The Quick Read: A fully online HELOC means you apply, upload documents and sign without visiting a branch, but the best program for your situation still depends on occupancy, credit profile, combined leverage and how title is held. On an investment property, the ceiling in Lendmire’s wholesale network is 70% CLTV with a 700 minimum credit profile. CLTV is combined loan-to-value: your first mortgage plus the new line, divided by the property’s value.
- “Online” usually describes the intake. Valuation, underwriting and title review still apply.
- A HELOC is underwritten to you personally: credit, debt-to-income and equity. It does not count the rent the property earns.
- A rental line is also capped at $500,000, while primary-residence lines can carry a higher ceiling and a larger maximum line.
- LLC-owned properties cannot take these lines, so an entity-held rental usually points to a DSCR cash-out refinance instead.
- Lendmire is a mortgage broker. It shops several wholesale lenders and matches the file to a program rather than ranking companies for you.
What Does “Fully Online” Actually Mean?
“Fully online” covers three different experiences, and lenders blur them. Some let you apply online and then finish by phone or in person. Some close with a remote notary. A few handle valuation digitally as well.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
| Tier | What happens online | What may stay offline |
|---|---|---|
| Apply online | Form, soft equity check, document upload | Valuation, signing |
| Close online | Application plus e-signing or remote notary | Full appraisal if required |
| Fully remote | Every step, including automated valuation | Little, unless the file triggers a review |
Be careful with the middle tier. A lender that advertises online closing can still send an appraiser to the property if the line is large or the leverage is high.
The word “online” also says nothing about approval. A digital form feeds the same underwriting a branch would run. Credit, income, equity, occupancy and title all get reviewed.
Key Terms Defined
HELOC: A home equity line of credit, a revolving line you borrow against repeatedly during a set draw period.
Equity: What the property is worth minus everything owed on it.
CLTV: Combined loan-to-value, meaning all liens on the property divided by its value.
Draw period: The stretch when you can pull money and typically pay interest only on what you have drawn.
Repayment period: The later stretch when you can no longer draw and principal plus interest is due.
Vesting: The legal form in which title to the property is held, such as an individual or a trust.
DSCR loan: An investor loan that qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
How Underwriting Treats an Online HELOC, Step by Step
Underwriting follows the same sequence whether the application is digital or paper.
Step 1: Equity check. The lender takes a percentage of the property’s value and subtracts what you owe. The CFPB’s HELOC booklet explains this method and uses 75 percent as an illustration. That is an example of the math, not a program limit. Your ceiling depends on occupancy and credit, covered in the next section.
Step 2: Application and upload. You enter the property, ownership and income details. You then upload pay records, tax returns and any lease or rental documents the lender requests.
Step 3: Credit review. In Lendmire’s network, a single-bureau score keyed to the primary wage earner drives the decision. The report cannot be more than 90 days old at closing, and no rescores are allowed. Some programs also look at tradeline depth and housing history across every financed property you own.
Step 4: Debt-to-income. Maximum DTI is 50%, or 45% for credit profiles from 600 to 679. A ratio above 45% needs a 680 minimum. The lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you plan to borrow.
Step 5: Valuation. Lines at or below $500,000 ordinarily run automated valuation with no traditional appraisal, though a higher CLTV may call for a secondary valuation. Every line above $500,000 needs a full appraisal. You can also request a full appraisal in any case.
Step 6: Title and vesting. The lender confirms who owns the property and in what form. Title must be held by you as an individual or by your inter vivos revocable living trust, and the edge cases below show where this goes wrong.
Step 7: Closing and draw. At least 75% of the line is drawn at closing. After that you can draw again, and the network’s minimum subsequent draw is generally $1,000.
What the Network Allows, by Occupancy
Occupancy sets the ceiling, and it is the first thing to settle. The same lender can offer very different terms on your home than on your rental. Every figure below is a typical guideline from select wholesale lenders, subject to lender guidelines and full file review.
| Occupancy | Minimum credit | Max CLTV | Max line |
|---|---|---|---|
| Investment property | 700 | 70% | $500,000 |
| Second home | 640 | 75% at 640, up to 90% at 720+ | $500,000 |
| Primary residence | 600 | 60% at 600, up to 90% at 720+ | $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program) |
Two points matter most here.
First, 90% CLTV exists only at a 720-or-better profile, and only on primary residences and second homes. It never applies to an investment property. A 700 or 720 score on a rental still gets you the same 70% CLTV ceiling.
Second, a line above $500,000 is for primary residences only. It needs a credit profile of 700 or better (720 on the longer-runway program), caps at 75% CLTV and requires a full appraisal. Two wholesale programs sit behind these lines. One emphasizes higher leverage. The other is the longer-runway program, built around a 5-year interest-only draw.
For an investment property here, the number to plan around is 70%.
Structures: Draw Periods, Repayment and Variable Pricing
These are standalone lines, in first or second lien position. A line can sit behind your existing mortgage or stand alone.
Primary residences and second homes have two draw structures. One is a 3-year interest-only draw followed by a 17-year repayment. The other is a 5-year interest-only draw followed by a 25-year repayment. Investment lines use the 5-year draw and 25-year repayment structure only.
Pricing floats through both the draw and the repayment period, and it never converts to fixed. Your cost moves with the market for the entire life of the line.
That matters when you use the line to buy. The CFPB notes that HELOCs are open-end credit with a draw period and then a repayment period. Variable pricing can squeeze cash flow if the rental was financed on thin margins. Some investors discussing HELOCs to fund an investment property on BiggerPockets say these lines suit value-add deals where a refinance repays the line. They also say some lenders want borrowed funds to sit in your account for a period before you use them as a down payment.
Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
Where the General Rule Breaks
A HELOC works on paper for many investors. The following cases are where it stops working.
The property sits in an LLC. Title must be held by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. Investors on BiggerPockets say most banks will not lend on a rental held in an LLC. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead. This is the sharpest structural difference between a HELOC and a DSCR loan.
You own many properties. A borrower is limited to three lines. A borrower with more than 15 financed properties is not eligible. Combined exposure caps also apply, and they differ by program.
The property type is wrong. Single-family, 2-4 unit, PUD, townhome and condominium properties are eligible, including non-warrantable condos. Modular factory-built homes are eligible on the longer-runway program only. Manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use or agricultural-zoned properties are not offered.
The credit history has marks. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure needs 7 years, and a deed-in-lieu, pre-foreclosure or short sale needs 4. On primary residences and second homes, one program applies those same periods while the other declines foreclosure-family history regardless of age.
The property is listed for sale. In several states, a property listed now or within the past 60 days is ineligible.
The state is outside the footprint. The HELOC platform is narrower than the DSCR platform. It covers 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. New Mexico and Ohio also apply a CLTV cap that depends on the credit profile.
When the HELOC Goes on Your Home Instead
Some investors borrow against their own residence instead of the rental, because the primary-residence tiers are broader. Occupancy at application drives the underwriting lane. The CFPB’s HELOC overview is written for owner-occupied homes, so the line is underwritten as a home loan.
Here is how that looks for an investor with a 720+ credit profile and a primary residence worth a round number. Suppose the first mortgage sits at 50% of value. A 75% CLTV tier, which applies to lines up to $750,000, leaves 25 points of value as available line, subject to the line-size caps above. At 720+, a 90% CLTV tier exists on lines up to $500,000, which would leave more room. The same borrower’s rental, at its 70% CLTV ceiling, would have much less headroom and a stricter credit floor.
The line is secured by your home, so a missed payment puts your residence at risk, not the rental. The CFPB also notes that a lender may reduce a line if the home’s value falls, and that you generally must pay the line off in full if you sell.
What Can Still Happen Offline
A lender can call a process online and still step outside it. Watch for four places:
1. Valuation. Automated valuation covers lines at or below $500,000. A higher CLTV can trigger a secondary valuation, and anything above $500,000 gets a full appraisal.
2. Signing. Some lenders allow a remote notary, and others do not.
3. Income review. Self-employed borrowers and anyone with complex income may need a phone call with underwriting.
4. Title review. Vesting questions are usually settled by a person, not a form.
If the flow stalls, ask which item is open. An unresolved vesting question and a missing document call for very different fixes.
How to Check a Lender’s Online Claims
Ask these questions before you spend time on an application:
- Does the line cover the occupancy of this property, meaning primary, second home or investment?
- Does it allow the way title is currently held?
- Is valuation automated, or will someone visit the property?
- Is signing remote, and is the notary included?
- Is the first credit step a soft or a hard inquiry?
- Is the state on the lender’s list?
- How much of the line must be drawn at closing, and what happens to pricing after the draw period?
A broker shops several wholesale lenders at once, so it can ask these questions across programs. That is the practical advantage of going through one: you are not stuck with whichever lender happened to advertise “online.”
Keep Documents Safe Online
Upload only through the lender’s secure portal, never by ordinary email. Check that the address is the lender’s own before you log in. Keep a copy of everything you submit, and ask how the lender stores and deletes files once the application ends.
HELOC or DSCR Loan: Which Fits an Investor?
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. A HELOC does the opposite and looks at you instead of the rent.
The two products answer different problems. A HELOC suits an investor with strong personal credit, individual title and modest equity needs. A DSCR cash-out refinance suits a rental that sits in an LLC, or an investor who wants the property’s income to carry the file. Cash-out refinances on standard rentals top out around 75% LTV across most of the network. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
Clearing a DSCR ratio is not the same as positive cash flow. The ratio compares rent to the full housing payment only. Repairs, vacancy, management and utilities sit outside it.
The complete DSCR loans guide walks through that qualification path. Lendmire also covers investment property HELOC options with a fully online application and, separately, which banks offer an online HELOC.
Frequently Asked Questions
Can I get a HELOC on a rental property entirely online?
Sometimes, but the investment tier is narrow. On an investment property, the network ceiling is 70% CLTV, with a 700 minimum credit profile and a $500,000 maximum line. Title must be held by you individually or in a revocable living trust, and the line is reviewed individually. Whether every step happens online depends on the lender, the line size and the valuation method.
Does a HELOC count my rental income?
No. A HELOC is underwritten to your credit, DTI and equity, not to the rent the property brings in. A DSCR loan works the other way and qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Many investors compare both before choosing.
Why was my online application declined?
Common reasons are title in an LLC, a credit profile below the occupancy minimum, DTI above the cap, a property type that is not offered, or more than 15 financed properties. A listed-for-sale property can also be ineligible in several states. Ask which condition applied, since each one has a different fix.
Is the line fixed or variable?
Variable. Pricing floats during both the draw and repayment periods and never converts to fixed. The CFPB also says HELOCs usually carry adjustable rates, so your payment moves with the balance and the market.
Is an automated valuation as reliable as an appraisal?
It is built for speed and scale rather than detail. Lines at or below $500,000 ordinarily use automated valuation, and a higher CLTV may need a secondary valuation. You can request a full appraisal in any case, which is worth doing if you think the automated number understates the property.
