Top DSCR HELOC Providers Without Traditional Income Documentation

Top DSCR HELOC Providers Without Traditional Income Documentation

The Quick Read: The right provider depends on your property, credit, leverage need and how the rental is titled, so no single name or ranking fits every investor. A DSCR HELOC is a revolving line secured by a rental, qualified primarily on property-level rental income covering the payment, subject to lender guidelines. The owner’s personal income is never calculated, but credit, title, insurance and valuation are all still reviewed. Lendmire is a mortgage broker that matches a rental to the wholesale program that fits it.

  • Rent qualifies the line: minimum 1.10x coverage on a stress payment over the whole line.
  • Second lien: up to 70% CLTV at a 720 score or better, lines from $50,000 to $500,000.
  • First lien on a rental with no mortgage: up to 75% LTV at 740 or better.
  • LLC vesting is allowed, subject to program terms.
  • Offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Notice the title asks for providers. This article does not rank companies, and a ranked list would mislead you. Programs differ on lien position, property types, valuation and entity title. The fit of the loan to the rental matters more than the logo on it.

What Does a DSCR HELOC Actually Mean?

A DSCR HELOC is a standalone second lien behind the first mortgage you keep, or a standalone first lien on a paid-off rental. It is a revolving line on a non-owner-occupied one-to-four-unit property. It is never written on your own home or a second home, and it is never closed together with a purchase.

The phrase is a market label, not a standardized product. One lender’s “DSCR HELOC” is a revolving second lien. Another’s is a closed-end second that draws once. A third is really a cash-out refinance. Ask which one you are being quoted before you compare anything else.

“Without traditional income documentation” also needs a plain reading. It means a different test, not no test. The rental’s income is documented through a lease and a market-rent appraisal form. Your credit report, title, insurance and valuation are all in the file. What is skipped is the personal side: tax returns, W-2s, pay stubs and a debt-to-income ratio.

For the foundation on how this kind of qualification works, see Lendmire’s complete DSCR loans guide.

Key Terms Defined

DSCR: Debt service coverage ratio, the rental’s gross monthly rent divided by the qualifying payment.

CLTV: Combined loan-to-value, the first mortgage balance plus the new line, divided by the property’s value.

Lien position: Where the loan stands in line for repayment; a second lien sits behind the first mortgage.

Draw period: The stretch when you can borrow from the line and pay interest only on what you have drawn.

Stress payment: A fully amortizing payment on the entire credit limit at a higher test rate, used only to qualify.

How Underwriting Treats the Line, Step by Step

Step one: the structure. The line is secured by the rental. It sits behind your existing mortgage, or in first position if the property has no mortgage. The borrowers on the line need not be the borrowers on the first mortgage.

Step two: the coverage test. The minimum DSCR is 1.10x. Gross monthly rent is divided by the qualifying payment, which is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. That is a stress test, not the payment you will make. Taxes and insurance are not part of it. Whether the first-mortgage payment joins the calculation on a second lien is something to confirm on the file, because the lender’s own coverage calculation governs. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required, and a two-to-four-unit property may have at most one vacant unit.

Step three: the leverage test. CLTV caps how much you can borrow. On a second lien, the ceiling is 70% CLTV at a 720 score or better, on lines up to $500,000. Below 720 there is no second-lien option on this program.

Step four: credit and history. The credit tier comes from the lender’s own report. Mortgage history shows no 30-day late in the last 12 months. A bankruptcy, foreclosure, short sale or deed-in-lieu needs 48 months behind it. No reserves and no cash to close are required, subject to underwriting.

Step five: valuation and title. Lines up to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted. Title work is a full policy on a first lien and on second liens above $400,000, and a lighter owner-and-encumbrance report on smaller second liens.

Step six: the draw terms. The draw period is five years, interest-only on the drawn balance. A 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable, and the pricing terms come with the lender’s disclosures. At least 80% of the line is drawn at closing, and later draws run at least $5,000 each.

Who Offers These Lines?

Provider Types, Not a Ranking

Large retail banks mostly run full income underwrites on investment-property lines. A rental HELOC at a big bank may lean on tax-return income, which self-employed investors with heavy write-offs often cannot show. That is a different product from a rent-qualified line.

Wholesale lenders write the rent-qualified version. A broker like Lendmire shops those programs and matches the file. The brokerage works with a network of wholesale DSCR HELOC lenders and never names or ranks them, because the best program for your situation turns on your own file.

Provider type Reviewed on Typical fit Key limitation
Large retail lender Personal income, often tax returns Salaried owners with clean returns Heavy write-offs can sink the file
Wholesale lender via broker Property rent (DSCR) Self-employed and entity-held rentals Program overlays on property type and state
Closed-end second lender Varies by program One-time lump sum need No re-borrowing after the draw

Among the lenders that write this lane, the strictest overlays usually fall on property type and valuation. Terms differ by program, so treat every figure here as a ceiling or floor, not an offer.

