How to Qualify for a DSCR HELOC for Portfolio Investors Holding Rentals in an LLC

How to Qualify for a DSCR HELOC for Portfolio Investors Holding Rentals in an LLC

The Quick Read: A DSCR HELOC is a revolving line on a non-owner-occupied rental that qualifies primarily on the property’s rent covering a stress payment on the whole credit limit at 1.10x or better, with an LLC allowed on title, rather than on the owner’s personal income, subject to lender guidelines and underwriting. The line sits behind the first mortgage you keep, or stands alone as a first lien on a rental with no mortgage. Most of the work is getting the structure, the title and the coverage test right before you apply.

  • Income: the rent qualifies the line, with no traditional personal-income documentation, W-2s or personal income calculation, subject to lender guidelines.
  • Credit: a 720 score on a second lien, or 700 on a first lien.
  • Leverage: up to 70% combined loan-to-value on a second lien, and up to 75% loan-to-value on a first lien at the top tier.
  • Size: lines start at $50,000 and run to $500,000 on a second lien and to $1,000,000 on a first lien.
  • Title: the LLC can stay on title, and its members sign as guarantors.

What Does “DSCR HELOC” Actually Mean for an LLC Portfolio?

The label covers several different products, and the difference decides whether your LLC can stay on title. Lenders and websites apply it to a cash-out refinance, a closed-end second mortgage, a revolving line qualified on rent, and an equity line qualified on the owner’s personal credit and debt ratios.

This article means the revolving line qualified on rent. Across Lendmire’s wholesale network, that line is written on a non-owner-occupied one-to-four-unit rental. It is never a line on your own home or a second home. It is also never closed together with a purchase.

The personal-income version of an investment-property HELOC is a separate program with its own rules. Many of those programs write only to individuals or revocable trusts. If a lender tells you an LLC cannot hold title, ask which of these structures it is describing before you assume the answer applies to a rent-qualified line.

Lendmire’s complete DSCR loans guide covers the broader loan family.

Key Terms Defined

  • DSCR: the debt service coverage ratio, meaning the rental’s gross monthly rent divided by the qualifying payment.
  • CLTV: combined loan-to-value, meaning the first mortgage balance plus the new line, divided by the property’s value.
  • Stress payment: a fully amortizing payment on the entire credit limit at a rate set above the start rate, used only to test coverage.
  • Guarantor: an LLC member who signs personally to back the line.
  • Lien position: whether the line sits behind a first mortgage (second lien) or stands first on a rental with no mortgage.

How Does the Coverage Test Work?

The test divides the rental’s rent by a stress payment on the entire credit limit, not on what you draw. The program asks for 1.10x or better, subject to underwriting. Because the whole limit is tested, an undrawn line still counts at full size.

Rent is the lesser of the appraisal’s Form 1007 market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required. On a two-to-four-unit property, at most one unit may be vacant.

The qualifying payment is principal and interest on the full line. Taxes and insurance are not part of it. On a second lien, confirm on the file how the lender treats the first-mortgage payment, because that treatment changes the ratio.

Run the math in ratios. Say a rental’s rent covers the stress payment on the full limit at about 1.25x. That clears the test. At about 1.05x it misses, even if your planned draw looks small. A smaller limit shrinks the stress payment and lifts the ratio. All of this is illustrative, and the lender’s own calculation governs.

Can the LLC Stay on Title?

Yes, on this program the LLC can be vested on title, since it is investment property only. The LLC’s members sign as guarantors. A title holder who is not a borrower on the line signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line need not match the borrowers on the first mortgage.

Expect entity documents such as articles of organization and the operating agreement, subject to program terms. Plan for the guarantors’ credit to be pulled, because the credit tier comes from the lender’s own report.

Here is why big banks often decline. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s exam procedures treat credit to acquire or improve a non-owner-occupied rental as business-purpose credit. Credit to an entity that is not a natural person sits outside the consumer-credit framework as well. A consumer-style HELOC template is built for individuals, so many large retail lenders simply do not write it to an LLC.

Business purpose does not mean no rules apply. The FDIC’s compliance manual notes that a checked business-purpose box without supporting documentation of the use of proceeds may be insufficient evidence. A Hunton law-firm analysis likewise cautions that business purpose is not the same as compliance-exempt. Keep clear records of where the money goes. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

One practical point: deeding a rental out of the LLC to qualify for a bank line gives up the liability separation the entity was formed to provide. It can also raise title-insurance and due-on-sale questions, so an attorney should review any transfer before it happens.

Which Leverage Tier Fits Your Rental?

Your tier depends on lien position and score. The figures below are ceilings, subject to underwriting, and not offers.

  • Second lien, behind a first mortgage you keep: up to 70% CLTV at a 720 score or better, on lines up to $500,000.
  • First lien, on a rental with no mortgage: up to 75% LTV at 740 or better, or 70% LTV from 700 to 739, on lines up to $500,000.
  • First-lien lines above $500,000, to $1,000,000: 65% LTV at 720 or better, which is the ceiling for those larger lines. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

A borrower who keeps a first mortgage can take only a second lien, and that lane starts at 720. A first lien exists only on a rental with no mortgage. A declining-market flag lowers the ceiling by 5 points, and Philadelphia lines carry a ceiling 10 points lower.

