How to Qualify for a DSCR HELOC After a Bank Denial Through a Broker

How to Qualify for a DSCR HELOC After a Bank Denial Through a Broker

The Quick Read: A bank denial on a rental-property line often says more about the bank’s product than about your file. A DSCR HELOC qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, so the question becomes whether the rent, the equity, the credit score and the property type fit a program in the wholesale network.

  • The line is a standalone second lien behind the first mortgage you keep, or a standalone first lien on a paid-off rental.
  • Rent must cover the stress payment on the whole line at 1.10x or better, through select programs and subject to underwriting.
  • A second lien tops out at 70% combined loan-to-value (CLTV) at a 720 score or better, on lines of $50,000 to $500,000.
  • The rental must have been owned for at least 6 months and not bought or refinanced in the last 6 months, and the property must be an eligible type.
  • A broker can place the file with a lender that offers the product. It cannot approve the loan or guarantee an outcome.

Why Did the Bank Say No?

Most denials on rental lines are product gaps, not borrower verdicts. NerdWallet notes that a HELOC on an investment property isn’t offered by all lenders and carries strict qualification requirements. White Coat Investor adds that lenders are more cautious here because they see a greater chance of default.

So the first step is reading the denial. Ask for the written reasons. A lender that declines credit must state the specific reasons it actually relied on, and the Federal Register copy of the CFPB’s adverse action circular describes that standard. Whatever the circular’s current status, the notice is where you find out which kind of decline you got.

Reason on the denial What it signals Does a DSCR route change it?
Non-owner-occupied not offered Product gap Yes, if the network has a rental line
Debt-to-income too high Personal-income gap Often yes, since rent qualifies the line
Income hard to document Documentation gap Often yes, same reason
Property held in an LLC Structure gap Yes, LLC vesting is allowed on this program
Credit score too low Credit gap No. The floor here is 720 on a second lien
Insufficient equity Leverage gap No. CLTV caps still apply

Credit and equity declines follow you. Product, income and entity declines mostly don’t.

What Is a DSCR HELOC, Exactly?

A DSCR HELOC is a revolving line secured by a rental you keep. The CFPB describes a HELOC as open-end credit you can borrow against repeatedly, with a draw period followed by a repayment period and usually a variable rate. The DSCR version applies that structure to a one-to-four-unit rental and qualifies it on the rent.

Watch the terminology. Plenty of pages labeled DSCR HELOC actually describe a lump-sum second mortgage or a cash-out refinance. A true line is revolving. This program is revolving, and it is never closed together with a purchase, never a third lien, and never a line on your own home or a second home.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. For the full background, see Lendmire’s complete DSCR loans guide.

How Does Underwriting Treat the Line, Step by Step?

Across the wholesale network, a rent-qualified line gets reviewed in a fixed order.

1. Structure. The line sits second behind the first mortgage you keep, or first on a rental with no mortgage. Borrowers on the line need not be the borrowers on the first mortgage.

2. Coverage test. Gross monthly rent is divided by a qualifying payment. That payment is fully amortizing on the entire credit limit at the start rate plus 2 percentage points. It is a stress test, so it runs heavier than what you pay while drawing interest-only. The minimum is 1.10x. Whether the first-mortgage payment joins that calculation on a second lien is set by the lender’s own coverage calculation, so treat any self-run math as illustrative.

3. Rent evidence. Rent is the lesser of the appraiser’s Form 1007 market rent or the lease. A lease above market counts with three months of receipts. A lease in place is required, and a two-to-four-unit property can have at most one vacant unit.

4. Credit. The minimum is 720 on a second lien and 700 on a first lien, measured on the lender’s own report. There should be no 30-day mortgage late in the last 12 months, and 48 months must have passed since a bankruptcy, foreclosure, short sale or deed-in-lieu.

5. Leverage. On a second lien, the first-mortgage balance plus the new line, divided by value, is capped at 70% CLTV. On a first lien, the cap is 75% LTV at 740 or better, and 70% at 700 to 739 on lines to $500,000. First-lien lines above $500,000 run to $1,000,000 at a 65% LTV ceiling. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

6. Valuation and title. Lines to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines require a full interior appraisal. Appraisal waivers are not accepted. Title work is a full policy on a first lien and on second liens above $400,000, and an owner-and-encumbrance report on smaller second liens.

7. Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

The personal income file never enters this sequence. There is no traditional personal-income documentation, no W-2s or pay stubs, and no debt-to-income ratio. The rent, the lease, the credit report and the valuation are all documented, though.

How Are the Line’s Draws and Repayment Structured?

