How to Qualify for a Bank Statement HELOC for Rental Owners Funding Repairs

How to Qualify for a Bank Statement HELOC for Rental Owners Funding Repairs

The Quick Read: Qualifying starts with the borrower, not the rent. You show income through 12 to 24 months of deposits, then clear credit, debt-to-income, equity, title and property checks. On an investment property, select wholesale lenders in Lendmire’s network cap the line at 70% combined loan-to-value, with a 700 minimum credit profile, subject to lender guidelines.

  • Title must sit with you personally or in a revocable living trust, not an LLC.
  • Debt-to-income tops out at 50%, tested on the interest-only payment at the maximum draw.
  • Bank statement income is deposits after lender adjustments, not gross deposits.
  • Availability is limited to Lendmire’s 16 full-service states, narrower than its DSCR footprint.

Lendmire is a mortgage broker. It does not lend. It places files with select wholesale partners, and every figure here is subject to full file review and is not a commitment to lend.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is a Bank Statement HELOC?

A bank statement HELOC is a home equity line where deposits, not tax returns, document your income. It is not a no-paperwork loan. Credit, debt-to-income, equity and the property are still reviewed, and income is reviewed on documented deposits under the applicable program.

A HELOC itself is an open-end line you can draw on repeatedly. The CFPB explains that you borrow during a draw period, then move into repayment, often over ten or 20 years. If a first mortgage exists, the line sits behind it as a second lien. A standalone line can also take first position.

Why do rental owners reach for this? Depreciation, repairs and other write-offs can shrink the income on a return while deposits stay strong. The statement method reads the cash that actually arrived.

Who Fits and Who Doesn’t

A bank statement HELOC fits the borrower whose returns understate income and whose title, credit and equity are clean. It is the wrong tool when the rent is the strength of the file and the borrower’s personal profile is the weakness.

A HELOC underwrites you. A DSCR cash-out refinance reviews the property’s rental income, comparing rent to PITIA. If you own many rentals and carry a high personal debt load, a DSCR path often fits better. Clearing 1.00 on a DSCR loan is also not the same as positive cash flow, because repairs, vacancy and management sit outside that ratio.

The Qualification Gates, in Order

Miss one qualifying gate and the file stalls, whatever the others look like.

1. Title and vesting. Fee simple or leasehold, held by you or your inter vivos revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. This is the sharpest difference from a DSCR loan.

2. Property type. Single-family, 2-4 units, PUD, townhome and condominium, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agriculturally zoned properties are not offered.

3. Equity. On an investment property the ceiling is 70% combined loan-to-value, whether your credit profile is 700 or 720 and above. Higher credit buys eligibility, not extra leverage.

4. Credit. An investment line requires at least a 700 credit profile. The score model is a single-bureau score keyed to the primary wage earner, and the report can be no more than 90 days old at closing.

5. Income and debt. Debt-to-income runs to a 50% maximum, and the payment is calculated on the interest-only amount at the maximum draw. Because an investment file already needs at least a 700 credit profile, it clears the 680 minimum that applies to ratios above 45%.

6. Exposure. A borrower is limited to three lines, and owning more than 15 financed properties makes a borrower ineligible.

How Your Deposits Become Qualifying Income

Lenders do not take gross deposits at face value. They analyze 12 or 24 months of personal or business statements, strip out transfers and one-time items, and apply adjustments. What remains is qualifying income.

Business bank accounts require a 680 minimum credit score for the deposit analysis. An investment line already floors at 700, so bank-statement income is never the binding constraint on this product.

Landlords can make the analysis cleaner before applying:

  • Keep rent receipts in a dedicated account, apart from personal spending.
  • Label transfers between your own accounts so they are not read as income.
  • Separate security deposits and tenant reimbursements from rent.
  • Keep separate asset statements to document reserves.

Does rent count? Not the way it does on a DSCR loan. On a HELOC, rent matters only to the extent it shows up in your deposits.

What Documents to Gather

Document What it proves
12-24 months of bank statements Deposit-based income
Year-to-date profit and loss Current business income
Existing mortgage statement First-lien balance for CLTV
Insurance declarations page Coverage on the property
Property tax bill Carrying cost
Deed or vesting proof Who holds title
Leases or rent roll Occupancy and rental use

A Worked Example

Run the numbers on a rental valued at $400,000 with a first mortgage already in place. At 70% CLTV, the first mortgage and the new line together cannot exceed 70% of value. Equity above that cushion is not available, however strong the deposits look.

