The Quick Read: The right provider for this refinance depends on who holds title, how much equity the property carries, and whether deposits can document your income, so Lendmire, a mortgage broker, shops a wholesale network of HELOC lenders rather than ranking companies.
- A new line replaces the old balance, but it restarts an interest-only draw and floats; it never converts to a fixed payment.
- On an investment property, the network ceiling is 70% combined loan-to-value (CLTV), with a 700 minimum credit score and a line up to $500,000.
- The title must sit with an individual or a revocable living trust, not an LLC.
- Income is documented under the applicable program, subject to lender guidelines, and the new line is qualified on the interest-only payment at the maximum draw.
- HELOC availability covers 16 full-service states, which is narrower than Lendmire’s 41-market DSCR footprint.
Why Does an Older HELOC Force a Decision?
A HELOC that reaches the end of its draw stops being a flexible line and becomes a debt with a required payoff schedule. For many investors, that is the moment the monthly obligation jumps.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
During the draw, most lines require interest only. Principal payments begin when repayment starts, even if you never touched principal before. The CFPB’s HELOC booklet says the lender may set a schedule to repay the full amount, often over ten or 15 years, or the whole balance may come due at once as a balloon. For a balloon, the booklet says you must refinance with the same lender, borrow from another lender, or find some other way to pay.
The OCC’s Comptroller’s Handbook adds that draw periods are typically five or ten years. It also notes that the rate in repayment may stay variable or become fixed. So two things matter on your note: whether it amortizes or balloons, and whether the lender can renew it. Read the note before you shop anything.
Why Doesn’t a Ranked List of Providers Help?
Provider rankings fail this refinance because the provider that fits depends on your file, not on a league table. Large banks and big retail lenders often decline investment-property lines and self-employed income that arrives as deposits. Credit unions vary by charter and region. Wholesale lenders write the harder files, but each has its own overlays.
That is where a broker earns its place. Lendmire works with a network of wholesale HELOC lenders and matches the scenario to the program: property type, credit profile, leverage need, and documentation. The best program for your situation changes when any one of those changes. The lenders that write your file depend on occupancy, title, and the size of the line. For the broader picture of how Lendmire’s investor lending fits together, the complete DSCR loans guide covers the rental-loan side.
What Does a Bank Statement HELOC Actually Mean?
It is a home equity line where income is documented from deposits rather than tax returns. HousingWire’s non-QM guide describes bank statement products as using 12 to 24 months of personal or business statements. It also says the analysis is not simply adding up deposits.
The cleanup is the part that surprises borrowers. Realty Times explains that internal transfers, refunds, and other non-income deposits come out. Proof of self-employment, such as a business license or a CPA letter, is usually part of the file.
Here is what that means for an older-HELOC refinance:
- Transfers between your own accounts do not count as income.
- Loan proceeds and one-time deposits do not count.
- Seasonal income can look thin if the statement window misses the busy months.
- Income is documented under the applicable program, subject to lender guidelines, and the program sets how much of the deposits count.
The income test is one piece. The equity and credit tests sit beside it, and the file has to clear both.
Which Replacement Structures Exist?
Four exits exist for a line entering repayment: replace it with a new line, take a fixed-payment loan, refinance the first lien, or pay it off with a DSCR cash-out loan on a rental. The table shows how they differ in practice.
| Option | What it does | Best fit when |
|---|---|---|
| New standalone line | Pays off old line, restarts a draw | You want revolving access again |
| Fixed-payment second loan | Gives a set schedule | You want a predictable payment |
| Cash-out refinance of first lien | Absorbs the old line into one loan | The first lien is also due for a change |
| DSCR cash-out on a rental | Pays off a line secured by a rental | The collateral is a rental and rent supports the payment |
Where the network fits is the first row. The standalone line can sit in first or second lien position. It is a floating line that never converts to fixed. If you need a fixed payment, the better answer is one of the other rows, and Lendmire arranges those as well.
How Does the Network’s Line Handle Draw and Repayment?
The network’s lines run an interest-only draw followed by full amortization, with two structures available. One is a 3-year draw with a 17-year fully amortizing repayment. The other is a 5-year draw with a 25-year repayment. Tennessee shortens both, to 3 years and 12 years, and 5 years and 10 years. Investment lines use the 5-year draw and 25-year repayment structure only.
Three mechanics matter on a refinance:
- Draw at closing. At least 75% of the line is drawn at closing. That helps when the old payoff is large. It hurts when the old balance is small, because you would size the line to the payoff rather than to your wish list.
- Pricing floats. It floats across both the draw and the repayment period.
- Qualifying payment. The file is qualified on the interest-only payment calculated on the maximum draw, with a 50% maximum debt-to-income ratio. That ratio drops to 45% for credit profiles from 600 to 679, and a ratio above 45% requires at least a 680 score.
A reset also delays principal. If your old line is entering repayment because you never paid principal down, a new draw period pushes that problem out rather than solving it. Treat the refinance as a way to restructure, not a way to escape the balance.
What Leverage Can You Expect by Occupancy?
