The Quick Read: The best provider for a deck project depends on your property, credit profile, and equity, not on a ranked list of companies. Lendmire is a mortgage broker that shops a network of wholesale HELOC lenders and matches the file to the program that fits. Most lines are qualified on documented bank deposits under the applicable program, subject to lender guidelines.
- A bank statement line changes how income is proven. It does not change the lien, the floating pricing, or the draw and repayment structure.
- On an investment property, the network ceiling is 70% CLTV, with a 700 minimum credit profile and a $500,000 maximum line.
- On a primary residence, the ceiling reaches 90% CLTV, but only at 720 or better and up to $500,000.
- LLC-held properties cannot take these lines. Title must sit with an individual or a revocable living trust.
- Availability is limited to Lendmire’s 16 full-service states.
What Does “Top Provider” Actually Mean Here?
It means the lender whose program fits your file. A broker cannot honestly name one winner, because the right match turns on occupancy, credit, leverage, and the property itself. Lendmire does not rank companies. It compares wholesale programs and places the file with the one that suits the borrower.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Why does a broker matter on this product? Lenders that write alternative-income lines set their own terms. Statement periods, expense factors, and eligibility all vary by lender. A broker sees many sets of guidelines side by side, so the borrower doesn’t have to call around one lender at a time.
How a Bank Statement HELOC Works, Step by Step
The product is reviewed around deposits instead of tax returns. Underwriting then runs the same checks as any other home equity line.
1. Pick the collateral. The line is secured by a property you hold in your own name or a revocable trust. The deck is built on that property.
2. Choose the statement window. Lenders review a set number of months of personal or business statements. Twelve to twenty-four months is common in the market.
3. Scrub the deposits. Underwriters strip out transfers between your own accounts and loan proceeds. Large or unusual deposits need a documented source.
4. Apply an expense factor. Business deposits are reduced by a percentage to estimate your real earnings. A CPA-prepared profit-and-loss statement may support a different factor, at the lender’s discretion.
5. Qualify the result. Adjusted income goes into the usual checks: credit, combined loan-to-value, debt-to-income, title, and property review.
6. Close, draw, build. Each contractor payment becomes a draw against the line.
7. Plan the repayment. After the interest-only period ends, the balance amortizes.
The debt-to-income maximum on this network is 50%. Credit profiles from 600 to 679 are held to 45%, and any ratio above 45% requires a score of at least 680. The payment used to qualify is the interest-only payment on the maximum draw, so a large line affects your ratio even if you never draw all of it.
“Bank statement” never means no paperwork. The file is reviewed on documented income under the applicable program, subject to lender guidelines. Mixing personal and business activity in one account muddies the deposit analysis, so clean separation helps.
Key Terms Defined
Draw period: the stretch when you can borrow against the line, usually paying interest only.
Repayment period: the stretch after the draw ends, when the balance is paid down.
CLTV: your first mortgage plus the new line, divided by the property’s value.
Expense factor: the percentage lenders subtract from business deposits to estimate income.
Vesting: how title to the property is held, such as an individual, a trust, or an LLC.
Which Draw and Repayment Structures Exist?
Two structures exist on primary residences and second homes. One runs a 3-year interest-only draw followed by a 17-year fully amortizing repayment. The other runs a 5-year interest-only draw followed by a 25-year fully amortizing repayment. In Tennessee, both are shortened: the first becomes a 3-year draw with a 12-year repayment, and the second a 5-year draw with a 10-year repayment. Investment lines use the 5-year draw and 25-year repayment structure only.
Two features surprise first-time borrowers. First, at least 75% of the line is drawn at closing. That fits a deck with a defined budget, but it is not ideal if you want a standby line with nothing drawn. Second, pricing floats through both the draw and repayment periods and never converts to fixed. Later draws carry a $1,000 minimum on the longer-runway structure, with Texas at $4,000.
The Consumer Financial Protection Bureau explains that payments are often significantly higher once repayment starts, and that some borrowers must repay the whole amount when it begins. Read your own terms for that step-up. Interest-only payments during the draw look cheap, and the later payment does not.
How Much Can You Borrow for a Deck?
