How to Qualify for a DSCR HELOC for Real Estate Investing

How to Qualify for a DSCR HELOC for Real Estate Investing

The Quick Read: A DSCR HELOC qualifies primarily on property-level rental income covering a stress payment on the whole credit limit, subject to lender guidelines. It is a revolving line, written as a standalone second lien behind the first mortgage you keep, or as a first lien on a rental with no mortgage. Your personal income is never calculated, and the LLC can stay on title. Through select programs in Lendmire’s wholesale network, the file turns on rent, equity, credit, property type and title.

  • Coverage: gross monthly rent must reach at least 1.10x the qualifying payment, subject to underwriting.
  • Leverage: a second lien reaches 70% CLTV at a 720 score or better, on lines of $50,000 to $500,000.
  • Credit: 720 minimum on a second lien, 700 on a first lien.
  • Seasoning: two six-month clocks, covered below.
  • Footprint: offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.

What Is a DSCR HELOC?

A DSCR HELOC is a home equity line of credit on a rental, qualified on the rent instead of your paycheck. DSCR stands for debt service coverage ratio. It asks one question: does the rent cover the payment on the debt?

A HELOC is a revolving line. You borrow against a limit during a draw period, then repay. The CFPB explains that borrowing stops after the draw period and a repayment period begins.

“DSCR HELOC” is a market label, not a single standard product. Some products sold under that name still underwrite the borrower’s income. Ask what is actually tested before you apply.

Here is how the three common options differ.

Factor DSCR HELOC Bank HELOC on a rental DSCR cash-out refinance
What is tested Rent versus stress payment Your income, credit, equity Rent versus new payment
Existing first mortgage Stays in place Stays in place Replaced
Structure Revolving line Revolving line One lump sum
Title LLC allowed Often refused LLC commonly allowed

The LLC point matters. BiggerPockets members have reported that some banks decline non-owner-occupied lines when an LLC holds title. The DSCR program here allows LLC vesting, subject to program terms.

Why Do Big Banks Rarely Offer This?

NerdWallet says a HELOC on an investment property is not offered by all lenders, and qualification is strict. It adds that lenders see higher default risk than on a primary home.

The conventional version leans on personal debt-to-income, which NerdWallet puts at roughly 40% to 50%. That is the bank rule, not this program’s. The DSCR version replaces the income test with a rent test, which is why investors with many properties or business income often look here.

How Does Underwriting Actually Work, Step by Step?

Underwriting follows a sequence. Know it and you can self-check before anyone pulls your credit.

Step 1: Pick the collateral

The line attaches to one rental. Equity does not pool across properties. It must be a non-owner-occupied one-to-four-unit property. Your own home and second homes are out.

Step 2: Confirm the lien position

You have two paths. If you keep a first mortgage, the line is a standalone second lien behind it. If the rental has no mortgage, the line is a standalone first lien. It is never closed with a purchase and never a third lien. The borrowers on the line need not match the borrowers on the first mortgage.

Step 3: Establish rent

A lease in place is required. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. On a two-to-four-unit property, at most one unit may sit vacant.

Step 4: Run the coverage test

Divide gross monthly rent by the qualifying payment. The minimum is 1.10x. The qualifying payment is a fully amortizing principal-and-interest payment on the entire credit limit at a stressed rate, not just the drawn balance. Taxes and insurance are not part of it.

Picture a rental whose rent covers that stress payment about 1.2x. It clears. Drop to 1.05x and it does not, even if you plan to draw only part of the line. On a second lien, confirm on the file how the lender treats the first-mortgage payment, because the lender’s own calculation governs.

Step 5: Check combined leverage

Combined loan-to-value (CLTV) is the first mortgage balance plus the new line, divided by value. The tiers below are ceilings, subject to underwriting.