The ceiling depends on the occupancy of the property securing the line, so never read a single number across all properties. Every figure below is subject to lender guidelines and full file review.
| Occupancy | Typical ceiling | Credit pairing | Line size |
|---|---|---|---|
| Investment property | 70% CLTV | 700 minimum | Up to $500,000 |
| Second home | Up to 90% CLTV | 90% only at 720+ | Up to $500,000 |
| Primary residence | Up to 90% CLTV | 90% only at 720+ | Up to $500,000 at 90% |
| Primary residence (larger line) | Up to 75% CLTV | 75% only at 700+ (720 on the longer-runway program) | Up to $750,000 at 75% |
A primary residence can reach a larger line of up to $750,000, but that route caps at 75% CLTV and requires at least 700 credit (720 on the 5-year draw structure). Above $500,000, a full appraisal is required. Texas primary residences are a homestead and cap at 80% combined loan-to-value, so the higher tiers never apply there.
CLTV adds the first-lien balance and the new line, then divides by value. Say your current first mortgage plus the old HELOC already uses most of the allowed equity on an investment property. A line sized to just the payoff may clear. A bigger line will not. Run that sum before you apply.
Lines of $500,000 or less ordinarily use an automated valuation instead of a traditional appraisal. A higher CLTV may require a secondary valuation, and you may request a full appraisal in any case.
What Eliminates a File?
Most failures come from title, property type, or history, not from the income analysis. These are the usual causes.
Title held in an entity. The line must be held by an individual borrower or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title under these programs. A rental already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead, subject to program terms.
Ineligible property type. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered. Single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos, are eligible.
Credit history. The credit report cannot be more than 90 days old at closing, and there are no rescores. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Recent late payments on the old line itself are a common problem, because housing history is reviewed across the properties you finance.
Exposure limits. A borrower is limited to three lines. Anyone who owns more than 15 financed properties is not eligible.
Listed property. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.
How Does a Refinance of an Old Line Actually Run?
The sequence is the same on most files.
1. Pull the old note. Confirm whether the line amortizes, balloons, or renews, and who holds the lien.
2. Request the payoff statement. The old lien does not release without it, and the payoff must cover accrued interest as well as principal.
3. Gather income documents. For a deposit-based file, that means the statement window the lender requires, proof of self-employment, and a clean explanation of large or irregular deposits.
4. Confirm title and vesting. If the property sits in an LLC, resolve that before the application, not after.
5. Size the line against the payoff. The draw at closing has to cover the payoff, and the CLTV has to stay under the ceiling for the occupancy.
6. Valuation and clearing title. Automated valuation applies on lines at or below $500,000, and a full appraisal applies above that.
7. Close and release the old lien. The new line funds the payoff, and the old lender records the release.
Start before the draw ends. A line that has already entered repayment still refinances, but a missed payment on the old line would hurt the file.
When Is Another Line the Wrong Answer?
A new line is the wrong answer when the collateral is a rental and the property’s rent can carry a fixed loan. In that case, a DSCR cash-out refinance is usually cleaner. On most files in the wholesale network, cash-out on a standard rental tops out around 75% LTV, with about 6 months of seasoning as the common expectation. A payoff of a line on a rental generally counts as a cash-out refinance, even when no cash comes back.
DSCR qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Many select programs start at 1.00 coverage, and stronger ratios open better terms and leverage. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Clearing the ratio is not the same as positive cash flow, because repairs, vacancy, management, and utilities sit outside the calculation. Most programs want about a 660 score. A 700 or better opens the strongest leverage tiers.
The choice often comes down to which income is stronger on the file. Deposits may document a self-employed owner well. Rent may document the property better. Lendmire’s piece Best Bank Statement HELOC Program to Refinance an Older HELOC Entering Repayment goes deeper on the first path.
Key Terms Defined
Draw period: the stretch when you can borrow from the line and usually pay interest only.
Repayment period: the stretch after the draw ends, when principal comes due.
Payment shock: the jump in the monthly obligation when repayment starts.
Combined loan-to-value (CLTV): all liens on the property divided by its value.
Payoff statement: the lender’s written figure to release the old lien.
Balloon: a structure where the whole remaining balance comes due at once.
Frequently Asked Questions
Can I refinance a HELOC after repayment has already started?
Yes, in most cases, though the file is reviewed on its current state. The same equity, credit, and title tests apply. Late payments on the old line are the main new risk, so a clean payment history is the strongest asset. Starting before the draw ends keeps more options open.
Does the new line become fixed after the draw?
No. Pricing floats across both the draw and the repayment period and never converts to fixed. A borrower who needs a fixed payment should look at a fixed-payment second loan or a cash-out refinance of the first lien instead.
Can an LLC hold the line?
No. Title must sit with an individual or a revocable living trust. A property already in an LLC needs a vesting change, or a DSCR cash-out refinance, subject to lender program requirements.
Are these lines available in every state?
No. HELOC availability covers 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA.
How many bank statements will a lender want?
It depends on the program. Industry guides describe 12 to 24 months of personal or business statements, and the lender sets the window and the share of deposits it counts. Self-employment proof and a clear explanation of unusual deposits are standard parts of the file.
