The Quick Read: The right provider is the one whose program fits your building, your credit tier, and your equity. On a duplex, triplex, or fourplex, the line qualifies when the rent covers a stress payment on the entire credit limit at 1.10x or better, through select programs and subject to underwriting. Lendmire is a mortgage broker, so it does not rank lenders. It matches your scenario to the wholesale program built for it.
- The rent qualifies the line, so the file needs no tax returns, W-2s, pay stubs, or personal debt-to-income ratio.
- The test runs on the full credit limit, not on the amount you draw.
- Rent is counted unit by unit, and a two-to-four unit building may have at most 1 vacant unit.
- If coverage falls short, the usual fix is a smaller line.
Key Terms Defined
DSCR (debt service coverage ratio): the property’s gross monthly rent divided by the monthly payment the lender tests it against.
Stress payment: a fully amortizing payment on the whole credit limit, calculated at the start rate plus 2 percentage points. It is a test figure, not what you actually pay.
CLTV (combined loan-to-value): the first mortgage balance plus the new line, divided by the property’s value. It applies to second liens.
LTV (loan-to-value): the line divided by value when no other mortgage sits on the rental. It applies to first liens.
Lien position: whether the lender sits behind your existing mortgage (second lien) or alone on a rental with no mortgage (first lien).
Draw period: the stretch when you can borrow from the line. Here it is 5 years, interest-only on the drawn balance.
Why a Ranked List of Providers Misleads
Any ranked list of lenders ignores the thing that decides your outcome: your file. The lenders that write this product depend on your property type, credit score, lien position, and equity. A program that fits a single-family rental can exclude your fourplex. The reverse also happens.
Retail bank lines on investment property are a different matter. NerdWallet notes that not all lenders offer a HELOC on an investment property and that qualification is strict. Experian says these lines are less common than lines on a primary home, with tougher eligibility. Those are bank-style lines qualified on your personal income.
A DSCR HELOC works differently. It is a specialty product reached mostly through brokers. Lendmire works with a network of wholesale lenders and matches the scenario to the program. For the bigger picture on rent-qualified financing, see the complete DSCR loans guide.
What Exactly Are You Getting?
A DSCR HELOC is a revolving line secured by a rental you keep. It comes in two forms.
- Standalone second lien: it sits behind the first mortgage you keep. Your existing loan stays untouched.
- Standalone first lien: it sits alone on a rental with no mortgage.
It is never closed with a purchase, never a third lien, and never a line on your own home or a second home. The collateral is the rental itself. Vesting in your LLC is allowed on investment property, subject to program terms. The LLC’s members sign as guarantors.
The line qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The lender still documents the lease, the credit report, the insurance, and the valuation. Rent replaces the personal income file, not the paperwork.
How Is Coverage Tested on a Two-to-Four Unit Building?
Underwriting tests gross monthly rent against a stress payment on the full credit limit. The minimum is 1.10x through select programs. Taxes and insurance are not part of the qualifying payment, which is principal and interest on the full line at the stressed rate.
Here is the sequence, step by step.
1. Pick the lien. A first mortgage you keep means a second lien. A rental with no mortgage means a first lien.
2. Get the valuation. One valuation sets the value used for leverage. On 2-4 units, a full interior appraisal on Form 1025 gives the appraiser’s market rent opinion for each unit.
3. Count rent unit by unit. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required.
4. Handle vacancy. A two-to-four unit property may have at most 1 vacant unit. How that unit counts depends on the lender’s calculation, so confirm it before you apply.
5. Build the stress payment. The payment is calculated on the whole limit. Drawing less than the limit does not lower the test.
6. Divide. Rent over stress payment must reach 1.10x. On a second lien, confirm on the file how the lender treats the first-mortgage payment, because the lender’s own calculation governs.
7. Resize if needed. If the ratio falls short, shrink the line until it clears. Leverage and line-size limits then cap it further.
Each rental is tested alone on its own rent and its own payment. Your other properties do not pad the number.
A Worked Duplex and Fourplex
The math below is illustrative, and the lender’s own calculation governs. The point is how the ratio moves.
| Scenario | Line size | Coverage read | Result vs 1.10x |
|---|---|---|---|
| Duplex, all units leased | Smaller line | About 1.40x | Clears |
| Same duplex | Line doubled | About 0.70x | Short |
| Same duplex | Line about 27% larger | About 1.10x | Right at the minimum |
| Fourplex, one unit vacant | Same line | Depends on vacancy treatment | Confirm with the lender |
Coverage moves in the opposite direction from the line size. A building that tests at 1.40x supports a line about 27% larger before it falls to 1.10x. Doubling the line roughly halves coverage to about 0.70x, because the stress payment roughly doubles.
On a fourplex, one weak unit matters more than on a duplex, since the vacancy allowance is a single unit. In practice the appraisal’s rent opinion often decides the outcome.
How Much Can You Borrow Against the Building?
