The Quick Read: No single provider ranking holds up here, because the best fit depends on the property, the equity, the credit profile, and the deadline. A HELOC is a planning tool, not instant money, and the lenders that write one depend on occupancy, combined leverage, and how complete the file is. Lendmire is a mortgage broker, not a lender, so it explains what these lenders look for rather than ranking companies.
- A HELOC is a revolving line secured by equity, and it typically takes weeks, not hours.
- Occupancy sets the ceiling: investment lines top out at 70% CLTV, and 90% exists only on primary and second homes at a 720-or-better credit profile.
- Smaller lines often skip the traditional appraisal, which shortens the wait.
- Open the line before the emergency, while the file is clean.
- For a rental owned in an LLC, a DSCR cash-out refinance is often the practical route instead.
Why There Is No Honest “Top Providers” List
Rankings of HELOC providers go stale and ignore your property type. Brand matters less than whether a lender writes lines on rentals at all, because that single fact decides more outcomes. Lendmire works with a network of wholesale HELOC lenders and matches a scenario to a program. What decides your result is a short list of file facts: occupancy, equity, credit, debt load, valuation method, and document completeness.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
What a HELOC Is and How It Works
A HELOC is an open-end line of credit. Per the CFPB’s HELOC explainer, you can borrow repeatedly against home equity during a draw period, then repay over a set schedule. Payments often rise sharply once repayment begins, and in some plans the balance can come due at that point.
NerdWallet describes the common market structure as a 10-year draw with interest-only payments, then up to 20 years of repayment, with most plans variable. Those are market-wide figures. The structures Lendmire’s network places are different, and they are covered below.
How Long Does a HELOC Really Take?
Longer than most people expect. Experian puts the typical HELOC timeline at roughly 2 to 6 weeks, with the application itself taking about a day. Appraisals, credit issues, and missing paperwork cause most of the delay.
That is why “emergency” is a planning problem. A roof failure, a vacancy shock, or a surprise repair bill will land before a new line funds. The investor who opened a line while things were calm has the cash. The one who applies mid-crisis has a bridge problem. Plan for a gap by keeping a cash reserve or a card as a stopgap while the line is processed.
What Decides Approval and Speed
1. Occupancy. Primary residence, second home, or investment property.
2. Combined loan-to-value (CLTV). Your first mortgage plus the new line, divided by value.
3. Credit profile. Scores set both eligibility and the leverage tier.
4. Debt-to-income. Personal income matters on a HELOC, unlike a DSCR loan.
5. Valuation method. Automated valuation is faster than a full appraisal.
6. Document completeness. Missing items stall files more than anything else.
On this network, the debt-to-income limit depends on credit. Profiles from 600 to 679 are capped at 45%. Anyone above 45% needs a 680 minimum, and 50% is the absolute maximum. Qualification runs on the interest-only payment calculated on the maximum draw, subject to lender guidelines.
How Occupancy Changes the Numbers
The ceilings differ by property use, so one number never fits everyone.
| Occupancy | Max CLTV | Credit needed | Max line |
|---|---|---|---|
| Primary residence | Up to 90% (720+ only, lines to $500,000) | 600 minimum for lines to $500,000 | $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program) |
| Second home | Up to 90% (720+ only) | 640 minimum | $500,000 |
| Investment property | 70% | 700 minimum | $500,000 |
The 90% tier is the ceiling for a 720-or-better credit profile, not a typical outcome. Lower tiers step down: on a primary residence, a 640 profile reaches 80% CLTV, and a 620 profile reaches 70%. Lines above $500,000 are primary-residence only, so the 600 floor does not apply to them. They require a 700-or-better credit profile (720 on the longer-runway structure described below), cap at 75% CLTV, and need a full appraisal. Market surveys may show different CLTV figures for equity lines, but those describe the broader market, not this network.
Draw Structures Available Through the Network
Lendmire arranges standalone lines in first or second lien position through select wholesale partners. Two draw structures exist on primary and second homes: a 3-year interest-only draw with a 17-year repayment, and a 5-year interest-only draw with a 25-year repayment. Investment lines use the 5-year draw and 25-year repayment only. At least 75% of the line is drawn at closing, and pricing floats through both the draw and repayment periods without converting to fixed.
The CFPB’s HELOC brochure notes that variable-rate plans can change your payment even if you borrow nothing more. That matters most for a rental, where the cash flow has to absorb the repayment-phase step-up.
