How Reserves Are Counted on a BRRRR Cash-Out Refinance After Hard Money?

How Reserves Are Counted on a BRRRR Cash-Out Refinance After Hard Money?

The Quick Read: A DSCR lender counts reserves as the liquid assets you still hold after closing, divided by the full monthly PITIA, and whether the cash-out proceeds from this same refinance can count toward that number is decided program by program, so most investors should plan to document reserves from funds they already own. The count is always in months of the housing payment. It is never months of personal living costs. Treat the check you expect from the refinance as unconfirmed until the lender confirms how it treats proceeds.

  • Reserves are tested after closing, not before.
  • Across most programs in the wholesale network, they commonly run around 6 months of PITIA, with a step up to about 9 months on loans above $1,500,000, subject to lender guidelines.
  • A DSCR cash-out refinance on an investment property tops out at 75% LTV, and about 6 months of seasoning is the common expectation.
  • Payoff and closing costs come out of the new loan before any cash reaches you.
  • A strong coverage ratio does not waive reserves. They are separate tests.

Lendmire is a broker. It arranges these loans through select lenders in its wholesale network across 41 markets, including Washington, D.C. Lenders set the final reserve rules, and nothing here is a commitment to lend.

Key Terms Defined

Reserves: Liquid assets left after closing, expressed as a number of months of PITIA.

PITIA: The monthly principal, interest, taxes, insurance, and any association dues on the subject property.

Payoff-only refinance: A new loan that covers only the hard money payoff and closing costs, with no cash back.

Cash-out refinance: A new loan whose proceeds exceed the payoff and costs, so cash returns to the borrower.

Seasoning: The ownership period a lender wants before it sizes a loan on appraised value instead of cost basis.

ITIA: The interest-only version of the payment, used to measure reserves on interest-only structures.

What Does a Reserve Count Actually Measure?

It measures how many months of the property’s full monthly obligation you could pay from liquid funds after the loan closes. The math is plain. Take verified liquid assets after closing. Divide by the monthly PITIA. The answer is your months of reserves.

Two points trip people up.

First, the payment includes taxes, insurance, and association dues, not just principal and interest. A property with heavy taxes needs a bigger cushion than the loan balance alone suggests.

Second, “reserves” means two different things in BRRRR talk. One is the cash you keep during the rehab and hold to survive carry costs and surprises. The other is the lender’s post-closing liquidity requirement. They overlap in your bank account, but they are not the same test. Hard money is interest-only, so you pay the carry out of pocket during the hold. That drains the same cash you will later need to show as reserves.

Plan for both. Many BRRRR explainers treat the strategy as a buy, rehab, rent, refinance, and repeat cycle, and the refinance step is where the lender’s reserve test finally appears.

How Many Months Do DSCR Lenders Ask For?

Across the network, reserves vary by lender, leverage, loan size, and transaction type. About 6 months of PITIA is the common reference point on a DSCR cash-out refinance. Loans above $1,500,000 typically step up to about 9 months.

Conservative rate-and-term files at modest leverage under that loan size can see reserves waived on some programs. A cash-out is a different transaction. Do not carry a waiver you saw on a rate-and-term file over to a cash-out file.

Some lenders in the network count differently when the loan is interest-only. They measure reserves against the interest-only payment instead of the fully amortizing one. Interest-only structures and extended terms are available through select lenders, and the reserve math follows the structure, so ask which payment the lender uses.

Two more edge cases come up:

  • Some programs ask for more reserves from a first-time rental investor. Whether yours does depends on the lender.
  • On a subject-property DSCR loan, reserves generally are not stacked against your other financed rentals. A conventional lender may require cumulative reserves across every financed property. The DSCR file usually measures the subject property only.

Which Assets Count as Reserves?

Liquid, documented, seasoned funds count. Illiquid or borrowed funds generally do not. Treatment of retirement and brokerage accounts varies by lender.

