The Quick Read: Only when cheaper funding has run out and the household can carry a payment that floats up and down: a line behind your first mortgage leaves that low-rate loan untouched, but it adds variable-rate debt secured by your home, with none of the deferment protections federal student loans carry. The line sits in second position, so your first mortgage stays exactly as it is. The trade is new risk on the same house. For investors, the line also lands on your personal debt-to-income picture, which matters on your next purchase.
- A second-position line keeps your first mortgage, and its payment, in place.
- Lines on Lendmire’s network float with the market through both the draw and repayment periods and never convert to fixed.
- At least 75% of the line is drawn at closing, so semester-by-semester borrowing is not how these lines work.
- An investment-property line caps at 70% combined leverage, while a primary residence can reach 90% only at a 720 credit profile or better.
- Personal debt-to-income lenders count the new line, while DSCR loans qualify primarily on property-level rental income covering the payment, subject to lender guidelines.
What Does a Tuition HELOC Do to Your First Mortgage?
It does nothing to it. A home equity line of credit (HELOC) is a separate loan recorded behind your first mortgage. Your first loan keeps its balance, term, and payment.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
A cash-out refinance works differently. It pays off the old mortgage and replaces it with a new one. If your first mortgage is low-cost, that swap is the thing you are trying to avoid.
So the line wins on one point only: it protects the first loan. Everything else about it needs a hard look, because you are adding a second debt against the same property.
The tuition question adds one wrinkle: the money is spent, not invested. Nothing comes back as rent.
How Does the Draw Work When Tuition Comes Due Twice a Year?
Not the way most parents picture it. Across the wholesale partners Lendmire brokers these lines through, at least 75% of the line is drawn at closing. You cannot open a large line and pull from it one semester at a time.
That changes the math for a four-year degree. You would pay interest on most of the money long before the bursar needs it. Size the line to what you are willing to borrow up front, not to the whole degree.
There are two draw structures on primary residences and second homes:
- Shorter runway: a 3-year interest-only draw, then a 17-year fully amortizing repayment.
- Longer runway: a 5-year interest-only draw, then a 25-year fully amortizing repayment.
Investment lines run the 5-year draw and 25-year repayment structure only. The 3-year draw can end while your student is still enrolled. Your payment then steps up mid-degree, because principal starts coming due. The 5-year structure usually covers a four-year degree, but only just.
Pricing floats on both structures and never converts to fixed. Your payment can change even if you borrow nothing new. Where one structure states a minimum for later draws, it is $1,000.
What Does the Network Actually Require?
Requirements depend on the property you pledge. Every figure below is a typical guideline, subject to lender review and full file underwriting.
- Primary residence: combined loan-to-value (CLTV) ceilings rise with credit score, starting at the 600 credit floor and reaching the top tier at a 720 score or better. The top tier applies to lines up to $500,000. Lines can reach $750,000, with a lower CLTV ceiling at that size.
- Investment property: the ceiling is 70% CLTV, the minimum credit score is 700, and the line caps at $500,000 total.
- Debt-to-income (DTI): 50% is the maximum, and 45% for credit profiles from 600 to 679. The lender tests DTI against the full line, not what you plan to draw.
- Valuation: lines up to $500,000 ordinarily use an automated valuation. Larger lines require a full appraisal.
- Title: the individual borrower or a revocable living trust must hold title. An LLC cannot.
- Property types: single-family, 2-4 units, condos, and townhomes work. Manufactured homes, co-ops, and log homes are not offered.
- Availability: the HELOC product is offered in Lendmire’s 16 full-service states only. That is narrower than its DSCR footprint of 41 markets, including Washington, D.C.
CLTV means your first mortgage balance plus the full line limit, divided by the home’s value. Equity is only half the test. Credit and DTI decide the rest.
HELOC, Cash-Out Refinance, or Federal Loan?
The right tool depends on how much you need and what your first mortgage is worth keeping. This table compares the three most common choices side by side.
| Factor | HELOC | Cash-out refinance | Parent PLUS loan |
|---|---|---|---|
| First mortgage | Stays in place | Replaced | Unaffected |
| Collateral | Your home | Your home | None |
| Payment type | Floats | Set by new loan | Fixed |
| Hardship options | Lender discretion | Lender discretion | Deferment, forbearance |
| Underwritten on | Credit, DTI, equity | Credit, DTI, equity | Federal credit check |
Federal limits are tightening. Washington State University’s financial aid office reports that Parent PLUS loans are capped at $20,000 per year and $65,000 in total per student under the new law. Cal State’s financial aid pages confirm the same figures. Washington State’s page adds that new Parent PLUS loans qualify only for the standard repayment plan.
Those caps explain why more families are asking about equity. They do not make the home the right place to put the gap. For many families, scholarships, payment plans, and rental cash flow should run out first.
What Can Go Wrong After the Line Opens?
Four risks matter most, and the first one catches people mid-degree.
