The Quick Read: The best provider for a self-employed or freelance homeowner depends on the property, the credit profile, and how much leverage the borrower needs, so no single company fits every file. Lendmire is a mortgage broker that matches the scenario to a wholesale lender, which is the practical way to find the right program.
- A bank statement line is reviewed on documented deposit income under the applicable program, subject to lender guidelines. Full underwriting still applies to the file.
- Across the wholesale network, a standalone line runs from $25,000 to $750,000 in first or second lien position, depending on occupancy and credit.
- Investment-property lines top out at 70% CLTV and $500,000, with a 700 minimum score.
- Primary-residence lines reach 90% CLTV only at a 720 or better profile, and only up to $500,000. Primary-residence lines above that size, up to $750,000, cap at 75% CLTV.
- Lines are available in 16 states, narrower than the DSCR footprint.
A freelancer with write-offs that shrink taxable income often looks weak on paper. Deposits tell a different story. The provider question is really a matching question, and the sections below explain how the matching works.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
What Is a Bank Statement HELOC?
A bank statement HELOC is a home equity line where income is read from account deposits instead of tax returns. The line is revolving: the borrower draws against equity, repays, and draws again within the program’s terms. It is a market product, not a regulatory category, so each lender sets its own method.
The federal consumer-finance regulator describes a HELOC as an open-end line that lets you borrow repeatedly against home equity, with a draw period that could last 10 years. It also notes that a lender might stop further draws if the home’s value falls significantly. That freeze risk matters more to a borrower whose income swings.
It is not a no-doc loan. The documentation changes. The underwriting does not disappear.
Why Is “Top Provider” the Wrong Question?
Because ranking companies hides the variable that decides the outcome. Programs differ on occupancy, credit tier, lien position, and property type. A lender that suits a primary-residence owner with a 740 score may not write an investment property at all.
Lendmire does not rank or name lenders. It works with a network of wholesale HELOC lenders and shops a file across them. The lenders that write a given file depend on the property type, credit profile, leverage need, and documentation.
How Do Lenders Turn Deposits Into Income?
They total qualifying deposits over a statement window, remove items that are not income, apply an expense factor where business accounts are used, and convert the result to monthly income. That figure is then tested against debt-to-income and the other program rules.
The mechanics, step by step:
1. Pick the window. Twelve or 24 months of personal or business statements, depending on the program and the borrower’s history.
2. Total the deposits. Underwriters count qualifying business or personal deposits.
3. Scrub non-income. Transfers between your own accounts, loan proceeds, and large unsourced deposits come out.
4. Apply an expense factor. Business-account deposits are reduced to reflect operating costs. A CPA-prepared profit-and-loss statement is a separate option on some programs.
5. Convert to monthly income. The result is divided across the window.
6. Test debt-to-income. The maximum is 50% across the network, and 45% for credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum. Lines are qualified on the interest-only payment calculated on the maximum draw.
That last point is easy to miss. The test uses the full-draw payment, not what you owe today.
What About Freelancers With 1099 Income?
Personal statements may be used without an expense factor in some programs, though that varies by lender. Irregular deposits are the main issue, because lumpy months average out over the window.
Clean statements help. Keep business and personal money separate where you can, and keep a paper trail for any large deposit. Commingled accounts force the underwriter to sort income from transfers, and what they cannot source, they exclude.
Which Documents Should You Gather?
Expect statements for the chosen window, a government ID, a recent credit report pull, homeowner’s insurance, proof of the existing mortgage balance, and business verification for sole proprietors or entity owners. Credit reports run on a single-bureau model keyed to the primary wage earner and must be no more than 90 days old at closing.
For lines at or below $500,000, valuation is ordinarily automated with no traditional appraisal, although a higher CLTV may require a secondary valuation. A full appraisal is required above $500,000, and a borrower can request one in any case.
How Much Can You Borrow, and Under What Terms?
Leverage depends first on occupancy, then on credit tier. The table summarizes the ceilings by occupancy. Every figure is subject to lender guidelines and full file review.
| Occupancy | Max CLTV | Credit needed | Max line |
|---|---|---|---|
| Primary residence | 90% | 720+ | $500,000 at that tier |
| Primary residence | 75% | 700+ (720 on the longer-runway program) | $750,000 |
| Second home | 90% | 720+ | $500,000 |
| Investment property | 70% | 700+ | $500,000 |
A line above $500,000 is primary-residence only. It requires a credit profile of 700 or better (720 on the longer-runway structure), caps at 75% CLTV, and requires a full appraisal. The table shows only the top tiers. Primary-residence lines can go as low as a 600 score, with CLTV stepping down accordingly. Texas primary residences are homestead properties and cap at 80% combined loan-to-value.
