Top Bank Statement HELOC Providers When You Cannot Qualify With Tax Returns

The Quick Read: A bank statement HELOC is reviewed on documented deposit income, usually 12 to 24 months of statements, instead of tax returns, subject to lender guidelines, and the right provider depends on occupancy, credit profile, leverage needed, and whether title sits in your name or an LLC, so the job is matching the file to the program.

  • Deposits are not income. Programs reduce them for business expenses before they count.
  • The ceiling depends on occupancy. An investment-property line tops out at 70% CLTV, while 90% exists only on a primary residence or second home at a 720 credit profile or better.
  • Title matters. An LLC cannot hold title on these lines, and that is the sharpest difference from a DSCR loan.
  • Credit, DTI, equity, property type, and title are still fully reviewed.
  • For rental properties held in an entity, a DSCR cash-out refinance is often the better fit.

This article does not rank named providers, because which program fits depends on the file and the programs differ by lender. Instead, it explains how providers are sorted, how the underwriting works, and where the rules break.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What a Bank Statement HELOC Actually Is

A bank statement HELOC is a revolving line of credit secured by your property, with income proven through deposits rather than a tax return. The line can sit in second position behind your existing mortgage or, on a free-and-clear property, in first position. Only the income test changes. Credit, equity, and property review stay the same.

HousingWire’s non-QM guide lists it as its own product: a revolving second lien documented with bank statements for self-employed homeowners tapping equity. The same guide lists a closed-end second mortgage as a separate product. That one is a fixed lump sum, and it is a different loan.

The product exists because taxable income and cash flow can diverge. A business owner with heavy write-offs can show strong deposits and a thin return. Conventional underwriting reads the return. A bank statement program reads the deposits.

Key Terms Defined

  • CLTV: Combined loan-to-value, which adds the new line to every other lien on the property and divides by its value.
  • Expense factor: A reduction applied to business deposits, because deposits are revenue and not profit.
  • DTI: Debt-to-income, meaning your monthly obligations divided by qualifying monthly income.
  • Draw period: The stretch when you can borrow from the line and pay interest only on what you drew.
  • Repayment period: The stretch after the draw ends, when the balance amortizes with principal and interest.
  • DSCR: Debt service coverage ratio, which compares a property’s rent to its full housing payment (principal, interest, taxes, insurance, and any HOA dues).

How Underwriting Treats the File, Step by Step

Underwriting a bank statement HELOC is a five-step review. Statements replace the tax return in step one. Everything after that is a normal file review.

1. Pick the documentation path. Common paths are 12 or 24 months of personal or business statements, a CPA-prepared profit-and-loss statement, 1099s, or asset statements. Which paths exist varies by program.

2. Convert deposits to qualifying income. The underwriter totals eligible deposits over the statement period. Transfers between your own accounts and one-off deposits typically need sourcing or get excluded. For business accounts, an expense factor then reduces the total. The factor varies by program, and it is the step borrowers most often misjudge.

3. Test DTI. This is a borrower-income product. Across Lendmire’s wholesale network the maximum DTI is 50%, and 45% for credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum score. The qualifying payment is calculated on the interest-only payment at the maximum draw, not on what you plan to borrow.

4. Review the rest of the file. That includes credit, combined leverage, property type, title vesting, and housing history. Bank statement describes how income is proven. It does not describe lighter underwriting.

5. Value the property. Lines at or below $500,000 ordinarily use an automated valuation with no traditional appraisal, though higher leverage may require a second valuation. Every line above $500,000 requires a full appraisal, and a borrower may request one in any case.

Here is how a deposit story becomes a coverage figure. The example is conceptual, with no dollar figures.

Step What happens Effect on the file
Collect statements 12 or 24 months of deposits Sets the raw total
Strip non-income Transfers and one-offs removed Total shrinks
Apply expense factor Business revenue reduced to a profit proxy Qualifying income falls again
Test DTI Obligations compared to qualifying income Sets line-size headroom

A borrower who skips steps two and three in their own math will overestimate. Deposits that look like six figures of income may qualify as much less.

Which Providers Write These Loans?

