The Quick Read: An investment property HELOC is a revolving line of credit secured by a rental you own. It is reviewed mainly on your personal credit, income, and debts, not on the rent. On our wholesale network, the line caps at 70% combined loan-to-value (CLTV) and $500,000 on an investment property, subject to lender guidelines.
- Investment lines top out at 70% CLTV on an investment property, no matter how strong your credit is above 700.
- The line itself is limited to $500,000 on an investment property.
- Title must sit with you personally or in a revocable living trust. An LLC cannot hold title.
- Florida charges closing taxes on the recorded mortgage amount, so an oversized line costs more on day one.
- A DSCR cash-out refinance reads the property’s rent instead of your personal income, and it can stay in an LLC subject to lender program eligibility.
This article explains the mechanics for owners in Santa Rosa County and anywhere else. Florida is one of the 16 states where Lendmire arranges these equity lines.
How large a line the equity supports in Florida.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
What Is an Investment Property HELOC?
A home equity line of credit (HELOC) lets you borrow against equity, which is the property’s value minus what you owe on it. You borrow, repay, and borrow again up to a limit. The Consumer Financial Protection Bureau describes it as open-end credit that you can generally draw on at any time during the draw period.
On a rental, the line is secured by the rental itself, not by your own home. Lenders treat that as a riskier loan, so the rules are tighter than on a primary residence.
Market guides describe a typical 10-year interest-only draw followed by repayment of up to 20 years, usually at a variable rate, according to NerdWallet. Our network’s structure is different. An investment line runs a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Pricing floats through both periods and never converts to fixed.
One feature surprises many landlords. At least 75% of the line is drawn at closing. This is not a pure standby line, so you should size it for money you will actually use.
How Underwriting Treats the File, Step by Step
Here is the order a lender works through on an investment line.
1. Title check. The lender confirms the property is held by you as an individual or by your revocable living trust.
2. Combined leverage. The first mortgage plus the new line cannot exceed 70% of value on an investment property. Say your first lien sits at 55% of value. The line can then reach roughly 15 points of value, up to the $500,000 cap.
3. Valuation. Because the line cannot exceed $500,000 on an investment property, it normally runs on an automated valuation instead of a traditional appraisal. A higher CLTV may call for a secondary valuation, and you can always ask for a full appraisal.
4. Credit. The minimum score is 700. A single-bureau score keyed to the primary wage earner is used, and the report cannot be more than 90 days old at closing.
5. Debt-to-income (DTI). The maximum is 50%. The lender reviews your file on the interest-only payment calculated on the maximum draw, even if you draw less.
6. Property and exposure. The lender checks eligible property type and your total number of lines and financed properties.
7. Closing and recording. The new mortgage is recorded against the rental, and the line opens.
Notice what is missing: the rent. A HELOC is judged on you, not on the lease. Landlords with many rentals can hit the DTI ceiling long before they run out of equity.
Santa Rosa Florida Landlords and the Title Problem
Title decides this product. Fee simple or leasehold interest must be held by you personally or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines.
Many Florida landlords moved rentals into LLCs for liability reasons. If your property already sits in an LLC, you have two paths. You can change the vesting into your own name, which deserves advice from your attorney first. Or you can use a DSCR cash-out refinance, which can often stay in the entity, depending on program guidelines.
The title rule is the sharpest structural difference between a HELOC and a DSCR loan. It is worth checking before you spend time on anything else.
Structures and Variations
An investment line comes as a standalone line in first or second lien position. A second-lien line leaves your existing first mortgage in place. A cash-out refinance replaces it. That difference matters most when your first lien is one you want to keep.
Other limits shape the product:
- Line sizes run from $25,000 to $750,000 overall, but anything above $500,000 is primary-residence only. Investment lines stop at $500,000, and there is no larger investment tier.
- Credit above 700 does not buy more leverage on an investment property. Both the 700 and 720 tiers reach the same 70% CLTV.
- You can hold up to three lines, and an owner with more than 15 financed properties is not eligible.
- Later draws carry a minimum amount, which varies by program and state.
Primary-residence and second-home lines reach higher, up to 90% CLTV, but only with a credit profile of 720 or better. That higher figure never applies to a rental, and it is not a number to plan around for an investment property.
Eligible property types are single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible.
Where the General Rule Breaks
The rule of thumb is that a HELOC lets you tap equity without touching your first mortgage. Several edge cases bend it.
The LLC rental. Covered above. Title ends the HELOC path unless you retitle.
