter-draw program that is a 17-year repayment, and on the longer-runway program it is 25 years. Because pricing floats, the payment can also move with it. Plan for the step-up before you draw.

Can my LLC take out the line?

No. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. You can hold title individually or in a revocable living trust. A property already in an LLC needs a vesting change or a DSCR cash-out instead.

How much equity can I actually use?

It depends on occupancy, credit tier, and the liens already on the property. Subtract your existing first mortgage, as a share of value, from your tier’s CLTV cap. That gap, within the line limit, is your room.
