How to Qualify for a DSCR HELOC on an Investment Property for Owners Comparing Lenders

How to Qualify for a DSCR HELOC on an Investment Property for Owners Comparing Lenders

The Quick Read: You qualify mainly on the rental’s income, not your own. The rent has to cover a stress payment on the whole credit limit at a coverage ratio of at least 1.10x, subject to lender guidelines. The line also has to fit the leverage tiers for your credit score, and the property has to pass the eligibility screen.

  • The line is a standalone second lien behind the first mortgage you keep, or a standalone first lien on a rental with no mortgage.
  • Coverage minimum: 1.10x, tested on the full line, not just the drawn balance.
  • Second-lien leverage tops out at 70% combined loan-to-value (CLTV) with a 720 score. First-lien leverage reaches 75% at 740 or better.
  • Documentation: no traditional personal-income documents, W-2s, pay stubs or personal income calculation are required, and your LLC can stay on title, subject to program terms.
  • Offered through 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.

Here is how a broker who shops several wholesale lenders reads a DSCR HELOC request, step by step. For the full background on the loan family, see the complete DSCR loans guide.

What Is a DSCR HELOC, Exactly?

A DSCR HELOC is a revolving line of credit secured by a rental you own. The rental’s income qualifies it. It applies to one-to-four-unit, non-owner-occupied property only. It is never a line on your own home or a second home.

The line structure is the same one any home equity line uses. The CFPB describes a HELOC as an open-end line with a draw period, followed by a repayment period when you can no longer borrow. Here the draw period is 5 years, interest-only on the drawn balance. Then a 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable.

Two terms to define before going on. DSCR is the debt service coverage ratio: the rent divided by the payment the lender tests it against. CLTV is combined loan-to-value: your first mortgage balance plus the new line, divided by the property’s value.

Which “DSCR HELOC” Are You Actually Being Offered?

Ask this first, because the label gets stretched. Owners comparing lenders run into at least four different products wearing similar names.

Product Structure Qualified on
DSCR HELOC Revolving line, second or first lien Rent coverage
DSCR cash-out refinance One-time new first mortgage Rent coverage
Closed-end second Lump sum, fixed schedule Varies
Personal-income rental HELOC Revolving line Your income and DTI

The difference between a line and a lump sum matters. A line lets you draw again during the draw period. A cash-out refinance replaces your first mortgage with a larger one. If your first mortgage is one you want to keep, the line is the tool that leaves it alone.

Ask each lender which of these it is quoting. Then compare like with like.

Step 1: Does the Property Pass the Screen?

Start with the property, because it is a more affordable thing to check. Most failures happen here.

Eligible property types include single-family, PUDs, townhomes, two-to-four units, and warrantable and non-warrantable condominiums. Lots up to 10 acres also work. A two-to-four-unit building can have at most one vacant unit. You also need a lease in place.

Outside this program: rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts and mixed-use. A property listed for sale in the prior 2 months is out. So is one with a solar lien.

Short-term rentals deserve a flag. A nightly-rate rental does not fit neatly into a lease-based test. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Step 2: Does the Rent Cover the Test Payment?

The core test is simple arithmetic. Gross monthly rent divided by the qualifying payment must reach 1.10x or better.

The qualifying payment is the part owners miss. It is a fully amortizing payment on the entire credit limit, at the start rate plus 2 percentage points. That is a stress payment. It is principal and interest only. Taxes and insurance are not part of it.

Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. The appraiser documents market rent on Form 1007, the single-family rent schedule, as Fannie Mae’s appraiser guidance describes it. A two-to-four-unit building uses the 1025 form instead.

Here is the catch: because the test runs on the whole line, a bigger line needs more rent. Picture two owners with the same duplex. One asks for a modest line and clears 1.10x with room to spare. The other asks for the maximum and lands under 1.10x. Same rent, same property, different answer. The fix is almost always a smaller line.

On a second lien, confirm on the file how the lender treats the first-mortgage payment in its coverage calculation. The lender’s own calculation governs, and any figures here are illustrative.

Step 3: How Much Equity Can You Actually Reach?

The maximum line is the leverage cap times the value, minus every lien already on the property. The cap depends on lien position and credit score.

Second lien, behind the first mortgage you keep:

  • Up to 70% CLTV at a 720 score or better.
  • Lines run from $50,000 to $500,000.
  • No second-lien tier exists below 720.

First lien, on a rental with no mortgage:

  • 75% loan-to-value (LTV) at 740 or better, on lines to $500,000.
  • 70% LTV from 700 to 739.
  • 65% LTV on lines above $500,000, up to $1,000,000. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

A declining-market flag lowers the ceiling 5 points. Philadelphia lines carry a ceiling 10 points lower. All figures are ceilings through select programs, never offers, and subject to underwriting.

Compare that with what the market usually says. NerdWallet notes that a rental HELOC can be harder to get than one on a primary home because lenders see higher default risk, and it lists tenant proof, reserves and a debt-to-income test. A DSCR line drops the income test. Reserves are not required on this program.

