Top DSCR HELOC Providers Without a Current Job or Paycheck

Top DSCR HELOC Providers Without a Current Job or Paycheck

The Quick Read: A DSCR HELOC lets you borrow against a rental because the rent covers the line, not because a paycheck does. Wholesale lenders that write it test the property’s rent against a stress payment on the full line. Your credit, equity and title are still checked, and the line never sits on the home you live in.

Key takeaways

  • The line qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. There is no traditional personal-income documentation: no W-2s or personal income calculation.
  • A second lien on an investment property reaches 70% combined loan-to-value (CLTV) at a 720 credit score or better, with lines from $50,000 to $500,000, through select programs.
  • A lease must be in place, and the rental must be one to four units that you do not live in.
  • A list of top providers cannot tell you which lender fits you. The right program depends on your property, credit, existing mortgage and leverage need.
  • A line with no wages behind it carries real risk. Plan for vacancy and a variable payment before you draw.

What a DSCR HELOC Is (and Isn’t)

A DSCR HELOC is a revolving line of credit secured by a rental you keep. DSCR stands for debt service coverage ratio, which compares the rent to the payment. A HELOC is a home equity line of credit.

The line comes in two shapes. The first is a standalone second lien behind the first mortgage you keep. The second is a standalone first lien on a rental with no mortgage. It is never a third lien. It is never closed together with a purchase. It is never a line on your own home or a second home.

You can hold the rental in an LLC, subject to program terms. The members sign as guarantors. A title holder who is not a borrower signs an acknowledgment and the security instrument.

The borrowers on the line do not have to match the borrowers on the first mortgage. Two points are easy to miss. First, “DSCR HELOC” is a market label, not a standardized product, so terms differ by lender. Second, the owner’s income is never calculated. The rental is the borrower, in effect.

“No Paycheck” Is Not the Same as “No Underwriting”

If you are between jobs, retired, or newly self-employed, a bank HELOC on a rental is usually a hard road. Experian notes that a HELOC on an investment property is generally harder to qualify for, and not every lender offers one.

Banks that do write them lean on your personal file. That means debt-to-income ratio, employment history and tax-return income. Rental income is often counted only in part, and heavy write-offs on Schedule E shrink it further (BiggerPockets). With no wages, that test is hard to pass.

The DSCR version swaps the test. The property file replaces the personal income file. Everything else stays in place: credit report, mortgage history, equity, valuation, title and hazard insurance.

Here is the practical split of what the lender looks at.

Still tested Not calculated
Rent against the stress payment Tax returns
Credit score on the lender’s report W-2s and pay stubs
Combined leverage and equity Debt-to-income ratio
Lease, valuation and title Employment history

How a Rental Line Is Underwritten, Step by Step

Think of the file as six checks, in this order.

1. Structure. The lender confirms the line is a second lien behind your kept first mortgage, or a first lien on a rental with no mortgage. A mortgage you want to keep means a second lien. That is the whole point of this product.

2. Property. The rental must be a non-owner-occupied one-to-four-unit property. Eligible types include single-family, PUD, townhome, two-to-four units, and warrantable and non-warrantable condominiums. A two-to-four-unit building may have at most one vacant unit.

3. Rent. A lease must be in place. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. The appraiser documents market rent on Form 1007.

4. Coverage test. Gross monthly rent is divided by the qualifying payment. That payment is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. It covers principal and interest only. Taxes and insurance are not part of it. The minimum coverage is 1.10x.

5. Credit. The minimum score is 720 on a second lien and 700 on a first lien, taken from the lender’s own report. Mortgage history must show no 30-day late in the last 12 months. Bankruptcy, foreclosure, short sale or deed-in-lieu must be 48 months back.

6. Valuation and title. Lines up to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.

On a second lien, confirm on the file how the lender treats the first-mortgage payment in its coverage calculation. The lender’s own math governs.

A worked example in ratios

Say a rental’s lease and market rent agree. Run the full line through the stress payment. If the rent divided by that payment lands near 1.25x, the file clears the 1.10x minimum with cushion.

