The Quick Read: A bank statement HELOC is a separate credit line that sits behind your existing mortgage, so you keep the first loan untouched, and the right provider depends on your occupancy, credit, property type and combined leverage rather than on any ranked list.
- Your first mortgage keeps its balance, term and payment. The new line is its own lien.
- On an investment property, the ceiling across Lendmire’s wholesale network is 70% CLTV (combined loan-to-value), with a 700 minimum credit score and a line up to $500,000, subject to lender guidelines.
- Primary residences and second homes reach 90% CLTV only at a 720 or better credit profile.
- Income documented through deposits is tested against your debt-to-income ratio, not against rent coverage.
- Rentals held in an LLC are not eligible for these lines. A DSCR cash-out refinance is the usual alternative.
What Is a Bank Statement HELOC?
A bank statement HELOC is a home equity line of credit where the lender verifies your income from deposits instead of tax returns. A HELOC is a revolving line you can draw on repeatedly against the equity in a property. Equity is the property’s value minus what you owe on it.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
“Bank statement” changes only the income test. The rest of the product behaves like any other equity line. It has a draw period, a repayment period, a combined-leverage limit and a credit review.
It also does not mean the lender skips documentation. The lender reads 12 to 24 months of personal or business statements, depending on the program. Business deposits usually get an expense factor applied, so qualifying income comes out lower than total deposits. A bank statement file is reviewed on documented income under the applicable program, subject to lender guidelines.
The product exists because tax returns often understate what a self-employed investor actually earns. Write-offs shrink the net income a conventional lender sees. Deposits show the cash that really moved through the accounts.
Do You Have to Refinance Your First Mortgage?
No. A standalone line sits in second position behind your current loan, and the first mortgage keeps its rate, term and payment. The network can also place a line in first-lien position, but that is a different file.
This matters most when your first mortgage is cheap. A cash-out refinance reprices the whole balance, while a second-position line borrows only against the equity you want to use. The tradeoff is that the line is a separate obligation with its own payment, and its pricing floats.
Three things have to line up for the first loan to stay untouched:
- The title must allow a junior lien.
- The combined balances must fit under the CLTV ceiling.
- The first mortgage note must not forbid additional liens. Some notes do restrict them, so read yours before applying.
How Underwriting Treats It, Step by Step
Underwriting a bank statement HELOC runs in six steps, and equity alone cannot carry a file past the income test. A lender checks your income, your debt load, the property’s value, your credit and how the line is drawn. Each step has its own gate.
1. Structure. The line is standalone, in second position behind your first mortgage. Nothing about the first loan is repriced.
2. Income. The lender reviews 12 to 24 months of statements. Some programs accept a CPA-prepared profit-and-loss statement or 1099s alongside them. Deposits are not simply added up, and the expense factor reduces business income.
3. Debt-to-income. The lender adds the new line to your first-mortgage payment and other debts. The maximum DTI is 50%, but it drops to 45% for credit profiles from 600 to 679, and a ratio above 45% needs a 680 minimum. The line is qualified on the interest-only payment calculated on the maximum draw.
4. Valuation. Lines at or below $500,000 ordinarily use an automated valuation instead of a traditional appraisal. A higher CLTV may call for a second valuation. Every line above $500,000 requires a full appraisal, and you can request one on any line.
5. Credit. The program floor is 600, using a single-bureau score tied to the primary wage earner. The report can be no more than 90 days old at closing. A bankruptcy needs 4 years of seasoning from discharge or dismissal.
6. Draw. At least 75% of the line is drawn at closing. Later draws carry a minimum, and one program states $1,000.
Notice what is missing: rent. A DSCR loan compares a property’s rent to its payment. A bank statement HELOC compares your documented income to your debts. If you want the rent-based version of that logic, the complete DSCR loans guide covers it.
Top Bank Statement HELOC Providers Depend on Your File
The best provider for your situation depends on property type, occupancy, credit profile, leverage need and how your income documents. No neutral ranking exists for this product, and a ranked list would mislead you. Each lender writes a different slice of the market.
Here is how the provider types differ in practice:
- Depository banks and credit unions. Many limit equity lines to owner-occupied homes. One BiggerPockets investor reported that every bank they contacted would do a HELOC only on a primary home, because lenders view rentals as riskier.
