The Quick Read: The providers that write a DSCR home equity line to an LLC borrower with a personal guarantee are the wholesale lenders whose programs qualify the rental on its rent, allow the LLC on title, and ask the members to sign as guarantors. Which one fits depends on the property, the credit score, the combined leverage and the lien position. A guarantee does not turn an ordinary bank HELOC into an LLC product, so the program has to be built for entity vesting from the start.
- The line is a standalone second lien behind the first mortgage you keep, or a standalone first lien on a rental with no mortgage.
- The rent qualifies the line at a minimum 1.10x coverage, subject to lender guidelines. Your personal income is not calculated.
- The LLC can stay on title, and the members sign as guarantors, so personal liability remains.
- Fit comes down to credit tier, combined leverage, property type and state. It does not come down to a ranked list of company names.
Why a Ranked List of Providers Does Not Help Here
No list of the best names helps an LLC owner, because eligibility is set by program rules. The company’s brand does not decide it. Two lenders can both advertise a rental-property equity line, and one will refuse an LLC on title while the other builds its whole file around one.
Lendmire is a mortgage broker. It does not lend, and it does not rank lenders. It places files with wholesale DSCR HELOC lenders in its network and matches the scenario to the program. The lenders that write this product depend on your state, your score, your lien position and your property type.
So this article lays out the structure, the mechanics and the points where the file breaks. It also covers the questions to put to any provider before you spend money on an appraisal.
What a DSCR HELOC Actually Is
A DSCR HELOC is a revolving line of credit secured by a non-owner-occupied one-to-four-unit rental. It is qualified on the property’s rent instead of the owner’s personal income. It comes in two lien positions:
- Second lien. It sits behind the first mortgage you keep. It is never a third lien.
- First lien. It is written on a rental that has no mortgage.
It is never closed together with a purchase. It is never a line on your own home or a second home. The borrowers on the line do not have to be the borrowers on the first mortgage. For a broader look at how these loans work, see the complete DSCR loans guide.
The line has a 5-year interest-only draw period on the drawn balance. A 25-year fully amortizing repayment period follows, and the maturity is 30 years. The rate is variable. At least 80% of the line is drawn at closing, and later draws are at least $5,000 each.
How Underwriting Treats an LLC Borrower, Step by Step
Underwriting follows a set order. Each step below is a place where an LLC file can stall.
1. Vesting and lien position. The lender confirms who holds title and whether the line goes in first or second position. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.
2. Entity documents. Expect articles of organization and an operating agreement. These show which members have authority to sign and who owns what. A missing page here stops the file early.
3. The coverage test. Gross monthly rent is divided by a qualifying payment. That payment is fully amortizing on the entire credit limit, calculated at a stress rate above the start rate. Taxes and insurance are not part of it. The minimum is 1.10x. On a second lien, confirm on the file how the lender treats the first-mortgage payment, because the lender’s own coverage calculation governs.
4. Rent evidence. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required. A two-to-four-unit property may have at most one vacant unit.
5. Credit and the guarantors. The tier comes from the lender’s own credit report on the guarantor. The floor is 720 on a second lien and 700 on a first lien. The file also checks for any 30-day mortgage late in the last 12 months. It checks for a bankruptcy, foreclosure, short sale or deed-in-lieu in the last 48 months.
6. Valuation and title. Lines up to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted. A full title policy goes on a first lien and on second liens above $400,000. Smaller second liens use an owner-and-encumbrance report.
7. Seasoning check. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
The stress payment sits on the whole limit, not the drawn balance. A borrower who plans to draw only part of the line over time still has to clear 1.10x on the full amount. That surprises people. Size the limit to what the rent can carry on paper, even if the plan is to draw less.
What a Personal Guarantee Changes (and What It Does Not)
The guarantee is a separate contract. The LLC signs the note. A member signs the guaranty. The guarantee does not move title, and it does not change who the borrower is.
It does reattach personal liability. If the LLC defaults, the guarantor’s personal assets are exposed under the terms of the guaranty. The LLC does not isolate you from this debt. It still separates the property and its other liabilities, such as tenant claims, from your personal assets. The guaranty simply carves this loan out of that separation.
It also does not convert a personal-income HELOC into an LLC product. A bank HELOC that underwrites on your income and debt ratios is built around personal title. Adding a guarantee does not change that design. Investors in a BiggerPockets thread on a personal HELOC with an LLC describe the risk of moving a deed after a line is open: one writes that a deed transfer is as good as a sale from the bank’s point of view.
Read the guaranty for scope before you sign. The questions are whether it is full or limited, whether several members sign jointly or each separately, and what events trigger it. Different programs write these terms differently. Ask for the form early.
Rental loans are business-purpose credit, and they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s Regulation Z commentary treats credit to acquire, improve or maintain non-owner-occupied rental property as business purpose. The OCC’s compliance bulletin reads it the same way. In practice, read the lender’s disclosures and loan documents closely, because they govern your obligations.
Provider Types and How Each Treats an LLC
The table compares structures, not companies. Each cell describes how that product typically works under its own rules. This program’s rules are the DSCR HELOC row only.
| Structure | Who is underwritten | LLC on title |
|---|---|---|
| Personal-income HELOC | The person: income, credit, DTI | Usually personal title |
| DSCR HELOC (this program) | The rental’s rent coverage | Allowed, members guarantee |
| DSCR cash-out refinance | The rental’s rent coverage | Allowed, replaces the first mortgage |
| Community bank business line | Entity plus guarantor | Varies by institution |
Large retail banks that write personal-income HELOCs generally build them around the person on title. A community bank or credit union may write an entity-level business line with a member guarantee. Those are portfolio decisions, and policy differs from one institution to the next.