How to Compare Providers: A Checklist

Rather than a company list, use these questions on any quote:

  • Which lien position is offered? Many programs lend only in first position on an investment property. This one writes both, but only a second behind your first mortgage, or a first on a rental with none.
  • Is it revolving or closed-end? A closed-end second draws once.
  • Can the LLC hold title? Some programs require individual title. Here, LLC vesting is allowed on investment property, subject to program terms, with members signing as guarantors.
  • How is the rental valued? An automated valuation can miss the value a rehab added. A full appraisal captures it.
  • What property types are excluded? On this program: rural-designated property, row homes, condotels, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, mixed-use, and commercial or agricultural property.
  • What is the exposure cap? At most 5 loans or $2,500,000 per borrower with the program.

Where the General Rule Breaks

Declining markets and Philadelphia. A declining-market flag lowers the ceiling 5 points. Philadelphia lines carry a ceiling 10 points lower.

Recent purchases. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Larger first-lien lines. On a rental with no mortgage, a first lien reaches 75% LTV at 740 or better and 70% from 700 to 739, on lines to $500,000. Lines above $500,000, up to $1,000,000, carry a 65% LTV ceiling at 720 or better. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Credit tiers on the second lien. A borrower keeping a first mortgage needs a 720 score. At 700 to 719, the first-lien tier is not the obstacle; it simply does not apply when a mortgage is in place.

Borrower eligibility. US citizens, permanent residents, and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not.

Assets. Savings may support a file, but they are not converted into income on this line.

Plan freezes. Federal rules limit when a lender can freeze or cut a HELOC, and the Alston & Bird consumer finance summary notes those limits were written for consumer lines. How they apply to a business-purpose line is unclear, so ask the lender how a freeze or reduction would work.

Why Underwriting Is Left to the Lender

A home equity line is open-end credit, and its income rules sit differently from a standard mortgage. The CFPB’s text for 12 CFR 1026.43 says a HELOC is not a covered transaction under the ability-to-repay rule. The National Consumer Law Center adds that the duty to underwrite for repayment applies only to high-cost HELOCs. So how income is documented is a program choice, which is why some lines run on rent while others run on tax returns or bank statements.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Which Structure Fits Which Investor?

Option Personal income used? Best fit
DSCR HELOC No Keep a low first mortgage, tap equity in stages
Bank statement HELOC Bank deposits stand in for income Self-employed with strong deposits
DSCR cash-out refinance No Replace the first mortgage and pull a lump sum
Investment HELOC on personal income Yes Salaried owners with clean returns

If you hold a low-cost first mortgage you want to keep, a second-lien line may fit. If the first mortgage is not worth preserving, a cash-out refinance can carry better terms. Lendmire’s piece Best Bank Statement HELOC Program Without traditional Income Documentation covers that alternative.

Here is one way it plays out. Say an LLC owns a paid-off duplex with a lease in place and rent that covers the stress payment at about 1.2x. The owner has a 740 score. A first-lien line up to 75% LTV may be available, subject to underwriting. Now change one fact: the same duplex carries a mortgage. The structure becomes a second lien capped at 70% CLTV, and the coverage test is run on the lender’s own formula.

When a DSCR HELOC Is the Wrong Fit

Skip it if the property is rural-designated, a condotel, a row home or on leased land. Skip it if you are a foreign national or ITIN borrower. Skip it if you need to borrow only a small amount, since the closing draw cannot be below $50,000. Rent that falls short of 1.10x on the stress payment is also a signal to re-examine the numbers: a lower draw, a different property, or a different loan type may serve you better than reaching.

What to Have Ready

  • The current lease and, for two-to-four units, a view of vacancy
  • Entity documents if the rental is in an LLC, with member guarantors identified
  • A credit authorization
  • Current hazard insurance, plus flood coverage where required
  • Your first-mortgage statement, if you keep one
  • The property address and your estimated value

Review details, pricing and approvals remain subject to underwriting and lender guidelines, and none of this is a commitment to lend.

Frequently Asked Questions

Can I get a DSCR HELOC on a rental held in an LLC?

Yes, through select programs. The LLC can stay on title, the members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. Approval remains subject to program terms and underwriting.

How soon after buying a rental can I open one?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Does this mean no documentation at all?

No. Qualification runs on the rental’s income: no traditional personal-income documentation, W-2s or personal income calculation, subject to lender guidelines. The lease, rent evidence, credit report, title, insurance and valuation are all reviewed.

Can I use savings instead of rental income?

Assets can support a file, but they are not converted into income on this line. Asset-depletion programs are a different product.

What if my rent falls short of 1.10x?

The line may not qualify as structured. A smaller line, a different property, or a cash-out refinance may fit better, depending on the file.
