How to Reapply for a HELOC on Bank Statements After a Bank Denial

How to Reapply for a HELOC on Bank Statements After a Bank Denial

The Quick Read: Reapplying works when the denial came from how income was documented, not from credit, equity, title, or property type. Get the denial reason in writing, sort it into “follows you anywhere” or “fixable with different documentation,” then resubmit one clean deposit-based file.

  • A bank-statement line reads deposits instead of traditional personal-income documentation, so low taxable income from write-offs is the denial it can address.
  • Credit score, combined leverage, vesting, and property type follow you to every lender.
  • Investment-property lines through Lendmire’s wholesale partners cap at 70% CLTV and $500,000, with a 700 minimum score.
  • One well-prepared resubmission beats several fast tries, because each attempt adds a hard inquiry.
  • An LLC cannot hold title on these lines, so LLC-held rentals need a vesting change or a DSCR cash-out.

Rental investors get hit by this more than most. Depreciation, interest, and repairs shrink taxable income while cash flow stays healthy. A full-doc denial can say more about the tax return than the borrower. This piece walks through what a bank-statement HELOC is, how to read the denial, how to rebuild the file, and where the route breaks. For the wider picture on investor financing, see the complete DSCR loans guide.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is a Bank-Statement HELOC?

A bank-statement HELOC is a home equity line where income is computed from account deposits instead of traditional personal-income documentation. Credit, equity, and debts are still checked. It is a documentation alternative, not a skip-the-paperwork product. It is reviewed on documented income under the applicable program, subject to lender guidelines.

The general method, as Docsumo’s income-verification explainer lays it out, runs like this. The reviewer takes eligible deposits across a 12- or 24-month window. Non-income credits come out: transfers between your own accounts, loan proceeds, refunds. Business accounts get an expense factor. The result is averaged over the months. Large or unusual deposits must be sourced or they are excluded.

There is no single industry formula. Lookback and expense factor change by lender, and across a wholesale network the differences show up fast. One lender takes a flat factor on business deposits. Another will use a lower factor backed by a CPA letter. Same statements, different qualifying income.

Step One: Get the Denial Reason in Writing

Start with the notice. Under Regulation B at the CFPB, a denied applicant is owed the specific reasons or notice of the right to request them. A creditor may deny an application as incomplete, but in that case it generally must say so and identify what information was missing. If the lender only gave the right-to-request notice, the written request window is 60 days from notification. Confirm the other timing details on that page before relying on them.

Ask three things in writing:

  • Which income figure was used, and for which years?
  • Were add-backs such as depreciation applied?
  • Did income, credit, CLTV, DTI, or property type drive the decision?

A business or LLC applicant may get a thinner notice than a consumer would. Ask in writing anyway. A vague notice is a signal to push for detail, not to guess. The CFPB’s Circular 2022-03 in the Federal Register addressed adverse-action duties regardless of the technology behind the decision. Treat it as background only, and confirm its current status before relying on it.

Sort the Denial: Carries Over or Fixable?

Only an income-documentation denial improves by changing the documentation. Everything else travels with you. On the files the brokerage sees, this sorting step saves the most wasted applications.

Denial cause Follows you to a new lender? What changes the outcome
Low or negative income on the return No Deposit-based income review
Credit score below program floor Yes Fix report errors, rebuild score
CLTV too high Yes Smaller line or more equity
DTI above limit Yes Pay down debt, smaller line
Property in an LLC Yes Vesting change or DSCR cash-out
Ineligible property type Yes Different product

The DTI limit on these lines is 50% at most, 45% for scores from 600 to 679, and the ratio is tested on the interest-only payment calculated on the maximum draw. That surprises borrowers who sized a small draw and assumed the test would follow it.

Rebuild the Deposit File

A clean file is mostly boring work. Gather complete, consecutive statements for the lookback window, personal or business. Missing pages and skipped months are a common reason a deposit file stalls.

Then mark the noise. Transfers between accounts, loan funds, and one-off windfalls need a short explanation or they get stripped. Investors who commingle personal and rental money have the hardest time here. If rent deposits, security deposits, and personal pay all hit one account, label each stream before the file goes in.

If the lender uses an expense ratio and allows a CPA-documented one, get the letter. Period-match matters: the CPA letter should cover the same months as the statements. A mismatch is a preventable gap.

Next, pull your own credit reports and fix errors before the next hard pull. The free-report site practitioners point to is AnnualCreditReport.com.

Resubmit Once, and Resubmit Clean

Each application means a hard inquiry, whether or not you are approved. Experian notes that scoring models group mortgage-type inquiries made in a short window. Whether a HELOC inquiry gets that grouping depends on the scoring model, so do not count on it.

myFICO says one extra inquiry usually costs fewer than 5 points. Inquiries count toward the score for 12 months and can stay on the report up to 24 months. The denial itself is not reported. The pull is.