- Wholesale non-QM lenders. These write alternative-documentation lines, including bank statement files, and they work through brokers.
- Online lenders. Their programs vary widely by occupancy and state.
Lendmire is a mortgage broker, not a lender. It works with a network of wholesale HELOC lenders and matches a scenario to the program that fits. That is the practical edge of a broker: you see several sets of guidelines from one application conversation instead of calling providers one at a time.
Before you apply anywhere, ask each provider these questions:
- Does the line cover my occupancy: primary, second home or investment?
- Can the property be titled the way it is now?
- What is the maximum CLTV at my credit score?
- How many months of statements are required, and is an expense factor applied?
- How long is the draw period, and what happens when it ends?
- Does pricing float, and does it ever convert to fixed?
- Is the line first or second lien, and does my first mortgage allow it?
What the Network Programs Look Like
The network’s ceilings depend on occupancy, and the strongest leverage tiers need strong credit. Lendmire’s network places files with two wholesale programs. This article calls them the 3-year-draw program and the 5-year-draw program, after their interest-only periods. Where they differ, each figure below applies only within its own program’s terms.
| Occupancy | Max CLTV | Min credit | Max line |
|---|---|---|---|
| Primary residence | 90% (720+ only) | 600 | $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program) |
| Second home | 90% (720+ only) | 640 | $500,000 |
| Investment property | 70% | 700 | $500,000 |
Some details sit inside those headline numbers:
- On a primary residence, 90% CLTV applies only up to $500,000 at a 720 or better profile. A primary-residence line above $500,000 needs 700 or better (720 on the 5-year-draw program) and caps at 75% CLTV.
- Second homes at 720+ reach 90% CLTV, and at 640 the ceiling is 75%.
- Investment properties top out at 70% CLTV at 700 and above. No higher tier exists.
- Line sizes start at $25,000. One state has a $10,000 floor.
These are eligibility ranges, not promises. Every file gets full review. This is not a commitment to lend.
How the Draw and Repayment Periods Work
Most of these lines are interest-only for a set draw period, then switch to full repayment. Across the network, the 3-year-draw program pairs a 3-year draw with a 17-year repayment. The 5-year-draw program pairs a 5-year draw with a 25-year repayment. Investment lines use the 5-year structure only.
The CFPB describes the same general pattern: a draw period, for example 10 years, followed by repayment, with monthly payments often significantly higher once repayment begins. It also notes that some plans require a minimum draw each time. On both network programs, pricing floats through the draw and repayment periods and does not convert to fixed. The CFPB’s HELOC booklet adds that payments can change even when you borrow nothing new, and that a HELOC generally must be paid in full if you sell the property.
Payment shock is the real risk here. The interest-only years feel light. Then principal arrives. Experian notes that some HELOCs carry a balloon payment when the draw period ends. The network programs described here are fully amortizing in repayment, but you should still model the step-up before you sign.
A Line-Sizing Example
Combined leverage sets the size of the line. CLTV is all liens divided by the property’s value, so your first mortgage uses up part of the ceiling before the line starts.
Run the numbers on a rental house owned in your own name. Suppose your first mortgage sits at 55% of value and your credit score is 710. The investment ceiling is 70% CLTV. That leaves about 15 points of value for the line, and the $500,000 line cap applies if the dollar result is larger.
Now picture a primary residence with a 725 score and a first mortgage at 60% of value. The 90% tier would leave 30 points of value. The line still caps at $500,000 at that tier, and the lender’s DTI test still has to pass.
If your first mortgage already sits near the ceiling, the line may be small or unavailable. A larger first balance leaves less room. That is why a cheap first mortgage with modest leverage is the ideal match for this product.
Where the General Rule Breaks
The “no refinance needed” answer holds until one of these edge cases applies.
LLC title. Fee simple or leasehold title must be held by you individually or by a revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. This is the sharpest difference from a DSCR loan. If your rental sits in an LLC, you either change vesting first or use a DSCR cash-out refinance, subject to lender program eligibility.
Investment property is a thinner market. Many depository lenders decline it outright, and the investment tier here is the tightest: 70% CLTV, 700 minimum credit, a $500,000 line cap. Sub-700 borrowers are not eligible on investment lines.
Property type. Single-family, 2-4 unit, PUD, townhome and condominium properties are eligible, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agriculturally zoned properties are not offered.
