How to Qualify for a Bank Statement HELOC for Refinancing a Balance Into a New HELOC

How to Qualify for a Bank Statement HELOC for Refinancing a Balance Into a New HELOC

The Quick Read: Approval comes down to three gates: documented deposits that show enough income after business expenses are removed, combined leverage that stays under the ceiling for your occupancy type once the old balance is paid off, and a property titled to you or your living trust rather than an LLC, all subject to lender guidelines. Lendmire is a mortgage broker, so it matches your file to a wholesale lender whose program fits. It does not lend or approve.

  • Income is read from 12 or 24 months of deposits, not tax returns, but the file is still fully documented.
  • The new line pays off the old one at closing, so it must cover the payoff and fit under the leverage ceiling.
  • On an investment property, the ceiling in this network is 70% combined loan-to-value (CLTV), with a 700 minimum credit score.
  • An LLC cannot hold title on these lines, which is the sharpest difference from a DSCR loan.
  • This product is offered only in Lendmire’s 16 full-service states, a narrower footprint than its DSCR investor loans.

Key Terms Defined

Bank statement HELOC: a home equity line of credit where the lender reads your personal or business deposits as income instead of tax returns.

CLTV (combined loan-to-value): all loans secured by the property, added together, divided by the property’s value.

Draw period: the stretch when you can borrow from the line and pay interest only.

Repayment period: the stretch after the draw ends, when the balance fully amortizes.

Payoff letter: the old lender’s written figure for what it takes to close the line, which is not the same as the statement balance.

Expense factor: the percentage of business deposits the lender treats as operating costs and subtracts before counting income.

DTI (debt-to-income): your monthly obligations divided by your documented monthly income.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Does Refinancing a Balance Into a New HELOC Actually Mean?

It means a new line pays off the old one at closing. The old line is closed, and you start fresh with new terms. This is a new loan with new underwriting, not a modification of the current one.

That distinction drives everything below. The new lender will run its own income analysis, credit review, valuation, and title work. Nothing carries over from the old file.

Investors usually do this for one of two reasons. The old draw period is ending and they want a new one, or the old repayment schedule is about to raise their monthly obligation. Either way, you are buying runway, and you should price that runway honestly. Lendmire’s piece Best Bank Statement HELOC Program for Refinancing a Balance Into a New HELOC covers the program-matching side of the question.

How Do Bank Statements Replace Tax Returns?

The lender builds an income number from your deposits. Across the wholesale network, the method is consistent even though the settings differ by lender.

1. The lender totals eligible deposits over a 12-month or 24-month window.

2. It strips out transfers between your own accounts, loan proceeds, and other credits that are not income.

3. On business accounts, it applies an expense factor.

4. It adjusts for your ownership share and divides by the number of months.

Income-verification guides, such as Docsumo’s walkthrough of bank statement income, describe this same sequence. Each lender sets its own lookback and its own expense factor. A CPA letter or profit-and-loss statement can support a different factor than the default.

Here is a modeled example, not a market figure. Say a business account shows deposits that total 100 units a month after transfers are removed. A 50% expense factor, a common starting point in income guides, leaves 50 units of qualifying income. A lower factor documented by your accountant would leave more.

“Bank statements” does not mean “less paperwork.” It means different paperwork. The loan is reviewed on documented income under the applicable program, subject to lender guidelines. Many investors take heavy deductions that make tax-return income look small. Gross deposits tell a different story, and that gap is why this documentation path exists.

The Qualification Gates

Think of the file as passing five checks. Fail one and the others rarely rescue it.

Gate What the lender checks Typical proof
Income Deposits after scrubbing and expense factor 12 or 24 months of statements
Debt load DTI at 50% maximum Credit report, mortgage statements
Credit 600 floor on primary residences Credit report
Leverage CLTV after the payoff Valuation, payoff letter
Property and title Eligible type, eligible owner Deed, title work

On DTI, a ratio above 45% requires a 680 minimum score, and profiles from 600 to 679 are held to 45%. The lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you plan to borrow. That is stricter than many borrowers expect.

Credit is read from a single-bureau score keyed to the primary wage earner. The report must be no more than 90 days old at closing, and rescores are not allowed. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history splits by program on primary residences and second homes. One program seasons a foreclosure at 7 years and a deed-in-lieu, pre-foreclosure, or short sale at 4. The other declines that history regardless of age.

Does the New Line Have to Cover the Old Balance?

Yes. The new line’s proceeds retire the old balance, so the line must be large enough for the payoff and still sit under the CLTV ceiling. At least 75% of the line is drawn at closing, which suits a payoff well. It does mean you start with a real balance, not an unused line.

The ceiling depends on occupancy. Quoting one number for all three would mislead you.

Occupancy Maximum CLTV Credit and size
Primary residence 90%, only at 720+ Line to $500,000 at that tier
Second home 90%, only at 720+ 640 minimum, line to $500,000
Investment property 70% 700 minimum, line to $500,000

Lower credit tiers step the primary-residence and second-home ceilings down. A primary residence at 640 tops out at 80%, for example. Lines above $500,000 are primary-residence only. They need 700 or better (720 on the longer-runway program, the one with a 5-year draw and 25-year repayment), cap at 75% CLTV, and require a full appraisal.

Run the numbers on a modeled investment property, with every figure as a share of its value. Say the first mortgage is 40% of value and the old HELOC is 20%. The investment ceiling is 70%, so the new line can reach up to 30% of value. It easily covers the 20% payoff. Now change the first mortgage to 55%. The old line’s 20% pushes combined debt to 75%, which exceeds the 70% ceiling, and the refinance does not fit as structured.

