Top DSCR HELOC Providers as a Non-Permanent Resident With a Social Security Number

Top DSCR HELOC Providers as a Non-Permanent Resident With a Social Security Number

The Quick Read: A non-permanent resident with a Social Security number is an eligible borrower on this kind of rental equity line, and the line qualifies primarily on the property’s rent covering a stress payment, subject to lender guidelines. The providers that write it depend on your property, credit tier, and leverage need, so this guide shows what the lenders look for rather than ranking companies. A broker that shops several wholesale lenders can match your file to the program that fits.

  • Non-permanent residents with an SSN are eligible. Foreign nationals and ITIN borrowers are not eligible on this program.
  • The line is a standalone second lien behind your first mortgage, or a standalone first lien on a rental with no mortgage.
  • Qualification rests on the rental’s income, and your personal income is not calculated.
  • Leverage tops out at 70% CLTV on a second lien and 75% LTV on a first lien, and the 75% tier needs a 740 score or better. Larger first-lien lines sit lower, at 65% LTV above $500,000.
  • Visa type and remaining validity are lender policy, so confirm them before you order anything.

Why the Word “Top” Needs a Different Question

The best provider for you is the one whose program fits your rental, your credit, and your status. A ranked list of company names cannot tell you that. Lendmire is a mortgage broker, not a lender, and it places these lines through a wholesale network of DSCR HELOC lenders. It does not rank or recommend individual lenders.

The useful question is which program terms matter for a visa holder with an SSN. This guide walks through those terms, from what the product is to where the general rule breaks. For the wider picture of how these loans work, see Lendmire’s complete DSCR loans guide.

What a DSCR HELOC Actually Is

A DSCR HELOC is a revolving line of credit secured by a rental you keep. The rent qualifies the line, not your paycheck. It is written in one of two ways:

  • Standalone second lien. The line sits behind the first mortgage you keep in place.
  • Standalone first lien. The line sits on a rental that has no mortgage.

It is never closed together with a purchase. It is never a third lien. It is never a line on your own home or a second home. Your LLC can stay on title (subject to program terms), and the LLC’s members sign as guarantors.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Key Terms Defined

  • DSCR (debt service coverage ratio): the property’s gross monthly rent divided by the qualifying payment.
  • HELOC: a home equity line of credit, a revolving line you draw on as needed.
  • Lien: a lender’s legal claim on a property, ranked by who gets paid first.
  • CLTV (combined loan-to-value): your first mortgage balance plus the new line, divided by the property’s value.
  • Non-permanent resident: a person lawfully in the U.S. on a temporary status, such as a work visa, who is not a green-card holder.
  • ITIN: a tax identification number issued to people who cannot get a Social Security number.
  • Draw period: the stretch when you can borrow from the line and pay interest on the drawn balance.
  • Seasoning: the waiting period between acquiring or refinancing a property and taking a new loan on it.

Who Qualifies: Borrower Status

Across the wholesale lenders Lendmire works with, borrower status splits into a few classes. This program covers U.S. citizens, permanent residents, and non-permanent residents with a Social Security number. It does not cover foreign nationals or ITIN borrowers.

Borrower Eligible on this program? Why it matters
U.S. citizen Yes Standard domestic file
Permanent resident Yes Standard domestic file
Non-permanent resident with SSN Yes U.S. credit file drives the tier
ITIN holder, no SSN No Needs a different program
Foreign national abroad No Needs a different program

The Social Security number is what moves you onto the domestic track. It lets the lender pull a U.S. credit report and score, and that score sets your leverage tier. Without an SSN, you are routed to products built for ITIN or foreign-national borrowers, which carry different terms.

How Underwriting Treats the File, Step by Step

1. Confirm the structure. You either keep a first mortgage and take a second lien, or you own the rental free and clear and take a first lien.

2. Document status. Expect the lender to document your lawful presence and work authorization. The exact items vary by lender and visa class.

3. Pull credit. The lender’s own report sets your tier. A second lien needs a 720 score or better. A first lien needs 700 or better to qualify at all, though the top leverage tiers ask for more, and a first-lien line above $500,000 needs 720 or better.

4. Check mortgage history. The program wants no 30-day late in the last 12 months. It also wants 48 months since a bankruptcy, foreclosure, short sale, or deed-in-lieu.

5. Test the rent. The rent must cover the qualifying payment at least 1.10 times.

6. Value the property. Lines up to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal.

7. Set the draw. At least 80% of the line is drawn at closing.

Each step is subject to underwriting, and the lender’s own calculation governs every figure here.

How the Rent Test Works

The coverage test is simple to describe. Gross monthly rent is divided by a qualifying payment. That payment is a fully amortizing principal-and-interest payment on the entire credit limit, at the start rate plus 2 percentage points. It is a stress payment, built to be heavier than what you will pay while you only draw interest.

Two details trip people up. First, taxes and insurance are not part of the qualifying payment. Second, the qualifying payment covers the whole line, not just the drawn amount.

Rent is the lesser of the appraisal’s market rent (Form 1007) and the lease, unless three months of receipts support a lease above market. A lease in place is required. A two-to-four-unit property may have at most 1 vacant unit.

On a second lien, confirm on the file how the lender treats the first-mortgage payment in its coverage calculation. Do not assume either way.

Picture a duplex whose lease and appraisal agree on rent. If that rent covers the stress payment on the full line by a bit more than 1.10 times, the coverage test clears. If it lands at 1.05 times, it does not, and you would shrink the line or look at another structure.

