How to Qualify for a DSCR HELOC for Investment Property Rental Units With Tenants in Place

How to Qualify for a DSCR HELOC for Investment Property Rental Units With Tenants in Place

The Quick Read: A DSCR HELOC qualifies primarily on the rental’s income covering a stress payment on the whole line, subject to lender guidelines, so a signed lease and a valuation that supports the rent are the heart of the file. You do not submit tax returns, W-2s or a personal income calculation. Eligibility still depends on credit, equity, property type and underwriting.

  • Gross monthly rent must cover the stress payment on the full credit limit at 1.10x or better.
  • A lease in place is required, and a two-to-four-unit building may have at most 1 vacant unit.
  • A second lien reaches up to 70% combined loan-to-value (CLTV) at a 720 score or better.
  • A first lien on a rental with no mortgage reaches up to 75% loan-to-value (LTV) at the top tier.
  • The LLC can stay on title, subject to program terms.

If you own a rental with tenants paying rent and you want its equity without touching your first mortgage, this is the structure to understand. Here is how underwriting treats an occupied rental, step by step.

What Is a DSCR HELOC on a Tenant-Occupied Rental?

A DSCR HELOC is a revolving line of credit secured by a rental you keep. It is written as a standalone second lien behind the first mortgage you keep, or as a standalone first lien on a rental with no mortgage. The rent qualifies it, not your paycheck.

The base mechanics match any home equity line. A HELOC is an open-end line you can borrow against repeatedly, with a draw period followed by a repayment period. Some plans require an initial draw at opening and set a minimum for each later draw.

The program Lendmire arranges through a wholesale lender in its network follows that shape:

  • A 5-year interest-only draw period on the drawn balance.
  • A 25-year fully amortizing repayment period and a 30-year maturity.
  • A variable rate.
  • At least 80% of the line drawn at closing, with the closing draw never under $50,000.
  • Later draws of at least $5,000 each.

That draw rule matters. This is not a reserve you open and leave untouched. On the smallest lines, the whole line is drawn at closing.

Lendmire is the broker here. It arranges the line; a lender reviews and decides, through select programs and subject to underwriting. Lendmire’s complete DSCR loans guide covers the wider family of rent-qualified loans.

Key Terms Defined

DSCR (debt service coverage ratio): gross monthly rent divided by the qualifying payment. At 1.00x, rent matches the payment exactly.

HELOC: a home equity line of credit, a revolving line secured by property.

Stress payment: a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. It is a test payment, not what you will necessarily pay.

CLTV: combined loan-to-value, meaning the first mortgage balance plus the new line, divided by the property’s value.

Rent roll: a list of each unit, its tenant, its lease and its rent.

Seasoning: the waiting period the lender requires after you buy or refinance a property.

How Underwriting Treats Tenants in Place

Underwriting treats tenants as the source of qualifying income, so it wants proof that the rent is real, current and supportable. Two documents carry most of the weight: the lease and the valuation’s market-rent opinion. The lender then tests the coverage on the whole line, not just what you draw.

Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. So a lease below market pulls the ratio down. A lease above market only counts if your payment history backs it.

Here is how common tenancy situations usually play out.

Tenancy situation How rent is typically evidenced Main risk
Fixed-term lease Signed lease plus market-rent opinion Lease below market
Month-to-month Lease on file plus market rent Weaker paper trail
Newly signed lease Lease plus proof of payment Unproven tenant
Lease above market Lease plus 3 months of receipts Capped at market without receipts
Vacant unit (2-4 units) Market rent opinion Limit of 1 vacant unit
Owner-occupied unit Not eligible collateral Wrong product

Treat the table as a map of where files get questions, not a promise of how any single lender will rule. The lender’s own calculation governs.

A lease is required. A rental with no lease in place does not fit this structure, even if a tenant is expected soon.

Step by Step: The Qualifying Path

Step 1: Confirm the structure fits. You need a non-owner-occupied one-to-four-unit rental. Eligible types include single-family, PUD, townhome, two-to-four units and condominiums. Rural-designated property, row homes, condotels, leaseholds and mixed-use are outside this program.

Step 2: Check the lien position. If you keep a first mortgage, you take a second lien, and the minimum score is 720. A first lien exists only on a rental with no mortgage, and the floor there is 700. Borrowers can be US citizens, permanent residents, or non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.

Step 3: Clear the seasoning test. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Step 4: Gather the tenant file. That means the current signed lease for every occupied unit, entity and title documents if an LLC holds the property, and receipts if you are relying on a lease above market.

Step 5: Order the valuation. Lines up to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines require a full interior appraisal. Appraisal waivers are not accepted.

Step 6: Run the coverage test. Divide gross monthly rent by the stress payment on the entire limit. You need 1.10x or better. Taxes and insurance are not part of that qualifying payment.

Step 7: Check credit and history. No 30-day mortgage late in the last 12 months, and 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu. No reserves and no cash to close are required.

Why the Valuation Form Matters for Rent

The rent opinion comes from the appraiser. For a single-unit rental, the appraiser typically uses Form 1007, the rent schedule, as the Fannie Mae Selling Guide lists. For two to four units, the report is Form 1025, the small residential income property appraisal.

Only the form names are borrowed. This is not a Fannie Mae loan, and agency rules do not govern it. Form 1025 asks the appraiser for a market-rent opinion on each unit, which is why unit-by-unit rent matters on a duplex, triplex or fourplex.

On the smaller lines that use an automated valuation, the rent opinion still has to come from the valuation package. The lender’s file requirements control which version applies.

Leverage: How Much Equity You Can Reach

Leverage depends on lien position and score. All figures are ceilings, subject to underwriting, never offers.