Line size runs from $25,000 to $750,000, though most deck projects need a small fraction of that. Michigan’s floor is $10,000. Any line above $500,000 is limited to primary residences, so the $500,000 maximum in most rows below is not the top of the range. The ceiling you can reach depends on occupancy and credit.
| Occupancy | Credit tier | Max CLTV | Max line |
|---|---|---|---|
| Primary residence | 720+ | 90% | $500,000 |
| Primary residence (larger line) | 700+ (720 on the longer-runway program) | 75% | $750,000 |
| Primary residence | 700+ | 85% | $500,000 |
| Primary residence | 640+ | 80% | $500,000 |
| Second home | 720+ | 90% | $500,000 |
| Second home | 640+ | 75% | $500,000 |
| Investment property | 700+ | 70% | $500,000 |
Lines at or below $500,000 usually use an automated valuation instead of a full appraisal, though a higher CLTV can trigger a second valuation. Above $500,000, a full appraisal is required. Any borrower may request one. That matters for a deck. An automated valuation may not capture a recent improvement, so a borrower with a heavily upgraded property can ask for a full appraisal.
Texas primary residences are homestead properties and cap at 80% combined loan-to-value. A property listed for sale in the past 60 days is ineligible in several states, including Texas and Washington.
Does the Deck Pay for Itself?
Sometimes, and not always. Angi puts the typical deck cost at $4,350 to $12,600, averaging about $8,250, and cites an average return near 83%. Published return figures conflict by material and region. Treat a deck as something that may support a higher appraised value, depending on comps and underwriter review, and not as a guaranteed lift.
On a rental, a deck can improve tenant appeal. Do not underwrite it as a rent increase until you’ve seen comparable listings that support one. Only the line’s cost belongs in your budget.
Where the General Rule Breaks
Rental properties are limited. Investment lines require a 700 minimum credit profile and top out at 70% CLTV. That is well below the primary-residence ceiling. Many banks lend only on a primary residence, so an investor should expect fewer options and tighter terms.
LLC-held rentals do not qualify. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. This is the sharpest structural difference from a DSCR loan. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead. Lendmire’s piece Top Bank Statement HELOC Providers Without traditional Income Documentation covers that comparison. Qualification on an LLC-titled file is subject to lender program eligibility.
Some properties are ineligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered. Modular factory-built homes are eligible on the longer-runway structure only.
Past credit events matter. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On primary residences and second homes, one program seasons a foreclosure at 7 years, and a deed-in-lieu or short sale at 4. The other declines that history entirely.
Portfolio size has limits. A borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible.
Line or DSCR Cash-Out: Which Fits a Rental Deck?
A line adds a second lien and leaves your first mortgage alone. A DSCR cash-out replaces the first lien and qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. For many standard rentals, cash-out tops out around 75% LTV, with about 6 months of seasoning common.
If your rental sits in an LLC, or your personal deposits are thin, the DSCR route may be the only workable one. If the first mortgage is one you want to keep, a line is the cleaner tool. Remember that clearing a 1.00 coverage ratio is not the same as positive cash flow. Repairs, vacancy, and management all sit outside the calculation. Lendmire’s complete DSCR loans guide lays out how that ratio is built.
What to Prepare Before You Apply
- Twelve to twenty-four months of statements for the account that carries your deposits.
- A written source for any large or unusual deposit.
- A credit report under 90 days old at closing. The model uses a single-bureau score tied to the primary wage earner.
- Your contractor’s bid, plus a contingency for overruns.
- Proof of title in your own name or revocable trust.
Credit history standards vary by program. The longer-runway structure wants two tradelines seasoned 12 months, or one seasoned 24. Housing history of 0x30x12 applies to scores from 600 to 639.
Tax treatment of a deck on a rental is a separate question. Tax treatment varies; consult a qualified professional. IRS Publication 527 covers rental property generally.
Frequently Asked Questions
Can a bank statement HELOC fund a deck on a rental property?
Yes, in some cases. The investment line carries a 700 minimum credit profile, a 70% CLTV ceiling, and a $500,000 maximum. The property must be titled to you personally or to a revocable trust. Availability is limited to 16 full-service states, and every file is subject to lender guidelines.
Do I need tax returns?
Not under the bank statement structure, which is reviewed on documented deposit income, subject to lender guidelines. You will still document deposits, credit, equity, and title.
Will I draw the whole line at once?
At least 75% of the line is drawn at closing on both structures. Size the line to the deck budget, including a contingency, so you aren’t paying interest on money you won’t use. Later draws carry a $1,000 minimum on one structure.
What happens when the draw period ends?
The balance begins to amortize over the remaining term, 17 or 25 years on primary residences and second homes. Investment lines use 25. The CFPB notes that payments are often significantly higher at that point, so plan for the step-up before you build.
Can I use an LLC-owned property?
No. LLCs and corporations cannot hold title on these lines. A vesting change or a DSCR cash-out refinance is the usual alternative.