The cost of a hit is small. The cost of three sloppy attempts is not. Fix the cause, assemble the whole file, submit once.

The Network’s Investment-Line Parameters

On an investment property, the wholesale partners the brokerage places files with set the ceiling at 70% CLTV, for scores of 700 and up, on lines up to $500,000. Investment lines use a 5-year interest-only draw followed by a 25-year repayment period, with at least 75% of the line drawn at closing. Pricing floats and does not convert to fixed.

Primary residences and second homes follow different tables. A primary residence reaches 90% CLTV only at 720 or better, on lines up to $500,000. A second home also tops at 90% CLTV at 720 or better. Do not read a primary-residence figure as an investment figure. These are guideline ranges, subject to lender review and full file evaluation, and the product is available only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA.

Valuation is usually automated on lines of $500,000 or less. A borrower can still request a full appraisal. A higher CLTV may call for a secondary valuation.

Where the Rule Breaks: Edge Cases

LLC-titled rentals. Fee simple or leasehold title must sit with the individual borrower or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change or a different product. This is the sharpest difference from a DSCR loan, which can be made to an LLC, subject to lender program eligibility.

Personal versus business statements. Business accounts take an expense factor. Personal accounts usually need supporting evidence that the business operates. Commingled accounts need the cleanest deposit sourcing.

Rental income deposits. Rent deposits may be treated differently from business revenue by a given lender. Ask which bucket your deposits fall into before assuming.

“Stated” HELOCs. The label is loose market talk. Anything marketed that way still verifies something. For a closer look, see Lendmire’s piece Bank Statement HELOC vs Stated HELOC After a Full-Doc Denial.

Property and exposure limits. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned property are not eligible. A borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible. Bankruptcy needs 4 years of seasoning from discharge or dismissal, and foreclosure-family history is seasoned at 7 years for a foreclosure and 4 for a deed-in-lieu, pre-foreclosure, or short sale on investment files.

When the HELOC Route Fails: DSCR Cash-Out

Sometimes the line is limited by CLTV, title, or credit rather than income. Then the realistic alternatives are a smaller line or a cash-out refinance on the rental itself.

A DSCR cash-out reads the property differently. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Across most of the network, cash-out tops out around 75% LTV on standard rentals, with about 6 months of seasoning the common expectation. Credit floors start around 620 in parts of the network, most programs want about 660, and 700 and up unlocks the strongest leverage. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders).

Coverage of 1.00 is where select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Clearing 1.00 does not mean positive cash flow, since repairs, vacancy, management, and capex sit outside the calculation.

Reserves vary by lender, leverage, size, and transaction, commonly around 6 months of PITIA. For the refinance side, Lendmire’s article on getting a bank statement HELOC after a full-doc denial covers the line-first route in more depth.

Picking between the two comes down to the real constraint:

If the problem is Better fit
Tax-return income too low Bank-statement HELOC
Property already in an LLC DSCR cash-out
Income fine, equity thin Smaller line or wait
Credit below program floor Repair credit first

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

CLTV: Combined loan-to-value, the total of all liens on the property divided by its value.

DTI: Debt-to-income, your monthly debt payments divided by your monthly income.

Expense factor: The share of business deposits treated as costs, removed before income is averaged.

Lookback window: The 12 or 24 months of statements the reviewer averages.

Hard inquiry: A credit pull tied to an application, recorded whether or not you are approved.

DSCR: Debt service coverage ratio, monthly rent divided by the full monthly property payment.

Frequently Asked Questions

Does a denial hurt my credit score?

The denial is not reported. The hard inquiry from the application is, and myFICO says one extra inquiry usually costs only a few points. It counts toward the score for 12 months.

Will another lender fix a credit or CLTV denial?

No. Credit, combined leverage, title, and property type problems follow you. Only an income-documentation denial is helped by switching to a deposit-based review.

Can I use a bank-statement line on a rental held in an LLC?

Not on these lines. Title must be held by you or a revocable living trust. An LLC-held rental needs a vesting change, or a DSCR cash-out, which is available subject to program terms.

How many bank statements do I need?

Programs commonly review 12 or 24 months of consecutive statements, and lenders set their own lookback. Missing months are a common reason files stall, so gather the full window first.

Is a bank-statement HELOC the same as no documentation?

No. Credit, equity, debt, and the deposits themselves are all reviewed.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Investor loan programs run across 41 markets, including Washington, D.C., with the HELOC product limited to the 16 states listed above.
