The Quick Read: The best provider for staged remodel work depends on the property’s occupancy, the equity available, and the borrower’s credit profile, not on a brand name. Lendmire is a mortgage broker, not a lender, and it matches each scenario to a wholesale HELOC program whose draw structure fits the renovation plan.
- A line is sized on home value times the allowed CLTV, minus every existing lien. The remodel budget does not set it.
- On an investment property, the network ceiling is 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line. On a primary residence, a 700 score reaches 75% CLTV.
- At least 75% of the line is drawn at closing, so size it to the first phases, not the whole project.
- Pricing floats through the draw and repayment periods and never converts to fixed.
- Investment lines must be titled to an individual or a revocable trust. An LLC cannot hold title.
Why a Ranked Provider List Misleads
A list of company names does not answer the real question. Two lenders can advertise the same product and still differ on draw minimums, occupancy rules, vesting and valuation. Those details decide whether a phased plan works.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
The useful approach is to describe what the wholesale HELOC lenders in the network look for, how the programs operate, and who fits. Because Lendmire shops several of them, the property, the equity and the plan can be matched to the right program. Individual lenders are not ranked or named.
How a Phased HELOC Works, Step by Step
A HELOC is an open-end line of credit. The federal consumer-finance regulator explains that you can borrow against it repeatedly, and that available equity is the home’s value minus what you owe on the mortgage. Borrowing happens in a draw period. Repayment follows.
Here is how the sequence runs on a typical network file.
1. Equity is measured. Maximum line equals value times the allowed CLTV, minus all existing liens, capped by the program maximum and floored at $25,000.
2. CLTV counts the full line. The combined ratio is tested on the whole approved limit, not only the amount drawn.
3. The borrower is underwritten. Credit, equity and debt-to-income decide the file. DTI tops out at 50%, and the payment is qualified on the interest-only amount at the maximum draw. Rent is not the test.
4. Most of the line funds at closing. At least 75% is drawn on day one and accrues interest from then on.
5. Later draws are small and flexible. After closing, the minimum subsequent draw is $1,000, or $4,000 in Texas.
6. The draw period ends and principal begins. Payments step up when amortization starts.
The federal consumer-finance regulator’s HELOC brochure notes that HELOCs typically carry variable rates. That matches the network structure, where pricing floats throughout.
The Structures That Exist
Occupancy changes everything. The same borrower can see very different terms depending on whether the home is a primary residence, a second home or a rental.
| Factor | Primary residence | Second home | Investment property |
|---|---|---|---|
| Ceiling CLTV | Up to 90% at 720+, $500,000 max; 75% CLTV at 700 | Up to 90% at 720+, $500,000 max | 70% CLTV |
| Minimum credit | 600 | 640 | 700 |
| Maximum line | $750,000 | $500,000 | $500,000 |
| Draw structures | Two | Two | One |
On primary and second homes, one structure runs a 3-year interest-only draw followed by a 17-year amortizing repayment. The other runs a 5-year draw followed by 25 years. Tennessee shortens both. Investment lines use only the 5-year draw and 25-year repayment.
A line above $500,000 is primary-residence only. It needs a credit profile of 700 or better, with 720 required on the longer-runway structure (the 5-year draw and 25-year repayment). Any line in that range caps at 75% CLTV and requires a full appraisal. The 90% ceiling applies only at 720 or better and only to lines of $500,000 or less. Lines at or below $500,000 ordinarily use an automated valuation, though a borrower can request a full appraisal.
One more contrast matters for investors. A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. A HELOC looks at the borrower, and the maximum DTI is 50%. The complete DSCR loans guide covers the property-based alternative.
Sizing a Line for Phased Work
Run the sequence on a rental with a modest first mortgage. Say the plan is a kitchen first, flooring second and exterior third. Value times 70%, minus the first mortgage, sets the ceiling. The budget does not.
The catch is the opening draw. Borrowers picture paying interest only on what they spend. A line sized to the whole three-phase plan means carrying money for phases that are a year away.
Two sizing habits help:
- Size the line to the first one or two phases and the equity actually there.
- Treat the $1,000 subsequent-draw minimum as a floor for small invoices, not a plan for them.
A highly levered rental may support little or nothing. A rental with real equity may cover a mid-size remodel. The equity decides, which is why the numbers come before the contractor bids.
Where the General Rule Breaks
Vesting. An LLC, corporation, partnership or irrevocable, blind or land trust cannot hold title. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out instead. This is the most common surprise for investors.
Value drops mid-project. The CFPB notes that if home value falls significantly, a lender may refuse additional credit, so you may not have as much money as you expected. That risk is sharpest in the middle of a renovation.
Borrower limits. A borrower is limited to three lines. A borrower with more than 15 financed properties is not eligible.
Property type. Eligible types include single-family, 2-4 units, PUD, townhome and condominiums, including non-warrantable. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural zoning are not offered.
Listed properties. A property listed for sale, or listed in the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas and Washington.
Availability. HELOCs are offered only in Lendmire’s 16 full-service states, which is narrower than its DSCR footprint of 41 markets, including Washington, D.C.
The exit. An investor usually plans a later refinance to pay off the line. If the property cannot carry principal payments on its own, that refinance is not optional, and it depends on a future valuation clearing.
The Investor Decision in Practice
Choose a phased HELOC when the scope is uncertain, the equity is real and the borrower’s DTI has room. Choose something else when the scope is fixed, the property sits in an LLC, or the borrower’s debt-to-income is already stretched.
A DSCR cash-out refinance is the usual alternative. It is sized differently, it allows entity vesting, and it ties to rent coverage rather than borrower DTI. Rental coverage clearing a program floor does not mean positive cash flow, because repairs, vacancy and capex sit outside the calculation.
Key Terms Defined
CLTV: Combined loan-to-value, meaning all liens on the property, including the new line, divided by its value.
Draw period: The stretch when you can borrow, repay and borrow again, with interest-only payments on this structure.
Repayment period: The stretch after the draw ends, when the balance amortizes and you can no longer borrow.
Vesting: The way title is held, such as an individual or revocable trust.
Automated valuation: A model-based value estimate used in place of a traditional appraisal on smaller lines.
Questions to Ask Before Choosing a Program
- Is the property titled to me or a revocable trust, or does an entity hold it?
- How much of the line must be drawn at closing?
- What is the minimum draw after closing in my state?
- When does principal start, and how does the payment change?
- What happens to my access if values fall?
- What is my exit, and what does it need to clear?
Frequently Asked Questions
Can I use a HELOC to pay for a renovation in stages?
Yes, on a revolving line you borrow, repay and reborrow during the draw period. On the network’s investment structure, at least 75% is drawn at closing, so the staging benefit is smaller than the usual description suggests.
How much can I borrow against a rental?
The ceiling is 70% CLTV on an investment property, up to a $500,000 line, with a 700 minimum credit score. The amount is value times that ratio, minus existing liens. A 720 score does not raise the ceiling on an investment line. The 75% CLTV tier applies to a primary residence line at 700, not to a rental.
Can an LLC-owned rental get this kind of line?
No. Title must sit with an individual or a revocable living trust. A property held in an LLC needs a vesting change or a DSCR cash-out refinance, subject to lender guidelines.
Do the draw and repayment terms stay the same?
Investment lines run a 5-year interest-only draw and 25-year amortizing repayment. Primary and second homes can choose between two structures. Pricing floats on all of them and never converts to fixed.
What if the draw period ends before the last phase?
Borrowing stops and principal repayment starts. Sequence the phases to finish inside the draw window, and plan the refinance before amortization begins.
