How to Qualify for a Bank Statement HELOC When Rent Comes From Airbnb

How to Qualify for a Bank Statement HELOC When Rent Comes From Airbnb

The Quick Read: A bank statement HELOC qualifies you as a borrower, not the Airbnb listing. The lender builds income from documented deposits, then tests your credit, your debt load, and the equity in the property, so strong bookings help only after payouts, deposits, and returns line up.

  • On an investment property, the network ceiling is 70% combined loan-to-value, with a 700 minimum credit score and a $500,000 maximum line.
  • Title must sit with you personally or in a revocable living trust. An LLC cannot hold title on this product.
  • Platform payout reports, bank deposits, and your returns must reconcile with each other.
  • If you want qualification to run on the property’s rent, a DSCR cash-out refinance is the better-matched product.

Subject to lender guidelines, credit approval, and full file review, that is the whole shape of the file. The rest of this piece walks through each step and the places where the rule bends.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Key Terms Defined

You will see these terms on every file, so here they are once.

  • Bank statement HELOC: a home equity line of credit where qualifying income is built from averaged deposits rather than only from tax-return net income.
  • HELOC: a revolving credit line secured by property. You borrow, repay, and borrow again during a set draw period.
  • CLTV (combined loan-to-value): all loans against the property, added together, divided by the property’s value.
  • DTI (debt-to-income): your monthly debts as a share of your monthly qualifying income.
  • DSCR (debt service coverage ratio): a property’s rent divided by its monthly housing payment. It tests the building, not the borrower’s paycheck.
  • Expense factor: a percentage a lender subtracts from business deposits to estimate the costs of earning them.
  • Vesting: how title is held, such as an individual, a trust, or an LLC.

Does Airbnb Rent Count on a HELOC?

Not directly. A HELOC is underwritten to you. It does not read your Airbnb revenue the way a DSCR loan does.

That difference surprises many hosts. A DSCR file compares the property’s rent to its payment and mostly ignores your personal income. A HELOC file does the opposite. It looks at your credit, your debts, your documented income, and the equity you hold.

So where does Airbnb money fit? It enters as documented income. Platform payout records, bank deposits, and your returns all point to the same earnings. The underwriter reviews that income alongside everything else you earn.

Two things follow from this. First, great bookings alone will not raise your line. Second, heavy existing debt can limit approval no matter how busy the calendar looks.

Large retail lenders add another wrinkle. NerdWallet notes that investment-property HELOCs are not offered by every lender and carry stricter requirements. A broker that shops several wholesale lenders can match your scenario to a program that actually writes it.

How Underwriting Treats the File, Step by Step

Here is the order lenders in the network work through, and the order you should prepare in.

Step 1: Title and property type. Title must be held by you or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. Eligible properties include single-family homes, 2-4 unit buildings, PUDs, townhomes, and condominiums, including non-warrantable condos. Not eligible: manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural zoning.

Step 2: Equity. On an investment-property line, the ceiling is 70% CLTV. Credit above 700 buys eligibility, not extra leverage. The math is simple: take 70% of the property’s value, subtract everything already owed against it, and what remains is the most the line can be. The line also tops out at $500,000. A borrower is limited to three lines, and a borrower with more than 15 financed properties is not eligible.

Equity only sets line size. It never counts as income or as an asset in the file.

Step 3: Credit. Investment-property lines require a 700 minimum, with no tier below it. Business bank accounts need a 680 minimum for deposit analysis. Because investment lines already floor at 700, bank-statement income is never the credit constraint here.

Step 4: Income and DTI. The lender builds qualifying income from eligible deposits. DTI maxes out at 50%. It drops to 45% for credit profiles from 600 to 679, and any ratio above 45% requires a 680 minimum. The payment used in the test is the interest-only payment calculated on the maximum draw. That is conservative, and it surprises borrowers who plan to draw only part of the line.

Step 5: Airbnb documentation. The underwriter wants payout records, bank deposits, and returns to reconcile. A property manager who collects payouts adds a layer: the manager’s statements must tie to your deposits and your return. Payouts that land in an account you did not provide are a classic failure point.

Step 6: Deposit cleanup. Transfers between your own accounts, one-time deposits, and anything you cannot source get stripped out before income is averaged.