Asset Typical treatment
Checking and savings Counts at full value
Retirement accounts May count at a discount
Brokerage accounts May count at a discount
Home equity Generally does not count
Crypto Generally does not count
Receivables Generally does not count

Reserves are typically verified at the guarantor level. That means the same cash cannot be counted twice across two files. If you close two refinances in the same stretch, show each lender separate or sufficient funds.

If the property sits in an LLC, the reserves usually still come from the guarantor’s accounts. Entity eligibility is subject to lender program requirements, so confirm the vesting plan before you move any deed.

Can Cash-Out Proceeds Satisfy the Reserve Requirement?

Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

It depends on the program, and the network does not give one answer. Some programs let proceeds count toward the requirement. Many do not on the same loan. On larger loan tiers, the common position is that reserves must come from funds you already held, sourced and seasoned on their own.

Here is the practical split.

Situation Common treatment
Smaller cash-out, some programs Proceeds may count
Many cash-out files Proceeds generally do not count for this same loan
Larger loan tiers Reserves from funds already held
Payoff-only exit Own funds, with lighter overall requirements

The safe plan is to assume proceeds will not count. If the lender says they can, you have an upside. If you plan around them and the lender says no, you are short at the table, and that is the point where files stall.

The reasoning behind the split is simple. A lender wants cash that existed before the loan, not cash created by the loan.

Where Do Reserves Sit in the Net-Proceeds Waterfall?

They come out last, and they come out of whatever is left. The new loan is the lower of two limits: the leverage cap times appraised value, and the largest loan the rent can carry. Then the deductions run in order.

Step What happens
1. Size the loan Lower of 75% of appraised value or the rent-supported amount
2. Pay off hard money Principal, accrued interest, extension fees, any exit fee
3. Pay closing costs Including any prepayment charge
4. Fund reserves Only if the program lets proceeds count
5. Cash to you What remains, which can be zero or negative

The result can be negative. A DSCR lender sizing at 75% of value does not care that you hoped to pull cash. If payoff plus costs exceed the loan, you bring cash to closing.

Remember that DSCR compares rent to PITIA only. Clearing the coverage floor is not the same as positive cash flow, because repairs, vacancy, management, utilities, and capex sit outside the calculation. Coverage of 1.00 is where select programs start, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted.

A Worked Example in Percentages

Run the numbers on a rehabbed rental appraised at 100 units of value. These are modeled assumptions, not market data. Both cases assume the DSCR cash-out loan is capped at 75% of appraised value, and both assume the rent supports that loan.

Item Case A Case B
DSCR cash-out loan 75% of value 75% of value
Hard money payoff 64% of value 71% of value
Closing costs 3% of value 3% of value
Left before reserves About 8% About 1%
Proceeds count as reserves? Maybe Not enough to matter

In Case A, a program that lets proceeds count could use part of that 8% to meet the reserve requirement. If the program does not allow it, you still need the full reserve balance in your own account, and the 8% is cash to you. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

In Case B, the margin is thin. You clear the leverage cap, but almost nothing comes back, and the reserves must come entirely from your own funds. This matches the usual BRRRR rule of thumb. Motley Fool’s BRRRR definition cites keeping total purchase and rehab costs at or under 70% of after-repair value, which is a rule of thumb and not a lender rule.

A bridge loan sized at the top of its cap can break the model entirely. Accrued interest pushes payoff plus costs above 75% of value, and the DSCR cash-out loan cannot retire it. Reserves then become an out-of-pocket cash problem.

Reserves, Seasoning, and Coverage Are Separate Tests

Each test stands alone. Passing one does not waive another.

  • Leverage: A DSCR cash-out refinance on an investment property tops out at 75% LTV. Short-term-rental collateral on a cash-out caps at 70%. A rate-and-term refinance with no cash back can reach 85% LTV.
  • Coverage: Rent against PITIA, with 1.00 as the point where select programs start.
  • Seasoning: About 6 months from the recorded deed on a DSCR cash-out. Inside the window, the lender usually sizes on cost basis. After it, the lender sizes on appraised value. Lendmire’s piece DSCR Cash-Out Seasoning Tiers for a BRRRR Refinance Out of Hard Money covers the clock in detail.

