The Quick Read: No honest ranked list of providers exists for this situation, because the outcome turns on three things rather than a brand name: whether a lender writes lines on the property type at all, how title is held after the deed, and how that lender treats the new deed date. A quitclaim moves title only; it does not move the mortgage debt. Lendmire is a broker, so the useful answer is how these lenders evaluate the file and how to match your scenario to a program.
- Seasoning after a new deed is lender policy, not a federal rule, and policies differ.
- Everyone who holds title typically has to sign the new lien.
- On an investment property, the network ceiling is 70% CLTV with a 700 minimum credit score.
- LLC-titled property cannot take a line in this network; a DSCR cash-out is the usual alternative.
Why There Is No Honest “Top Providers” List
Lender supply is the first gate. NerdWallet notes that a home equity line on an investment property is possible, but not every lender offers one, requirements are strict, and multiple appraisals may be required, because lenders see higher default risk on rentals. Product availability shifts as lenders enter and exit the category. Any named list goes stale.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Brokers see this from the other side. Because Lendmire shops a network of wholesale HELOC lenders, the question is never “which brand is best.” The best program for your situation depends on occupancy, credit profile, leverage need, and how title is held after the deed. The lenders that write these files differ on each of those points.
What a Quitclaim Deed Actually Changes
A quitclaim passes whatever interest the signer holds, with no warranty of clean title. It does not release anyone from the mortgage note. Anyone who signed the note stays liable until the lender releases them, which takes a refinance, an assumption, or a payoff.
| Factor | What the deed changes | What it leaves alone |
|---|---|---|
| Ownership | Who holds title | The mortgage note |
| Liability | Nothing on its own | Everyone on the note stays liable |
| Title warranty | Offers none | Chain-of-title questions remain |
| Lender view | Creates a new deed date | Your original purchase date |
A decree from a divorce does not change title by itself either. A deed has to be recorded. An unrecorded deed can leave a messy chain, and a lender reads title from the public record.
How Underwriting Treats the New Deed, Step by Step
Most lenders in the network work through the same sequence.
1. Title review. The lender reads the recorded deed and a current title report, then checks the chain of title.
2. Vesting check. Title must sit with an individual or a revocable living trust.
3. Seasoning decision. Some lenders look through to your original purchase date. Others count from the recording date. This is lender policy, and no federal rule sets a waiting period after a deed.
4. Personal qualification. A line is qualified on your credit, debt load, and combined loan-to-value. Property rent is secondary. A DSCR loan flips this: it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
5. Valuation. Lines of $500,000 or less ordinarily run an automated valuation with no traditional appraisal, though a higher CLTV may require a secondary valuation, and you may request a full appraisal in any case.
Documents to gather: the recorded deed showing its recording date, a title report, proof of current vesting, the current mortgage statement, and proof of insurance. If an LLC is involved, add the entity documents.
Key Terms Defined
Quitclaim deed: A deed that transfers whatever interest the signer has, without promising the title is clean.
Seasoning: The time a lender wants to pass after a deed or purchase before it will lend.
Vesting: The exact name and form in which title is held.
Lien: The lender’s recorded claim on the property.
Note: The signed promise to repay the loan, separate from the deed.
CLTV: Combined loan-to-value, counting every loan secured by the property.
The Network’s Investment-Property Parameters
For an investment property, Lendmire’s wholesale network sets the ceiling at 70% CLTV, with a 700 minimum credit score and a maximum line of $500,000, subject to lender guidelines and full file review. The structure is a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Eligible property types include single-family, 2-4 units, PUDs, townhomes, and condominiums. Manufactured homes, co-ops, condotels, log homes, and commercial or mixed-use properties are not eligible.
Market surveys report that cash-out refinances on investment property are usually limited to about 70% to 75% of equity, per NerdWallet. The network figure for an investment line remains 70% CLTV.
Availability is limited to Lendmire’s 16 full-service states, which is narrower than its 41-market DSCR footprint.
The line-size picture changes with occupancy. If the property is your primary residence, ceilings and line sizes run higher, but a primary residence is a different file from a rental. Tell the broker which one you are financing before anyone quotes a number.
Who Signs After You’re Added
If a spouse or family member is added, expect that person to sign the lien. Their income counts only if they join as a borrower. Being on title but not on the loan is a common scenario, and the signature requirement still applies. Signing rules also differ between community-property and common-law states, so the lender’s title company decides who must sign in your state.
