Top Bank Statement HELOC Providers for Self-Employed Borrowers Without a Paycheck

Top Bank Statement HELOC Providers for Self-Employed Borrowers Without a Paycheck

The Quick Read: A bank statement HELOC is a home equity line that qualifies a self-employed borrower on 12 to 24 months of bank deposits instead of pay stubs or tax returns, and the lenders that write it fall into a few types: wholesale non-QM lenders reached through brokers, credit unions, portfolio banks, and digital lenders. No neutral ranking of those lenders exists, because availability shifts and the right fit depends on your property, credit, and equity. The useful question is which type of provider fits your file, so this page shows how each works and how a broker matches you.

  • Bank statements change the income paper trail. Credit, equity, debt, and the property are still fully underwritten.
  • Equity usually decides the outcome before income does.
  • On the network Lendmire brokers through, an investment-property line tops out at 70% CLTV (combined loan-to-value, defined below).
  • Rentals titled in an LLC are a hard stop for equity lines, and a DSCR cash-out is the usual alternative.
  • The best lender for your situation depends on occupancy, credit, leverage, and how your deposits look.

What Types of Providers Write These Lines?

Four provider types write bank statement equity lines: wholesale non-QM lenders, credit unions and portfolio banks, digital lenders, and large retail banks, though the last group mostly declines this kind of file. Each handles self-employed income differently. Reaching one usually means knowing which door to knock on.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Provider type How it treats self-employed income Typical posture
Wholesale non-QM lenders (via brokers) Bank statements, P&L, or other alternative documents Flexible documents, strict on equity and credit
Credit unions and portfolio banks Often their own in-house standards Relationship-driven, uneven on rentals
Digital account-link lenders Read deposits from linked accounts Built for simple, clean deposit histories
Large retail banks Usually tax returns Many decline lines on rental property

Large retail banks are a natural first stop for many self-employed owners, but because they usually rely on tax returns, they can be a dead end. A wholesale non-QM lender never deals with the public directly, which is why borrowers reach one through a broker. Lendmire is a mortgage broker, not a lender. It shops select wholesale partners and matches your scenario to the program, then lenders review and decide.

How Do Lenders Turn Deposits Into Income?

The lender totals your eligible deposits, removes what isn’t income, applies an expense factor to business deposits, and divides by the number of months. That monthly figure is your qualifying income. It can come out higher or lower than the net income on your tax return.

Here is the sequence, step by step:

1. Pick the statements. You supply consecutive, complete statements for every account the lender will count, personal or business. Trade press describes a 12 to 24 month lookback.

2. Screen the deposits. Transfers between your own accounts, loan proceeds, and refunds are generally treated as non-income. Large one-off deposits need an explanation.

3. Apply the expense factor. For business accounts, the lender assumes a share of deposits went to costs. The Scotsman Guide cites 50% as an illustration, and each program sets its own factor. A third-party profit-and-loss statement may support a different one where the program allows it.

4. Adjust for ownership and average. If you own part of the business, only your share counts. Then the total is divided by the months reviewed.

5. Test against debt. The new line plus your existing monthly obligations is measured against that income.

A simple unit example shows the flow. Say eligible business deposits average 100 units a month. A 50% factor leaves 50 units of qualifying income. Add the borrower’s ownership share, and that is the number measured against debts.

Uneven or seasonal deposits are the usual friction point. A longer lookback smooths a lumpy year, and a shorter one can favor a business that is growing. Personal statements capture owner draws. Business statements capture revenue before the factor. Which fits better depends on how you pay yourself and how the lender’s program counts each.

What Does a Wholesale Network Look For?

Across the wholesale network Lendmire works with, equity and occupancy drive the decision more than income documents do. Occupancy tiers set the ceiling. The figures below are subject to lender guidelines and full file review, and they are not a commitment to lend.

Occupancy Max CLTV Credit and line size
Primary residence Up to 90% 90% only at 720+, lines to $500,000
Second home Up to 90% 90% only at 720+, lines to $500,000
Investment property 70% 700 minimum, lines to $500,000

Lower credit tiers step the ceiling down. A primary residence at 700 to 719 reaches 85% CLTV on lines to $500,000. Primary-residence lines above $500,000 exist, with stricter credit and a full appraisal, but investment lines stop at $500,000. Total line size runs from $25,000 up.