The seasoning clock typically runs from title recording, not from the day the rehab ends. A deed moved into an LLC after purchase can trigger extra title review and may reset seasoning for some lenders.

A larger down payment or a bigger equity cushion does not erase reserve rules, credit floors, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Does Delayed Financing Rescue a Hard Money Purchase?

Usually not. Delayed financing is an agency-loan concept. The Fannie Mae Selling Guide sets a six-month ownership expectation on cash-out refinances and carves out a delayed-financing exception for properties bought with cash. A hard money lien on the property usually means the purchase was financed, which takes it outside that exception.

Where a DSCR lender allows an equivalent, it waives seasoning only. Coverage, leverage limits, credit, and reserves still apply.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

What Goes in the Reserve File?

Reserves must be documented with statements, not a verbal assurance. The core file for a hard money exit usually includes:

  • The settlement statement from the purchase.
  • The hard money note and draw history.
  • Bank statements showing the reserve funds.
  • Rehab invoices.
  • The lease.
  • The payoff statement with its lien release.

Show where the money came from if a large deposit appears. Funds that landed recently can draw questions about source and seasoning.

Work backward from the hard money maturity. Hard money terms run 6 to 18 months and are interest-only, with no multi-year options. Investors who need a longer runway refinance into long-term rental financing. Lendmire brokers that path through its hard money exit refinance program, subject to lender guidelines.

A reverse plan looks like this:

1. Decide early whether the exit is payoff-only or cash-out.

2. Get the reserve funds into an account that will show clean statements.

3. Keep the carry costs from draining that account.

4. Confirm with the lender how it treats proceeds before you plan around them.

What If You Come Up Short on Reserves?

You have four options, and none involves a trick.

  • Take a smaller loan. A payoff-only structure needs less equity cushion and often carries lighter requirements.
  • Bring funds in. Move verified liquid assets into the account the lender will review.
  • Ask about proceeds. On some programs, cash-out proceeds can count. The answer is lender by lender.
  • Wait. More time can add seasoning, rent history, or savings.

Do not move home equity, crypto, or receivables into the plan and expect them to count. Most programs treat them as non-liquid.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Do cash-out proceeds count as reserves on a BRRRR refinance?

Sometimes, but plan as if they do not. Some programs let proceeds count toward the requirement, while many treat cash pulled from the same deal as ineligible for that same loan. Larger loan tiers generally want reserves from funds you already held. Ask the lender in writing before you rely on the check.

How many months of reserves does a DSCR cash-out refinance need?

Commonly around 6 months of PITIA, stepping up to about 9 months on loans above $1,500,000, subject to lender guidelines. Some rate-and-term files at modest leverage under that loan size see reserves waived, but a cash-out is a different transaction. Interest-only structures may measure reserves against the interest-only payment.

Can I use a retirement account for reserves?

It may count at a discount, depending on the lender. Checking and savings count at full value. Home equity, crypto, and receivables generally do not count as liquid reserves in most programs. Statements are required, and the funds are typically verified at the guarantor level.

Does a high DSCR waive the reserve requirement?

No. Coverage and reserves are separate tests. A strong ratio can improve pricing and leverage, but the lender may still expect reserves after closing, and those can absorb cash-out proceeds. Remember too that clearing the coverage floor does not mean the property cash flows after repairs, vacancy, and management. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

How long must I own the property before a cash-out refinance?

About 6 months of seasoning is the common expectation on a DSCR cash-out refinance, measured from title recording. Inside that window, lenders usually size on cost basis. After it, they size on appraised value. If nothing comes back after payoff and closing costs, the loan is generally treated as rate-and-term, with lighter seasoning depending on the program.
