How to Refinance a $3 Million Mortgage With Bank Statements

How to Refinance a $3 Million Mortgage With Bank Statements

The Quick Read: A self-employed borrower with a $3 million balance can refinance on bank statements when a lender converts twelve or twenty-four months of eligible deposits into monthly income after an expense ratio, then tests that income against the new obligation, credit, reserves, and a leverage limit that steps down as the loan grows. The loan still gets full underwriting. The income is documented through deposits instead of the tax return.

  • Leverage: On a primary-residence rate-and-term refinance in the $3,000,000 to $3,500,000 band, the ceiling is typically 75%. Cash-out on the same file is typically 65%, with a 720 credit tier.
  • Statements: Twelve or twenty-four consecutive months of personal or business statements. Business accounts need at least 25% ownership.
  • Ratios: Debt-to-income up to 50%. Pricing and available terms vary by lender, borrower profile, property type, and full underwriting review.
  • Reserves: Nine months at this size, and cash-out proceeds cannot satisfy them above the super-jumbo line.
  • Above $4,000,000: Every file is reviewed case by case before submission.

All figures are ceilings through select wholesale programs, subject to full underwriting. They are not a commitment to lend.

Can You Refinance a $3 Million Mortgage This Way?

Yes, on both a rate-and-term refinance and a cash-out refinance, through select wholesale programs. The income method is the same for each. The difference is leverage. Cash-out files carry a lower ceiling at every loan size.

Two wholesale programs cover this size. The first is a portfolio non-QM bank-statement program. It carries files from $300,000 up to $6,000,000. The second is a bank portfolio jumbo program. It accepts twelve-month-statement files up to $30,000,000 on its own ladder. That ladder begins above $4,000,000 and overlaps the portfolio program through $6,000,000. Lendmire is a broker. It compares these programs and others for each file and never lends directly.

Trade press describes bank statement loans as a non-QM route for self-employed borrowers whose traditional personal-income documentation understates what the business brings in, according to Scotsman Guide. That fits founders, physicians, attorneys, entertainers, and investors with heavy write-offs. Taxable income looks small for these borrowers while cash flow is strong.

This article focuses on the mechanics.

Key Terms Defined

Bank statement loan: A mortgage that qualifies the borrower on deposits in personal or business accounts instead of on the net income shown on a tax return.

Eligible deposits: Deposits that remain after the underwriter removes transfers between your own accounts, loan proceeds, gifts, refunds, and one-time windfalls.

Expense ratio: The share of business-account deposits that underwriting treats as the cost of running the business, so it does not count as income.

Super jumbo: A loan large enough to trigger tighter overlays. There is no universal line. In this network the overlays start above $3,500,000 on a primary residence and $3,000,000 on a second home or investment property.

Overlay: An extra requirement a lender adds on top of its base rules, such as a higher credit floor or a longer wait after a credit event.

Cash-in-hand cap: A limit on how much cash a borrower can take from a cash-out refinance, set by the program.

What Changes at $3 Million

Leverage falls as the loan grows, and the credit bar rises with it. Bank statements change how income is measured. They do not change these leverage rules. A large amount of home equity does not translate into a large cash-out check.

The ladder below shows ceilings for each loan-size band through select wholesale programs, subject to full underwriting. Second-home figures match the investment column in these bands.

Loan size Primary: rate-term / cash-out Investment: rate-term / cash-out
$2.5M–$3M 80% / 70% 75% / 60%
$3M–$3.5M 75% / 65% 60% / 55%
$3.5M–$4M 70% / 65% 60% / 55%
$4M–$5M (on review) 65% / 60% 60% / 55%

On a primary residence, the $3,000,000 to $3,500,000 band sits at the 720 credit tier. That tier rises to 760 from $3,500,000 to $4,000,000. Past $4,000,000 the figures are starting points for review, never flat promises.

Overlays also apply above the super-jumbo line:

  • A 700 credit floor.
  • A clean housing history over the past twenty-four months.
  • A 48-month wait after any credit event.
  • U.S. citizens or permanent residents only.
  • No non-occupant co-borrowers.
  • No rural property, and ten acres at most.
  • Cash-out proceeds cannot satisfy reserves.

Cash-out has its own rules. Above 60%, the portfolio program caps cash in hand at $1,500,000. The bank program publishes no such cap, but its cash-out column still governs.