CLTV counts your first mortgage plus the new line against the home’s value. Picture a rental worth 100 units. At 70% CLTV, your first mortgage and the new line together can reach 70 units. If the first mortgage is already at 55, only 15 units of room remain. Owners who bought recently often have the least room of this kind.

Other parameters worth knowing:

  • Structure: a standalone line in first or second lien position. Investment lines run a 5-year interest-only draw followed by a 25-year repayment. Primary and second-home lines can also use a 3-year draw with a 17-year repayment.
  • Draw at closing: at least 75% of the line is drawn at closing, and pricing floats through both periods. It never converts to fixed.
  • Debt-to-income: 50% maximum, with the limit at 45% for credit profiles from 600 to 679. The test runs on the interest-only payment at the maximum draw.
  • Valuation: lines at or under $500,000 ordinarily use an automated valuation. Anything above needs a full appraisal.
  • Credit: the program floor is 600 on primary residences, while investment lines start at 700. A bankruptcy needs 4 years of seasoning.
  • Exposure: a borrower can hold up to three lines, and owners of more than 15 financed properties are not eligible.
  • Property types: single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, and commercial or mixed-use properties are not offered.

Availability is narrower than the DSCR footprint. These lines are offered in 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. DSCR investor loans, by contrast, run across 41 markets, including Washington, D.C.

Which Provider Type Fits You?

The fit depends on occupancy, title, and how clean your deposits look. This table is a starting map, not a verdict.

Your situation Provider type to start with
Primary home, steady deposits, long banking relationship Credit union or portfolio bank
Primary home, uneven income, heavy write-offs Broker with wholesale non-QM access
Rental in your personal name, 700+ credit Broker shopping investment-property lines
Rental titled in an LLC DSCR cash-out refinance instead
Simple deposits, wants a digital process Digital account-link lender

Investors on BiggerPockets describe investment-property lines as thinner than primary-residence ones but not mythical, with some credit unions and regional banks still writing them when credit and CLTV fit. A broker covers more ground than one branch can.

Where the Rules Break

Investment property. The ceiling drops to 70% CLTV and the credit floor rises to 700 on this network. Asking for a line of credit secured by an investment property sometimes gets a yes where the word HELOC gets a no.

LLC-owned rentals. This is the sharpest edge case. These lines require title held by you personally or in a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change first, or a DSCR cash-out instead.

Owner-occupied multi-unit. A fourplex where you live in one unit is underwritten as owner-occupied. That is a different track from a DSCR loan, and the primary-residence tiers apply.

Co-owned property. Every owner on title signs the lien. Only the borrowing owner’s income counts toward qualifying.

Listed properties. A home listed for sale, or listed within the past 60 days, is ineligible in several states, including IN, NC, PA, TN, TX, and WA.

Federal rules. Federal ability-to-repay rules are written for closed-end mortgages, so no federal rule dictates which documents a HELOC lender must use. Each lender sets its own standard. That is why one provider will take bank statements and the next insists on returns.

When a HELOC Is the Wrong Tool

A HELOC draws on equity and leaves your first mortgage in place. A DSCR cash-out replaces the first lien and qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. For an investor whose personal income documents poorly, or whose rentals sit in an LLC, that second path is often the more practical one.

Factor Bank statement HELOC DSCR cash-out refinance
What qualifies you Deposit-derived personal income The property’s rent against its payment
First mortgage Stays in place Replaced
LLC title Not allowed Possible, subject to program terms
Investment leverage Up to 70% CLTV Around 75% LTV across most of the network
Pricing Floats, never fixed Fixed and extended structures exist

DSCR cash-out files commonly expect about 6 months of seasoning, and most programs want a credit score near 660. A 620 floor exists in parts of the network, and 700+ opens the strongest leverage tiers. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders). Reserves vary by lender, leverage, and loan size, and commonly sit around 6 months of PITIA (principal, interest, taxes, insurance, and association dues).

Coverage works like this: 1.00 is where many select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. No-ratio structures are available only through select lenders, generally for borrowers who already own a primary residence. One caution: clearing 1.00 is not positive cash flow. Repairs, vacancy, management, and utilities sit outside the calculation.