Now run a thinner case. Same rental, but a bigger line, and coverage drops to around 1.05x. That misses. Options a lender may review include a smaller line, rent evidence that supports a higher figure, or a different program. All of it is subject to underwriting.

Notice one detail. The test sizes the payment on the whole limit, not on what you plan to draw. Drawing less does not rescue a line that fails on the full limit.

How Much Can You Borrow?

Leverage depends on lien position and score. These are ceilings, not offers, and all are subject to underwriting.

Lien position Score Maximum Line size
Second lien, investment property 720+ 70% CLTV $50,000–$500,000
First lien, no mortgage 740+ 75% LTV Up to $500,000
First lien, no mortgage 700–739 70% LTV Up to $500,000
First lien, no mortgage 720+ 65% LTV $500,000–$1,000,000

CLTV means combined loan-to-value: your first mortgage balance plus the new line, divided by the property’s value. Say your first mortgage already sits at 60% of value. At a 70% CLTV ceiling, the new line has room for roughly 10% of value, and the line can be smaller than that. A declining-market flag lowers the ceiling by 5 points.

Here is a trap. A borrower who keeps a first mortgage can only take a second lien, and that carries the 720 floor. A first lien exists only on a rental with no mortgage.

Exposure limits also apply: at most 5 loans or $2,500,000 per borrower with the program. No reserves and no cash to close are required, though that does not mean you should skip a cushion.

How the Line Behaves After Closing

At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each.

The draw period is 5 years of interest-only payments on the drawn balance. Then a 25-year fully amortizing repayment period begins, for a 30-year maturity. The rate is variable.

This is not a flexible emergency fund. You start carrying most of the line on day one. Plan for it as a loan with a revolving feature.

Seasoning: Two Six-Month Clocks

A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

If you are planning ahead of a job change, check both dates now. A rental you refinance next month cannot support a line for a while.

What Doesn’t Qualify

Even a strong file fails on the wrong collateral. The following are outside this program.

  • Rural-designated property and row homes
  • Condotels and mixed-use buildings
  • Commercial or agricultural property, and hobby farms
  • Leaseholds and land trusts
  • Age-restricted communities
  • Modular and log homes, and land contracts
  • A property listed for sale in the prior 2 months
  • A property with a solar lien

Lots are eligible up to 10 acres. Philadelphia lines carry a ceiling 10 points lower.

Borrowers must be U.S. citizens, permanent residents, or non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.

The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee: Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia and Washington.

How to Read a List of Top DSCR HELOC Providers

The search term asks for providers. Here is the honest answer from a broker’s desk: no list can name the right one for you. Guidelines differ on property type, credit tiers, leverage and how the first mortgage is treated. The best program for your situation depends on those details, not on a ranking.

What you can compare is the type of provider.

Provider type How it works Tradeoff
Large bank or credit union Retail HELOC, personal underwrite Often no rental product
Single wholesale lender One set of guidelines Take it or leave it
Mortgage broker Shops several wholesale lenders Matches file to program

Lendmire is a mortgage broker. It works with a network of wholesale DSCR HELOC lenders, and it does not lend, fund or approve anything. The lenders that write this line apply their own guidelines and make their own decisions.

Across a network, a broker sees patterns a single lender page never shows. Some lenders will not touch a condominium unit. Some cap leverage lower when the market is flagged as declining. A few tighten the vacancy rule on small multifamily. Matching your scenario to the right guidelines before you pay for a valuation is the real value of shopping the file.

One more practical point. Experienced brokers find that the most common mismatch is the first mortgage, not the rent. A line needs room under the combined ceiling, and many owners discover that room is thin after a recent refinance.

Questions to Ask Any Provider

Use these before you order a valuation.

  • Is this a second lien behind my current first mortgage, or a first lien?
  • How does the coverage test treat the existing first-mortgage payment?
  • Is the payment tested on the full limit or on my draw?
  • What is the combined ceiling at my credit score?
  • Does my property type and location qualify?
  • Will you accept my LLC on title?
  • Is my valuation an automated report with inspection, or a full appraisal?

Who Fits When There Is No Paycheck

The landlord between jobs. Rent is the income that gets tested, so a gap in wages does not enter the calculation. Credit and equity still must clear.

