Top Bank Statement HELOC Providers for Business Owners

Top Bank Statement HELOC Providers for Business Owners

The Quick Read: A bank statement HELOC proves a business owner’s income from deposit history instead of tax-return net income. No honest ranking of top providers exists, because the right fit depends on credit, property type, occupancy, and combined leverage. A broker that shops several wholesale lenders can match your file to the program.

  • Deposits are screened, then reduced by an expense factor, before they count as income.
  • It is still a revolving line secured by your property, with a draw period and a repayment period.
  • On an investment property, the network ceiling is 70% CLTV, with a 700 minimum credit score.
  • LLC-owned rentals generally cannot use these lines, because the borrower must hold title personally or in a revocable trust.
  • Lendmire’s network is limited to 16 full-service states, so confirm your state before you plan around a line.

Why a Ranked List Would Mislead You

Nobody can honestly rank providers for every business owner. A line that suits a high-credit owner of a primary residence is useless to someone borrowing against a rental.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

You will meet four kinds of lenders. Each reads income differently.

Provider type How income is read How you reach it
Wholesale non-QM lenders Bank statements, P&L options Through a broker
Credit unions and portfolio banks Often tax returns, some exceptions Direct, usually existing members
Digital account-link lenders Connected deposit history Online application
Non-QM originators Own second-lien programs Direct or via broker

Big banks often lean on tax returns, which is where deposit-based income reading comes in for business owners.

Lendmire is a mortgage broker, not a lender. It places files with select wholesale lenders, and the lender that fits depends on your property, credit profile, leverage need, and documents. That is the broker advantage: one application, several sets of guidelines, one match.

Key Terms Defined

HELOC: A home equity line of credit, a revolving credit line secured by your property.

Draw period: The stretch when you can borrow from the line, often paying interest only.

Repayment period: The stretch after the draw ends, when you repay principal and interest and can no longer borrow.

CLTV: Combined loan-to-value, which adds the first mortgage and the new line together and divides by the property value.

Expense factor: The percentage a lender subtracts from business deposits to estimate what you actually keep.

DTI: Debt-to-income ratio, your monthly debts divided by your qualifying monthly income.

Vesting: The legal way title is held, such as an individual or a trust.

How Underwriting Treats Your Bank Statements

Underwriting turns raw deposits into a conservative income number, then tests that number against your debts. A bank statement HELOC is not a no-paperwork loan. It is reviewed on documented income under the applicable program, subject to lender guidelines. Here is the sequence.

1. Pick the statement window. Lenders typically want 12 or 24 consecutive months, every page, for every account used. Scotsman Guide’s non-QM overview describes the same 12-to-24-month approach for self-employed borrowers.

2. Screen the deposits. Transfers between your own accounts, loan proceeds, refunds, and one-time or unsourced deposits come out. Explain any large deposit before the underwriter asks.

3. Apply the expense factor. On business accounts, the lender subtracts a percentage for expenses. The same overview uses 50% as an example, with a third-party profit-and-loss statement as an alternative. Treat 50% as an illustration only. Each program sets its own factor.

4. Prorate for ownership. If you own less than 100% of the business, only your share counts.

5. Test DTI. The new line’s payment is added to your existing debts and compared to the income from step three. In the network’s programs, the maximum DTI is 50%. Profiles from 600 to 679 are held to 45%, and any ratio above 45% requires a 680 minimum credit profile. The payment is calculated as interest-only on the maximum draw, not on what you plan to borrow.

6. Underwrite everything else. Credit report, property value, title and vesting, equity left after the first mortgage, and your full list of financed properties.

The formula looks like this: eligible deposits, times ownership percentage, times one minus the expense factor, divided by the months in the window. A lower factor generally needs support, such as a CPA-prepared P&L, where the program permits one.

Twelve months captures a rising trend. Twenty-four months smooths out seasonal swings but dilutes a strong recent year. This one is a genuine toss-up, and the right window depends on which way your deposits are moving.

Income documentation options differ by lender. A broker confirms which wholesale lenders accept deposit-based income for your scenario before you spend money on appraisals or fees.

What the Network’s Lines Look Like by Occupancy

The ceiling you can reach depends on how you use the property. These figures come from the select wholesale lenders Lendmire works with, and every figure is subject to lender guidelines and full file review.

Occupancy Max CLTV Min credit Max line
Primary residence 90% (720+ only) 600 $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)
Second home 90% (720+ only) 640 $500,000
Investment property 70% 700 $500,000

A few details sit under that table.

  • Tiers step down. On a primary residence, 700 to 719 reaches 85% CLTV up to $500,000, and 640+ reaches 80%. On a second home, 660+ reaches 80%. On an investment property, 700+ and 720+ both top out at 70%.
  • Large lines are primary-residence only. A line above $500,000 needs a 700 credit profile or better (720 on the 5-year-draw line), caps at 75% CLTV, and requires a full appraisal.
  • Line size runs $25,000 to $750,000. Michigan’s floor is $10,000.
  • Valuation is often automated. Lines at or below $500,000 ordinarily use an automated valuation, though higher CLTV may trigger a second one. You can always request a full appraisal.
  • Property types are narrow. Single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable ones, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.

Credit reports come from a single-bureau score model keyed to the primary wage earner. The report can be no more than 90 days old at closing, and there are no rescores. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history splits by program on primary residences and second homes. One program seasons a foreclosure at 7 years and a short sale or deed-in-lieu at 4. The other declines that history entirely.

