How to Qualify for a Bank Statement HELOC for an Out-of-State Airbnb

How to Qualify for a Bank Statement HELOC for an Out-of-State Airbnb

The Quick Read: Qualifying comes down to four things: a clean run of bank deposits that supports your income, a credit score of at least 700, title held in your own name or a revocable trust, and enough equity to stay at or under 70% combined loan-to-value. The Airbnb’s own rental income does not size the line, and being out of state changes the paperwork more than the test.

  • You are underwritten, not the listing. The lender reads your deposits, credit, and debts. It does not read the property’s booking calendar.
  • Investment lines have a hard ceiling. On an investment property, the line tops out at 70% combined loan-to-value (CLTV) and $500,000, subject to lender guidelines.
  • Title is the first gate. An LLC cannot hold title on these lines, and many Airbnb owners hold property in LLCs.
  • Out of state means logistics. Expect more reliance on documents and automated valuation, plus a check that the property’s state is one where the line is offered.
  • DSCR is the other road. If your deposits understate the business, a DSCR cash-out reads the property instead.

What a Bank Statement HELOC Actually Is

A bank statement HELOC is a home equity line of credit documented with your bank deposits instead of tax returns. A home equity line of credit (HELOC) is a revolving credit line secured by property. You borrow against equity, which is the value minus what you owe.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

“No tax returns” does not mean “no documentation.” It means your file is reviewed on documented income under the applicable program, subject to lender guidelines. The lender still pulls credit, counts your debts, values the property, and checks title. Deposits just replace the tax return as the proof of income.

Who uses it? Self-employed owners, 1099 earners, and investors whose write-offs shrink the income on their returns. If a deduction-heavy return makes you look smaller than you are, this product exists for you.

On an investment property, the line can sit in first or second lien position. If an existing mortgage is in place, the line typically is a second mortgage you pay on top of the first. These lines mostly come through wholesale lenders that specialize in alternative documentation, which is where a broker earns its keep. Lendmire arranges them through a network of wholesale HELOC lenders. It is not the lender.

You Get Underwritten, Not the Listing

This is the point most borrowers miss. A bank statement HELOC reviews the borrower. A DSCR loan reviews the property.

DSCR stands for debt service coverage ratio. It compares the property’s monthly rent to its full monthly housing payment: principal, interest, taxes, insurance, and any HOA dues. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Your personal deposits barely matter.

A bank statement HELOC flips that. Airbnb revenue helps only to the extent it shows up in your own accounts. A property that books solid but pays out to an account you left out of the file adds nothing to your income. A strong calendar does not qualify you.

For the full picture of the property-based side, see Lendmire’s complete DSCR loans guide.

The First Gate: Title, Property Type, and Eligibility

Check title before you gather a single statement. On this product, title must be held by you as an individual or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

That is the sharpest structural difference from a DSCR loan. A property already deeded to an LLC needs a vesting change before a line can go on it, or it needs a DSCR cash-out instead. Moving title can carry its own consequences with your existing first mortgage and insurance, so sort that out with the people who hold those documents.

Property type is the second gate. Eligible types include:

  • single-family homes
  • two- to four-unit properties
  • PUDs and townhomes
  • condominiums, including non-warrantable ones

Not eligible: manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural-zoned property. Condotels matter here, because some vacation-rental buildings are condotels. Those are not offered.

Last, read the line agreement’s rental-use clause. A line written for a primary home can restrict renting the property out. An investment line is written for rental use. Confirm that the paperwork matches what the property actually does.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

How Deposits Turn Into Qualifying Income

Lenders convert deposits into income in five moves. They choose the statement type, strip out non-income deposits, discount business deposits, average the result, and compare it to your debts.

Step 1: Choose the statement type. You can document with personal accounts, business accounts, or both. Lookbacks run a year or two depending on the program.

Step 2: Remove what is not income. Transfers between your own accounts, loan proceeds, refunds, and one-time deposits come out.

Step 3: Discount business deposits. Business accounts get an expense factor, because gross deposits are not take-home income. The lender sets the factor, not you. Personal-account deposits are often counted more fully.

Step 4: Average. The lender divides eligible deposits across the lookback.

Step 5: Compare to debts. The test is debt-to-income (DTI), meaning your monthly debts divided by your monthly income. On this product, DTI tops out at 50%, and the lender reviews your file on the interest-only payment calculated as if you had drawn the full line.

Here is the logic with made-up index points, clearly a modeled illustration and not program data.

