How to Qualify for a DSCR HELOC on Investment Property in NJ for Landlords Tapping Equity

How to Qualify for a DSCR HELOC on Investment Property in NJ for Landlords Tapping Equity

The Quick Read: You qualify when the rental’s income covers a stress payment on the whole credit line, the credit score fits the lien position, and the property type is eligible, all subject to underwriting. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, so the owner’s personal income is never calculated.

  • The line sits as a standalone second lien behind the first mortgage you keep, or as a first lien on a paid-off rental.
  • Minimum coverage is 1.10x on a stress payment across the entire line, through select programs.
  • Second liens reach 70% combined loan-to-value (CLTV) at a 720 score or better.
  • Seasoning, valuation and property type are the usual reasons files stall.
  • This line is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee, so confirm availability before you plan around it.

What Is a DSCR HELOC, Really?

A DSCR HELOC is a revolving line of credit secured by a rental you own, qualified on the rent instead of your paycheck or tax returns. DSCR stands for debt service coverage ratio: monthly rent divided by the monthly debt payment. HELOC stands for home equity line of credit.

The label is not a regulated product name. Some people argue these lines don’t exist because the bank version of a rental HELOC leans on personal income. That’s true of the bank version. The rent-qualified version exists in the non-QM world (non-QM means loans outside standard agency guidelines). Across Lendmire’s wholesale network, it is a defined program with fixed rules.

The revolving mechanics match any other line. As the CFPB’s HELOC overview explains, you borrow against a limit during a draw period, then move into repayment, and the rate is usually variable.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

For the broader picture, see the complete DSCR loans guide.

Key Terms Defined

  • CLTV: combined loan-to-value, meaning the first mortgage balance plus the new line, divided by the property’s value.
  • Lien position: your place in line for repayment. A second lien sits behind the first mortgage.
  • Seasoning: the waiting period after you buy or refinance before the property is eligible.
  • Stress payment: the qualifying payment, calculated as fully amortizing on the whole credit limit at the start rate plus 2 percentage points.
  • Draw period: the stretch when you can borrow from the line.

How Does Underwriting Treat the Line, Step by Step?

Underwriting runs in a set order. Each step can stop the file.

1. Eligibility of the collateral. The property must be a non-owner-occupied one-to-four-unit rental. Single-family, PUD, townhome, two-to-four units and condominiums, warrantable or not, are eligible. Row homes, condotels, leaseholds, rural-designated property and mixed-use are not. A two-to-four-unit building can have at most one vacant unit.

2. Lien position. If you keep a first mortgage, the line is a second lien. If the rental has no mortgage, it’s a first lien. It is never a third lien, never closed with a purchase, and never a line on your own home.

3. Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

4. Credit. The lender pulls its own report. A second lien needs a 720 score. A first lien needs 700. You need no 30-day mortgage late in the last 12 months, and 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu.

5. Coverage. Gross monthly rent divided by the stress payment must reach 1.10x. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required.

6. Valuation and title. Lines to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.

7. Leverage. The CLTV or LTV tier must hold at your score.

The rent comes from an appraisal rent schedule. Fannie Mae’s Selling Guide names Form 1007 for one-unit rentals and Form 1025 for two-to-four units. Those are form names only. These loans are not agency products.

How Does the Coverage Test Work on a Line?

The test is sized on the entire credit limit, not on what you draw. That surprises people.

The qualifying payment is principal and interest, fully amortizing, on the full line at a stressed start rate. Taxes and insurance are not part of it. So a large line on a modestly renting property can fail even if you plan to draw little.

Picture a landlord with a duplex whose rent covers a $100,000 line comfortably, around 1.4x. Ask for $400,000 on the same duplex, and coverage drops toward the 1.10x floor or below, because the denominator quadrupled. The fix is a smaller line, not a different story about how much you’d draw.

On a second lien, how the first-mortgage payment enters the coverage math depends on the lender’s own calculation. Confirm on the file how it’s treated. Any illustrative arithmetic is just that; the lender’s calculation governs.

What Leverage and Line Sizes Apply?

Leverage depends on lien position and score. These figures are ceilings, not offers, subject to underwriting.

Lien Score Ceiling Line size
Second lien 720+ 70% CLTV $50,000–$500,000
First lien 740+ 75% LTV Up to $500,000
First lien 700–739 70% LTV Up to $500,000
First lien 720+ 65% LTV Above $500,000 to $1,000,000

Below 720, a borrower who keeps a first mortgage has no second-lien cell. A declining-market flag lowers the ceiling 5 points. At most 5 loans or $2,500,000 per borrower can sit with the program. No reserves or cash to close are required.