Interest-only structures exist too. They change the payment structure, not the ceiling. An interest-only option never raises a cash-out limit.

How Underwriters Turn Deposits Into Income

Underwriters follow a set sequence. The result is a monthly income figure, and that figure decides the maximum payment the file can carry.

1. Choose the statement period. The portfolio program accepts twelve or twenty-four consecutive months. The bank program uses twelve. Statements must be consecutive, and transaction histories never substitute for them.

2. Gather every page. Missing pages stall more files than almost anything else.

3. Scrub the deposits. The underwriter removes transfers between your own accounts, loan proceeds, gifts, refunds, and one-time items. A large unexplained deposit usually produces a sourcing request, not a denial.

4. Apply the account treatment. Personal-account deposits count, and transfers from your own business into a personal account count in full. Business-account deposits are reduced by an expense ratio. The ratio is lowest for a service business with no employees, higher for a business with one to five employees, and highest for a business with six or more employees or any product business. An accountant-provided ratio can replace the fixed ratios. A profit-and-loss method is also available, with a cap on the income it can support.

5. Average to monthly income. Eligible deposits after the expense ratio are divided by the number of statement months.

6. Test debt-to-income. The new obligation, taxes, insurance, and every other monthly debt are measured against that income. The ceiling is typically 50%.

7. Add the non-income gates. These are credit, reserves, appraisal, and leverage. At this size they are as important as income.

Consider a modeled example, not a market figure. If the new housing obligation then consumes 40% of the resulting income and other debts consume 5%, the file lands at 45% debt-to-income. That is inside the 50% ceiling.

Appraisals follow the property. A rental typically needs a rent schedule or small-income-property report. Underwriters decide the exact form.

Personal or Business Statements, and Twelve or Twenty-Four Months?

The right choice is the one that tells the strongest, most consistent income story. Underwriters weigh the pattern, not just the total.

Choice Fits best Watch for
Personal, 12 months Owner pays self steadily Unexplained large deposits
Business, 12 months Healthy recent year 25% ownership minimum
Either, 24 months Seasonal or lumpy income A weak older year pulls the average down
Profit-and-loss method Clean books, accountant support Capped at 80%

A twenty-four-month window smooths seasonal swings. It can also hurt when the earlier year was weak. Twelve months works well when income has risen. The bank portfolio program uses twelve months only.

Pass-through money is the usual trap. Contractors and others who collect funds that belong to subcontractors or clients may face a higher effective expense ratio, or those deposits may be excluded.

Reserves, Assets, and Asset-Based Alternatives

At this loan size, reserves are typically nine months. The portfolio program requires three months up to $500,000 and six months up to $1,500,000. It requires nine months above that, plus two months for each additional financed property, to a twelve-month maximum. First-time investors need twelve months.

Above the super-jumbo line, cash-out proceeds cannot satisfy reserves. Plan to hold reserves in assets you already own. Retirement accounts count at 70% of balance, or 80% at age 59½ and older. Business funds, gifts, trusts other than a revocable living trust, unvested stock, and cryptocurrency never count.

Two asset-based paths exist for primary and second homes.

  • Asset allowance: Liquid assets are divided by 36 months when debt-to-income is at or below 60%, or by 60 months when it is above 60%. The 84-month divisor applies when assets stand alone or the loan exceeds $3,500,000. The maximum is 80% loan-to-value.
  • Assets-only: No debt-to-income test applies. U.S. liquid assets must equal the loan amount, closing costs, and sixty months of any net loss on other residential property.

Either path can rescue a borrower with thin deposits. It also tests whether the borrower has real liquidity.

Documents to Gather

Start well before the application. Underwriters want a clean paper trail.

  • Every page of each consecutive statement for the chosen period.
  • Proof of 25% or greater ownership for business accounts.
  • An accountant letter, if you want an accountant-provided expense ratio.
  • Your current mortgage statement and payoff information.
  • Asset statements for reserves.
  • Written explanations for large deposits and transfers.
  • Proof of citizenship or permanent residency above the super-jumbo line.

Avoid commingling personal and business funds in the months you plan to use. Document large transfers as they happen.

The Refinance Process, Step by Step

The process runs in phases. Each one can send the file back for more documents.