Servicing rules add one wrinkle. Under Regulation X servicing commentary, a transferee who received title from a living spouse or parent by quitclaim may be treated as a successor in interest on the existing loan. That concerns servicing the old mortgage. It does not qualify anyone for a new line.
Where the Rule Breaks: Edge Cases
| Scenario | What usually happens |
|---|---|
| Spouse added | Signs the lien; income counts only as a borrower |
| Family member added | Same signing rule; existing lender’s due-on-sale rights matter |
| Deed into a revocable trust | Generally accepted as vesting; confirm with the lender |
| Deed into an LLC | Not eligible for a line in this network |
| Decree without a recorded deed | Title has not changed |
| Unrecorded deed | Lender reads the record, so the file stalls |
The LLC trap. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out refinance instead. DSCR cash-out can close in an entity name, subject to program eligibility.
Due-on-sale risk. Your existing first-mortgage lender may have a due-on-sale clause. Garn–St Germain lets a lender call the loan on a transfer without consent, but bars enforcement on listed transfers for residential property with fewer than five units, including certain transfers to a spouse or child and into a trust where the borrower stays a beneficiary. Outside those exceptions, OCC rules treat enforcement as valid regardless of state law. That protection runs against your existing lender. It does not make a new line lender accept your new title. The exceptions may also turn on facts such as occupancy, so ask an attorney before deeding a mortgaged rental.
Title insurance. Whether an owner’s policy survives a quitclaim depends on the insurer. Ask the title company before you record.
Timing: Before or After Recording
Applying before the deed is recorded often sidesteps the seasoning question, though the new lender must allow a later transfer. Treat that as general practice, not a rule. If you need the line, the cleaner sequence is usually line first, then re-title. Otherwise, get the lender’s seasoning policy in writing before recording anything.
A Worked Example
Say an investor owns a single-family rental with a first mortgage and a 740 credit score, and adds a spouse by quitclaim. The investor then applies for a line on the rental. The lender sees a new deed date and asks whether it restarts seasoning. Under a look-through policy, the original purchase date controls. Under a recording-date policy, the file waits. The investor’s best move is asking the broker which lenders in the network apply look-through before the deed is recorded. The combined balance still has to sit within 70% CLTV for an investment line. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
Questions to Ask Each Lender in Writing
- Do you write lines on non-owner-occupied rentals, and under what name?
- Does a recent deed restart your seasoning clock, or do you look through to my purchase date?
- Which owners must sign the lien?
- Do you accept a revocable trust as vesting?
- Do you require a full appraisal or accept an automated valuation?
One tip from the field: some lenders decline when an application says HELOC but fund the same product when it is described as a line of credit secured by an investment property. Ask for the product by description.
When a DSCR Cash-Out Is the Better Route
If the lender pool is too thin, the title form is wrong, or an LLC holds the property, a DSCR cash-out refinance is the usual alternative. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Across the network, cash-out tops out around 75% LTV on standard rentals, with about 6 months of seasoning as the common expectation. Clearing 1.00 on coverage is not the same as positive cash flow, since repairs, vacancy, and management sit outside the ratio. The complete DSCR loans guide walks through the structure.

Frequently Asked Questions
Can I get a HELOC after being added to title by quitclaim?
Often yes, if the lender writes lines on your property type and accepts the title. The lender reviews the recorded deed, the title report, and your credit. Everyone on title usually signs the lien. Seasoning after the deed depends on that lender’s policy.
Does a quitclaim remove someone from the mortgage?
No. The deed moves title only, and the note stays untouched. Anyone who signed remains liable until the lender releases them through a refinance, an assumption, or a payoff.
Must the deed be recorded before I apply?
A lender reads title from the public record, so an unrecorded deed leaves a messy chain. Some borrowers apply before recording to avoid a seasoning question, but the new lender has to permit a later transfer. Confirm in writing.
Can an LLC-held rental get a home equity line?
Not in this network. Lines require title held by an individual or a revocable living trust. A property already in an LLC needs a vesting change or a DSCR cash-out instead, subject to program eligibility.
Does a federal rule set a waiting period after a deed?
No federal rule does. Seasoning is lender policy, so it varies. That is why a broker who sees many lenders’ guidelines can match your deed date to a lender whose policy fits.
