Top Bank Statement HELOC Providers for BRRRR Investors Funding the Rehab

The Quick Read: A bank statement HELOC lets a self-employed investor document income with 12 to 24 months of deposits instead of tax returns, then borrow against equity in a property they already own to pay for a BRRRR rehab, with a DSCR cash-out refinance usually repaying the line afterward, and the right provider depends on your property, credit, and equity.

  • The line sits on a property you already own, not on the rehab property you are about to buy.
  • On an investment property, the network ceiling is 70% combined loan-to-value, with a 700 minimum credit score and a $500,000 maximum line.
  • The title must be held by you or your revocable living trust, so an LLC-owned rental does not qualify as collateral.
  • The exit matters as much as the draw: the refinance has to repay the line.
  • No honest list can rank providers for you, because the best program for your situation turns on your equity, credit, and title.

What a Bank Statement HELOC Actually Is

A bank statement HELOC is a home equity line of credit where income is documented with deposits instead of tax returns. It is not a separate loan type. The lender reads 12 to 24 months of personal or business statements, averages the qualifying deposits, and applies an expense factor to business accounts. Some lenders accept a profit-and-loss statement reviewed by a third party instead. The borrower is reviewed on documented income under the applicable program, subject to lender guidelines.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Self-employed owners use this because write-offs can shrink taxable income far below real cash flow. The deposits tell the truer story.

This does not mean light underwriting. Statements are the documentation, and the lender still checks credit, equity, debts, and the property.

Why a “Top Providers” List Cannot Answer This

No ranked list of lenders can tell you which provider fits your file, so this article does not offer one. Equity-line programs differ on property type, entity rules, leverage, credit floors, and how they treat rentals. A lender that suits a homeowner drawing on a primary residence may not write a line on a rental at all.

Lendmire is a mortgage broker, not a lender. It works with a network of wholesale HELOC lenders and matches a scenario to the program that fits. Which lenders can write your file depends on three factors:

  • Which property secures the line.
  • How you hold title.
  • How much equity remains after the first mortgage.

Here is a short scorecard for judging any provider, whether through a broker or on your own:

1. Does it allow a line on an investment property, or only a primary residence?

2. What combined leverage does it allow for that occupancy?

3. Does it accept bank statements or a reviewed P&L for self-employed income?

4. Can title be held in the vesting the lender requires?

5. Is the draw structure workable for a rehab?

6. Does it have a maximum on lines or properties that fits your portfolio?

How Underwriting Treats the File, Step by Step

Underwriting runs in a fixed order. Each step can stop the file.

Step one: collateral. The lender picks the property that secures the line, and equity is measured on that property. Equity is its value minus what you owe. A lender sets the limit by taking a percentage of appraised value and subtracting existing mortgage balances, as the CFPB’s HELOC booklet explains.

Step two: income. Qualifying deposits are averaged over the statement period. Self-employed borrowers typically need an established history of self-employment.

Step three: credit and debts. On an investment property, the network minimum credit score is 700. A 720 score buys no extra leverage on an investment line, because both the 700 and 720 tiers reach the same 70% ceiling. Debt-to-income runs up to 50% on the network’s programs, and the lender reviews your file on the interest-only payment calculated on the maximum draw.

Step four: value. An investment line tops out at $500,000, and full appraisals begin only above that amount, so valuation commonly runs on an automated model instead of a traditional appraisal. A higher combined leverage can call for a second valuation, and you can request a full appraisal.

Step five: property and title. Eligible property types include single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.

Every figure here is subject to lender guidelines and full file review. None of it is a commitment to lend.

Where the Line Can Sit

The line must sit on a property you already own with real equity, and that property is often not the BRRRR project. The structure works in one of three ways:

  • Your primary residence or a second home. These follow a separate table with higher ceilings. The top ceiling of 90% combined leverage exists only at a 720-or-better credit profile.
  • An existing rental you own free and clear or with a modest mortgage. The ceiling here is 70% combined leverage on an investment property.
  • The rehab property itself. This is the hard version. A property you have just bought has little proven equity, and a lender may base value on the purchase price. Treat it as a case-by-case question, not a plan.

Here is a percentage-only picture. Say you own a rental with a first mortgage at 55% of its value. A 70% ceiling leaves room for at most 15 points of value in a line. Now say you own a primary residence with a first mortgage at 60% of value and a 720-plus credit profile. The 90% ceiling leaves up to 30 points. The second case gives you more room, but it ties your home to the rehab.

How the Line Funds a Rehab

The structure shapes how you budget. On an investment property, the network’s line has a 5-year interest-only draw period followed by a 25-year fully amortizing repayment period. Pricing floats across both periods and does not convert to a fixed rate.

At least 75% of the line is drawn at closing. That changes the usual picture of a credit line you tap in small pieces as the contractor invoices you. You carry interest on most of the money from the start, whether or not the rehab has spent it. If you only need a small slice, consider a smaller line.