1. Scenario review. A broker checks occupancy, loan size, credit tier, and leverage against the ladder.

2. Program match. Lendmire compares portfolio non-QM and bank portfolio options against the deposits and the property.

3. Submission. Statements, assets, and the application go to the lender. Files above $4,000,000 are reviewed case by case before submission.

4. Appraisal. The value must support the leverage band, which is why the ladder matters early.

5. Underwriting conditions. Expect requests to source large deposits and confirm ownership.

6. Closing. Title and final conditions clear.

Costs and Break-Even Math

At this balance, a small change in the loan structure moves the economics. Measure the refinance against its purpose, whether that is lowering the monthly obligation, switching a loan type, or pulling cash out.

An existing prepayment penalty can erase the benefit of an early refinance. Closing costs also add up on a loan this size. Compare both to what you actually gain. A broker can run the comparison once you share your current terms.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Is Bank Statement Underwriting the Right Tool?

It depends on what proves your capacity most cleanly. Occupancy often decides it. Run a second scenario when the property is a rental.

Path What it tests Fits
Bank statements Your deposits Primary, second home, investment
Rental coverage (DSCR) Property rent vs. payment Investment property only
Asset-based Your liquidity Primary and second homes
Tax-return full doc Net taxable income Low write-offs, steady W-2

The complete DSCR loans guide explains the rental-coverage path. Programs below 1.00 coverage are available through select lenders in the network, though leverage and terms adjust. Bank statements test the person, so a strong-rent property can still fail on debt-to-income. DSCR tests the property, so a strong borrower with weak rents can fail there. At $3 million, comparing both is common.

Where the Rule Breaks

A rental versus a home you live in. Refinancing a property you do not occupy is generally a business-purpose loan. Under Regulation Z’s business-purpose exemption, it is reviewed differently from an owner-occupied mortgage. On owner-occupied files, lenders must consider at least eight repayment factors and verify what they rely on through reliable records, per the CFPB’s ability-to-repay guide. Either way, income is still documented.

A big cash-out. More cash-out raises the balance. On a bank statement file, the higher obligation has to fit inside debt-to-income. On a rental coverage file, it tightens the ratio.

Entity vesting. Holding title in an LLC is program dependent, so ask before you apply.

Property type. Warrantable condos reach 85% and non-warrantable condos 80%, subject to the size ladder. Second homes are one-unit only. Rural property is capped at 80% on ten acres or less and never above $3,000,000. A Texas 50(a)(6) home-equity loan takes a five-point leverage reduction and stops at $3,000,000 on the portfolio program.

Where it is offered. Lendmire’s consumer mortgage lending is licensed in 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. Lendmire’s piece on a bank statement cash-out on a $3 million home covers one common edge case in detail.

Why Files Stall, and How to Fix Them

  • Thin or lumpy deposits. Try twenty-four months, a profit-and-loss path, or an asset-based option.
  • High debt-to-income after the new obligation. Reduce the loan, lower leverage, or pay off other debts.
  • A lower credit tier than the band requires. Wait and improve credit before applying, or move to a smaller loan.
  • Commingled accounts. Separate them for a few months before applying.
  • Wrong occupancy assumption. If the property is a rental, price both paths.

A prior decline is useful information. Find which gate failed first. Then decide whether to change the structure or wait.

Frequently Asked Questions

Does refinancing on bank statements mean skipping documentation?

No. Deposits are documented in place of tax-return income. Credit, assets, title, and the appraisal are still verified. The loan goes through full underwriting.

Can cash-out proceeds count toward reserves?

Not above the super-jumbo line. For a primary residence that is above $3,500,000, and for a second home or investment property it is above $3,000,000. Reserves must come from assets you already hold.

How much cash can I take out on a $3 million refinance?

Proceeds are unlimited at or below 60% loan-to-value. The bank program publishes no cap. The cash-out column of the ladder still controls the maximum, and files above $4,000,000 are reviewed case by case.

Can I refinance out of a bank statement loan later?

Often, yes, but it depends on any prepayment terms and on how your income looks at that time. Compare the cost of leaving against the benefit.

What if another lender already declined me?

Identify the gate that failed: income, debt-to-income, credit, reserves, or leverage. A different expense ratio, statement period, or asset-based path may change the result, subject to lender guidelines.