Leverage depends on lien position and credit tier, through select programs and subject to underwriting. A first lien carries a higher ceiling than a second lien.
| Structure | Credit score | Ceiling | Line size |
|---|---|---|---|
| Second lien, investment property | 720 or better | 70% CLTV | $50,000 to $500,000 |
| First lien, no mortgage | 740 or better | 75% LTV | Up to $500,000 |
| First lien, no mortgage | 700 to 739 | 70% LTV | Up to $500,000 |
| First lien, no mortgage | 720 or better | 65% LTV | Above $500,000 to $1,000,000 |
NerdWallet reports that investment-property HELOCs commonly require a 720 score and at least 20% equity. Experian says lenders typically cap investment-property HELOC loan-to-value at 80%. The White Coat Investor cites at least 20% equity remaining after the full line is drawn. Those are the rules of personal-income bank lines, not this program. The network figure for a second lien on an investment property is 70% CLTV at 720 or better.
A declining-market flag on the property lowers the ceiling by 5 points. A borrower with a first mortgage can only take a second lien, which needs a 720 score. A first lien exists only on a rental with no mortgage.
What Do Wholesale Lenders Look For Beyond the Ratio?
The coverage test is one gate. The rest of the file matters just as much, and each item below is subject to underwriting.
- Credit: 720 minimum on a second lien, 700 on a first lien, using the lender’s own report. A first lien at 740 or better reaches the highest leverage tier.
- Mortgage history: no 30-day late in the last 12 months. Also 48 months since a bankruptcy, foreclosure, short sale, or deed-in-lieu.
- Reserves and cash to close: none required.
- Exposure: at most 5 loans or $2,500,000 per borrower with the program.
- Borrowers: U.S. citizens, permanent residents, and non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.
- Insurance: hazard coverage must cover both liens, with flood coverage where required.
- Seasoning: a rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
Valuation follows line size. Lines up to $400,000 use an automated valuation with a confidence score of 85 or better plus a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal on Form 1004, 1073, or 1025. Appraisal waivers are not accepted.
How Does the Line Actually Work After Closing?
The draw period lasts 5 years, with interest-only payments on the drawn balance. A 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable.
At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines that means the whole line is drawn at closing. Later draws must be at least $5,000 each.
This is not an emergency-cash card you leave mostly idle. It suits an investor with a clear use for the money. The rate and pricing terms come with the lender’s HELOC disclosures.
Where the General Rule Breaks
Several properties and situations fall outside the standard path.
- Excluded property types: rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts, and mixed-use.
- Recent listing: a property listed for sale in the prior 2 months is not eligible. So is a property with a solar lien.
- Five or more units: these are outside a one-to-four unit program and generally follow a commercial method, where expenses come out of rent.
- Short-term rentals: the rent method is program-specific. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
- Rent control: the Form 1025 asks the appraiser whether the property is subject to rent control, and that can affect the market rent opinion.
- Paying off debt: it does not improve coverage. The new line adds a payment against that property, so the ratio gets tighter.
How Do You Pick Among DSCR HELOC Providers?
Use a scorecard of criteria, not a ranking of companies. Ask each lender or broker the same questions.
| Criterion | What to ask |
|---|---|
| Lien position | Second lien, first lien, or both? |
| Coverage method | Is the test on the full limit or the drawn balance? |
| Stress payment | How is it built, and are taxes or insurance included? |
| First-mortgage treatment | How does the first payment enter a second-lien test? |
| Vacancy rules | How many vacant units, and how are they counted? |
| Valuation | Automated valuation or full appraisal at your line size? |
| Eligibility | Is your state, property type, and borrower type covered? |
A broker that shops several wholesale lenders can compare these answers against your file. The program that fits a fully leased duplex may differ from the one that fits a fourplex with a vacancy. Lendmire arranges the line through wholesale lenders, and the lender underwrites and decides.
Provider Types: What Each Tests
| Provider type | What it typically tests |
|---|---|
| Bank or credit union line | Your personal income and debt-to-income |
| Wholesale DSCR program via broker | The rental’s income against a stress payment |
| DSCR cash-out refinance | Rent, but it replaces your first mortgage |
The bank-style line tests you, per NerdWallet. The DSCR HELOC leaves your first mortgage in place. A cash-out refinance replaces it. If your first mortgage is worth keeping, the line is the cleaner tool.
What If Your Rent Falls Short?
You have a few levers, and all are subject to underwriting.
1. Shrink the line. This is the fastest way to lift the ratio, since coverage moves opposite to line size.
2. Document the lease. Three months of receipts can support a lease above market rent.
3. Fill the vacant unit. A signed lease changes the count.
4. Check lien position. A rental with no mortgage can open the first-lien tiers.
5. Look at another structure. A cash-out refinance tests rent differently.
Passing the ratio also does not prove the deal cash-flows. It shows rent covers a stress payment on the limit. Your real taxes, insurance, vacancy, and repairs still sit outside that test.

Frequently Asked Questions
Does the DSCR HELOC test the amount I draw or the whole line?
It tests the entire credit limit. The stress payment is built on the full limit, so leaving part undrawn does not improve the ratio. That is why sizing the line matters more than how much you plan to borrow.
Can I hold the rental in an LLC?
Yes, on investment property and subject to program terms. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.
Does a vacant unit disqualify a triplex or fourplex?
Not automatically. How the lender counts that unit varies, so ask before you apply.
Do I need tax returns or pay stubs?
No. The line is reviewed on the rental’s income, with no traditional personal-income documentation, W-2s, or personal income calculation, subject to lender guidelines. The lease, rent roll, credit report, insurance, and valuation are still documented.
Can I use this on my own home or a second home?
No. The line is for non-owner-occupied rentals only. A primary-residence HELOC is a different, owner-occupied product.