Honestly, the choice is close for some owners. A HELOC on a primary home leaves your existing first mortgage untouched, and that matters if the first loan is cheap. For rentals, though, the DSCR route avoids the title and income-documentation walls. The complete DSCR loans guide walks through the full program picture.

How Do You Tell a Real Provider From a Lead Page?

A real provider names the product, the occupancy it covers, and the states it serves. A lead page collects your phone number first and answers later. Test any provider with these questions before you apply:

  • Do you write lines on investment property, and at what maximum CLTV?
  • Which statements do you count, personal or business, and for how many months?
  • What expense factor do you apply to business deposits?
  • Is the line first or second lien, and what are the draw and repayment periods?
  • Do you require a full appraisal, or can an automated valuation be used?
  • Can the line be frozen or reduced later, and under what conditions?
  • Does your lien position affect a future refinance of my first mortgage?

Ask about the last two especially. The CFPB notes that if home value falls significantly, the lender might not allow further draws. It also describes a HELOC as an open-end line you can borrow against repeatedly during a draw period, which could last 10 years, for example. It cautions borrowers to take one only if they are confident they can keep up with payments.

How Should You Prepare, and Why Do Files Stall?

Start with clean records. Gather your statements, separate personal from business deposits, and write a short explanation for any large one-off deposit. Pull your credit and a current mortgage statement before you apply.

Common reasons a file stalls, and the fix for each:

  • Not enough equity. Check CLTV before anything else. A smaller line or a different product may fit.
  • Credit below the tier you need. A higher tier raises the CLTV ceiling, so paying down balances before applying can matter.
  • Mixed deposits. Move transfers and personal items out of the business account’s story, or label them.
  • LLC title. Change vesting or switch to a DSCR cash-out.
  • Debt-to-income too high. The test uses the interest-only payment at the maximum draw, so a smaller line can help.
  • Ineligible property. Manufactured homes and log homes are not offered. Rural or agricultural zoning is also excluded.

A fourplex you live in can often be refinanced under owner-occupied programs. A rental fourplex you do not live in usually fits a DSCR loan. The occupancy fact matters more than the property type.

Key Terms Defined

CLTV (combined loan-to-value): your first mortgage plus the new line, divided by the home’s value.

Draw period: the stretch when you can borrow from the line, usually paying interest only.

Open-end line: credit you can borrow, repay, and borrow again, up to a limit.

Expense factor: the share of business deposits a lender assumes went to costs, so it is not counted as income.

DSCR (debt service coverage ratio): monthly rent divided by the full monthly payment on the property.

Non-QM: a mortgage that falls outside standard agency documentation rules and uses its own underwriting.

Frequently Asked Questions

Is a bank statement HELOC the same as a no-doc loan?

No. It swaps the income document, not the underwriting. Credit, equity, debts, title, and the property are still reviewed. Qualification runs on documented income under the applicable program, subject to lender guidelines.

Can I get a HELOC with no job and no paycheck?

Sometimes, if your deposits show steady self-employment income. A line with no personal income documentation is a different story, and qualification then runs on a property’s rental income, which points toward a DSCR loan instead of a HELOC.

Should I apply to a lender directly or through a broker?

Apply directly if you have a long relationship with a credit union that writes the line you need. Use a broker if your income documents oddly, the property is a rental, or you want several wholesale lenders compared at once. A broker is paid by the lender or by the borrower, and the compensation is disclosed before you commit.

Does personal or business statement documentation work better?

It depends on how you pay yourself. Personal statements show owner draws, while business statements show revenue before the expense factor. The program a lender runs decides which applies, so ask which they count and for how many months.

What happens to my first mortgage if I take a line?

Nothing right away. A line can sit in first or second lien position. The CFPB’s HELOC tag page warns that you may need the HELOC lender’s approval to refinance your first mortgage later.

Is the line safe to rely on long term?

Treat it as flexible, not guaranteed. You pay only on the amount borrowed, credit lines typically carry floating pricing, and the lender can foreclose if you don’t repay as agreed.

Next Step

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. For a rental that doesn’t fit an equity line, the same conversation can cover a DSCR cash-out. Everything stays subject to lender guidelines and is not a commitment to lend. For self-employed owners with no paycheck to show, the property title and the equity cushion usually settle the question before the income paperwork ever does.
