Top Bank Statement HELOC Providers After a HELOC Denial Despite Having Equity

Top Bank Statement HELOC Providers After a HELOC Denial Despite Having Equity

The Quick Read: The right provider depends on why the first lender said no, and equity is only one of several tests. A bank statement program fixes one problem, which is how self-employed income gets measured, and it does nothing for credit, combined leverage, or title.

  • Equity sets how much room exists. Credit, debt-to-income, income documentation, property type and vesting decide whether the file passes.
  • A bank statement review measures income from deposits instead of tax-return net income.
  • On an investment property, the network’s ceiling is 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line.
  • On a primary residence, the ceiling reaches 90% CLTV, but only at a 720-or-better credit profile.
  • This article names no lenders. Lendmire is a mortgage broker, and the fit comes from matching the denial reason to a program.

A “top provider” list would mislead you here. The lender that works for a self-employed owner with a clean title is the wrong lender for an LLC-held rental. Equity lines also work differently from DSCR loans, so the sections below separate the two.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Why Do Lenders Deny a HELOC When There Is Plenty of Equity?

Equity is the starting point, not the verdict. A line of credit lets you borrow against the value of the home minus what you owe, which is how the CFPB defines a HELOC. That tells you how much room exists. It says nothing about whether you pass.

Across the wholesale network, denials on well-equitied files usually trace to one of five gates:

  • Combined leverage. The first mortgage plus the new line has to fit under the CLTV cap for your credit tier and occupancy.
  • Credit. A score below the program floor ends the file, however much equity sits in the house.
  • Debt-to-income. The ratio is measured against the interest-only payment on the full draw, which is a higher bar than many borrowers expect.
  • Income documentation. Tax returns that show heavy write-offs can understate what a self-employed borrower earns.
  • Property and title. Property type, occupancy, and who holds title can disqualify a file outright.

Any one gate can sink the file while the others look strong. That is why the denial letter matters more than the equity number.

Key Terms Defined

CLTV: Combined loan-to-value, which adds the first mortgage and the new line together and divides by the property value.

DTI: Debt-to-income ratio, which compares your monthly debts to your monthly qualifying income.

Bank statement income: Qualifying income calculated from deposits over a 12- or 24-month window instead of from tax-return net income.

Vesting: The legal form in which title to the property is held, such as an individual, a revocable trust, or an LLC.

Non-QM: A loan that sits outside the standard qualified-mortgage box and follows the lender’s own underwriting menu.

Second lien: A loan that sits behind your existing mortgage and is paid in addition to it.

How Do You Read the Denial Letter?

Read it before you shop anywhere. The lender owes you specifics. Under Regulation B, a creditor has to notify you of its decision after receiving a completed application. The notice must either state the specific reasons or tell you that you can request them if you ask within the window the rule provides.

Vague reasons do not meet the standard. The regulation text says that citing internal standards or policies, or a failed credit-scoring threshold, is insufficient on its own. If your letter says only that, ask for the principal reasons in writing.

Then sort the reason. This table shows whether a bank statement program helps.

Denial reason Does bank statement income help? What else to try
Income looked too low on returns Often, yes Gather 12 to 24 months of statements
DTI too high on tax-return income Sometimes Recalculate on deposit-based income
CLTV too high No Wait, pay down, or request a smaller line
Credit score below floor No Rebuild before reapplying
Property is a rental No Ask for a program written for investment property
Title held in an LLC No Change vesting, or use a DSCR cash-out
Value dropped or valuation low No Request a full appraisal if the AVM missed

Step two is the one most borrowers skip. Match the failed gate to the fix before you apply again. A second denial adds a credit inquiry and teaches you nothing new.

How Does a Bank Statement HELOC Work Inside the File?

A bank statement HELOC is a lender’s choice about how to measure income. It is not a separate regulatory category. Standard open-end lines are excluded from the federal ability-to-repay rule, as 12 CFR 1026.43 shows in its scope language. So each lender writes its own income menu, and that is why one lender can decline a file another will accept.

