The Quick Read: The right provider depends on your property, your credit, and how much combined leverage you carry, not on a ranked list. Lendmire is a broker, so it names no providers. It shows what wholesale HELOC lenders look for and matches your file to a program.
- On an investment property, the network ceiling is 70% combined loan-to-value, with a 700 minimum credit score and a line of up to $500,000.
- Primary residences and second homes can reach higher ceilings, but 90% exists only at a 720 credit profile or better. Lines above $500,000 are available on primary residences only.
- Valuation method, title, ownership structure, and document readiness hold up a file more than anything else.
- A HELOC qualifies you personally. A DSCR loan is reviewed for the rental. The two solve different problems.
- At least 75% of the line is drawn at closing on these programs, so size the line to the need.
Why a Broker Won’t Hand You a Ranked List
Any list of the top providers goes stale, and it ignores your file. The lenders that write an equity line against a rental depend on occupancy, credit profile, property type, and ownership structure. A provider that is ideal for a primary residence may not write an investment property at all.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Lendmire works with a network of wholesale HELOC lenders and places files with the program that fits. That is different from a single lender’s page, which only describes one set of rules. The network sees how several sets of guidelines treat the same scenario.
Two limits apply up front. These HELOC placements run in 16 full-service states, which is narrower than the 41-market DSCR footprint. And every figure below is subject to lender guidelines and full file review, not a commitment to lend.
What Is a HELOC, Exactly?
A home equity line of credit is a revolving credit line secured by a property. Equity is the property’s value minus what you owe on it. The CFPB describes a HELOC as an open-end line you can borrow against repeatedly during a draw period. After that comes a repayment period, which it says often runs ten or 20 years.
Lenders judge how much line you can have by combined loan-to-value, or CLTV. CLTV adds your first mortgage and the new line together and divides by the property’s value.
Run it in percentages. Say a rental’s first mortgage sits at 55% of value. Under a 70% investment-property ceiling, the line has room for roughly 15% of value. A larger existing balance leaves less room, and a small one leaves more.
How Underwriting Treats a HELOC, Step by Step
A traditional line is underwritten to you, not to the rent. Here is the path a file takes.
1. Occupancy and ownership check. The lender asks what the property is: your home, a second home, or a rental. It also asks who holds title.
2. Credit pull. These programs use a single-bureau score keyed to the primary wage earner. The report must be no more than 90 days old at closing, and there are no rescores.
3. Debt-to-income. The ceiling is a 50% maximum DTI, but it tightens for lower scores. Credit profiles from 600 to 679 are limited to 45%, and any ratio above 45% needs at least a 680 score. The lender reviews your file on the interest-only payment calculated on the maximum draw.
4. Valuation. Lines at or below $500,000 ordinarily use an automated valuation instead of a traditional appraisal. A higher CLTV may need a secondary valuation. Every line above $500,000 requires a full appraisal, and you can request one in any case.
5. Title and lien review. The lender confirms lien position and any liens ahead of it. This is where a file can stall without warning.
6. Closing and first draw. At least 75% of the line is drawn at closing. After that, the minimum subsequent draw is $1,000 on the longer-runway structure described below, with a higher minimum in one state.
NerdWallet notes that not every lender offers a line on an investment property. It lists cash reserves, proof of long-term tenants, and multiple appraisals as possible requirements. That fits what a broker sees across lenders: rental collateral gets a harder look than a primary home.
What Slows a HELOC File (and What You Control)
Lendmire does not promise timelines, and no honest broker can. What it can tell you is which items stretch a file, because several are in your hands.
- Valuation method. A property that fits an automated valuation avoids the wait for a full appraisal. A recent renovation may not show up in an automated figure, so you may need to ask for an appraisal.
- Ownership. If the rental sits in an LLC, the HELOC programs cannot take it as is. This is covered below.
- Liens. An extra lien, an unreleased old lien, or a messy chain of title takes time to clear.
- Documents. Gather your IDs, income documents, and mortgage statements before you apply, plus leases and a reserve statement for a rental.
- Recent listing. A property listed for sale, or listed within the past 60 days, is ineligible in several states.
What Legally Holds Up Funds on a Home-Secured Line
One rule sets a floor on timing, and it depends on which property secures the line. Under Regulation Z, a borrower can rescind a line secured by a principal dwelling until midnight of the third business day after the last triggering event. Funds generally cannot be released until that window closes.
The rule is tied to your principal dwelling. A line secured by a rental generally does not carry that window, though you should confirm this with the lender on your file. The distinction matters because two different strategies both get called a HELOC on a rental. One is a line on the rental. The other is a line on your own home, used to fund the rental.
Which Property Secures the Line Changes Everything
A line on your own home can be the other way to fund a rental. The program offers more leverage and a larger line on a primary residence. But it puts your home behind the rental, and the payment lands on your personal debt-to-income.