Step 4: Credit, Title and Entity

Credit is a simple gate. You need 720 for a second lien and 700 for a first lien. The tier comes from the lender’s own credit report. Mortgage history must show no 30-day late in the last 12 months. You need 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu.

Eligible borrowers are US citizens, permanent residents, and non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible here.

Your LLC can hold title, subject to lender program eligibility. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line need not match the borrowers on the first mortgage.

One more point matters if you keep a first mortgage: hazard insurance has to cover both liens, with flood coverage where required.

Step 5: Valuation and Timing

For lines up to $400,000, the file uses an automated valuation (confidence score 85 or better) with a property inspection report, or a full interior appraisal. Above $400,000 it takes a full interior appraisal on Form 1004, 1073 or 1025. Appraisal waivers are not accepted.

Title work scales with the line. A first lien and any second lien above $400,000 get a full title policy. Smaller second liens use an owner-and-encumbrance report.

Seasoning is the waiting period after a purchase or refinance. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

What Documents Will You Still Need?

No personal income documents does not mean no file. Qualification runs on the property’s income, and that income is documented. Expect to provide:

  • A current lease.
  • Insurance declarations for the property.
  • A statement for the first mortgage, if you are keeping one.
  • Entity documents, if an LLC holds title.
  • Authorization for the lender’s credit report.

How Do You Draw and Repay the Line?

At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each.

This shapes the decision. A DSCR HELOC is not a dormant safety net you open and leave empty. You start borrowing on day one, and the payment starts with it. The CFPB notes that some plans require an initial draw at setup, so this is one of the first things to compare.

Key Terms Defined

  • DSCR: monthly rent divided by the qualifying payment; here the minimum is 1.10x.
  • Stress payment: the test payment on the full credit limit at a higher start rate than the actual one.
  • CLTV: your first mortgage balance plus the new line, divided by property value.
  • Seasoning: the waiting period after a purchase or refinance before a rental is eligible.
  • Second lien: a loan that sits behind your first mortgage and gets repaid after it.
  • Draw period: the years when you can borrow from the line; here, 5 years interest-only.

How Do You Compare Lenders Without a Lender List?

A broker that works with a network of wholesale lenders sees the same product written with different overlays. The best program for your situation depends on your property type, credit profile, leverage need and goals. The lenders that write this depend on those same facts. Line up these variables on each quote:

Ask this Why it matters
Lien position and CLTV cap? Sets your maximum line
Is coverage tested on the full line? A bigger line needs more rent
Lesser of lease and market rent? Sets the rent counted
Required closing draw? Starts your payment on day one
Draw and repayment periods? Shapes long-term cost
Valuation path and seasoning? Affects who can apply
Entity and property types? Decides if your LLC or condo fits
Loan count or dollar cap per borrower? Limits portfolio owners

For the rate and the pricing terms, rely on the lender’s HELOC disclosures. Compare offers on structure first, since a structure that doesn’t fit makes a better price irrelevant. Our piece on comparing HELOC lender types for investment property owners goes deeper on the lender categories.

When Does the Line Beat a Cash-Out Refinance?

Choose the line when you want to keep a first mortgage you like and tap equity in stages. Choose a cash-out refinance when you want one new loan and one payment. A DSCR HELOC is revolving and variable, while a cash-out refinance is a one-time lump sum. The CFPB draws the same line-versus-lump-sum distinction.

The payment does not pause when a tenant leaves. Model some vacancy before you draw. If you are weighing both products, see Lendmire’s DSCR cash-out refinance on investment property page.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

What If You Don’t Qualify Yet?

Most misses have a clean fix.

  • Coverage under 1.10x: request a smaller line. The stress test is on the full limit, so shrinking the limit lifts the ratio.
  • CLTV too high: a smaller line, or waiting until the first mortgage balance drops or the value rises.
  • Credit under 720 with a first mortgage: a second lien is out of reach at that score, so look at other structures. A cash-out refinance is a different program with its own rules.
  • Inside the seasoning window: wait out the two clocks.
  • Property excluded: no workaround exists on this program. A different product may fit.
  • No lease in place: get a tenant signed first.

Several exposure limits also apply. The program allows at most 5 loans or $2,500,000 per borrower.

Frequently Asked Questions

Do I need tax returns or W-2s?

No. The line qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. You still provide the lease, credit authorization, insurance and entity documents where relevant.

How soon after buying can I apply?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Can my LLC stay on title?

Yes, for investment property, subject to program terms. The LLC’s members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment.

Can I use it on a short-term rental?

That depends on the property and the lender’s guidelines. A rent test built on a monthly lease does not translate neatly to nightly rates, and Fannie Mae notes the 1007 form was not designed for short-term rentals. Confirm local rules before relying on projected income.

Does the line need to be fully drawn?

At least 80% is drawn at closing. After that, each draw is at least $5,000.