Lien Credit score Maximum leverage Line size
Second lien 720 or better 70% CLTV $50,000 to $500,000
First lien 740 or better 75% LTV Up to $500,000
First lien 700 to 739 70% LTV Up to $500,000
First lien 720 or better 65% LTV Above $500,000, to $1,000,000

Below 720 there is no second-lien tier. A declining-market flag lowers the ceiling by 5 points, and Philadelphia lines carry a ceiling 10 points lower.

Step 6: Credit review

You need no 30-day mortgage late in the last 12 months. Allow 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu. Borrowers must be U.S. citizens, permanent residents, or non-permanent residents with a Social Security number. ITIN borrowers and foreign nationals are not eligible.

Step 7: Valuation and title

Lines up to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted. Title work is lighter on smaller second liens and fuller on first liens and larger lines.

Step 8: Draw terms

The draw period is five years, interest-only on the drawn balance. Then a 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable.

How Does Seasoning Work?

Two six-month clocks apply. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

So this line cannot fund its own purchase. You buy first, wait, then borrow against the equity.

Your situation Realistic next step
No rental yet Buy with a purchase loan; revisit after seasoning
Own a home, no rental A rental purchase comes first
Rental bought recently Wait out both clocks
Seasoned rental with equity Run the coverage and CLTV test

What Does the Draw Structure Mean for You?

This is not a credit card to leave undrawn. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn. Later draws are at least $5,000 each.

The CFPB’s HELOC brochure notes that plans may require an initial draw or a minimum draw. Size the line to money you will actually use, because interest runs on what you draw.

The CFPB also warns that payments are often significantly higher once repayment begins. The stress test on the full limit exists for that reason. A variable rate means your cash flow can drift as well.

What Disqualifies a File?

Most failures fall into a few buckets. Check them before you apply.

Issue Why it fails Alternative
Rural-designated property Outside this lane A DSCR cash-out through another program
Row home, condotel, leasehold Not eligible property types Other programs may fit
Listed for sale in the prior 2 months Disqualified Wait it out
Solar lien Disqualified Pay off or restructure
Credit below 720 with a first mortgage No second-lien tier Build credit or consider a cash-out
Rent below 1.10x on the stress payment Coverage test fails Pay down the first mortgage or reduce the line

Eligible types include single-family, PUD, townhome, two-to-four units, warrantable and non-warrantable condominiums, and lots up to 10 acres. Exposure is capped at five loans or $2,500,000 per borrower with the program.

What Documents Are in the File?

“No income documents” does not mean no documents. Expect a lease, rent receipts if you are counting a lease above market, a credit report, the valuation, title work, hazard insurance covering both liens, and flood coverage where required. If an LLC holds title, add entity documents. Members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment.

You will not provide tax returns, W-2s, pay stubs or a debt-to-income calculation. No reserves and no cash to close are required, all subject to lender guidelines.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

HELOC or Cash-Out Refinance?

A cash-out refinance replaces your first mortgage. A DSCR HELOC leaves it alone. That single difference usually decides the question.

Lean toward the HELOC when:

  • You hold a first mortgage you would not want to replace.
  • Your needs come in stages, though remember the closing draw rule.
  • You want the LLC to stay on title.

Lean toward a cash-out when you need a larger amount than a $500,000 second-lien line, your score falls under 720, or you want one fixed structure. A broker who sees many programs can compare both on the same rental. For deeper background, Lendmire’s complete DSCR loans guide covers the wider loan family.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Do I need tax returns or W-2s?

No. The rent qualifies the line, so there is no traditional personal-income documentation, W-2s, pay stubs or personal debt-to-income calculation, subject to lender guidelines. You still document the lease, credit, valuation and title.

Can an LLC-owned rental qualify?

Yes, subject to program terms. The LLC can hold title on an investment property. The members sign as guarantors, and a title holder who is not a borrower signs the required acknowledgment and security instrument.

How soon after buying a rental can I apply?

Two six-month clocks apply. The line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Does the coverage test use the amount I draw or the full limit?

The full limit. The qualifying payment is principal and interest on the entire credit limit at a stressed rate. Drawing less later does not change how the file was tested.