A DSCR cash-out refinance replaces the first mortgage. A DSCR HELOC leaves it in place. If your existing first mortgage has terms you want to keep, the line is the structure that leaves it alone. If you want to restructure the whole debt, the refinance is the tool. Lendmire’s piece on investment property HELOC lenders when an LLC borrower still gives a personal guarantee covers the related bank-side question.
The Leverage Tiers
The figures below are ceilings, not offers, and they are subject to underwriting and select program guidelines.
On a second lien on a non-owner-occupied rental, combined loan-to-value (the first mortgage balance plus the new line, divided by value) reaches 70% CLTV at a 720 credit score or better. Lines run from $50,000 to $500,000. Below 720 there is no second-lien tier. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
On a first lien on a rental with no mortgage, the tiers are:
- 740 or better: up to 75% LTV on lines to $500,000.
- 700 to 739: up to 70% LTV on lines to $500,000.
- Lines above $500,000, up to $1,000,000: 65% LTV at 720 or better.
Consider a modeled case, not a market fact, in which the first mortgage balance is 50% of value. The coverage test then runs on the full credit limit, not the drawn balance. If rent clears 1.10x on the stress payment, the deal works forward. If it lands at 1.05x, a smaller limit is the usual adjustment.
A declining-market flag lowers the ceiling by 5 points. Philadelphia lines carry a ceiling 10 points lower. These overlays change the math without changing the rent.
Where the General Rule Breaks
These are the edge cases that change a file.
The LLC already holds title and a first mortgage exists. The line can be written with the LLC as borrower. The first mortgage stays. Check that loan’s transfer terms if title ever moved from you personally to the LLC, since lenders treat deed transfers differently.
Title moved to the LLC after a personal HELOC opened. The personal line stays in your name. The bank can call it or freeze it. Fixing that means either unwinding the transfer or replacing the personal line with an entity-level structure.
A title holder who is not a borrower. A spouse or co-owner on title who is not on the line signs the non-borrowing owner acknowledgment and the security instrument. The signing is easy to forget until closing.
Land trusts and certain property types. Land trusts are outside this program. So are rural-designated property, condotels, row homes, leaseholds, mixed-use property, age-restricted communities and a property listed for sale in the prior 2 months. A property with a solar lien is out too.
Borrower status. U.S. citizens, permanent residents and non-permanent residents with a Social Security number can apply. Foreign nationals and ITIN borrowers are not eligible.
Exposure limits. The program allows at most 5 loans or $2,500,000 per borrower. An investor with a large portfolio can hit that ceiling before hitting a credit or coverage limit.
Owner-occupied homes. A primary-residence HELOC is a different product. This line is never offered on the owner’s own home. Pledging your residence to fund the LLC is a separate, personal-title decision with its own risks, and it does not belong in this file.
State footprint. The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.
What to Prepare Before Asking a Provider
A clean packet removes preventable gaps. Gather these items first:
- Articles of organization and the operating agreement, with the members who will guarantee identified.
- The current lease, plus three months of rent receipts if the lease is above market.
- The first mortgage statement, if you are going second lien.
- Insurance on the LLC as named insured. Hazard insurance covers both liens, and flood coverage applies where required.
- A deed or title report showing how the property is vested today.
- A written statement of how long the property has been held and the date of the last purchase or refinance.
Then ask any provider direct questions. Does the written guideline accept an LLC as borrower? What does the guaranty cover? How does the lender calculate coverage on a second lien? Which valuation path applies at your line size? A verbal answer on entity eligibility is not enough. Ask for the guideline language.
Mistakes That Send a File Back
Four mistakes recur in this lane.
- Assuming a guarantee fixes a title problem. It does not. Vesting is a separate question from liability.
- Sizing the line off the drawn amount. The coverage test uses the whole limit.
- Skipping the seasoning dates. The last note date and the settlement date need to be on paper before you apply.
- Mixing the property type. A condotel or row home is outside this lane no matter how strong the rent is.
The stronger play is to order the valuation only after the entity documents, lease and seasoning dates are in hand. The choice between a line and an outright refinance turns on the existing first mortgage. If its terms are worth keeping, the line leaves it in place. If the goal is to restructure the whole debt, the refinance is the larger tool.

Frequently Asked Questions
Does a personal guarantee let an LLC get a regular bank HELOC?
No. A personal-income HELOC is built around the person on title, and the guarantee does not change vesting. An LLC owner usually needs a program designed for entity vesting, such as a DSCR HELOC, or an entity-level business line from an institution that writes them.
Does the LLC still protect me if I guarantee the line?
Only partly. Your personal assets are exposed on this debt under the guaranty’s terms. The LLC still separates the property from your personal assets for other claims, such as tenant or vendor liability. Read the guaranty for scope before signing.
How many months of seasoning does the line require?
Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). Both dates should be on paper before you apply.
Will the line count against my personal debt-to-income ratio?
The line itself is qualified on the property’s rent, and the owner’s income is not calculated for it. How guaranteed debt shows up in your other loan applications varies by lender and program. Confirm that with the specific program before you stack another application on top.
What if my rental has a first mortgage and my score is 710?
A borrower who keeps a first mortgage can only take a second lien, and that tier starts at 720. At 710, the options are a score improvement, paying off the first mortgage to open a first-lien line at 700 or better, or a different structure such as a DSCR cash-out refinance.
