Top DSCR HELOC Providers When the Lease Ends in Three Months

Top DSCR HELOC Providers When the Lease Ends in Three Months

The Quick Read: A lease with three months left rarely disqualifies a DSCR home equity line, but it changes which rent figure the lender counts, and that figure sets the coverage ratio. No single provider fits every file, so the right program depends on the property, the credit score, the lien position and the equity wanted. A broker that shops several wholesale lenders matches the file to the program.

  • The product requires a lease in place; an expiring lease is still a lease, and the expiry date matters mostly for the rent basis.
  • Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market.
  • Minimum coverage is 1.10x on a stress payment over the entire credit limit, subject to underwriting.
  • Renewing at documented market rent before the valuation is ordered is usually the cleanest fix.
  • A vacant rental fails the lease test on this product; other loan types may fit it.

Why “Top Providers” Is the Wrong Question

The best DSCR HELOC for a landlord with a short lease runs on fit, not on a ranking. Lendmire is a mortgage broker, not a lender. It works with a network of wholesale DSCR HELOC lenders, and this page does not name or rank any of them.

What separates programs on a file like this: how the lender counts rent, whether it allows an LLC on title, how it handles a first mortgage in the coverage test, and what valuation it wants. Those answers differ across programs. They also decide whether the lease date is a footnote or a problem.

What a DSCR HELOC Is

A DSCR HELOC is a revolving line of credit on a non-owner-occupied one-to-four-unit rental, sized on the property’s rent instead of the owner’s paycheck. It is written one of two ways:

  • A standalone second lien behind a first mortgage the owner keeps.
  • A standalone first lien on a rental with no mortgage.

It is never closed together with a purchase, never a third lien, and never a line on the owner’s own home. Vesting in an LLC is allowed on investment property, subject to program terms, with the members signing as guarantors.

The line qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. There is no traditional personal-income documentation: no W-2s or personal income calculation. The rent, the lease, the credit report and the valuation are all documented.

Lendmire’s complete DSCR loans guide covers the wider DSCR family. This page stays on the line of credit.

How Underwriting Treats a Lease With Three Months Left

Underwriting asks one question about the lease: what rent does it prove? The expiry date is secondary, though it can shift the rent basis.

1. Pick the structure. Second lien behind the first mortgage you keep, or first lien on a paid-off rental.

2. Show the lease in place. Provide the executed lease and proof the tenant pays. Bank deposits do that job. Confirm the lease-in-place wording on the program sheet before relying on it.

3. Order the valuation and rent schedule. For one unit, the appraiser attaches the rent schedule, Form 1007, to the appraisal. Two-to-four-unit properties use Form 1025, and Fannie Mae’s guide lists both forms by name. These are agency form names that DSCR lenders borrow. They are not agency rules for this loan.

4. Test coverage. Coverage is gross monthly rent divided by the qualifying payment. On this program that payment is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. Taxes and insurance are not part of it. The minimum is 1.10x, subject to underwriting.

5. Clear the other gates. Credit minimums are 720 on a second lien and 700 on a first lien. No 30-day mortgage late in the last 12 months. At least 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu.

Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. Here is the catch for a three-month lease: if it sits below market, the lease rent keeps the ratio low. If it sits at or above market, the expiry costs little.

If you renew at a higher rent after the appraisal, the appraised market rent stays where it was. Timing matters.

Structures and Variations

Leverage depends on lien position. All figures below are ceilings, subject to underwriting.

Structure Credit score Maximum leverage Line size
Second lien (CLTV) 720 or better 70% CLTV $50,000 to $500,000
First lien (LTV) 740 or better 75% LTV Up to $500,000
First lien (LTV) 700 to 739 70% LTV Up to $500,000
First lien (LTV) 720 or better 65% LTV Above $500,000 to $1,000,000

CLTV is the first mortgage balance plus the new line, divided by value. A borrower who keeps a first mortgage can only take a second lien, so the 720 floor applies. A first lien exists only on a rental with no mortgage.

The draw mechanics are the same either way:

  • At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines the whole line is drawn.
  • Later draws are at least $5,000 each.
  • The draw period is five years, interest-only on the drawn balance.
  • Repayment is a 25-year fully amortizing period, with a 30-year maturity.
  • The rate is variable. Pricing terms come with the lender’s disclosures.

For the valuation, lines to $400,000 use an automated valuation (confidence score of 85 or better) with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.

On exposure, a borrower may have at most 5 loans or $2,500,000 with the program. No reserves or cash to close are required. A declining-market flag lowers the leverage ceiling by 5 points.