Three provider types write bank statement lines, and the right one depends on the property and the income story. The table sorts them by channel, not by company, because the lenders that write this product change and their guidelines differ.

Provider type Typical income proof Where it fits Limit
Depository lenders Usually tax returns Wage earners with clean returns Rarely accept statements in place of returns
Non-bank non-QM lenders Statements, P&L, or 1099s Self-employed borrowers Each sets its own scoring and overlays
Mortgage broker Matched to the lender Files that fit one program but not another Cannot lend directly

Large retail lenders mostly read the tax return, which is why self-employed borrowers with thin returns get declined there. HousingWire positions non-QM lenders as the route for borrowers with strong deposits and reduced taxable income.

Lendmire is a mortgage broker, not a lender. It places these lines through select wholesale partners, which means one application can be matched against more than one program’s guidelines. The best program for your situation turns on property type, credit, leverage, and title. Brokers shop those variables across lenders, and no single provider is the right answer for every file.

Leverage and Line Limits by Occupancy

The network ceiling is set by occupancy and credit tier. A figure that applies to one occupancy never applies to another.

Occupancy Minimum score CLTV ceiling Maximum line
Primary residence 600 90% only at 720+ $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)
Second home 640 90% only at 720+ $500,000
Investment property 700 70% $500,000

Inside those ceilings the tiers step down with credit. On a primary residence, a 720+ profile reaches 90% CLTV up to $500,000, and 700 to 719 reaches 85% up to $500,000. A 640+ profile reaches 80% up to $500,000, while 620+ is held to 70% up to $400,000. At the 600 floor, a 600+ profile is held to 60% CLTV up to $400,000. On a second home, 720+ reaches 90%, 700+ and 680+ reach 85%, 660+ reaches 80%, and 640+ reaches 75%. On an investment property, 700+ and 720+ both top out at 70% CLTV up to $500,000.

Line sizes run from $25,000 up to $750,000. A line above $500,000 is for primary residences only, needs a credit profile of 700 or better (720 on the 5-year-draw structure), caps at 75% CLTV, and requires a full appraisal.

Two draw structures exist across the wholesale partners. The first, the 3-year-draw structure, runs three years interest-only followed by a 17-year amortizing repayment. The second, the 5-year-draw structure, runs five years interest-only followed by a 25-year amortizing repayment. Investment lines use the 5-year-draw structure only. At least 75% of the line is drawn at closing, and pricing floats through both periods. It never converts to fixed. Anyone who wants a fixed payment is looking at a closed-end second instead.

Every figure above is subject to lender guidelines and full file review, and none is a commitment to lend.

Where the General Rule Breaks

The pattern is that statements replace the tax return, and every other gate stays. These are the edges where files stall.

Title in an LLC. Fee simple or leasehold title must be held by the individual borrower or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change, or it belongs in a DSCR cash-out instead. BiggerPockets investor discussion reaches the same practical conclusion, that lines on rentals are easier in a personal name, and it points to a closed-end second as the alternative.

Investment property availability. Many banks limit lines to the primary residence. Investor discussion on BiggerPockets describes patchy availability on rentals, but those are anecdotes and not current policy. On Lendmire’s network, an investment line needs a 700 minimum score and stops at 70% CLTV and $500,000.

Property type. Single-family, 2-4 unit, PUD, townhome, and condominium properties are eligible, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered. Units in a 2-4 property carry a 640 minimum on one of the two structures.

Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.

Derogatory credit. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On primary residences and second homes, one program seasons a foreclosure at 7 years and a deed-in-lieu, pre-foreclosure, or short sale at 4, while the other declines the history entirely. Investment files follow the 7-and-4-year path.

Exposure limits. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the other. A borrower with more than 15 financed properties is not eligible.

Availability. HELOC placement through Lendmire covers 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the DSCR footprint of 41 markets, including Washington, D.C.

Statements are documentation, not an exemption. A loan that asks for bank statements is still underwritten. A product that skips income proof altogether is a different thing, and a bank statement HELOC is not that.