Structure Credit score Max leverage
Second lien, lines to $500,000 720 or better 70% CLTV
First lien, lines to $500,000 740 or better 75% LTV
First lien, lines to $500,000 700 to 739 70% LTV
First lien, lines over $500,000 720 or better 65% LTV

Lines start at $50,000. Second-lien lines stop at $500,000. First-lien lines run to $1,000,000, with that 65% ceiling applying above $500,000. A declining-market flag lowers the ceiling by 5 points, and Philadelphia lines carry a ceiling 10 points lower.

Because a second lien counts your first mortgage in the CLTV, a large existing balance eats into room fast. A property worth a lot with a modest first mortgage leaves the most room.

A Worked Example With a Fourplex

Run the numbers on a fourplex with four leases in place. These are illustrative ratios, not program offers, and the lender’s own calculation governs.

Say the leases total less than the appraiser’s market rents. The lender uses the lesser figure for each unit. On a modest line, coverage lands around 1.2x, clearing the 1.10x floor with a little cushion.

Now size up the request. The test runs on the entire limit, so a bigger line means a bigger stress payment. Push the limit high enough and the same rent drops to roughly 1.0x, below the floor. The building did not change. The line did.

Two fixes usually work. Shrink the line until coverage clears 1.10x. Or raise below-market rents at renewal, then let the new leases show a track record. If you rely on a lease above market, three months of receipts can support it.

Whether the first-mortgage payment joins the qualifying payment on a second lien is not something to assume. Confirm on the file how the lender treats it.

Unit-by-Unit Rules for Two-to-Four-Unit Buildings

A fourplex with two empty units does not fit. A duplex with one empty unit can, though the vacant unit is tested at market rent from the appraisal.

Owner-occupied units change the product entirely. This line is never offered on an owner-occupied home, and a rental where you live in one unit is a different conversation. House-hacked buildings usually belong with other products until you move out.

Short-term rentals add another wrinkle. The Form 1007 framework estimates monthly rent, not nightly rates. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

DSCR HELOC vs. Other Ways to Pull Equity

“DSCR HELOC” gets used for more than one product, so confirm what you are being offered. A true HELOC is revolving. A closed-end second pays out one fixed amount. The CFPB explains that a HELOC on a property with an existing mortgage is a second mortgage, usually with an adjustable rate and a payment that varies with the balance.

Feature DSCR HELOC Personal-income rental HELOC DSCR cash-out refinance
Reviewed on Rent Your income and debts Rent
First mortgage Stays Often stays Replaced
Structure Revolving line Revolving line One lump sum
LLC on title Allowed, per program Often a problem at big banks Per program

The personal-income column describes how bank products typically work, not this program. Large retail lenders often ask for income and debt-to-income on rental lines, and many shy away from LLC-owned rentals. A cash-out refinance replaces your first mortgage, which matters if yours is a low-fixed-rate loan you would rather keep.

Because DSCR loans are designed for non-owner-occupied investment properties, they are reviewed as business-purpose investor loans, differently from a standard owner-occupied mortgage.

Where the General Rule Breaks

A few situations bend the usual path.

Lease below market. The lower lease number sets your ratio. Fix it at renewal before applying.

Month-to-month tenants. The tenant is in place, but the paper is thin. Expect the lender to lean on the appraisal’s market rent.

New lease on a turnover. A freshly signed lease can count, but proof the tenant paid helps.

Tenant turnover mid-application. If a unit goes vacant during the process, the lease requirement and the one-vacancy limit come back into play.

Properties that miss the property list. A property listed for sale in the prior 2 months, or one with a solar lien, is not eligible, however strong the rent.

LLC ownership. The LLC can hold title, subject to lender program eligibility. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

Converting a home. Do not open a line on your own home planning to rent it later. A primary-residence HELOC is a different, owner-occupied product, and its terms may restrict renting the property.

What to Do If Coverage Falls Short

Start with the line size, because it is the lever you control. A smaller limit means a smaller stress payment and a higher ratio.

Then look at rent. Compare each lease with the appraiser’s market opinion. Raise below-market rents at renewal, and gather three months of receipts if a lease sits above market.

If you keep a first mortgage and sit below a 720 score, a second lien is out of reach, and a 700-719 score does not change that. A first lien is only for rentals with no mortgage. Paying down credit balances and waiting is often the honest answer.

Finally, a cash-out refinance may fit better when the first mortgage rate is not worth protecting. It is a different structure with its own rules.

A Pre-Application Self-Check

  • Does every occupied unit have a current signed lease?
  • Are the leases at or near market rent?
  • Is no more than 1 unit vacant, if the building has two to four units?
  • Have you held title for 6 months, and passed 6 months since the last note date?
  • Is your score at least 720 for a second lien, or 700 for a first lien?
  • Does the combined loan-to-value stay within the tier?
  • Does the property avoid the ineligible list?
  • Are you comfortable with a variable rate and at least 80% drawn at closing?

Every parameter above is subject to underwriting, and the lender’s own calculation governs. The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

How long do I have to own the rental before I can apply?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Do I need tax returns or pay stubs?

No. The line is reviewed on the rental’s income, with no traditional personal-income documentation, W-2s or personal income calculation, subject to lender guidelines. The lease, credit report and valuation are all still documented and reviewed.

Can my LLC be the owner on title?

Yes, subject to lender program eligibility. The LLC’s members sign as guarantors. If a title holder is not a borrower, that person signs a non-borrowing owner acknowledgment and the security instrument.

What if one of my units is empty?

A two-to-four-unit property may have at most 1 vacant unit. The empty unit is tested at market rent from the appraisal. A lease is still required for the building.

Can I draw only a little of the line and keep the rest for later?

Not at closing. At least 80% of the line is drawn at closing, and the closing draw is never under $50,000. After that, each draw must be at least $5,000, during the 5-year interest-only draw period.
