The Quick Read: The best provider for a gig worker depends on the property, the credit profile, the leverage needed, and how clean the payout deposits look. Lendmire is a mortgage broker, not a lender, so it does not rank or name companies. It matches the file to a wholesale lender whose program fits.
- A bank statement HELOC is reviewed on documented deposit history under the applicable program, subject to lender guidelines.
- Deposits are not counted dollar for dollar. Expect exclusions and an expense factor.
- Investment lines in the network top out at 70% CLTV, and the investment tier starts at a 700 minimum credit score.
- Primary residences reach 90% CLTV only at a 720-or-better profile.
- Owner-occupied homes are the common collateral. LLC-titled properties are not eligible.
Why “Top Providers” Is the Wrong Question
Gig income does not fit a tax-return box. A rideshare driver or marketplace seller often shows strong gross deposits and a small net figure on the return after write-offs. A bank statement HELOC swaps the return for a review of deposit history.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
No single provider wins for every borrower. The lenders that write these lines differ on how many months of statements they want, whether they accept personal or business accounts, and what expense factor they apply. A broker that shops several wholesale lenders can match the scenario to a program. That is the real answer to a provider search. Lendmire’s wholesale network includes lenders that offer home equity lines, though availability is limited to 16 full-service states (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA).
How Underwriting Reads Platform Payouts
The bank statement label describes a documentation method, not a legal category. Each lender sets its own rules. Here is the general flow.
1. Select the statement window. Programs commonly review 12 or 24 months of personal or business statements. The exact window varies by lender.
2. Screen the deposits. Payouts from rideshare, delivery, marketplace, and freelance platforms arrive as ACH credits from named processors. Transfers between your own accounts, loan proceeds, refunds, and one-time windfalls are typically excluded.
3. Apply an expense factor. Deposits are gross revenue. Lenders usually haircut them with a fixed ratio or a CPA-supported ratio. Tax-return deductions such as mileage do not shrink income the way they do on a 1040, but the haircut does the same job.
4. Average the qualifying income. The adjusted deposits are divided by the months reviewed. A falling trend or one large spike can pull the average down.
5. Test debt-to-income. In the network, DTI maxes at 50%, drops to 45% for credit profiles from 600 to 679, and a ratio above 45% requires a 680 minimum. The test runs on the interest-only payment calculated on the maximum draw.
6. Test the collateral. The first mortgage plus the new line must fit under the CLTV cap for the credit tier and occupancy.
What decides the outcome: deposit consistency, the age of the platform history, statement cleanliness (overdrafts, returned items, large unexplained transfers), credit, CLTV, and property type.
Which Deposits Usually Count
| Deposit type | Typical treatment |
|---|---|
| Platform payout ACH | Usually counts |
| Tips paid through the platform | Usually counts if in the payout |
| Transfers from your own accounts | Excluded |
| Refunds and reversals | Excluded |
| One-time large credits | Often excluded or sourced |
| Cash deposits | Hard to source, often excluded |
Treatment varies by lender. Treat the table as a screening guide, not a promise.
The 1099-K Does Not Settle It
Many gig workers assume the platform tax form is the proof. The IRS says gig income must be reported even if no 1099-K, 1099-MISC, or 1099-NEC was issued, and it describes the 1099-K threshold as back to more than $20,000 and more than 200 transactions. Fewer borrowers will receive that form. For many, bank deposits become the main evidence of payout income.
A 1099-K reports gross payments, while deposits may land net of platform fees. A form on its own can overstate what reached the account. That is one reason lenders lean on the statements.
Key Terms Defined
CLTV: Combined loan-to-value, the first mortgage plus the new line, divided by the home’s value.
Expense factor: The percentage a lender subtracts from gross deposits to estimate usable income.
Lookback window: The number of months of statements the lender reviews.
DTI: Debt-to-income, your monthly debts compared with qualifying income.
Non-QM: A loan outside standard qualified-mortgage documentation, which uses its own criteria.
What the Network Programs Allow
Program parameters below come from select wholesale lenders in Lendmire’s network. They are eligibility ranges, not commitments, and every file is reviewed individually. The network offers two home equity line programs, a higher-leverage program and a longer-runway program, and where they differ each figure applies only within its own terms.
| Occupancy | Max CLTV | Credit and line limits |
|---|---|---|
| Primary residence | 90% | 720+ only, up to $500,000 |
| Primary residence | 75% | 700+ or 720+, up to $750,000 |
| Second home | 90% | 720+ only, up to $500,000 |
| Investment property | 70% | 700+ minimum, up to $500,000 |
A line above $500,000 is primary-residence only. It requires a credit profile of 700 or better (720 on the longer-runway program), caps at 75% CLTV, and needs a full appraisal. Lines at or below $500,000 ordinarily run automated valuation, though a higher CLTV may require a secondary valuation.