Two Draw Structures

The network places files into two line structures. Naming them keeps the comparison clean.

The 3-year-draw line has a 3-year interest-only draw, then a 17-year fully amortizing repayment. The 5-year-draw line has a 5-year interest-only draw, then a 25-year fully amortizing repayment. Both offer first or second lien position, and both float rather than convert to fixed. Investment lines use the 5-year-draw structure only. At least 75% of the line is drawn at closing on both.

That step-up deserves respect. The CFPB explains that borrowing stops when the draw period ends, and payments are often significantly higher in repayment. In some plans the full balance can come due when repayment begins. Interest-only payments during the draw feel light, and that is the trap. Model the repayment payment before you use the line for a long-hold purchase.

The minimum draw after closing is $1,000 on the 5-year-draw line, or $4,000 in Texas. Tennessee shortens both structures, to 3 years and 12 years on the first, and 5 years and 10 years on the second.

Where the General Rule Breaks

The general rule says deposits plus good credit plus equity equals a line. These edge cases bend it.

Your LLC owns the rental. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. Only an individual or an inter vivos revocable living trust can. This is the sharpest structural difference from a DSCR loan, which can be made to an entity, subject to program terms. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead.

Federal rules do not dictate your documents. The federal ability-to-repay rule excludes home equity lines from its scope. So each lender sets its own income method. That is why one lender’s rejection tells you little about the next lender’s guidelines.

Commingled deposits hurt. Business and personal money mixed in one account forces the underwriter to sort it. Messy files get conservative treatment. Keep a clean account for the business if you can.

Business accounts and personal accounts read differently. Business deposits take the expense factor. Personal deposits are read closer to the raw average.

Texas primary residences. A Texas primary residence is a homestead. It caps at 80% combined loan-to-value, and it carries a 12-day waiting period, a one-lien-at-a-time rule, and 12-month seasoning. Texas second homes and investment properties are eligible as non-homestead transactions. Properties must be 10 acres or smaller.

Listed properties. A property listed for sale, or listed in the past 60 days, is ineligible in NC, PA, TN, TX, and WA.

Exposure limits. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the 3-year-draw line and $750,000 on the 5-year-draw line. An owner with more than 15 financed properties is not eligible.

Credit tradelines. The 5-year-draw line requires two tradelines seasoned 12 months or one seasoned 24. Sub-640 profiles are limited to single-family primary residences with a clean 12-month housing history.

Geography. The network offers these lines in Lendmire’s 16 full-service states only: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint, which covers 40 states plus Washington, D.C.

HELOC, DSCR Cash-Out, or Bank Statement First Mortgage?

These three products solve different problems. Pick by how the property is used and what you want to keep.

Factor Bank statement HELOC DSCR cash-out refinance Bank statement first mortgage
Reviewed on Your deposit income and DTI Property rent versus payment Your deposit income
First mortgage Stays in place Replaced Replaced or new
Title holder Individual or revocable trust Entity possible Varies by program
Investment-property ceiling 70% CLTV About 75% LTV on standard rentals Varies by lender
Structure Revolving line Closed-end loan Closed-end loan

A DSCR loan compares rent to the full monthly obligation: principal, interest, taxes, insurance, and any association dues. The complete DSCR loans guide walks through that math. For cash-out on standard rentals, most of the network tops out around 75% LTV and expects about 6 months of seasoning. Short-term-rental cash-out sits lower, at 70%. Clearing 1.00 coverage does not mean positive cash flow. Repairs, vacancy, management, and capex sit outside the calculation. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

If you want to keep a low first mortgage and add a second lien, a line fits. If the rental sits in an LLC, or your personal income is thin on paper, the DSCR route often fits better.

How to Judge a Provider Before You Apply

Ask these questions in order. A good answer to each narrows the field.

  • Does the lender accept deposit-based income on a line, or only on a first mortgage?
  • Which expense factor applies to my business accounts, and can a CPA letter change it?
  • Is my property type and occupancy eligible?
  • Who must be on title, and does my trust or entity qualify?
  • Which draw structure applies, and what does repayment look like?
  • Does a valuation come automatically, or will I need a full appraisal?
  • Which states does the program cover?

One more habit helps. Pull your 12 or 24 months of statements early and mark every transfer, refund, and large deposit. Underwriters can only credit what you can explain.

Frequently Asked Questions

Who are the top bank statement HELOC providers?

There is no reliable ranking, and anyone offering one is guessing at your file. The best program for your situation depends on credit, property type, occupancy, and combined leverage. A broker that shops multiple wholesale lenders compares guidelines side by side and matches your scenario to the lender that writes it.

Can I use a bank statement HELOC on a rental property?

Sometimes. On an investment property, the network’s ceiling is 70% CLTV with a 700 minimum credit score, up to $500,000, on the 5-year-draw structure. Title must sit with you personally or in a revocable trust. Approval remains subject to lender guidelines and full file review.

How long must I be in business?

That is set by each lender, and the network programs here do not publish one universal figure. Expect underwriters to look for a documented history through 12 or 24 months of statements. A broker can tell you which lender fits a newer business.

Does an LLC-owned rental work?

Not on these lines. LLCs and corporations cannot hold title. You would need a vesting change, or a DSCR cash-out refinance, subject to program eligibility.

Does the line stay interest-only?

Only during the draw period. The repayment period is fully amortizing, so payments step up. The 3-year-draw line repays over 17 years, and the 5-year-draw line over 25 years.