Step Modeled result
Average monthly deposits 100 points
Remove transfers and refunds 85 points
Apply a modeled 30% expense factor about 60 points
Total monthly debts, new line included 27 points
Resulting DTI about 45%

Now watch the weak spot. Business deposits are discounted, and the new line’s payment is counted at the full-draw interest-only level. Both push the ratio the wrong way. Adding a second property’s mortgage pushes it further. Run this arithmetic on your own file before you apply.

One more point concerns credit. Business accounts need a 680 minimum credit profile for the deposit analysis, and an investment line already floors at 700, so that credit minimum is never what holds an investment file back. The expense factor and the DTI math still apply, so they deserve your attention.

Handling Airbnb Payouts in the File

Airbnb payouts count as income only when they land in an account the lender can see. That is the whole rule.

Most Airbnb owners should expect to supply a few items:

  • platform payout reports matched to the deposits in the statements
  • statements for every account those payouts touch
  • mortgage statements for every property you own
  • insurance that covers short-term-rental use, not a long-term-tenant policy

Three snags show up in this kind of file. Payouts split across two accounts. A property manager takes fees before paying you, so the deposit is net of those fees. Or the payout goes to an LLC account while the title sits personally. Each of these is fixable, but each is far easier to sort out before the file is submitted than after an underwriter asks.

Here is the thing, though. If most of your Airbnb money flows through a business account, that account gets the expense factor. Personal deposits and business deposits are not treated the same. Sit down with your broker and decide which statements show your income most accurately.

What Changes When the Airbnb Is Out of State

Almost nothing changes in the qualification test. Credit, deposits, debts, and equity are the same whether the property is across town or across the country. What changes is logistics.

Valuation. The Airbnb is the collateral, so it is the property being valued. An investment line caps at $500,000, and full appraisals begin only above $500,000. So an investment HELOC sits in the automated-valuation lane. It commonly closes with no traditional appraisal, though a higher CLTV can trigger a secondary valuation, and you can request a full appraisal at any time.

Documents. The lender cannot easily walk the property. Expect the paper trail to carry more weight: mortgage statements, insurance, payout reports, and title documents.

Availability. This is the real out-of-state question. Lendmire arranges HELOCs in 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than its 41-market DSCR footprint, which includes Washington, D.C. Confirm that the property’s state is on that list, and confirm your own state, before you build the file.

Out of state is not a harder test for an investor. It is a longer checklist.

Equity and Leverage: The Math That Caps the Line

Equity decides the size of the line. Combined loan-to-value (CLTV) adds every lien on the property, including the new line, and divides by the property’s value.

On an investment property, the program ceiling is 70% CLTV. Both the 700 and 720 credit tiers reach that 70%, so a higher score above 700 buys eligibility, not extra leverage. The credit floor is 700, with no tier beneath it. The maximum line is $500,000, though lines run from $25,000 up to that cap.

Consider an investor with a first mortgage equal to 50% of the Airbnb’s value. At a 70% ceiling, the new line can add up to 20% of value. If the first mortgage sits at 65%, the room is 5%. That is rarely worth the paperwork.

Structure matters just as much as size. Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats across both periods and never converts to fixed. Draws after closing typically carry a $1,000 minimum.

That “75% drawn at closing” point changes how you should think about the line. It is not a reserve you can leave untouched. It behaves much more like a loan with some room left over, and the lender qualifies you accordingly.

Credit rules to know:

  • A single-bureau score keyed to the primary wage earner is used.
  • The credit report must be recent at closing, and rescores are not available.
  • A bankruptcy needs 4 years of seasoning from discharge or dismissal.
  • Investment files follow a 7-year seasoning path after a foreclosure and 4 years after a deed-in-lieu, pre-foreclosure, or short sale.

Exposure limits apply too. A borrower is limited to three lines, with combined-exposure caps that depend on the program. A borrower with more than 15 financed properties is not eligible. Every figure here is subject to lender guidelines and full file review.

The Qualification Checklist, Start to Finish

1. Check title. Confirm the Airbnb is in your name or a revocable trust, not an LLC.

2. Check property type. Make sure it is not a manufactured home, condotel, log home, or mixed-use building.

3. Check state availability. The property’s state and yours both need to be in the lender’s footprint.

4. Check credit. You need 700 or better on an investment line. Pull your own report and clean up errors first.

5. Pick your statements. Personal, business, or both. Match every payout report to the deposits.

6. Run your own DTI. Include every debt on the credit report, the first mortgage on the Airbnb, and the new line at the full-draw interest-only level.