The CFPB’s HELOC explainer describes the general mechanics: you borrow up to a limit during a draw period, then move into repayment. It also warns that a lender can reduce or freeze a line if the home’s value falls.

You open and fund the line before you shop. Because the money is already drawn by then, ask any purchase lender early how it treats borrowed funds as down payment, and have the line in place before you make offers. The loan sizes run from $25,000 to $500,000 on an investment property.

The Exit: A DSCR Cash-Out Refinance

A rehab loan is not a DSCR loan, and a DSCR loan is not a rehab loan. DSCR, or debt service coverage ratio, compares a property’s rent to its monthly payment, which includes principal, interest, taxes, insurance, and any HOA dues. For most programs, rent is tested against that payment before the lender looks at your personal income. You can read the full mechanics in Lendmire’s complete DSCR loans guide.

After the rehab, you rent the property and refinance it into a long-term DSCR loan. Across the network, a cash-out refinance tops out around 75% LTV on standard rentals, and about 6 months of seasoning is the common expectation. Seasoning is the waiting period between buying a property and refinancing it. On the coverage test, select programs start at a ratio of 1.00, meaning rent equals the payment. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted, and stronger ratios open better pricing and leverage. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

The proceeds repay the line, which restores your available credit for the next deal.

One warning: clearing 1.00 does not mean the property produces positive cash flow. The calculation covers rent against the payment only. Repairs, vacancy, management, utilities, and capex sit outside it. If an LLC will hold the stabilized rental, the DSCR refinance can often go to the entity, subject to lender program eligibility.

Which Tool Fits Which Rehab?

Situation HELOC on owned property Hard money DSCR cash-out
Property being bought Funds down payment or rehab Funds purchase and rehab Not for a non-stabilized property
Needs equity elsewhere Yes No Needs a stabilized rental
Pricing structure Floats Short-term Fixed or interest-only options
Best exit DSCR refinance or sale Refinance or sale Long-term hold

A line suits a rehab with a defined refinance exit when you own equity elsewhere. Hard money suits an investor with little equity to borrow against. A DSCR cash-out works once the property is rented and stable.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Where the Rule Breaks

LLC-owned rentals. An investment line must be titled to you personally or to a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out instead.

Credit below 700. On an investment property, 700 is a hard floor with no tier beneath it. A borrower under that line is better served by drawing on a primary residence, where lower tiers exist, or by skipping the HELOC.

Portfolio size. A borrower is limited to three lines, and one owning more than 15 financed properties is not eligible.

Line freezes and reductions. A lender can lower or freeze a line if value drops. The CFPB also notes you could lose your home if you fall behind on a line secured by it. If the line sits on your own house, a rehab overrun is a risk to your home.

Payments on a floating line. Stress-test the line payment against zero rental income. If the project stalls, the line payment is still due.

Availability. This product is offered only in Lendmire’s 16 full-service states, which is narrower than the DSCR footprint.

Documents to Gather First

Gather these before you apply:

1. 12 to 24 months of personal or business bank statements, or a third-party-prepared P&L. 2. A government ID and proof of the property’s vesting. 3. A current mortgage statement on the collateral property. 4. A schedule of your financed properties. 5. A rehab budget and a plan for the refinance exit.

Key Terms Defined

BRRRR: Buy, rehab, rent, refinance, repeat, a strategy that recycles capital through a refinance.

HELOC: A home equity line of credit that lets you borrow against equity repeatedly up to a limit.

CLTV: Combined loan-to-value, the total of all loans against a property divided by its value.

Draw period: The stretch when you can borrow from the line.

Seasoning: The waiting period a lender wants between two events, such as buying and refinancing.

DSCR: Debt service coverage ratio, the property’s rent divided by its monthly payment.

Frequently Asked Questions

Can a bank statement HELOC go on the rental I am rehabbing?

It is possible in some cases, but it is the hard version. A newly bought property has little proven equity, and the lender may value it near the purchase price. Most investors draw on a different property they already own with equity.

Does a bank statement HELOC replace a DSCR loan?

No. A HELOC is underwritten on your income and debts. A DSCR loan is underwritten on the property’s rent against its payment. Many self-employed investors use both: the HELOC funds the rehab, and the DSCR cash-out refinance repays it.

What credit score do I need for a line on a rental?

On an investment property, 700 is the minimum, and both the 700 and 720 tiers reach the same 70% ceiling. Primary-residence lines follow a different table with lower floors. Every figure is subject to lender guidelines.

Can I use an LLC as the borrower?

Not on these lines. The title must be held by you or a revocable living trust. An LLC-owned property would need a vesting change or a DSCR cash-out instead.

How do I find the right provider?

Start with the property that will secure the line, your credit profile, and your title. A broker that shops a network of wholesale lenders can match your scenario to a program that fits.