The mechanics run in a consistent order:

1. Choose the window. The underwriter reviews 12 or 24 months of personal or business statements, all pages.

2. Strip the non-income deposits. Transfers between your own accounts, loan proceeds and unexplained one-off deposits come out.

3. Apply the account treatment. Business accounts typically carry an expense factor. Personal accounts are usually counted closer to face value.

4. Average the remainder. The eligible total is divided by the number of months in the window.

5. Run the other tests. Credit, existing debts, valuation and CLTV all still apply.

Here is a plain illustration. Picture a contractor whose returns show modest net income after equipment write-offs, but whose business account shows steady deposits. The deposit-based number can come out higher than the return-based number. That gap between deposit-based and return-based income is the entire reason the product exists. It does not change the credit score, the CLTV math, or the property rules.

Large or irregular deposits need a letter of explanation. Commingled accounts slow review. Clean the statements up before they go in, not after the underwriter asks.

Qualifying on documented income under the applicable program is still underwriting. Credit and valuation are reviewed on every file, subject to lender guidelines.

What Do the Network’s Lenders Actually Require?

Program terms matter more than any provider label, so here are the ranges. They come from select wholesale partners that Lendmire works with, and every figure is subject to lender guidelines and full file review. This is not a commitment to lend.

Occupancy Credit floor Ceiling Max line
Primary residence 600 90% CLTV at 720+ $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)
Second home 640 90% CLTV at 720+ $500,000
Investment property 700 70% CLTV $500,000

A few details change outcomes:

  • Tiered CLTV on a primary residence. A 700+ profile reaches 85% CLTV up to $500,000. A line above $500,000 caps at 75% CLTV and requires a full appraisal.
  • Line above $500,000. It is primary-residence only and needs a credit profile of 700 or better (720 on the longer-runway structure).
  • DTI. The cap is 50%, and 45% for credit profiles from 600 to 679. A ratio above 45% needs at least a 680.
  • Valuation. Lines at or below $500,000 ordinarily run an automated valuation. A higher CLTV may need a second valuation, and you may request a full appraisal.
  • Structure. Investment lines run a 5-year interest-only draw followed by a 25-year repayment. Primary and second-home lines have a second, 3-year draw option with a 17-year repayment. At least 75% of the line is drawn at closing, and pricing floats rather than converting to fixed.
  • Derogatory history. A bankruptcy needs four years of seasoning from discharge or dismissal.
  • Exposure. A borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible.

The figures above are the network’s, and they apply only to the occupancy shown.

What Kinds of Providers Fit Which Borrower?

You will not find a ranking here, because the category matters more than the name. Large retail banks and depository lenders tend to run a standard income menu and often decline non-owner-occupied property. Programs that write bank statement income sit mostly in the non-QM space, and a broker can reach several of them with one application.

Provider category How it tends to underwrite Fits Limits
Large retail lenders Tax-return income, standard menu W-2 owner-occupants Often skip rentals and alt-income
Community lenders Local judgment, varies Existing depositors Inconsistent on investment property
Non-QM wholesale lenders Deposit-based income available Self-employed borrowers Tighter title and credit rules
Broker with wholesale access Matches file to program Files that failed once Fit still depends on the file

Lendmire’s role is the last row. It works through select wholesale partners, shops the scenario across multiple lenders, and matches the denial reason to a program. It is a broker, not the lender, and the program that fits depends on your property, credit profile, leverage need and documentation.

Availability is narrower than the DSCR footprint. The equity-line programs run in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA.

Where the General Rule Breaks

The standard path assumes an individual owner. These edge cases are where files fail.

Title in an LLC. An LLC, corporation, partnership, or irrevocable, blind or land trust cannot hold title under these programs. Only an individual or a revocable living trust can. An investor who deeded a rental into an LLC needs a vesting change, or a DSCR cash-out refinance instead. One investor on BiggerPockets described finding a bank that would do a line on LLC-owned property as the hard part.