7. Run your own CLTV. Existing liens plus the new line must stay at or under 70% of value.

8. Gather property paper. Mortgage statement, short-term-rental insurance, and the line agreement’s rental-use clause.

9. Submit and expect questions. Underwriters ask about unusual deposits. Have explanations ready in writing.

Bank Statement HELOC vs. DSCR Cash-Out

Pick the product that reads the right thing. If your deposits tell the true story, the HELOC fits. If your income is thin on paper or the property is the stronger story, DSCR fits.

Factor Bank Statement HELOC DSCR Cash-Out
Reviewed on Your deposits, credit, debts Property rent vs. payment
Investment leverage 70% CLTV ceiling 75% LTV; 70% for STR
Size $25,000 to $500,000 Up to $3,000,000 on standard programs
Title You or a revocable trust LLC possible, subject to program terms
Structure 5-year draw, 25-year repay Lump sum; 30-year fixed spine
Hosting history Not part of the test About 12 months for STR

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

On a DSCR cash-out, the numbers run differently. Standard long-term rentals reach about 75% LTV on a cash-out, while short-term-rental collateral tops out around 70%. Cash-outs typically want about 6 months of seasoning. Short-term-rental files generally expect a 640 or better score and about 12 months of hosting history. Reserves are commonly around 6 months of PITIA (principal, interest, taxes, insurance, and HOA dues), though they vary by lender, leverage, and loan size.

On coverage, 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow. DSCR counts rent against PITIA only, so repairs, vacancy, management, and utilities sit outside the ratio.

Where the General Rule Breaks

LLC-owned Airbnb. This is the most common wall. The HELOC needs personal or revocable-trust title. A DSCR cash-out on an LLC-held property is available, subject to program terms.

Paid-off Airbnb. Only the new line counts toward CLTV, since no first lien exists. That makes the 70% ceiling easier to meet, though the $500,000 cap still applies.

New listing with no hosting history. The HELOC does not run the short-term-rental history calculation. A DSCR short-term-rental path expects hosting history. A brand-new listing can be a better fit for the HELOC on that point alone.

Big balance. If you need more than $500,000 against an investment property, this product tops out. Lines above $500,000 are primary-residence only. A DSCR cash-out is the practical alternative.

Heavy portfolio. More than 15 financed properties, or three existing lines, ends the file.

A line on your own home. Many investors tap their primary home to fund an out-of-state purchase. That is a different product, on a different property, with different terms and a different leverage table. Do not assume the investment-line figures here describe it.

What Could Go Wrong

A HELOC carries real risk, and an investment line is no exception. Per the CFPB’s overview of how a HELOC works, you could lose the property if you cannot repay. After the draw period ends, you enter a repayment period and can no longer borrow.

On this product, your payment adjusts because pricing floats. You will want to stress-test your cash flow, not just the qualification math.

Selling generally means paying the line off in full, and the CFPB’s HELOC booklet notes that a lender can reduce the credit line if the home’s value falls. That matters on a collateral property you are not near.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

HELOC: A revolving line of credit secured by property equity, with a draw period followed by repayment.

CLTV (combined loan-to-value): All liens on the property, including the new line, divided by the property’s value.

DTI (debt-to-income): Your monthly debts divided by your monthly income.

DSCR: Monthly rent divided by the full monthly housing payment on the property.

Expense factor: The share of business-account deposits a lender discounts before counting the rest as income.

Automated valuation: A computer-based estimate of value used in place of a traditional appraisal.

Frequently Asked Questions

Can I use Airbnb income to qualify for a bank statement HELOC?

Only as it appears in your bank deposits. The lender does not size the line from the property’s booking revenue. Match your payout reports to the deposits so the underwriter can see which money belongs to the rental.

Does it matter that the Airbnb is out of state?

It changes logistics, not the test. Expect heavier reliance on documents and automated valuation. The bigger check is availability, since Lendmire arranges these lines in 16 full-service states, and both your state and the property’s state need to fit.

What credit score do I need on an investment line?

At least 700, with no tier beneath it. Both the 700 and 720 tiers reach the same 70% CLTV ceiling on an investment property. A higher score above that buys eligibility, not extra leverage, subject to lender guidelines.

What if my Airbnb is held in an LLC?

These lines cannot be written on LLC-titled property. You would need a vesting change into your name or a revocable trust, or a DSCR cash-out instead. Run the tradeoffs with your broker before moving title.

When is a DSCR loan the better choice?

When your deposits understate the business, the loan is larger than $500,000, or the property is held in an entity. DSCR qualifies primarily on the property’s rental income covering the payment, subject to lender guidelines. For a deeper side-by-side on income-based options, see Lendmire’s page on bank statement HELOCs.
