How to Find a Rental HELOC Lender as a BRRRR Investor

How to Find a Rental HELOC Lender as a BRRRR Investor

The Quick Read: Finding a lender starts with deciding which property backs the line, because a line on your primary home is easier to find, while a line on the rental itself comes from a small pool of lenders with strict rules, and either way you should plan it as rehab money repaid by a DSCR refinance. A DSCR loan (debt service coverage ratio loan) qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Most BRRRR investors use the line to buy and rehab, then pay it off with that refinance.

  • A line on your primary home and a line on the rental are different products with different lender pools.
  • On Lendmire’s network, an investment-property line tops out at 70% CLTV and $500,000, with a 700 minimum credit score.
  • Title matters: individual or revocable trust only, so an LLC-held rental generally needs a DSCR cash-out instead.
  • Interview every lender on lien position, title, valuation method, and freeze rights before you apply.
  • Clearing 1.00 on the DSCR exit is a coverage test, not proof the deal produces positive cash flow.

What Does “Rental HELOC” Actually Mean?

The phrase covers two different products. One is a home equity line of credit (HELOC) secured by the rental property itself. The other is a line secured by your own home and spent on the rental. Mixing them up wastes a lot of phone calls.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

NerdWallet says a HELOC on an investment property is possible, but the lender pool is smaller and you can borrow less than against a primary home. It also explains why: lenders see higher default risk on rentals, and not every lender offers the product. That matches what a broker sees. Many banks will happily lend against your home and say no the moment the collateral is a rental.

Factor Line on your primary home Line on the rental itself
Collateral Your residence The investment property
Lender pool Wide Narrow
Reviewed on Your credit, equity, and DTI Your credit, equity, and DTI
Main risk Your home backs a rental deal Smaller pool, stricter title rules
BRRRR fit Buy and rehab money Works only if the rental already has equity

Notice the third row. Both lines qualify on you, not on the rent. The rent only starts to matter at the exit, when a DSCR loan repays the line.

Key Terms Defined

HELOC: A revolving credit line secured by property. You draw cash during a set period, then repay.

CLTV (combined loan-to-value): Your first mortgage plus the new line, divided by the property’s value.

Lien position: Whether the lender sits first or second in line to be repaid if the property is sold or foreclosed.

Draw period: The stretch when you can borrow from the line, usually interest-only.

DSCR: Monthly rent divided by the full monthly payment on the property, including principal, interest, taxes, insurance, and any HOA dues.

Seasoning: The waiting period a lender wants after you buy before it will refinance on a new value.

Automated valuation: A software estimate of value used in place of a full appraisal.

How Do Lenders Underwrite a Rental Line?

They underwrite you first, then the equity. Across the programs Lendmire places files with, the checklist is credit score, debt-to-income ratio (DTI), and combined leverage. Rent is not the test on a HELOC, which is the sharpest contrast with a DSCR loan.

Here is how the investment-property line works on Lendmire’s network, subject to lender guidelines and full file review:

  • Leverage: a 70% CLTV ceiling on an investment property. Credit above 700 does not buy more leverage.
  • Credit: a 700 minimum, with no tier beneath it.
  • Line size: up to $500,000.
  • DTI: 50% maximum, qualified on the interest-only payment at the full line.
  • Valuation: because the line caps at $500,000, it normally runs on an automated valuation with no traditional appraisal, though a borrower can request a full one.
  • Lien position: the line can sit in first or second position.

Primary-home lines run on a different table. On a primary residence, the ceiling reaches 90% CLTV, and only at a 720-or-better credit profile. Lines on a primary can reach $750,000 within program terms. That wider table is why BRRRR investors often borrow against their own home and not the rental.

One structural detail changes how you size the line. On the network’s investment program, at least 75% of the line is drawn at closing. With a 75% minimum draw, you start paying on most of the line immediately. Size the line to the project, not to the maximum.

What Structures and Variations Exist?

Draw and repayment terms vary by program. NerdWallet describes market lines with a 10-year draw and repayment up to about 20 years. The network’s investment line runs a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Pricing floats through both periods and does not convert to fixed.

Lendmire’s primary-home lines come in two shapes: a 3-year draw with a 17-year repayment, and a 5-year draw with a 25-year repayment. Investment lines use only the 5-year and 25-year structure. A closed-end second mortgage is a third option. It is a lump sum with no future draws, which suits a one-time rehab budget better than a phased one.

Where Does the General Rule Break?

Five edge cases decide most of these searches.

Title. On the network’s investment HELOC, the borrower must hold title as an individual or in a revocable living trust. LLCs, corporations, partnerships, and irrevocable or land trusts cannot hold title. If the rental already sits in an LLC, the usual route is a DSCR cash-out refinance, subject to program terms, or a vesting change before you apply.

Property type. The investment line covers single-family homes, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.

Portfolio limits. A borrower is limited to three lines in total, and anyone with more than 15 financed properties is not eligible.

Availability. The investment HELOC is limited to 16 states where Lendmire offers full-service lending. That is narrower than the 41-market DSCR footprint. Some states also apply homestead rules to primary residences that do not reach investment properties, so a lender’s answer on one product tells you little about the other.