Portfolio size. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the 3-year-draw program and $750,000 on the 5-year-draw program. A borrower with more than 15 financed properties is not eligible.
Later refinancing. If you refinance the first mortgage down the road, the line generally has to be paid off or subordinated. Plan for that before you borrow.
Foreclosure history. On primary residences and second homes the programs split. One seasons a foreclosure in 7 years and a deed-in-lieu, pre-foreclosure or short sale in 4. The other declines that history regardless of age.
Availability. These lines are available only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. That is narrower than the DSCR footprint of 41 markets, including Washington, D.C.
HELOC, Cash-Out Refinance or DSCR Cash-Out?
A second-position line wins when your first mortgage is worth keeping. A cash-out refinance wins when you want one loan and the first mortgage has little to protect. A DSCR cash-out wins when the property is in an LLC or your personal income is hard to document.
| Factor | Bank statement HELOC | Cash-out refinance | DSCR cash-out |
|---|---|---|---|
| First mortgage | Stays in place | Replaced | Replaced |
| Income test | Deposits, DTI | Varies | Property rent |
| Title | Individual or revocable trust | Varies | LLC possible* |
| Investment ceiling | 70% CLTV | Varies | 75% LTV standard rentals |
*Subject to program terms.
The DSCR column deserves context. Across most of the network, a DSCR cash-out tops out around 75% LTV on a standard rental, with about 6 months of seasoning as the common expectation. Short-term rentals run lower: 70% on a cash-out. Credit expectations are typically around 660 on most programs, with 620 in parts of the network. Coverage of 1.00 is where select programs start. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted.
Clearing 1.00 does not mean positive cash flow either. DSCR compares rent to the mortgage payment, taxes, insurance and any HOA dues. Repairs, vacancy, management and capex sit outside it. A DSCR test also measures only the first loan. A HELOC adds a second payment on top, so model rent against both payments plus vacancy and repairs.
That adds risk if values fall and you must sell.
Key Terms Defined
CLTV: combined loan-to-value, which is every lien on the property divided by its value.
Lien position: the order in which lenders get paid if the property is sold or foreclosed. The first mortgage is first. A standalone HELOC behind it is second.
Draw period: the stretch when you can borrow from the line, usually paying interest only.
Repayment period: the stretch after the draw period when principal and interest are both due.
DTI: debt-to-income, your monthly debts divided by your documented monthly income.
Expense factor: a percentage lenders subtract from business deposits to estimate what you actually keep.
Subordination: an agreement that lets a junior lien stay in place behind a new first mortgage after a refinance.
Vesting: how title to the property is held, such as in your own name or a trust.
What to Gather Before You Apply
Preparation shortens the back-and-forth, though it cannot change eligibility. Pull together:
- 12 to 24 months of personal or business bank statements
- A profit-and-loss statement or 1099s if you have them
- Your first mortgage statement and the deed showing how title is held
- Insurance and HOA information for the property
- A credit profile you have not recently disturbed, since the report cannot be more than 90 days old at closing

Frequently Asked Questions
Do I have to refinance my first mortgage to get a bank statement HELOC?
No. The line is a separate lien in second position, and your first mortgage keeps its balance, term and payment. Check that your first mortgage note and title allow a junior lien. If you refinance the first loan later, expect the line to be paid off or subordinated.
Can I get one on a rental held in an LLC?
Not on these programs. Title must be held by you individually or by a revocable living trust, and LLCs, corporations and partnerships cannot hold it. A property already deeded to an LLC needs a vesting change first, or a DSCR cash-out refinance instead, subject to lender program eligibility.
What happens when the draw period ends?
Payments move from interest-only to full principal and interest. On the network’s two programs the repayment period is 17 or 25 years, depending on the structure. Pricing floats through both phases. Plan for a noticeably higher payment, and confirm the exact terms in your file.
Does bank statement mean no documentation?
No. Income is documented through 12 to 24 months of deposits, and business deposits usually carry an expense factor. The lender still reviews credit, DTI, valuation and title.
How do I find the right provider for my situation?
Match your occupancy, credit score, property type and leverage need to a program built for them. A broker with wholesale access can compare several lenders’ guidelines at once. The best program for your situation will differ from another borrower’s, even on a similar property.