Two draw structures exist on primary residences and second homes. One has a 3-year interest-only draw with a 17-year repayment. The second is a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Investment lines use the 5-year draw and 25-year repayment only. At least 75% of the line is drawn at closing, and pricing floats rather than converting to fixed. That is a real payment-shock exposure for anyone whose income moves around.
Where Does the General Rule Break?
Several edge cases change the answer:
- Title and vesting. Title must sit with the individual borrower or a revocable living trust. LLCs, corporations, partnerships, and irrevocable or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead.
- Property type. Single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable ones, are eligible. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use, or agricultural zoning are not offered.
- Exposure. A borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible.
- Credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history is handled differently by each program, and one declines it entirely.
- Lien position. A line can sit first or second. A line behind an existing first mortgage lets you keep that mortgage in place, which matters when the first loan carries favorable terms. The CFPB notes that a line on top of an existing mortgage is a second mortgage, paid in addition to the first.
- Location. Lendmire’s HELOC availability is limited to 16 full-service states.
A federal rule note belongs here, briefly. Home equity lines are not a single regulated income-documentation category, so each lender can pick its own income-documentation method.
When Does a DSCR Cash-Out Make More Sense?
If the equity sits in a rental owned through an LLC, or the borrower wants more than $500,000 against an investment property, a DSCR cash-out refinance is usually the cleaner path. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Personal income documentation matters less.
The tradeoff is that a cash-out refinance replaces the existing first mortgage. For a borrower with a low-cost first loan, a line that leaves it alone may be better. Cash-out tops out around 75% LTV across most of the network, with about 6 months of seasoning common. Coverage of 1.00 is where select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing 1.00 does not mean positive cash flow, since repairs, vacancy, and management sit outside the calculation.
Lendmire’s complete DSCR loans guide covers those mechanics in full. For borrowers still inside their first two years of self-employment, Lendmire’s piece Top Bank Statement HELOC Providers Under Two Years Self-Employed addresses that specific profile.
Key Terms Defined
CLTV: Combined loan-to-value, meaning the first mortgage plus the new line divided by the property’s value.
Draw period: The stretch when you can borrow against the line and typically pay interest only.
Expense factor: A percentage deducted from business deposits to estimate operating costs.
Deposit scrub: The underwriter’s removal of transfers, loan proceeds, and unsourced deposits from income.
Second lien: A loan that sits behind an existing mortgage in repayment priority.
How Should You Stress-Test Before Applying?
Run the full-draw payment against your lowest recent months of income, not your average. The program tests the interest-only payment on the maximum draw, and the payment steps up when repayment begins. If the line only works on your best quarter, the file is thinner than it looks.
Also decide what the money is for. Funding a down payment on a rental can be sensible if the new property’s coverage is strong. Funding a purchase that only works with rising rents is a different risk.
Why Do Applications Stall?
The usual friction points are program-driven, and they are checkable in advance:
- A credit score below the tier needed for the leverage requested.
- Title held in an entity the program cannot accept.
- An ineligible property type.
- A debt-to-income ratio above the limit once the full-draw payment is counted.
- Large deposits that cannot be sourced.
- A home listed for sale, or listed within the past 60 days, in states such as IN, NC, PA, TN, TX, and WA.
Frequently Asked Questions
Can a freelancer get a bank statement HELOC with no traditional personal-income documentation?
Often yes, on programs that qualify on documented deposit income, subject to lender guidelines. The file still gets full underwriting on credit, equity, debt-to-income, and the property.
Can I use a bank statement line on a rental property?
Yes, on an investment property, with limits. The ceiling is 70% CLTV, the line caps at $500,000, and the minimum score is 700. Title must be in your own name or a revocable trust, not an LLC.
Do lines have fixed rates?
No. Pricing floats during both the draw and repayment periods and never converts to fixed. These credit lines typically carry variable pricing.
What if I’m a 1099 earner with irregular months?
Underwriters average deposits across the statement window, so a strong month can offset a weak one. A cleaner paper trail and a lower requested balance make the full-draw test easier to pass.
Is a broker or a direct lender better?
A broker can shop several wholesale lenders against one file, which matters because occupancy, credit tier, and property type decide which program fits. A direct lender can only offer its own program.
If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