The payment steps up. The Consumer Financial Protection Bureau’s HELOC explainer says monthly payments are often significantly higher once repayment begins. It also notes that some lenders can require the whole balance when the draw period ends. Know your lender’s terms before you sign.
The line can be frozen or cut. Lenders can generally freeze or reduce a line if your home loses value or your finances worsen. A four-year tuition plan that depends on future draws is exposed to that. Because most of the line is drawn at closing here, the exposure is smaller, but you still carry the full balance.
The home is the collateral. Missing payments on a student loan hurts your credit. Missing them on a line secured by your home can put the house at risk. This is the largest difference from a federal loan.
Aid forms read your assets. Equity in your primary home is not reported on the FAFSA, according to Fastweb. Equity in a rental is reported. If you pledge a rental, or hold large rental equity, that can change aid eligibility. Colleges that use the CSS Profile may count primary-home equity too, so it varies by school.
Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
Should You Pledge a Rental Instead of Your Home?
Usually not. Investment-property lines are rare and strict. On this network the ceiling is 70% CLTV, the minimum credit score is 700, and the line caps at $500,000. A rental held in an LLC cannot hold title at all.
An LLC-held rental needs a vesting change or a DSCR cash-out refinance instead. A DSCR loan is a business-purpose investor loan, designed for non-owner-occupied investment property, so it is reviewed differently from a standard owner-occupied mortgage. On a standard rental, cash-out refinances top out around 75% LTV, and about six months of seasoning is the common expectation, subject to lender guidelines.
There is also a plain risk problem. If the rental secures your child’s tuition, a vacancy or a repair bill can reach a debt that has nothing to do with the property. Keep the tuition debt off the business.
What Does a Tuition Line Do to Your Next Rental Purchase?
It adds personal debt that any DTI-based lender will count. Lenders that underwrite on DTI see the open line on your credit report and test the payment, often calculated on the full line limit. An investor with several financed rentals can hit the DTI ceiling before the equity is gone.
DSCR loans largely sidestep that stacking. DSCR, the debt service coverage ratio, compares monthly rent to the monthly housing payment: principal, interest, taxes, insurance, and any HOA dues (PITIA). Your tuition line does not appear in that math. Lendmire’s complete DSCR loans guide explains the mechanics in full.
Here is what a pure rental purchase typically looks like across the network, subject to lender guidelines:
- Purchase leverage: most files land at 75% to 80% LTV on a purchase, which means 20% to 25% down. Select high-leverage programs reach 85% LTV with roughly a 700 score or better.
- Coverage: 1.00 is where select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
- Credit: a 620 floor exists in parts of the network, most programs want around 660, and 700 or better unlocks the strongest leverage tiers.
- Reserves: they commonly run around six months of PITIA, though they vary by lender, leverage, and loan size.
One caution. Clearing 1.00 does not mean the property produces positive cash flow. Repairs, vacancy, management, and utilities sit outside the calculation. Do not read the ratio as profit.
The sequencing advice is simple. If you plan to buy another rental on a DTI-based loan, close that purchase before the tuition line opens, or disclose the line up front. A lender will find it either way.
Key Terms Defined
HELOC: a revolving line of credit secured by your home, usually recorded in second position behind your first mortgage.
CLTV: combined loan-to-value, meaning your first mortgage balance plus the full line limit, divided by the property’s value.
Draw period: the stretch when you can borrow from the line, usually with interest-only payments.
Repayment period: the stretch after the draw ends, when you can no longer borrow and the balance amortizes.
DTI: debt-to-income ratio, which compares your monthly debt payments to your monthly income.
DSCR: the ratio of a rental’s monthly income to its monthly housing payment.
Frequently Asked Questions
Will the HELOC change my first mortgage?
No. The line is a separate loan recorded behind it, so your first mortgage keeps its balance, term, and payment. The catch is practical. If you later refinance the first mortgage, the line generally needs a subordination agreement. Your line holder also has to be willing to stay in second position.
Can I draw only what I need each semester?
Not on this network. At least 75% of the line is drawn at closing. You can take later draws on structures that allow them, with a $1,000 minimum where stated. Plan the line around what you want to borrow now, not around the full degree.
Does home equity hurt financial aid?
It depends on the form and the property. Equity in a primary home is not reported on the FAFSA, but equity in a rental is. Schools that use the CSS Profile may count primary-home equity, with policies that differ by college. Check each school’s rules before you rely on any assumption.
Is a HELOC cheaper than a federal student loan?
Not necessarily. Federal loans offer deferment and forbearance, and they carry no home collateral. A HELOC floats with the market and has no built-in hardship program. Whether it costs less depends on your credit, your equity, and where pricing sits when you borrow.
Can I use my rental or LLC property for the line?
Sometimes, but with limits. An investment-property line requires a 700 credit score or better, caps at 70% CLTV and $500,000, and must be titled to you or your revocable trust. An LLC cannot hold title. Those files need a vesting change or a DSCR cash-out refinance instead. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.
What Is the Next Step?
If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
