Top HELOC Providers Before Renting Out the Home

Top HELOC Providers Before Renting Out the Home

The Quick Read: The best HELOC provider for a home you plan to rent depends on occupancy, credit profile, combined leverage, and how the title is held, not on a ranked list of companies. Lenders classify the line by how the home is used when you apply, so the order of events matters. Lendmire is a mortgage broker that matches the scenario to a wholesale lender, and the figures below are typical guidance, subject to lender guidelines.

  • A line opened on a primary residence carries a higher ceiling than a line on an investment property. Occupancy at application drives the terms.
  • Renting the home later can violate the line’s terms, so read the occupancy clause before you move out.
  • A HELOC underwrites you, not the rent. A DSCR loan reviews the property’s qualifying rent against its payment.
  • Title in an LLC rules out a personal equity line in this network.
  • Equity lines are offered in Lendmire’s 16 full-service states only.

Can You Open a HELOC Before Renting Out the Home?

You can open one while the home is your primary residence, but you cannot treat that as a loophole. The line is priced and sized for owner-occupancy, and the application states how you will use the home. Moving out and renting soon after can put the line in conflict with its own terms. If the home already has a tenant, the line must be treated as an investment line.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

The CFPB’s HELOC booklet warns that renting the home to others may be prohibited under the terms of the line. The same booklet notes that a lender can reduce the line if home value falls, and that a sale generally requires paying the line off in full.

Disclose honestly. Misstating occupancy creates default and call-the-loan risk, and that risk outweighs any pricing edge. If you already plan to rent, say so, and ask the broker to match you with a lender that writes an investment-property line.

What Does “Provider” Really Mean Here?

For this topic, a provider is a lender whose program fits your occupancy and equity position. The right fit is the one whose guidelines match your facts. A broker that shops several wholesale lenders can compare those guidelines side by side. A single lender can only show you its own.

Whether a lender writes these lines depends on property type, credit profile, leverage need, and title. Many large retail lenders skip investment-property lines entirely. NerdWallet notes that lenders view investment-property default risk as higher, so those lines are harder to get. Bankrate adds that they are less common than primary-residence lines.

How Underwriting Treats a HELOC, Step by Step

A HELOC is underwritten on the borrower first. Here is the sequence.

1. Occupancy is set. The lender classifies the line as primary residence, second home, or investment property. Everything else keys off that choice.

2. Credit is pulled. The network uses a single-bureau score model keyed to the primary wage earner, with a report no more than 90 days old at closing.

3. Combined leverage is measured. The lender adds the first mortgage and the new line, then divides by value. That is combined loan-to-value, or CLTV.

4. Debt-to-income is tested. The maximum is 50%, but profiles from 600 to 679 are held to 45%. Any ratio above 45% requires a credit profile of at least 680. The test uses the interest-only payment on the maximum draw.

5. Value is confirmed. Lines at or below $500,000 ordinarily use an automated valuation. A full appraisal is required on any line above $500,000, and you can ask for one in any case.

Rental income is not the main test here. That is the core difference from a DSCR loan, which looks at rent against the payment.

What Ceilings Apply Before and After the Home Becomes a Rental?

Leverage drops sharply once the property is classified as an investment. On this network, the ceiling is tied to occupancy and credit.

Occupancy Max CLTV Credit needed Max line
Primary residence Up to 90% 720+ for the 90% tier $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)
Second home Up to 90% 720+ for the 90% tier $500,000
Investment property 70% 700+ minimum $500,000

The 90% ceiling on a primary residence applies only at a 720-or-better profile and a line up to $500,000. Lower credit tiers step down, for example 85% at 680 and 80% at 640. A primary-residence line above $500,000 requires 700 or better (720 on the longer-runway structure), caps at 75% CLTV, and requires a full appraisal.

For comparison, Bankrate reports a minimum equity stake of 20% on investment properties against 15% on primary residences. That is a market-wide statistic, not a network term. The network ceiling for an investment line is 70% CLTV, and for a primary residence it is 90% only at 720 or better.

Texas adds a wrinkle for primary residences only. A Texas primary is a homestead and caps at 80% combined loan-to-value, and Texas second homes and investment properties follow the standard tables. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.

The Structures: Draw Periods and Repayment

These are standalone lines in first or second lien position. Two structures exist on primary residences and second homes. One has a 3-year interest-only draw with a 17-year amortizing repayment. The other, called the longer-runway structure here, has a 5-year draw with a 25-year repayment. Tennessee shortens both.

Investment lines use the 5-year draw and 25-year repayment only. At least 75% of the line is drawn at closing, and pricing floats through both periods without converting to fixed. After closing, the minimum subsequent draw is $1,000 on the longer-runway structure (Texas is $4,000).

The CFPB describes the draw period followed by a repayment period, often over ten or 20 years. Build a payoff plan before the draw ends, because the payment steps up when the balance begins to amortize. A floating second lien behind a fixed first mortgage can also squeeze rental cash flow.