Where the General Rule Breaks
Valuation speed. Lines at or below $500,000 ordinarily run automated valuation with no traditional appraisal, though a higher CLTV may require a secondary valuation. A borrower may request a full appraisal in any case. If you just finished a rehab, an automated model may not reflect the improvement, so a full appraisal may serve you better, depending on comps and underwriter review.
LLC-held rentals. Title must be held by the individual borrower or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. This is the sharpest difference from a DSCR loan. A property already deeded to an LLC needs a vesting change or a DSCR cash-out refinance instead.
Ineligible property. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered. Single-family, 2-4 units, PUDs, townhomes, and condominiums (including non-warrantable) are eligible, with program-specific limits.
Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history splits by program on primary and second homes: one seasons a foreclosure at 7 years and a short sale or deed-in-lieu at 4, while the other declines it entirely.
Exposure and location. A borrower is limited to three lines, and anyone owning more than 15 financed properties is ineligible. The HELOC program is available only in Lendmire’s 16 full-service states, narrower than the 41-market DSCR footprint. A property listed for sale, or listed within 60 days, is ineligible in several of those states.
Rescission. Federal law gives a three-day cancellation right on HELOCs secured by a principal residence. Beacon Law Partners notes it does not cover investment property. A line on your own home therefore waits out that window before funds release, while a line on a rental does not.
HELOC or DSCR Cash-Out Refinance?
The two products solve different problems. A HELOC keeps your existing first mortgage and adds a line. A DSCR cash-out refinance replaces the first mortgage and qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Cash-out refinances top out around 75% LTV across most of the network, with about 6 months of seasoning as the common expectation.
If your first mortgage is low-cost, keeping it and adding a line can make sense. If you own through an LLC, carry heavy personal DTI from many mortgages, or want to restructure the whole loan, the DSCR route is usually more practical. The complete DSCR loans guide walks through how that path works.
Remember that clearing a coverage ratio is not the same as positive cash flow. DSCR compares rent to the full monthly obligation only. Repairs, vacancy, management, and capex sit outside the calculation.
Key Terms Defined
- HELOC: A revolving line of credit secured by home equity that you can draw on repeatedly.
- CLTV: Combined loan-to-value, meaning all liens on the property divided by its value.
- Draw period: The years when you can borrow, usually with interest-only payments.
- Repayment period: The years after the draw ends, when the balance amortizes.
- Automated valuation: A model-based value estimate used instead of a full appraisal.
- DSCR: The ratio of a rental’s income to its monthly debt obligation.
Preparing Before You Need the Money
A short checklist cuts delays:
- Pull your credit early, since the report cannot be more than 90 days old at closing and rescores are not available.
- Gather proof of identity, income, and current mortgage statements.
- Confirm how title is held, and whether it is in an individual or trust name.
- Know your combined leverage before applying.
- Decide whether a lump sum or a line fits better, since at least 75% of the line is drawn at closing.
After the emergency, build a repayment plan before the draw period ends. Minimum subsequent draws are $1,000 after closing, except Texas at $4,000.
Frequently Asked Questions
Can a HELOC give me cash within a day or two?
Rarely. Typical timelines run weeks, and the appraisal or valuation step is the largest variable. Automated valuation on lines at or below $500,000 removes one delay, but document completeness still governs the outcome. Keep a cash cushion for the gap.
Can I get a HELOC on a rental property?
Sometimes. On this network, investment lines reach 70% CLTV with a 700 minimum credit profile, up to $500,000, and title must sit with an individual or revocable trust. Many lenders in the wider market do not write them at all, which is why a broker that shops multiple wholesale lenders helps.
What is the best HELOC program for an emergency?
It depends on your property type, credit profile, leverage need, and documentation. A primary-residence borrower at 720 or better has the most room. An investor with an LLC-held rental is usually better served by a DSCR cash-out refinance.
Does a HELOC require a full appraisal?
Not ordinarily at or below $500,000, where automated valuation is typical. Every line above $500,000 requires a full appraisal, and a borrower may request one at any size.
What happens when the draw period ends?
Borrowing stops and the balance amortizes. On the network’s structures that means a 17-year or 25-year repayment, with pricing that floats throughout. Payments can rise noticeably, so a rental’s cash flow should be tested against that step-up.