Lines at or below $500,000 ordinarily run an automated valuation instead of a traditional appraisal. A higher CLTV may require a secondary valuation, and you may request a full appraisal in any case.

Where the Rule Breaks: Property Type and Title

The biggest surprise for investors is title. Fee simple or leasehold interests must be held by you individually or by your revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. Most banks write equity lines only on primary residences, and investment-property lines typically require the property to be titled to an individual rather than an entity, as a lender reply on BiggerPockets describes.

If your rental already sits in an LLC, you have two paths. You can change the vesting before applying, or you can skip the line and look at a DSCR cash-out refinance, depending on program guidelines. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, and it has no personal-income analysis. Across most of the network, DSCR cash-out tops out around 75% LTV on standard rentals, with about 6 months of seasoning as the usual expectation.

Property eligibility also narrows the field:

  • Single-family, 2-4 unit, PUD, townhome, and condominium properties are eligible, including non-warrantable condos.
  • Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.
  • A property listed for sale, or listed within the past 60 days, is ineligible in several states.
  • You are limited to three lines at a time, and owning more than 15 financed properties makes you ineligible.

Step by Step: The Refinance Sequence

1. Read the old note. Find the draw end date, whether repayment amortizes or ends in a balloon, and any early-closure fee.

2. Order a payoff letter. You need the payoff figure, not just the balance.

3. Gather 12 or 24 months of statements. Pull the accounts that show the income you want counted.

4. Size the new line. Confirm the payoff fits under the CLTV ceiling for your occupancy.

5. Underwrite. The file gets income analysis, credit review, valuation, and title work.

6. Close and pay off. The new line retires the old one, which avoids subordination entirely.

Subordination is the alternative when you keep the old line and refinance a first mortgage around it. The CFPB’s guidance on HELOCs and first-mortgage refinancing explains that the HELOC lender’s approval may be needed and that the lender can refuse. If it refuses, you may have to pay the line off to proceed. Paying off the old line with the new line sidesteps that fight.

On the new line itself, the structure matters. These are standalone lines in first or second lien position. Primary residences and second homes can choose a 3-year interest-only draw with a 17-year repayment, or a 5-year draw with a 25-year repayment. Investment lines run the 5-year draw and 25-year repayment structure only. Pricing floats across both periods and never converts to fixed.

Why Timing Matters More Than Most Investors Think

Start before the draw ends, not after. The CFPB’s HELOC brochure explains that a draw period is followed by a repayment period, often ten or 15 years. In some cases the full balance comes due at once as a balloon payment. The brochure says you must be ready to pay it by refinancing, borrowing elsewhere, or some other means, and it warns that failing to pay could cost you the home.

Starting early gives you room to pull clean statements, fix a messy deposit history, and let a recent credit event age. Once you are already in repayment, you have less room to maneuver. Fresh payments can also weaken your debt ratio before the new lender ever looks at the file.

An old line that is paid off at closing no longer counts as a monthly obligation. The new line, however, is qualified on the interest-only payment at its maximum draw. Plan around that number, not the old one.

Bank Statement HELOC, Cash-Out Refinance, or Something Else?

The right choice depends on what you own, how you hold it, and how much leverage you need.

Option Income proof Best fit
New bank statement HELOC Deposits Individually titled, equity to spare
Cash-out refinance Varies by program Wanting one new first mortgage
DSCR cash-out Property rent coverage LLC-owned or messy personal income
Pay down the old line None Enough cash to retire it

Here is a genuine toss-up. If your tax returns understate your cash flow and the rental is in your own name, bank statements may fit. If the property is strong but your personal income is messy or the title sits in an LLC, DSCR usually fits better. Keep one caution in mind: clearing the DSCR coverage test is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capital expenses sit outside that calculation.

Where Brokers Fit

Each wholesale lender sets its own overlays, and they differ on credit tiers, tradelines, housing history, and property types. A broker that shops several lenders can match your occupancy, credit, and equity to the program that wants that profile. One program requires two tradelines seasoned 12 months or one seasoned 24, for example. Another sets different housing-history standards. Those details change which lender fits, and which one declines you outright.

Lendmire is a mortgage broker working with select wholesale partners, and it is never the lender. DSCR investor loans run across 41 markets, including Washington, D.C. This bank statement HELOC product is narrower, offered in 16 full-service states. Every figure here is subject to lender guidelines and full file review. This is not a commitment to lend.

Frequently Asked Questions

Can I use bank statements to refinance an existing HELOC?

Yes, when the lender offers a bank statement program and the file clears the other gates. The new line pays off the old balance at closing. You still need acceptable credit, a CLTV under your occupancy’s ceiling, and eligible title. Income is the only piece that changes.

Is a bank statement HELOC a no-documentation loan?

No. Deposits are scrubbed, transfers are removed, and expense factors are applied. A CPA letter or profit-and-loss statement may be requested.

Will my old HELOC payments hurt my application?

They count until the line is paid off. Once the new line retires the old balance at closing, that payment drops out. The new line is then qualified on its interest-only payment at the maximum draw. DTI generally tops out at 50%, and a ratio above 45% requires a 680 minimum score.

What if my old line is already in repayment?

You can still apply, but you have less room to fix problems. A larger payment, or a balloon, may already be pressing on your debt ratio. Order the payoff letter first and check the old note for early-closure fees.

Can I do this on a rental held in an LLC?

Not with this product. LLCs, corporations, and partnerships cannot hold title on these lines. You would need a vesting change or a DSCR cash-out refinance instead, depending on program guidelines.

An old line that ends in a balloon rarely gets cheaper to fix by waiting, so the investors who come out ahead are the ones who read their note before the draw period ends.