How Airbnb Money Becomes Qualifying Income

The path from booking to qualifying income has several stops. Each one can shrink the figure.

Stage What it is What happens to it
Gross bookings Total guest charges Not used as income
Platform payout Bookings net of platform fees Evidence of earnings
Bank deposit Payout landing in your account Reviewed for eligibility
Cleaned deposits After transfers and one-offs are removed Averaged over the statement window
Qualifying income Averaged, adjusted figure Combined with your other income

Notice what is missing. Gross bookings never become qualifying income.

Business accounts get an extra step. The lender may apply an expense factor to estimate operating costs, or accept a profit-and-loss statement or expense letter from a third-party tax professional. Personal accounts skip that step. The exact treatment depends on the lender and program.

One more trap is double counting. A single payout cannot be both rental income and business revenue. The underwriter sorts each deposit into one bucket, and your documents should make that sorting easy.

Which Deposits Come Out

Lenders usually treat deposits this way. Treatment varies by program, and the underwriter has the final say.

Deposit type Usually counted? Why
Airbnb payouts Yes, if documented Reconcile to payout reports
Transfers from your savings No Your own money moving
Loan proceeds No Debt, not income
One-time lump deposits Often no Not repeatable
Refunds and reimbursements No Not earnings
Unsourced cash deposits No Cannot be traced

If a deposit looks odd, write a short note and attach proof. An unexplained deposit gets removed. An explained one at least gets a fair look.

Gross, Net, and What Your Return Says

Some underwriters read net income on filed returns, not gross platform bookings. Bank statements document the deposits. The strongest files show payouts, deposits, and returns all telling one story.

Reporting rules matter because they shape the net figure. Per IRS Publication 527, short-term rental income is usually reported on Schedule E when no substantial services are provided. Schedule C applies when the owner provides substantial services, or the rental is part of a business. The University of Illinois Tax School quotes that Publication 527 language. Many hosts assume stays under seven days force Schedule C. Not automatically. A CPA explainer notes the seven-day test is mainly a passive-activity rule, and most short-term rentals still land on Schedule E.

Why does this matter for the loan? After depreciation and expenses, tax-reported net income is often far below deposits. It is also why a file with deposits that match the return is cleaner than one where they diverge. Tax treatment varies; consult a qualified professional.

Where the General Rule Breaks

Primary-residence Airbnb. A bank statement file on a primary residence is reviewed around deposit history. The new home’s future Airbnb income generally cannot be counted that way. And a whole-home Airbnb belongs in the investment-occupancy lane, with its tighter terms.

Personal use. Per Publication 527, a unit counts as a home when personal use exceeds the greater of 14 days or 10% of the days rented at a fair price. The distinction matters for lending too. Second-home lines start at a 640 credit minimum. Investment lines require 700. If your calendar mixes family stays with guest stays, the occupancy label can change your tier.

Paid-off Airbnb. With no first mortgage, the 70% CLTV cap still applies on an investment property. You may have a lot of room, but the line still stops at $500,000.

LLC-held Airbnb. Many hosts put rentals in an LLC for liability reasons. On this product, that is a dealbreaker. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out instead, subject to lender program eligibility.

Short history. A listing with only a few months of deposits gives the underwriter little to average. Seasonal markets make it worse, because a few slow months drag down the figure. DSCR programs for short-term rentals often expect about 12 months of hosting history too, so a new listing has no easy path either way.

Property manager payouts. If a manager nets out fees before paying you, the statements you provide must reconcile to the platform reports. A dedicated account for payouts makes this far easier.

Local rules. Short-term rental permits, licensing, and zoning requirements vary by city and sometimes by neighborhood, so confirm what applies to your property before you rely on rental income. Lenders may ask for documentation showing the property is operating in compliance with local rules, so keep permits and registrations current and easy to produce.

HELOC or DSCR Cash-Out?

This is the real decision for most Airbnb owners. The two products answer different questions.