Rental, not primary. Many banks will not write a line on non-owner-occupied property. An experienced investor in another BiggerPockets thread advises asking for a line of credit secured by investment property, because some lenders refuse the product by name while offering a similar one. On this network, an investment line tops out at 70% CLTV.

Ineligible property types. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agriculturally zoned property are not eligible. Single-family, 2-4 units, PUDs, townhomes and condos, including non-warrantable condos, are.

Thin or no deposits. Deposit-based income cannot work without deposits. A rent-qualified path avoids personal income entirely.

Foreclosure history. On primary residences and second homes, one program seasons a foreclosure at 7 years, and a short sale or deed-in-lieu at 4. The other program declines the history regardless of age.

Texas. A Texas primary residence is a homestead and caps at 80% combined loan-to-value. Second homes and investment properties follow the standard tables.

Recent listings. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX and WA.

When Is a Bank Statement Line the Wrong Tool?

Skip it when the denial had nothing to do with income. Work through this order:

1. Failed on credit? Rebuild first. No documentation method moves a score.

2. Failed on CLTV? Ask for a smaller line, pay down the first mortgage, or wait for value to catch up.

3. Rental held in an LLC? Look at a DSCR cash-out refinance instead.

4. Strong rents, weak personal income? A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. It tests the property, not your deposits. Read the complete DSCR loans guide for how that coverage test works.

5. Good first mortgage you want to keep? A line sits behind it as a second lien, while a cash-out refinance replaces it. The CFPB notes that once you take a HELOC you may need that lender’s approval to refinance your first mortgage later.

Bank statement income and DSCR are different tests. One measures the borrower’s deposits and the other measures the rent. A cash-out refinance also trades the second-lien structure for a new first lien.

Prepare the File Before You Reapply

One prepared resubmission beats several blind ones. A broker may send your file to multiple lenders, and under Regulation B, each creditor taking adverse action must give its own notice, so careless shopping can multiply denials.

Before resubmitting:

  • Get the written reason and sort it against the table above.
  • Pull every page of 12 to 24 months of statements, and keep personal and business flows separate.
  • Write short explanations for large or one-off deposits.
  • Confirm how the property is vested and who is on title.
  • Check the credit report age, since a report can be no more than 90 days old at closing.
  • Decide whether you want the line sized to your need or sized to the cap. At least 75% of the line is drawn at closing on these programs, so a large line means a large draw.

The borrower is also taking on a floating cost. A HELOC usually has an adjustable interest rate, and the payment varies with the outstanding balance, according to the CFPB. On a rental, that belongs in your cash-flow plan before you draw.

Frequently Asked Questions

Can I be denied a HELOC even with a lot of equity?

Yes. Equity is the room available, not the approval. Credit score, DTI, income documentation, property type and title each get tested separately. Any one can end the file.

Will a bank statement HELOC fix my denial?

Only if income was the problem. It replaces tax-return income with deposit-based income, which helps self-employed borrowers whose returns show heavy write-offs. It does not change a credit score, a CLTV cap, or an ineligible title or property type.

Does a bank statement HELOC work on a rental property?

Sometimes, with limits. On the network, an investment-property line requires a 700 minimum credit score, caps at 70% CLTV, and tops out at $500,000. The title must be held by an individual or a revocable living trust. An LLC cannot hold title.

What if my rental is held in an LLC?

These equity-line programs will not take it as vested. A vesting change or a DSCR cash-out refinance are the usual alternatives, and a DSCR loan is reviewed primarily on rental income covering the payment, subject to lender guidelines.

Should I apply to many lenders after a denial?

Prepare one file first. Each creditor that denies must send its own notice, and each pull can add an inquiry. A broker who shops several wholesale lenders can match the file to a program before it goes out.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Reach the team at 828-256-2183 or request a quote through the quote page.