Where the General Rule Breaks

The home already has a tenant. The line must be treated as an investment line. Fewer lenders write them, and the 700 minimum and 70% CLTV ceiling apply.

You already hold a HELOC and now want to rent. Read the loan agreement and talk to the servicer before you list the home. An agreement that required residence can allow the lender to freeze or reduce the line.

The home sits in an LLC. An individual or an inter vivos revocable living trust must hold title. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out instead, subject to program terms.

The property type is ineligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agriculturally zoned properties are not offered. Single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable ones, are eligible. Modular factory-built homes are eligible on the longer-runway structure only.

Past credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On primary residences and second homes, one structure seasons a foreclosure at 7 years and a deed-in-lieu, pre-foreclosure, or short sale at 4, while the other declines the history entirely. Investment files follow the 7-and-4-year path.

Large portfolios. A borrower may hold three lines at most, and one with more than 15 financed properties is not eligible.

A Worked Scenario

Picture an owner of a single-family home with a 720 credit profile who plans to move in about a year. A line opened now as a primary residence can reach a higher CLTV than an investment line. If the owner is already committed to renting, the honest classification is investment, which runs at 70% CLTV with a $500,000 cap.

Say the owner then wants to use the cash as a down payment on a rental. That choice shifts the question from “which HELOC” to “which structure fits the plan.” If the line is not available, a DSCR cash-out refinance on the converted rental qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The network tops out around 75% LTV on cash-out, with about 6 months of seasoning common. Reserves commonly run around 6 months of PITIA and vary by lender, leverage, and loan size. Most programs want a score near 660, and a 620 floor exists in parts of the network. Coverage of 1.00 is where select programs start, and a separate select-lender path goes below 1.00 with leverage and terms adjusted.

Clearing 1.00 is not the same as positive cash flow. DSCR compares rent to the payment, and repairs, vacancy, management, and capex sit outside it.

HELOC or DSCR Cash-Out: Which Fits?

Factor HELOC DSCR cash-out
What is underwritten Borrower credit and DTI Property rent against payment
Title Individual or revocable trust LLC allowed, subject to program terms
Investment ceiling 70% CLTV Around 75% LTV
Structure Floating, interest-only draw 30-year fixed spine

The HELOC fits when your personal income is strong, you hold title personally, and you want flexible draws. DSCR fits when income documentation is the obstacle, title sits in an entity, or the leverage you need exceeds the investment-line ceiling. Questions to Ask Any Provider

  • How will you classify the line if I move out within the first year?
  • Does the agreement prohibit renting, and what happens if I rent?
  • Can you freeze or reduce the line if value falls?
  • What is the draw and repayment structure, and does pricing stay floating?
  • Do you require a full appraisal, or can an automated valuation apply?
  • Can the line be repaid or restructured if I sell?

Key Terms Defined

HELOC: An open-end line of credit secured by home equity that you can draw on repeatedly during a set period.

CLTV: Combined loan-to-value, the first mortgage plus the new line divided by the home’s value.

Draw period: The stretch when you can borrow, usually paying interest only on what you use.

DSCR: Debt service coverage ratio, monthly rent divided by the monthly PITIA payment.

Occupancy type: How the lender classifies the home: primary, second home, or investment.

PITIA: Principal, interest, taxes, insurance, and any association dues.

Who Should Skip This Strategy

Skip a personal equity line if your title is in an LLC, your credit sits below the 700 investment minimum, or your plan needs more leverage than 70% CLTV. Skip it too if a floating second lien would strain a rental that barely covers its first mortgage.

Also note availability. Equity lines are offered only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint, which includes Washington, D.C.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Reach the team at 828-256-2183 or request a quote.

Frequently Asked Questions

Do I have to tell the lender I plan to rent the home?

Yes, if the plan is real at application. The line is classified by intended occupancy, and misstating it risks default or a call on the loan. A broker can match an honest investment-property scenario to a lender that writes those lines.

Can I keep a primary-residence HELOC after a tenant moves in?

Possibly, but the agreement may prohibit it, as the CFPB booklet cautions. Check the terms and speak with the servicer before the lease starts.

What credit score does an investment-property line need?

This network starts investment lines at 700, with a 70% CLTV ceiling and a $500,000 maximum line. Primary residences can start at 600 with lower leverage tiers, and second homes start at 640. Every figure is subject to lender guidelines and full file review.

Does the rent help me qualify for a HELOC?

Not as the main test. The line is underwritten on your credit and DTI. A DSCR loan is the product that qualifies primarily on the property’s rental income covering the payment.

Can an LLC borrow on this kind of line?

No. Title must sit with an individual or an inter vivos revocable living trust. A property held in an LLC needs a vesting change or a DSCR cash-out, depending on program terms.