At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. Later draws are at least $5,000. The draw period is 5 years interest-only on the drawn balance. A 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable.

The Qualification Path, Step by Step

1. Confirm the collateral. It must be a non-owner-occupied single-family, PUD, townhome, two-to-four-unit or condominium property (warrantable or non-warrantable), or a lot up to 10 acres. Rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts and mixed-use are outside the program. So is a property listed for sale in the prior 2 months, or one with a solar lien.

2. Check the seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

3. Run the coverage number. Use the lesser of lease and market rent, tested against the full limit, unless three months of rent receipts support a lease above market.

4. Check the combined leverage. Add the first mortgage balance to the line, divide by value, and compare to your tier.

5. Confirm credit. The history needs no 30-day mortgage late in the last 12 months, and 48 months must have passed since a bankruptcy, foreclosure, short sale or deed-in-lieu.

6. Assemble the entity file. Gather the LLC’s formation and operating documents, guarantor identification and the lease.

7. Order the valuation. Lines to $400,000 use an automated valuation (confidence score 85 or better) with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal on Form 1004, 1073 or 1025. Appraisal waivers are not accepted.

8. Time the line before the next contract. Because the line is never closed with a purchase, it has to exist before you go under contract if the proceeds fund the down payment.

Reserves and cash to close are not required. Borrowers must be US citizens, permanent residents, or non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.

Which Structure Fits Which Rental?

Your situation Better fit Why
LLC rental with a first mortgage you like DSCR HELOC, second lien First mortgage stays in place
Paid-off LLC rental DSCR HELOC, first lien Standalone first lien
Score under 720 with a first mortgage DSCR cash-out refinance Second-lien floor is 720
Strong personal income, individual title Personal-income HELOC That program reads your tax file

Lendmire’s article on an investment property HELOC for portfolio investors compares the personal-income route in more depth. If your first mortgage carries terms you would hate to lose, the second lien keeps it intact. If the first mortgage is the problem, the cash-out refinance is the cleaner path.

Portfolio Logic: One Borrower, Several Rentals

Eligibility runs rental by rental, but the program’s exposure cap runs per borrower. A borrower can carry at most 5 loans or $2,500,000 with the program. Each line stands on its own property’s rent and equity, so equity does not pool across rentals.

Picture an investor with four rentals, three in one LLC and one in a personal name. One LLC rental is paid off, one has a first mortgage, and one was refinanced three months ago. The paid-off rental fits a first lien. The recently refinanced one waits out its six-month clock. The personal-name rental can use the same program.

Mixed portfolios are common, and they usually need a different answer for each property. Count the lines against the 5-loan cap before you plan the third and fourth.

If the File Misses the Test

A miss on coverage is usually fixable by changing the file, not the property. Four levers help:

  • Shrink the limit. The stress payment falls with the limit, so the ratio rises.
  • Document the rent. Three months of receipts can support a lease above market.
  • Fill the vacancy. A two-to-four-unit property may have at most one vacant unit.
  • Lift the credit tier. A higher score opens higher leverage on a first lien.

If none of these works, a DSCR cash-out refinance is reviewed on documented rent under a different test, subject to lender guidelines. The stronger option is often a different rental, one whose rent covers the line comfortably.

When Is This the Wrong Tool?

A rent-qualified line is the wrong tool when the rental barely clears coverage. Clearing 1.10x on the stress payment does not mean the property cash-flows once you draw on the line. Using the line to cover shortfalls on a rental that cannot carry its own debt can compound the problem.

It also fails when the property is in an excluded category, such as a condotel, a row home or a rural-designated parcel. It fails when you want a line under $50,000, or when you want to borrow less than 80% at closing. And it does not work on a rental you bought or refinanced inside the last six months. In those cases, a different structure serves better than forcing this one.

Frequently Asked Questions

Do I need tax returns or W-2s to get a DSCR HELOC?

No. The rent qualifies the line, so there is no traditional personal-income documentation, W-2s, pay stubs or personal income calculation, subject to lender guidelines. The lease, rent evidence, credit report and valuation are all documented. For investors whose returns show depreciation-reduced income, this is often the main appeal.

How soon after buying a rental can I open the line?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Can I keep my LLC on title if I already have a first mortgage?

Yes, subject to program terms. The line is written as a second lien behind your existing first mortgage, with combined leverage up to 70% CLTV at a 720 score or better. LLC members sign as guarantors. The first mortgage’s borrowers do not have to match the borrowers on the line. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

Does tested coverage use what I draw or the whole line?

The whole line. The qualifying payment is a fully amortizing stress payment on the entire limit, so an undrawn balance still counts. That is why a smaller limit can rescue a file that narrowly misses 1.10x.

Which states offer this program?

It is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. They are Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia and Washington. Property eligibility and underwriting still apply on each file.
