Top Bank Statement HELOC Providers for Investors Who Own Several Rentals

Top Bank Statement HELOC Providers for Investors Who Own Several Rentals

The Quick Read: No single provider tops the list, because the right one depends on how each rental is titled, how much equity sits in it, and how the deposits look. Lendmire is a mortgage broker, not a lender, and it matches each file to a wholesale lender that fits.

  • A bank statement HELOC is a documentation method, not a separate product. Deposits stand in for tax-return income.
  • On an investment property, the line tops out at 70% CLTV, with a 700 minimum credit score.
  • Lines run $25,000 to $500,000 on investment property, one line per property.
  • Title must be personal or a revocable trust. LLC-held rentals are out.
  • Each borrower is limited to three lines and a portfolio of 15 or fewer financed properties.

Investors with several rentals hit the limits of this product fast. Here is how the lenders treat these files, step by step, and where a different loan fits better.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is a Bank Statement HELOC?

A bank statement HELOC is a revolving line of credit secured by real estate, where the lender reads 12 to 24 months of business-account deposits as income. The CFPB describes a HELOC as an open-end line that lets you borrow repeatedly against equity. The bank statement part only changes how income is proven.

Everything else is still reviewed: credit, existing mortgages, property value, personal debts, and title. The line is underwritten on the borrower, not on the rent. That is the key difference from a DSCR loan, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Not every lender writes these on rentals. NerdWallet reports that not all lenders offer a HELOC on an investment property, that requirements are stricter, and that multiple appraisals may be required. Supply is thin. Lendmire’s wholesale network includes lenders that write investment lines, and the broker’s job is matching the file to one of them.

Key Terms Defined

CLTV: Combined loan-to-value, meaning all liens on the property added together and divided by its value.

Bank statement income: Qualifying income worked out from 12 to 24 months of business-account deposits instead of tax returns.

DTI: Debt-to-income ratio, which compares your monthly debts to your documented monthly income.

DSCR: Debt service coverage ratio, which compares a property’s rent to its full monthly payment of principal, interest, taxes, insurance, and any HOA dues.

Vesting: The legal name that holds title to the property, such as an individual, a trust, or an LLC.

How Does Underwriting Treat Several Rentals?

Underwriting treats each line as its own file on one property. Equity in one rental cannot support a line on another. With several rentals, the stack of personal debts grows with each one, and that is where files tighten.

The steps run in this order.

1. Pick the collateral. The line is a lien on one property. Choose the rental with the most usable equity and clean title.

2. Run the equity test. Take the property value, multiply by the CLTV cap, then subtract every existing lien. What is left is the room for the line. The CFPB booklet walks through the same arithmetic.

3. Prove income. Bank statement files use deposits from a business account. The network sets a 680 minimum for that analysis. An investment line already floors at 700, so deposits are never the binding constraint there.

4. Run DTI. The maximum is 50%, and a ratio above 45% needs a 680 score or better. Qualification uses the interest-only payment on the maximum draw. Every financed rental adds to the numerator.

5. Value the property. Because an investment line caps at $500,000, it sits in the automated-valuation lane and commonly closes with no traditional appraisal. A borrower can still ask for a full appraisal.

6. Draw and repay. Investment lines run a 5-year interest-only draw followed by a 25-year amortizing repayment. At least 75% of the line is drawn at closing, and pricing floats rather than converting to fixed.

Credit reports must be no more than 90 days old at closing, with no rescores. Derogatory history matters too: a bankruptcy needs four years of seasoning, and foreclosure-family events follow the 7-and-4-year path on investment files.

Investment Line Parameters at a Glance

Factor Investment property line
Max CLTV 70%
Minimum credit 700
Line size $25,000 to $500,000
Structure 5-year draw, 25-year repayment
Title Individual or revocable trust
Lines per borrower Up to three

These are typical figures from select lenders in the wholesale network, subject to lender guidelines and full file review. A score above 700 buys eligibility, not extra leverage, since 720 and 700 reach the same ceiling on investment property. Primary-residence and second-home lines reach higher CLTV tiers, but those do not apply to rentals.

Why Provider Type Matters More Than a Ranking

Big banks and large retail lenders mostly skip rental collateral. Credit unions, portfolio banks, and wholesale non-QM lenders are where these lines actually get written. No neutral ranking exists, and a list of names would go stale as guidelines change.

What separates one lender from another is not brand. It is how each handles title, lien position, property type, and exposure across multiple properties. A broker that shops several wholesale lenders can compare those overlays against your file before you apply, which saves hard credit pulls and wasted appraisals.

Lendmire’s complete DSCR loans guide covers the rental-qualified alternative in detail.

Where the General Rule Breaks

The general rule is one line per property, personal title, 70% CLTV. These cases bend or break it.

LLC-held rentals. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this product. A rental already deeded to an LLC needs a vesting change or a DSCR cash-out instead. A DSCR cash-out tests the property’s rent against its payment and generally allows entity ownership, subject to program terms.

Exposure limits. A borrower can hold up to three lines. Combined exposure caps at $2,000,000 on one wholesale program and $750,000 on another, and an investor with more than 15 financed properties is not eligible. Each program applies its own figure, so the cap that binds depends on which lender takes the file.