How Do the Draw and Repayment Phases Work?

You get a 5-year interest-only draw period on the drawn balance, then a 25-year fully amortizing repayment period, for a 30-year maturity. The rate is variable, so payments can change. The rate and the pricing terms come with the lender’s disclosures.

Two draw rules matter. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each.

So this is not a “set it up and leave it idle” cushion. Size the line to what you will use.

Where Does the General Rule Break?

These edge cases decide more files than credit scores do.

Bank rental HELOCs are a different animal. Large retail lenders often lean on personal income and debt-to-income, and many limit rentals or LLC ownership. Those are their rules, not this program’s.

Bank statement HELOCs. That is a separate non-QM product built on deposits, and it works differently on title. Don’t mix the two up.

Cash-out refinance. A DSCR cash-out refinance replaces your first mortgage. If your first mortgage is low-cost, a second-lien line may keep it intact. If the loan is worth replacing, cash-out can be the cleaner route.

LLC title. An LLC can stay on title, on investment property only. The members sign as guarantors, and a title owner who isn’t a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line needn’t be the borrowers on the first mortgage. Program eligibility applies.

Listed or leased wrong. A property listed for sale in the prior 2 months is out. So is one with a solar lien. A missing lease stops the file.

Borrower status. US citizens, permanent residents and non-permanent residents with a Social Security number qualify. Foreign nationals and ITIN borrowers do not.

The line doesn’t buy the next property. It produces cash. A separate purchase loan buys the property, and a line can’t close together with a purchase. The line’s payment sits on a different property than the new one.

New Jersey specifics. Nothing in the program changes by New Jersey address, but check whether a property sits in a state outside the 15 where the line is offered. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

What Does the Document File Include?

Qualifying on the rental’s income means no traditional personal-income documentation, W-2s or personal income calculation, subject to lender guidelines. It does not mean no paperwork.

Item Why it’s there
Lease in place Shows the rent
Appraisal rent schedule Sets market rent
Credit report Sets the tier
Valuation Sets the CLTV or LTV
Title and vesting papers Confirms lien and owner
Hazard insurance Covers both liens

Flood coverage is added where required. Title is a full policy on a first lien and on second liens above $400,000. Smaller second liens use an owner-and-encumbrance report.

Why Do Files Get Denied, and What Fixes Them?

Problem Fix
Coverage under 1.10x Shrink the line
Score under 720 with a first mortgage Raise the score before applying
Rental bought recently Wait out the seasoning clocks
Lease above market Document three months of receipts
Ineligible property type Check the exclusion list first
Combined leverage too high Pay the first mortgage down or ask for less

Which Route Fits Which Landlord?

Say you own a rental with a low-cost first mortgage and plenty of equity, and your score is 720 or better. A second lien keeps the first mortgage in place. That’s the textbook fit.

Consider a paid-off rental. A first-lien line works at 700 or better. A score of 740 or better opens the top 75% LTV tier on lines up to $500,000. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

The call is closer for a landlord who wants a lump sum at once and doesn’t need a revolving line. This one is a genuine toss-up: a line forces at least 80% drawn at closing, so a cash-out refinance may suit the borrower better.

Across a wholesale network, the pattern is consistent. Files rarely fail on rent alone. They fail on the full-limit stress test, on seasoning, or on a score just short of the cutoff.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Do DSCR HELOCs really exist?

Yes, through select programs in Lendmire’s wholesale network. The line is reviewed on the rental’s income, not on personal income. It is a standalone second or first lien on a non-owner-occupied one-to-four-unit rental, subject to underwriting.

How soon after buying can I apply?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Can my LLC borrow?

Yes, an LLC can hold title on investment property, subject to program terms. The members sign as guarantors, and a title holder who isn’t a borrower signs the owner acknowledgment and security instrument.

Can I keep my current first mortgage?

Yes. The second-lien version sits behind it, at up to 70% CLTV at a 720 score or better. The first mortgage balance counts in the combined figure, so heavy existing debt shrinks the line.

Do I need tax returns or reserves?

No traditional personal-income documentation, W-2s, pay stubs or debt-to-income ratio, and no reserves or cash to close are required. The lease, credit report and valuation are still documented.