When a DSCR Cash-Out Fits Better

A DSCR cash-out refinance fits rental owners whose title is in an LLC, whose DTI is stretched, or whose first mortgage is already due for a refinance. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, so personal income documentation is not the gate. The complete DSCR loans guide walks through the full program.

Factor Bank statement HELOC DSCR cash-out
What qualifies you Your deposit income and DTI The property’s rent against its payment
Title Individual or revocable trust LLC allowed, subject to lender program eligibility
Existing first mortgage Stays in place on a second-lien line Replaced by the refinance
Max leverage on a rental 70% CLTV About 75% LTV on a cash-out of a standard rental
Structure Revolving, floating Term loan, 30-year fixed spine

On the DSCR side, loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders), and the common seasoning expectation is about 6 months. Most programs want a score near 660, with a 620 floor in parts of the network. Extended terms and interest-only periods are available through select lenders.

Clearing 1.00 coverage is not the same as positive cash flow. DSCR compares rent to the housing payment only. Repairs, vacancy, management, utilities, and capex sit outside the calculation. A 1.00 ratio is where many select programs start. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted.

The choice comes down to a few questions. How do the first-lien terms compare with a new refinance? Is the property in an LLC? Is there DTI headroom? Does the investor want a revolving line or a lump sum? Lendmire’s piece on a bank statement HELOC when tax returns show almost no income covers the near-zero return case.

What Replaces the Tax Return, and What Doesn’t

Replaced Still required
Tax returns Credit report (single bureau, 90 days old or less at closing)
Year-end income figures Combined leverage within the ceiling
Clean title in an eligible vesting
Eligible property type
DTI within limits

Credit review keys off the primary wage earner. Tradeline and housing-history standards vary by program. One program requires two tradelines seasoned 12 months or one seasoned 24, with housing history of 0x30x6 and 1x30x12 at 640 and above, and 0x30x12 from 600 to 639.

A Short Regulatory Note

Open-end lines sit outside the federal ability-to-repay rule for covered mortgages. Per 12 CFR 1026.43, a loan cannot be labeled open-end just to avoid that rule. The CFPB’s compliance guide explains that structure. The National Consumer Law Center notes the rule applies to HELOCs only when they are high-cost. For a borrower, the point is simple: a line can be documented with bank statements, but underwriters still review whether the borrower can carry it.

Declined or Messy Deposits? Next Steps

Start by finding why the file stalled. Typical causes are commingled accounts, large unexplained transfers, seasonal swings, or an LLC deed. Then prepare the pieces below.

  • 12 or 24 months of consecutive statements for the account that receives business revenue.
  • A written source for any large or irregular deposit.
  • A CPA-prepared profit-and-loss statement, if one is available, as an alternate path.
  • Current mortgage statements for every lien on the property.
  • Deed or trust documents showing exactly how title is held.
  • A list of financed properties, since exposure limits count them.

If title is the blocker, the fix is a vesting change or a DSCR cash-out. If the score or DTI is the blocker, a different documentation path or a different occupancy tier may fit.

Frequently Asked Questions

Which documents replace tax returns on a bank statement HELOC?

The usual choices are 12 or 24 months of personal or business bank statements, a CPA-prepared profit-and-loss statement, 1099s, or asset statements. Which one is available depends on the program. The underwriter then totals eligible deposits and applies an expense factor to business income before testing DTI.

Can I get one on a rental property held in an LLC?

Not with the LLC on title. Across Lendmire’s network, only individuals and revocable living trusts can hold title. A property already in an LLC needs a vesting change, or a DSCR cash-out refinance may fit, subject to lender program eligibility.

What leverage is available on an investment property?

An investment-property line tops out at 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line. The 90% ceiling applies only to primary residences and second homes at a 720 profile or better. All figures are subject to lender guidelines.

Is a bank statement HELOC a no-underwriting loan?

No. Statements replace the tax return, but credit, DTI, equity, title, and property type are all reviewed. DTI is tested on the interest-only payment at the maximum draw.

Can the rate float, or can I lock a fixed payment?

On these lines, pricing floats during both the draw and repayment periods and never converts to fixed. A fixed payment points to a closed-end second or a DSCR cash-out refinance instead.