Leverage and Line Size

Leverage depends on lien position and credit score. All figures below apply to non-owner-occupied investment rentals, are ceilings rather than offers, and are subject to underwriting.

Lien position Credit score Maximum leverage Line size
Second lien 720 or better 70% CLTV $50,000 to $500,000
First lien 740 or better 75% LTV Up to $500,000
First lien 700 to 739 70% LTV Up to $500,000
First lien 720 or better 65% LTV Above $500,000, to $1,000,000

There is no second-lien tier below 720. Run the combined math as percentages. Say your first mortgage sits at 50% of the property’s value. A 70% CLTV ceiling would leave room for a line worth up to 20% of value, subject to the lender’s coverage test and valuation.

A declining-market flag lowers the ceiling 5 points. Philadelphia lines carry a ceiling 10 points lower.

Draw Period, Repayment, and Seasoning

The line has a 5-year interest-only draw period on the drawn balance. A 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable.

At least 80% of the line is drawn at closing, and that closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each. Interest accrues on what you draw, so an oversized initial draw costs you money.

The seasoning rule has two clocks. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

No reserves and no cash to close are required.

What the Rules Say About Visas

You may wonder whether a lender is even allowed to look at your visa. Federal rules do not forbid it. The Consumer Financial Protection Bureau’s withdrawal notice states that nothing in ECOA or Regulation B prohibits considering an applicant’s immigration or citizen status. The agency also withdrew an earlier joint statement on the subject, as Legal 500 reports.

A later statement goes further. The OCC’s release says lenders may consider, and in some circumstances must consider, information bearing on the borrower’s ability to earn income when U.S. residency is needed for that income.

The practical result: no federal rule ranks visa types for you. Visa class, remaining validity, and work authorization are set by each lender’s overlays. That is why two lenders can treat the same borrower differently, and it is the main reason to shop through a broker rather than a single lender.

Where the General Rule Breaks

Visa expiry. A visa close to its end date can trigger extra documentation. Some lenders ask for proof of continued employment or renewal sponsorship. No single window applies everywhere, so ask before you pay for a valuation.

DACA, TPS, asylum, and pending adjustment. Eligibility for these statuses is program-specific. Do not assume either way. Ask your broker to confirm with the specific lender before you commit.

Co-borrowers. Adding a citizen co-borrower does not necessarily erase a lender’s visa requirements for the non-citizen borrower. Confirm how each lender treats a mixed file.

A status change after closing. The program parameters above do not address a lapse or change in status on an existing line. Review the loan documents and ask the lender how it handles one.

Property exclusions. The line is not available on rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular or log homes, land contracts, or mixed-use property. A property listed for sale in the prior 2 months or carrying a solar lien is also out.

State availability. The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. The state of the rental is what matters. Short-term rental rules vary by city, county, HOA, and property type, so confirm local rules before relying on projected rental income.

How to Evaluate a Provider Without a Ranking

Because the lender depends on your scenario, use a checklist instead of a leaderboard. Ask these questions of any broker or lender:

  • Is the line qualified on the rent, or on my personal income?
  • Does the lender accept my specific visa class and remaining validity?
  • Is the line a second lien behind my first mortgage, or a first lien?
  • What is the maximum combined leverage at my credit tier?
  • Does it cover my property type and my LLC vesting?
  • How does the lender treat the first-mortgage payment in the coverage calculation?
  • What do the draw rules require at closing?
  • Is the program offered in the rental’s state?

The rate and the pricing terms come with the lender’s HELOC disclosures. Compare those disclosures side by side before you sign. A broker that shops multiple wholesale lenders can run these questions against several programs at once. That is the main advantage over walking into one bank, since big banks and large retail lenders typically write one set of terms.

Line, Cash-Out Refinance, or Another Product?

A line is not always the right tool. Match the product to the goal.

Factor DSCR HELOC DSCR cash-out refinance Personal-income HELOC on a rental
Reviewed on Rental income Rental income Your personal income
First mortgage Stays in place (second lien) Replaced Stays in place
Funds Revolving after the closing draw One lump sum Revolving
Best when Existing first mortgage is worth keeping You want one fresh loan Income file is strong

The personal-income column describes that product’s own rules, not this program’s. If your first mortgage is one you want to keep, the line leaves it untouched.

A line can also fund the next down payment. A purchase lender must accept borrowed funds for that purpose, so get the line approved before you shop. The new purchase loan reads its own rent against its own payment, and the line’s payment is not part of that ratio on typical files.

Frequently Asked Questions

Can a non-permanent resident get a DSCR HELOC?

Yes, when you hold a Social Security number and meet the credit and property rules. Non-permanent residents with an SSN are eligible on this program. Foreign nationals and ITIN borrowers are not. Visa class and remaining validity are lender policy, so the lender confirms them on your file.

Is a Social Security number required?

On this program, yes. The SSN lets the lender pull a U.S. credit report and score, and that score sets your tier. Without an SSN, you would need a program built for ITIN or foreign-national borrowers, which this one is not.

How soon after buying or refinancing can I apply?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). Both clocks must be satisfied before the line is available.

Does the line affect my other rental purchases?

It can help fund them. The purchase loan reads the new property’s rent against its own payment, and the line’s payment is not part of that ratio on typical files. The purchase lender still has to accept borrowed funds for the down payment, so confirm that first.

Can my LLC hold title?

Yes, an LLC can hold title on an investment property, subject to program terms. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.