Factor Bank statement HELOC DSCR cash-out refinance
What it tests You: credit, DTI, income The property’s rent vs. payment
Leverage 70% CLTV on an investment property Up to 70% on short-term-rental collateral, 75% on standard rentals
Existing first mortgage Stays in place Replaced
Title Individual or revocable trust LLC possible, subject to program terms
Line size Up to $500,000 Up to $3,000,000 on standard programs
Hosting history Deposit history in the file About 12 months expected on STR files

A HELOC leaves your first mortgage alone. That matters when the first mortgage is one you want to keep. It is also revolving, so you pay interest only on what you draw. The CFPB explains the structure: a draw period, then a repayment period, usually with a variable rate and payments that often jump at repayment. On this network, investment lines run a 5-year interest-only draw followed by a 25-year repayment period, and the cost floats throughout.

A DSCR cash-out fits when your DTI is the problem, when title sits in an LLC, or when you want qualification to run primarily on the property’s rental income, subject to lender guidelines. Remember that DSCR compares rent to the housing payment only. Clearing the ratio is not the same as positive cash flow, because repairs, vacancy, management, and utilities sit outside the calculation.

The complete DSCR loans guide covers the DSCR side in depth. For a side-by-side look at the two routes, see Lendmire’s piece on a bank statement HELOC versus a bank statement cash-out refinance when rent comes from Airbnb.

One caution on the numbers you may see elsewhere. Market surveys report that investment-property HELOCs often want at least 20% equity, six months or more of reserves, and DTI of 40% to 50%, per NerdWallet. Those describe the broader market. On this network, the investment-property figures are 70% CLTV, a 700 score, and a 50% DTI maximum.

The Document Stack

Gather these before you apply.

  • Consecutive bank statements for every account that receives payouts.
  • Platform payout reports that match those deposits.
  • A year-to-date profit-and-loss statement, if requested.
  • Your first mortgage statement, insurance declaration, and property tax bill.
  • Mortgage statements on every property you own.
  • A CPA letter when your file needs one.
  • Proof of title: how the property is vested today.

Practical tip: build a one-page reconciliation. List each month’s payout total from the platform next to the matching deposit. If a number does not tie, write a one-line reason. Underwriters like a file that answers its own questions.

Why Files Get Declined, and the Fix

Credit below 700. Investment lines have no lower tier. Pay down revolving balances and wait for a refreshed report, since the credit report cannot be older than 90 days at closing and rescores are not offered.

Title in an LLC. Change vesting, or move to a DSCR cash-out.

Payouts going to a different account. Redirect them, build a clean statement history, then apply.

DTI too high. Remember the test uses the payment on the maximum draw, not the amount you plan to borrow. A smaller requested line helps only so much, so reducing debts may do more.

Too little equity. Run the 70% math first.

Ineligible property. Condotels, manufactured homes, and log homes are not offered. No amount of income changes that.

Where This Product Is Available

This HELOC program is available only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint. Some states add rules, such as a shorter draw structure in Tennessee, and a property listed for sale can be ineligible in several states. Lendmire is a mortgage broker, not the lender. It places files with select wholesale partners, and every file is underwritten individually.

Frequently Asked Questions

Can I qualify if most of my income is Airbnb payouts?

Possibly, if the payouts are documented and the rest of the file holds up. The lender builds income from eligible deposits and checks them against platform reports and returns. You still need a 700 credit score on an investment property, DTI within limits, and equity under the 70% CLTV ceiling. Approval is subject to lender guidelines and full file review.

Does the line size go up if my bookings are strong?

No. Line size comes from equity: 70% of the property’s value minus what you already owe, capped at $500,000. Strong bookings help your income and DTI. They do not raise the ceiling.

Can my LLC own the Airbnb and still get this HELOC?

No. Title must be held by you or a revocable living trust. If the property sits in an LLC, you would need a vesting change or a DSCR cash-out instead. Whether an LLC is accepted on that route depends on program terms.

Do I need a traditional appraisal?

Usually not. Lines at or below $500,000 ordinarily run an automated valuation, and investment lines cap at $500,000. A higher CLTV may require a secondary valuation, and you can request a full appraisal at any time.

What if I only started hosting a few months ago?

A short hosting history leaves less documentation to work with, which is why many hosts wait until they have a fuller deposit record. Whether a newer file can qualify depends on the program and the records available, so it is worth having a broker review your specific situation.

Next Step

If your title or debt load points elsewhere, the team can also walk through a DSCR cash-out. Call 828-256-2183, or request a quote on the site. Programs change, and nothing here is a commitment to lend.