A line on the rental itself keeps the risk on the investment, but it faces the tightest rules. Here is how the network treats each occupancy type.
| Occupancy | Max CLTV | Min credit | Max line |
|---|---|---|---|
| Investment property | 70% | 700 | $500,000 |
| Second home | 90% only at 720+ | 640 | $500,000 |
| Primary residence | 90% only at 720+ | 600 | $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program) |
Those ceilings step down with credit. A primary residence at 640 tops out at 80% CLTV, for example. A line above $500,000 is primary-residence only, which is why the second-home and investment rows stop at $500,000. It needs a 700 credit profile or better (720 on the longer-runway structure), caps at 75% CLTV, and requires a full appraisal.
On this network, the investment ceiling is 70% CLTV, with no tier above it.
The Two Draw Structures Behind These Lines
Primary residences and second homes can use either of two structures. One has a 3-year interest-only draw followed by a 17-year amortizing repayment. The other has a 5-year draw with a 25-year repayment, and it is the longer-runway structure. Investment lines use the 5-year structure only.
Each line sits in first or second lien position as a standalone product. Pricing floats during the draw and repayment, and the line never converts to fixed. That matters for a rental, because the cost of the line can move while rents stay put.
The CFPB notes that HELOCs usually carry adjustable pricing. Plan for the step-up when the interest-only draw ends and amortization begins. Lenders can also reduce or freeze a line if values fall, so a line is not a guaranteed reserve.
Where the General Rule Breaks
A few edge cases decide whether a line works at all.
- LLC ownership. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. Individuals and inter vivos revocable living trusts can. A property already deeded to an LLC needs a vesting change or a different product.
- Property type. Single-family, 2-4 units, PUDs, townhomes, and condominiums are eligible, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered. On the longer-runway structure, 2-4 unit properties need a 640 minimum.
- Portfolio size. A borrower can hold at most three lines, and an investor with more than 15 financed properties is not eligible.
- Derogatory credit. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history splits by program. One structure seasons a foreclosure at 7 years and a deed-in-lieu or short sale at 4. The other declines that history regardless of age.
- Lender availability. Large retail lenders vary widely on rental lines, and some refuse them. That is a big reason a broker shops several wholesale lenders.
Key Terms Defined
CLTV: Combined loan-to-value, meaning your first mortgage plus the new line, divided by the property’s value.
Draw period: The stretch when you can borrow from the line, usually paying interest only.
Repayment period: The stage after the draw ends, when the balance amortizes.
Lien position: Your place in line for repayment if the property is sold or foreclosed.
Vesting: How title is held, whether by you personally, a trust, or an entity.
DSCR: Debt service coverage ratio, which compares a rental’s income to its full housing payment (principal, interest, taxes, insurance).
How to Pick From the Top HELOC Providers When You Need the Funds Fast
The best program for your situation depends on the answers to five questions.
1. What secures the line? A primary home reaches higher leverage. A rental stays under the 70% CLTV ceiling.
2. What is your credit profile? The investment minimum is 700, and the strongest tiers open at 720.
3. How much do you need? Lines at or below $500,000 usually avoid a full appraisal. Above that, expect one.
4. How is title held? If an LLC holds the rental, you need a different route.
5. How will you repay? A floating payment fits a short, defined need. It is a poor fit for a permanent hold.
A broker answers these by matching you to a lender’s guidelines, instead of sending you down a list to apply one lender at a time.
When a DSCR Cash-Out Refinance Fits Better
Sometimes the answer is not a line at all. If the rent on the property covers its payment and you want to keep an LLC in place, a DSCR cash-out refinance may fit. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines, instead of on your personal DTI.
Across the wholesale network, cash-out refinances top out around 75% LTV, and about 6 months of seasoning is the common expectation. Coverage of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Most programs want a score near 660, with a 620 floor in parts of the network and 700-plus unlocking the strongest leverage.
Clearing 1.00 does not mean positive cash flow. DSCR compares rent to the housing payment only. Repairs, vacancy, management, and capex sit outside it. The complete DSCR loans guide walks through the full mechanics.

Frequently Asked Questions
Can I get a HELOC on a rental if it’s in an LLC?
Not on these programs. You can hold the property personally or in an inter vivos revocable living trust. If the rental is already deeded to an LLC, you would need a vesting change or a DSCR cash-out refinance instead.
How much equity can I borrow against?
It depends on occupancy and credit. On an investment property, the ceiling is 70% CLTV with a 700 minimum score. Primary residences and second homes can reach 90% CLTV, but only at a 720 credit profile or better. Your first mortgage counts toward that total.
Do I need a full appraisal?
Usually not at or below $500,000. Those lines ordinarily use an automated valuation, though a higher CLTV may require a secondary valuation. A full appraisal is required above $500,000, and you can request one on any line.
Is a HELOC better than a DSCR cash-out refinance?
Neither wins every time. A HELOC leaves your first mortgage in place but qualifies you personally, and its payment floats. A DSCR cash-out replaces the first mortgage and qualifies primarily on the property’s rent covering the payment, subject to lender guidelines. The right choice depends on your first mortgage, your DTI, and how you hold title.
Why does the rental line ceiling sit so low?
Lenders price rental collateral as higher risk than an owner-occupied home. The investment ceiling is 70% CLTV, with no tier above it. A primary residence offers far more room, which is why some investors borrow against their own home.