Now size the line to the repair budget, not the maximum. Say the project is a roof and a kitchen. A smaller line means less interest-only exposure, and a line far larger than the project means paying on money you did not need. This example is a modeled assumption, not market data.

Funding Repairs: Draws, Timing and Payment Risk

An investment line uses a 5-year interest-only draw followed by a 25-year fully amortizing repayment. The minimum subsequent draw after closing is $1,000, except in Texas at $4,000.

Three risks deserve attention:

  • Payment step-up. When the draw period ends, payments rise as principal begins to amortize. The CFPB also warns that you could lose the property if you cannot repay.
  • Freezes and reductions. The CFPB’s HELOC booklet notes that lenders may reduce or freeze a line if the home’s value drops. Mid-project, that is a real risk.
  • Valuation. An investment line is capped at $500,000, and full appraisals are required only above that amount, so an investment line ordinarily runs on an automated valuation and commonly closes with no traditional appraisal. Repairs completed after valuation may not show up, so the line can come in smaller than the post-repair value implies. You may request a full appraisal, and an improvement may then support a higher appraised value, depending on comps and underwriter review.

Emergency fixes and phased value-add work suit a revolving line. A single large gut renovation with one lump-sum need may suit a term refinance better.

HELOC, DSCR Cash-Out or Full Documentation?

Choose When
Bank statement HELOC Deposits are strong, returns are thin, title is personal
DSCR cash-out refinance Rent covers PITIA, title is an LLC, many properties
Full-doc line Returns already show strong income

Lendmire’s complete DSCR loans guide explains the property-income path. A DSCR cash-out replaces the first mortgage instead of adding a second lien. If your first mortgage is a low-cost one, stacking a second lien can raise your blended cost, so weigh that before choosing.

Borrowers with heavy write-offs and personal title fit the HELOC, while portfolio owners with entity title fit DSCR. Neither is better in the abstract. The best program for your situation depends on property type, credit profile, leverage need and documentation.

If Your Rental Is in an LLC

An LLC cannot hold title on this product. You have three realistic paths:

  • Change the vesting to yourself or a revocable living trust before applying.
  • Use equity from another property you hold personally.
  • Pursue a DSCR cash-out refinance, which can work for entity-held properties, subject to program terms.

Why Files Stall and How to Fix Them

  • Credit just under 700. Investment has no tier beneath it. Pay down revolving balances before the report is pulled.
  • Mixed deposits. Commingled personal and rent money muddies the analysis. Separate accounts well before applying.
  • Title in an entity. Fix vesting first.
  • Recent derogatory history. A bankruptcy needs four years of seasoning from discharge or dismissal. On investment files, foreclosure seasons at seven years, and a deed-in-lieu, pre-foreclosure or short sale at four.
  • Listed property. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX and WA.

Business-purpose lending is treated differently from owner-occupied lending. Lenders may still ask for a purpose attestation. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Do I need tax returns for a bank statement HELOC on a rental?

Not as the income basis. Income is reviewed on documented deposits under the applicable program, subject to lender guidelines. Expect to supply 12 to 24 months of statements, often a year-to-date profit and loss statement, and the usual credit and property documents.

Can I use a personal or a business account?

Either can work, depending on the program. Business accounts need a 680 minimum for the deposit analysis, and your investment line already floors at 700. Keep rent in one clearly labeled account so the analysis stays clean.

How much can I borrow against a rental?

On an investment property, the ceiling is 70% combined loan-to-value, up to $500,000, with a 700 minimum credit profile. The first mortgage counts toward that limit. Primary-residence and second-home lines follow separate, occupancy-based tables, and those figures never apply to a rental.

Can the money fix a different property?

Yes, in practice. The line can be secured by a rental or by your own home, and proceeds can fund rental repairs. If you use a primary residence as collateral, the primary-residence guidelines apply to that line instead, subject to lender review.

Is a DSCR loan an alternative?

Often. DSCR loans qualify primarily on property-level rental income covering the payment, subject to lender guidelines. Select lenders in the network also offer coverage below 1.00 with leverage and terms adjusted.