The draw period is 5 years, interest-only on the drawn balance. Repayment then runs 25 years fully amortizing, on a 30-year maturity. The rate is variable. At least 80% of the line, and never less than $50,000, is drawn at closing. Later draws are at least $5,000 each.

That draw-at-closing rule matters. This is not a standby line you open and leave untouched. Size it for the money you actually need now.

The CFPB also warns that payments are often significantly higher once repayment begins. Stress-test the property’s cash flow against the amortizing phase, not just the interest-only years. The 1.10x test already prices the whole line that way, but your own cash-flow planning should too.

Where Does a Broker Fit?

A broker’s value on a declined file is access. Few lenders offer rent-qualified lines on rentals, and fewer still accept LLC vesting or both lien positions. Lendmire arranges the loan through a wholesale lender in its network; it does not lend, approve or underwrite. The lender runs its own valuation, rent analysis, credit review and title review.

Across the files that come through the network, the usual failure is a mismatch caught late. Common examples are a property type the program excludes, a rental still inside the 6-month seasoning window, or a first mortgage that pushes combined leverage past 70%. Screen those three before anything is submitted.

What a broker cannot do: change your credit score, raise the appraised value, or guarantee a decision. What it can do is send the file once to the lender whose guidelines fit it.

Title, LLC and First-Lien Gates

Entity ownership is the biggest fork versus a bank line. Vesting in your LLC is allowed on this program for investment property. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

Situation How it plays
Rental held personally Eligible if all other gates clear
Rental held in an LLC Allowed; members guarantee
Rental already carries two liens Out. A third lien is not offered
Rental with no mortgage Standalone first lien, 75% LTV at top tier
Property recently refinanced Wait out the 6-month seasoning

Loans to LLCs are subject to lender program eligibility. If the first-mortgage documents restrict junior liens, a second lien may still be blocked, so check the first mortgage before you apply.

Which Properties and Borrowers Fall Outside the Program?

Eligible: single-family, PUD, townhome, two-to-four units, warrantable and non-warrantable condominiums, and lots to 10 acres. The leverage tiers above govern every property type. A declining-market flag lowers the ceiling 5 points, and Philadelphia lines carry a ceiling 10 points lower.

Not eligible on this lane: rural-designated property, condotels, row homes, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts, mixed-use, commercial or agricultural property, a property listed for sale in the prior 2 months, and a property with a solar lien. Foreign nationals and ITIN borrowers are not eligible, and exposure is capped at 5 loans or $2,500,000 per borrower with the program.

The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee: Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia and Washington.

Line or Cash-Out Refinance?

Pick based on what happens to your first mortgage.

Factor DSCR HELOC DSCR cash-out refinance
First mortgage Stays in place Replaced
Structure Revolving line Lump sum
Reviewed on Rent coverage Rent coverage
Borrowing Draw as needed after closing All at closing

If your existing first mortgage is one you want to keep, the line preserves it. If the property has no mortgage or the first loan is a poor fit anyway, the DSCR cash-out refinance may be the cleaner structure.

If the Line Doesn’t Fit

Cause Next move
Coverage under 1.10x Raise documented rent, lower the line size, or ask the broker which other structures a lender would review
Credit under 720 (second lien) Build the score; a first lien on a paid-off rental starts at 700
Inside 6 months of purchase Wait out seasoning, then resubmit
Excluded property type This line is off the table; ask the broker whether a different program reviews that property type
Combined leverage over 70% Reduce the first-mortgage balance or draw less

Alternatives outside this program include a HELOC on your primary residence, which White Coat Investor lists as an option. That is an owner-occupied product and a different underwriting file entirely.

Frequently Asked Questions

Does the new lender see my bank denial?

A denial isn’t a mark the new lender is told about in a program decision. Credit-related causes such as score or recent lates will show on the report anyway. Product, income and entity declines carry no weight against a rent-qualified file.

Does this mean no personal income documents at all?

Personal income documents aren’t the qualifier. Tax returns, W-2s, pay stubs and a debt-to-income ratio are not part of the review. The lease, rent opinion, credit report, valuation, title and insurance still are, and approval remains subject to underwriting.

Can my LLC hold title on the property?

Yes on this program, for investment property only, subject to program terms. The members sign as guarantors, and any title holder who isn’t a borrower signs an acknowledgment and the security instrument.

How low can the credit score go?

On a second lien, the minimum is 720, and there is no second-lien tier below that. On a first lien on a rental with no mortgage, the floor is 700. A score under those minimums would need a different product, and every file remains subject to underwriting.

Will a broker multiply my credit inquiries?

A broker submits one file to a network lender rather than you applying at many banks. The lender pulls its own report, and the exact inquiry handling depends on the lender.