Freezes. The CFPB explains that a lender may stop further draws if the home’s value falls significantly or your finances change. It also warns that you could lose your home if you cannot repay. For a BRRRR investor who plans to redraw mid-rehab, that is a real planning risk.

Business-purpose treatment is a smaller edge. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. A HELOC on your own home is still a home-secured line, so do not assume the rental’s treatment carries over.

Which Property Should Back the Line?

The newly bought rental rarely works as its own collateral. A fresh purchase with a rehab ahead has little equity to borrow against, and an automated valuation will not capture the improved value. So the line almost always comes from equity you already own.

That leaves two paths.

1. Your primary home. The widest lender pool and the highest leverage table, but your residence backs the deal.

2. Another rental with equity. Eligible on the investment line if you hold title personally or in a revocable trust, with the 70% CLTV cap.

Think of the line as the bridge and the DSCR refinance as the exit. The exit is reviewed on rent against the payment, which is a different test. Across the network, 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Cash-out refinances top out around 75% LTV on a standard rental, and about six months of seasoning is the common expectation. Each lender sets its own seasoning policy, and the agency delayed-financing exception does not govern DSCR files. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Which Lender Types Are Worth a Call?

Start local and work outward. These are patterns from placing files, not guarantees about any one institution.

Lender type Why they might say yes What to expect
Credit unions Portfolio lending, flexible policies Membership required, often 1-2 units only
Community banks Keep loans on their own books Personal title, relationship-driven
Large retail lenders Standardized products Many decline rental collateral outright
Broker with wholesale access Reaches non-bank programs Eligibility set by each program

Large banks often serve you well on a primary-home line and then decline the same request on a rental. Do not read a “no” on one product as a “no” on the other.

How Do You Vet a Lender in One Call?

Most wasted weeks come from a lender who says “we do HELOCs” and means only owner-occupied. Ask these questions in order:

1. Do you lend against non-owner-occupied 1-4 unit properties, or only against my primary residence?

2. What lien position do you require?

3. Will you lend to an LLC, a revocable trust, or only to me personally?

4. Is there a cap on the number of financed properties or open lines?

5. Is valuation automated, or will you order a full appraisal?

6. What are the draw period, repayment period, and minimum draw at closing?

7. Under what conditions can you freeze or reduce the line?

8. Is there a prepayment or early-closure charge when my refinance pays it off?

Compare the whole cost of the structure, not one piece. A low first mortgage plus an expensive second can cost more overall than one new loan.

Expect to call several lenders before you find a fit. Lendmire arranges investment-property lines through select wholesale partners and is never the lender, which saves some of that shopping.

What Does a Real BRRRR Run Look Like?

These inputs are modeled assumptions, not market data. Say you own a primary home with enough equity for a line at moderate CLTV. You draw on it to buy a distressed duplex and fund the rehab. You rent both units, then refinance with a DSCR cash-out at 75% LTV on a standard rental, and the rent covers the full payment at roughly 1.25x. The refinance repays the line, and the cycle can repeat. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Now the downside. The appraisal comes in low, and the cash-out loan shrinks. The line is not fully repaid, and coverage slips toward 0.95x on the smaller rent-to-payment cushion. Select lenders in the network offer sub-1.00 coverage programs, with leverage and terms adjusted. You can also wait out seasoning and refinance when the numbers improve. Meanwhile the variable line keeps costing you, and your home still backs it. That is why exit planning comes first.

Also remember the DSCR math includes only principal, interest, taxes, insurance, and HOA dues. Repairs, vacancy, management, utilities, and capital expenses sit outside it. A 1.25x ratio does not mean positive cash flow.

HELOC, Cash-Out, or Something Else?

A HELOC suits phased needs, such as a rehab paid in draws. A cash-out refinance suits a large, one-time need. A closed-end second sits in between.

Situation Better fit
Rental held in an LLC DSCR cash-out, subject to program terms
Rehab paid in phases Line of credit
One large, one-time need Cash-out refinance
You want to keep a low first mortgage Second-lien line or closed-end second

Tax treatment varies depending on how the funds are used and how the property is held, so keep clear records and consult a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can I use an LLC to get a HELOC on a rental?

Not on Lendmire’s investment HELOC. Title must be held by you individually or in a revocable living trust. If the property is already in an LLC, a DSCR cash-out refinance is the usual alternative, or you can change vesting first, subject to lender program eligibility.

Can I open a line on the rental I am about to rehab?

Usually the equity is not there yet. A just-purchased property with a rehab ahead has little equity, and an automated valuation will not reflect the finished value. Most investors borrow against their primary home or another rental that already carries equity.

Does a HELOC change my ability to refinance later?

Yes, in two ways. The balance counts against your DTI, and the line has to be repaid at the refinance. Lenders on DSCR cash-outs look at the property’s rent against its payment, but your credit profile and any reserves still matter.

What happens if the lender freezes the line mid-project?

You lose access to unused funds and keep the balance you owe. Ask every lender what triggers a freeze, and keep a cash reserve large enough to finish the rehab without the line.

Is there a minimum credit score?

For the investment line, 700 is the floor, and 720 does not raise the 70% CLTV cap. Primary-home lines start lower, with a 600 program floor, but the 90% CLTV tier requires 720 or better.