Seasoning: A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

The product is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Borrowers must be U.S. citizens, permanent residents or non-permanent residents with a Social Security number.

Where the General Rule Breaks

Lease lapses before closing. The tenancy becomes holdover or month-to-month. Whether a holdover tenancy meets the lease-in-place requirement is a program-sheet question. Do not assume it.

Lease above market. The premium adds nothing to coverage on its own. It counts only when three months of receipts support it.

Multi-unit. A two-to-four-unit property may have at most one vacant unit. Two vacant units make it ineligible. Flag expiring and month-to-month leases separately on the rent roll so the lender sees each unit’s status.

Vacant property. A vacant rental fails the lease-in-place test. A DSCR purchase or a first-lien DSCR cash-out refinance may fit an empty, rent-ready property instead.

Short-term rentals. Rent schedules need monthly-lease comparables. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Ineligible property. Rural-designated property, condotels, row homes, leaseholds, land trusts, age-restricted communities, mixed-use, a property listed for sale in the prior 2 months and a property with a solar lien are outside the program. Philadelphia lines carry a ceiling 10 points lower.

What the Decision Looks Like in Practice

Think of the three-month window as a timing lever, not a deadline.

A landlord with a tenant who plans to stay has the easy path. Renew at documented market rent first, then order the valuation. The new lease and the appraisal then tell the same story.

A landlord whose lease sits well below market has a harder call. Raising rent at renewal helps only if the tenant agrees and the renewal lands before the valuation. If the tenant leaves, the property drops out of this product while it sits empty.

A small drop in counted rent can cut loan size by a bigger percentage, because the stress payment on the full line does not move. Stress-test a thin ratio at a lower rent. The ratio also ignores repairs, vacancy, management and capex, so the cash flow behind the line is thinner than the ratio suggests.

Run the sequence in this order:

1. Pull the lease and confirm the expiry date, the rent and the payment history.

2. Ask the tenant about renewal before the valuation is ordered.

3. Check seasoning, credit tier, lien position and combined leverage against the tables above.

4. Confirm the lease-in-place treatment of a holdover tenancy on the program sheet.

5. Line up a purchase-style or cash-out route as a fallback if the unit may sit empty.

If the line is meant to fund the next purchase, it has to exist before you go under contract on that property. Each line attaches to one rental, and that rental’s equity is what produces the cash. A separate purchase loan does the buying.

Key Terms Defined

DSCR (debt service coverage ratio): Gross monthly rent divided by the qualifying payment.

Stress payment: A fully amortizing payment on the whole credit limit at the start rate plus 2 percentage points.

Lease in place: An executed lease with a tenant paying rent on the property.

Form 1007: The appraiser’s market-rent schedule for a one-unit rental.

CLTV: The first mortgage balance plus the new line, divided by property value.

Holdover: A tenant who stays after the lease ends, usually month-to-month.

Which Provider Fits Which File

Rather than a list of companies, compare these points across wholesale programs:

  • How rent is counted when a lease is short, below market or month-to-month.
  • Whether an LLC can hold title.
  • How the first mortgage payment is treated in a second-lien coverage test.
  • Maximum leverage at your credit score and lien position.
  • Valuation path and line size.
  • Property types and states covered.

A broker that shops multiple wholesale lenders matches those points to the scenario. The strictest overlays want more on rent evidence. The program described here keeps the test narrow: rent, lease, credit and valuation.

One more comparison matters for an owner who keeps a first mortgage. A DSCR HELOC leaves that first mortgage untouched, while a cash-out refinance replaces it. Whether the replacement is a good trade depends on the terms of the first mortgage you already hold.

Frequently Asked Questions

Does a lease ending in three months make me ineligible?

Not by itself. The product requires a lease in place, and an expiring lease is still one. The expiry mainly affects which rent the lender counts, because rent is the lesser of market rent and the lease, unless three months of receipts support a lease above market. Confirm holdover treatment on the program sheet.

Should I renew the lease before I apply?

Renewing at documented market rent before the valuation is ordered is usually the cleanest fix, if the tenant agrees. A higher rent signed after the appraisal does not change the appraised market rent. Renewal also removes the holdover question.

How soon after buying a rental can I open a line?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

What if the property sits vacant after the lease ends?

A vacant rental fails the lease-in-place test on this product. On two-to-four units, one vacant unit is allowed. For a fully empty, rent-ready property, a DSCR purchase or first-lien cash-out refinance may fit instead, subject to lender guidelines.

Can a DSCR HELOC buy my next property?

It produces cash, and a separate purchase loan does the buying. The line must exist before you go under contract. At least 80% of the line is drawn at closing, so size it for the equity you plan to use.

If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals.