Past credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure needs 7 years, and a deed-in-lieu, pre-foreclosure, or short sale needs 4.
The rental is the collateral. If you default, the lender can foreclose on that rental. Experian notes that your primary home usually is not at risk unless the lender requires additional collateral or a personal guarantee. A personal guarantee changes the picture, so read the closing documents closely.
Florida closing taxes. Florida applies documentary stamp tax (35 cents per $100 of indebtedness) and a nonrecurring intangible tax (2 mills on the amount financed) to a recorded mortgage, according to Starfield & Smith. The law firm also explains that the taxes are due when the mortgage is recorded in Florida, even if the note is signed elsewhere. Whether they hit the full line or only each draw depends on how the instrument is drafted. Expect the full line, since at least 75% is drawn at closing anyway. Oversizing a line raises your day-one cost permanently, so borrow what you need.
A line on your own home. If you tap your primary residence to buy a rental, different rules apply. Some lines on a home restrict renting it out, so read the terms. The primary-residence ceiling is a separate matrix and does not apply to the rental.
Variable payments. The draw ends and repayment starts. On this network, that step moves from interest-only to a fully amortizing payment over 25 years. Plan for the payment jump now, not when the draw ends.
Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
HELOC or DSCR Cash-Out: How the Decision Looks
A DSCR loan compares the rent to the full monthly obligation of principal, interest, taxes, insurance, and any HOA dues. DSCR means debt service coverage ratio. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Our complete DSCR loans guide walks through the full product.
| Factor | Investment HELOC | DSCR cash-out |
|---|---|---|
| Reviewed on | Your credit, income, DTI | Property rent vs. payment |
| Leverage | 70% CLTV, investment property | About 75% LTV, standard rental |
| Size | Up to $500,000 | Up to $3,000,000 on standard programs |
| Title | You or revocable trust | Can often stay in LLC |
| First mortgage | Stays in place | Replaced |
| Structure | 5-year draw, 25-year repayment | 30-year fixed spine |
Coverage of 1.00 is where many select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.
Consider a scenario. A landlord owns three rentals in personal name, holds a first mortgage worth about half the property’s value, and wants phased renovation money. The HELOC fits well, because the first lien stays and she draws on a line she controls. The numbers change if she holds those rentals in an LLC, owns many financed properties, or has a crowded balance sheet. Then a DSCR cash-out reads the rent instead of her personal DTI, so it may fit better.
A different landlord has a large first mortgage and wants to refinance into a longer fixed term. A HELOC adds a second payment on top.
DSCR cash-out files generally want about 6 months of seasoning, and reserves commonly run around 6 months of PITIA (principal, interest, taxes, insurance, and association dues). Those reserve figures vary by lender, leverage, loan size, and transaction type.
Across the network, the strongest files clear both tests: enough equity and enough rental coverage. A larger down payment or smaller loan can lift coverage, but it never erases leverage caps, credit floors, reserve rules, or property eligibility.
Key Terms Defined
CLTV (combined loan-to-value): All loans secured by the property, added together, divided by its value.
Draw period: The stretch when you can borrow from the line and pay interest only.
Repayment period: The stretch after the draw ends, when you pay principal and interest and can no longer borrow.
Lien position: Whether your loan sits first or second in line for repayment if the property is sold in default.
DTI (debt-to-income): Your monthly debt payments divided by your monthly income.
Vesting: The name or entity that legally holds title to the property.
Frequently Asked Questions
Can a landlord in Santa Rosa County use an LLC for a HELOC?
Not on this network. The line must be vested in you personally or in a revocable living trust. If the rental already sits in an LLC, a DSCR cash-out refinance may keep it there, subject to program terms.
How much can I borrow against a rental?
Up to 70% CLTV on an investment property, with a maximum line of $500,000. Your first mortgage counts toward that 70%, so the usable amount is whatever remains after it.
Will I need an appraisal?
Usually not. Lines at or below $500,000 normally use an automated valuation, which covers every investment line. A higher CLTV may require a secondary valuation, and you can request a full appraisal.
Does a HELOC qualify me on rent like a DSCR loan?
No. The HELOC is reviewed on your credit, income, and debts, with a 50% maximum DTI calculated on the interest-only payment at the maximum draw. A DSCR loan reads rent against the payment.
Do Florida closing taxes apply to the whole line?
Plan on it. Florida taxes the mortgage amount recorded, and at least 75% of the line is drawn at closing. Exact treatment depends on how the instrument is drafted, so ask for the numbers before you choose a line size.