The retiree. Retirement income is not calculated. A strong credit score and a leased rental are what the lender reviews.

The self-employed investor with heavy write-offs. Net income on tax returns can look small. A rent-qualified line avoids that problem.

The investor near a property-count limit. Banks often limit how many rentals they will finance. This program caps exposure at 5 loans or $2,500,000, which is a different ceiling.

Who this is not for: someone who needs living-expense cash with no rental equity, an owner who wants a line on the home they live in, or a borrower with a vacant property and no lease. Severance or unemployment benefits do not help either, because this line does not count personal income.

Line, Cash-Out or Something Else?

The right tool depends on whether you want to keep the first mortgage.

Option First mortgage Reviewed on
DSCR HELOC Kept in place Rental’s rent
DSCR cash-out refinance Replaced Rental’s rent
Investment HELOC at a bank Kept in place Personal income
Bank statement HELOC Kept in place Deposits

A cash-out refinance replaces your first mortgage, so it resets that loan’s terms. It also pays out a lump sum. The line leaves the first mortgage alone and adds a second lien.

A primary-residence HELOC is a different, owner-occupied product. It is qualified on personal income and credit. With no paycheck, it typically fails, and it puts your own home behind the debt.

Risks When No Wages Back the Payment

This is the part most lists skip.

Rent is the only payment source. If a tenant leaves, nothing else pays the interest. A rental with no lease is also ineligible at application.

The rate is variable. Your payment can move during the draw period. Then the 25-year repayment period begins and the payment steps up as principal joins interest.

You are personally on the hook. Holding the rental in an LLC does not remove this. The members sign as guarantors.

Borrowing is front-loaded. With at least 80% drawn at closing, you carry most of the debt immediately.

Honestly, the sturdier plan for a borrower with no wages is a smaller line than the maximum, plus a cash cushion the program does not require but a vacancy will. Coverage near the 1.10x floor leaves little room.

The Business-Purpose Frame

DSCR lines are built for non-owner-occupied investment property. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. A CFPB procedures document treats credit to acquire or improve non-owner-occupied rental property as business-purpose credit, and the Federal Register rule says investment-purpose loans are not covered by the consumer ability-to-repay provisions. That is why the lender’s own guidelines, not a personal-income test, set the underwriting.

What to Line Up Before You Apply

  • A signed lease in place, with rent receipts if the lease is above market
  • Your credit report checked against the 720 or 700 floor
  • Mortgage payoff statement for the first loan
  • LLC documents and guarantor details, if vested in an entity
  • Purchase or refinance dates, so both six-month clocks are clear
  • Hazard insurance covering both liens, with flood coverage where required

The order matters. Seasoning clocks and a lease take time to build, so start them before a job ends if you can.

Key Terms Defined

DSCR: the monthly rent divided by the qualifying payment. It shows whether the property covers its own debt.

HELOC: a revolving line of credit secured by property equity.

Second lien: a loan that sits behind your existing first mortgage in repayment priority.

CLTV: your first mortgage balance plus the new line, divided by the property’s value.

Draw period: the stretch when you can borrow from the line and pay interest only on what you drew.

Seasoning: the waiting time a lender wants after a purchase or refinance before it will lend again.

Stress payment: the payment the lender uses to test coverage, calculated on the full limit at a higher rate than the start rate.

Frequently Asked Questions

Can I get a DSCR HELOC while unemployed?

Yes, if the rental carries the line. The test uses the property’s rent, and no personal income is calculated, subject to lender guidelines. Credit, equity, lease, valuation and title must still clear. Your own home is not eligible.

Does severance or unemployment pay help my application?

It does not enter the test. The lender does not calculate personal income on this line. What matters is that the rent covers the stress payment at 1.10x or better on the full limit.

How soon after buying a rental can I open the line?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Can I put the rental in an LLC?

Yes, subject to program terms. The LLC holds title, the members sign as guarantors, and a title holder who is not a borrower signs an acknowledgment. Your personal credit is still reviewed.

Which provider is best for a borrower with no income?

That depends on your property type, credit score, existing mortgage and how much leverage you need. A broker that shops several wholesale lenders can compare guidelines against your file before you commit to a valuation.