Other mechanics gig borrowers should know:
- The line can sit in first or second lien position.
- Primary and second-home lines offer a 3-year interest-only draw with a 17-year repayment, or a 5-year draw with a 25-year repayment. Investment lines use the 5-year draw and 25-year repayment only.
- At least 75% of the line is drawn at closing. Pricing floats and never converts to fixed.
- The minimum credit score is 600 on primary residences, 640 on second homes, and 700 on investment property.
- A single-bureau score keyed to the primary wage earner is used.
- Title must be held by the individual or a revocable living trust. LLCs, corporations, and partnerships cannot hold title.
- A borrower is limited to three lines, and owning more than 15 financed properties is disqualifying.
Ineligible property types: manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.
Worked Example: From Payouts to a Coverage Check
Run the logic with no dollar figures, as an illustration only. Say a borrower has 24 months of statements from a single business account where delivery-platform payouts land. The underwriter removes internal transfers and one tax refund, then applies the lender’s expense factor. The result is average monthly qualifying income.
That income is divided into the proposed payment on the maximum draw plus existing debts. The ratio must stay at or under 50%, or 45% for credit profiles from 600 to 679, and a ratio above 45% requires a 680 minimum. The CLTV test then runs on its own. A borrower with strong deposits but thin equity still fails the second test. A borrower with deep equity but erratic deposits fails the first. The strongest files clear both.
Deposit trend matters, but it works within the averaging step. A rising trend helps, yet a single record month does not carry a file when the other months run well below it, because the qualifying figure is an average across the whole statement window.
Where the General Rule Breaks
- Commingled accounts. Mixing personal spending and platform payouts makes sourcing harder. Some programs accept only business statements.
- Multiple platforms. Every account where payouts land must usually be documented.
- Short history. Under 12 months of platform activity often fails the seasoning check, though lenders differ.
- Mixed W-2 and gig income. Each stream generally needs its own documentation.
- Investment property as collateral. Investment lines run in the network at 70% CLTV with a 700 minimum, and the property cannot be titled in an LLC.
- Line freezes. Under 12 CFR 1026.40, a creditor may freeze or reduce a line only in listed circumstances, including a material change in financial circumstances. That matters when payouts swing.
The Investor Decision
A HELOC typically is a second-lien, variable-pricing, open-end tool. It adds a lien to a home, and a borrower who cannot repay can lose it. Stress-test the payment on the maximum draw, not the amount drawn today.
If the goal is to buy or refinance a rental, a different product may fit better. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, so platform payouts stop driving the file. It is a closed-end loan rather than a line. Lendmire’s complete DSCR loans guide covers how that product works. A property already deeded to an LLC usually points toward a DSCR cash-out rather than a HELOC. Clearing 1.00 on a DSCR file is not the same as positive cash flow, since repairs, vacancy, and management sit outside the calculation.

Prep Checklist Before Applying
- Route platform payouts into one dedicated account for 12 to 24 months.
- Stop moving money between personal accounts and the payout account.
- Explain any large deposit in writing.
- Clear overdrafts and returned items.
- Keep every platform’s payout history for each account.
- Confirm title is in your name or a revocable trust.
- Pull credit early, since reports cannot be more than 90 days old at closing.
Frequently Asked Questions
Can a gig worker with no 1099-K qualify for a bank statement HELOC?
Possibly. The IRS says gig income remains reportable without a form, so deposits remain evidence. Whether a lender also wants a profit-and-loss statement or a tax return is a program decision, subject to lender guidelines.
Do lenders count every deposit as income?
No. Transfers, refunds, loan proceeds, and one-time credits are typically excluded, and an expense factor reduces what remains.
How long do I need to have done gig work?
Lenders differ, and many look for about a year or more of documented deposits. Under 12 months usually makes approval harder.
Can I use a bank statement HELOC on a rental property?
In the network, investment lines cap at 70% CLTV with a 700 minimum credit score and a $500,000 maximum line. The property must be titled to an individual or revocable trust, not an LLC.
Which provider is best for my situation?
That depends on the property, credit, leverage, and documentation. A broker that shops multiple wholesale lenders can compare programs against the file before anything is submitted.
If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