Property type. Single-family, 2-4 units, PUD, townhome, and condominium (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.

Listed for sale. A property listed, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.

Lien position. The line can sit in first or second position. A DSCR cash-out replaces the first mortgage instead, which matters if your existing loan is low-balance and worth keeping.

Availability. Investment HELOC placement runs through Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint.

Rent-qualified “DSCR HELOC” labels. This is a market label for lines qualified mainly on rent, not a standard product. Each lender sets its own title, leverage, and property rules, so read the actual terms.

Line or Cash-Out Refinance? The Decision for Multi-Rental Owners

The line wins when the first mortgage is cheap and worth keeping, title is personal or trust, and you want draw-as-needed capital. The DSCR cash-out wins when title is an LLC, when you want larger proceeds, or when personal DTI is already stretched.

Situation Better fit
Personal title, low first mortgage Bank statement line
LLC-held rental DSCR cash-out
DTI near 45%-50% DSCR cash-out
Need flexible draws for rehab Line
Want to buy the next rental Line for funds, DSCR to purchase

On a DSCR cash-out, most programs in the network top out around 75% LTV with about 6 months of seasoning common. Short-term-rental collateral caps at 70%. Coverage of 1.00 is where select programs start, and a separate select-lender path goes below 1.00 with leverage and terms adjusted. DSCR compares rent to PITIA only. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, and management sit outside the calculation.

A DTI-heavy portfolio is the classic reason to switch. The line tests personal DTI, so each rental you add raises it. A DSCR file looks at one property’s rent at a time.

A Mixed-Portfolio Scenario

Picture an investor with three rentals. Rental one is titled personally with a modest first mortgage. Rental two sits in a revocable trust. Rental three is held in an LLC.

Rentals one and two can each carry a line, at up to 70% CLTV, subject to lender guidelines. Rental three cannot. Its equity comes out through a DSCR cash-out, provided rent covers the payment at the coverage the program requires.

The broker’s work is sequencing. Two lines plus one cash-out means three approvals, each with its own document set. Combined exposure and DTI must hold across all of them.

Where Multi-Rental Files Stall

Files stall on documents, not on credit. The common gaps:

  • Mortgage statements missing for one financed property.
  • Insurance declarations that do not match the vesting name.
  • Bank statements where rent and personal spending mix in one account.
  • A deed showing an LLC when the borrower believed title was personal.
  • Large deposits with no paper trail.

The last one matters when the line funds a purchase. A HELOC supplies cash, but a separate DSCR or purchase loan buys the property, and both approvals must line up. Whether borrowed funds count toward down payment and reserves depends on the lender. Keep the line agreement, the draw confirmation, and the statement showing the deposit together so the funds are sourced.

Reserves on the purchase side vary by lender, leverage, loan size, and transaction type. Around 6 months of PITIA is common, conservative rate-term files at modest leverage under $1,500,000 can see reserves waived, and larger loans typically step up to about 9 months.

Risks Rankings Ignore

The line is not permanent. The CFPB booklet notes that lenders can reduce or freeze a line if the property’s value drops or your finances worsen. An investor counting on that capital for a next deal should plan for it to disappear.

Pricing floats across both the draw and repayment periods and never converts to fixed. At least 75% of the line is drawn at closing, so interest starts accruing on most of it immediately. When repayment begins, the payment steps up as principal amortizes. A property that underperforms can squeeze cash flow at exactly that point.

Who Should Skip This

Skip the line if every rental is in an LLC and you do not want to retitle. Skip it if personal DTI is already near the 50% ceiling. Skip it if you need more than $500,000 against an investment property, since that tier does not exist on investment lines.

Also skip it if your credit is under 700. Investment lines have no tier beneath that floor. A DSCR loan has a lower floor in parts of the network, around 620, though most programs want about 660 and 700 or better unlocks the strongest leverage.

Lendmire’s best bank statement HELOC program for investors who own several rentals goes deeper on matching the program to the portfolio.

Frequently Asked Questions

Can I have a bank statement HELOC on several rentals at once?

Yes, up to three lines per borrower, one per property. Each line is judged on its own property’s equity and title. Combined exposure caps and the 15-financed-property limit also apply, subject to lender guidelines.

Does an LLC work for a bank statement HELOC?

No. Title must be held by the individual borrower or a revocable living trust. A rental already in an LLC needs a vesting change, or a DSCR cash-out refinance instead, which generally allows entity ownership subject to program terms.

Do bank statements replace the rest of underwriting?

No. They replace only the income proof. Credit, equity, DTI, property type, and title are all still reviewed. On an investment line, the 700 credit minimum is the binding test.

Does a higher credit score raise my leverage on a rental line?

Not past 700. Both 700 and 720 reach 70% CLTV on investment property. The higher score adds eligibility in other categories, not extra leverage on a rental.

Can one line fund a purchase?

It can supply the cash, but a separate loan buys the property. A DSCR purchase typically runs 75%-80% LTV, so the line often helps with the down payment, subject to whether the lender accepts borrowed funds.

If you are weighing a home equity line against other options, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Equity-line placement is limited to Lendmire’s 16 full-service states.
