Top HELOC Providers With a Mortgage That Is Not yet Paid Off

Top HELOC Providers With a Mortgage That Is Not yet Paid Off

The Quick Read: A home equity line can sit behind a mortgage you still owe on, but which providers will write it depends on occupancy, credit, equity room, and how the property is titled, and on a rental the field is much narrower than on a home you live in.

  • The existing mortgage stays in place. The line is recorded as a separate lien, usually in second position.
  • On an investment property, the network’s ceiling is 70% combined loan-to-value (CLTV), with a 700 minimum credit score and a $500,000 maximum line.
  • Primary homes and second homes reach higher leverage, but 90% CLTV exists only at 720 or better.
  • LLC-titled properties are not eligible for these lines. A DSCR cash-out is the usual alternative.
  • The best provider for your situation depends on property type, credit profile, and how much combined leverage you need.

Who Are the Top Providers? It Depends on Your File

No single provider is best for every borrower with a mortgage in place. The lenders that write these lines differ on property type, occupancy, credit, and title. A broker that shops several wholesale lenders can match your file to the program that fits.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

That is why this article names no company. A ranked list would mislead you, because the same lender can be a good fit for a primary home and decline a rental outright. Lendmire works with a network of wholesale HELOC lenders and sorts files by the features below. Availability for these lines covers 16 full-service states, which is narrower than the 41-market DSCR footprint.

Can You Get a HELOC While You Still Owe on Your Mortgage?

Yes, in most cases. A HELOC does not require a paid-off property. Lenders size the line from the home’s appraised value minus what you owe on existing mortgages, as the CFPB’s HELOC booklet describes.

Here is how it works in practice:

1. Your first mortgage keeps its own terms. The line does not touch it. This is the main reason investors choose a line over a refinance when their first loan is low-cost.

2. The new lien is recorded behind the old one. Lien position follows recording order. If a line pays off the existing mortgage at closing, it is first position. If it sits behind a mortgage you keep, it is second.

3. The new lender sees your first mortgage. Expect to provide a current mortgage statement and have the balance counted against your available equity.

4. A line never removes anyone from the first mortgage. If a co-owner leaves the title, the original loan’s obligations stay as they were.

This network’s lines are standalone products that can take first or second position.

How Much Can You Borrow? The Equity Math

Your maximum line is the property value times the CLTV cap, minus what you owe on the first mortgage. CLTV counts every lien against the property. Lenders generally count the full line commitment, not just the amount you draw.

Run the math in percentages. Say a rental has a first mortgage equal to 50% of its value, and the program cap is 70% CLTV. That leaves room for a line worth about 20% of value, and the dollar maximum still applies on top of that.

A second example shows how a small gap changes the outcome. Suppose your first mortgage already sits near 65% of value. A 70% cap leaves only five points of room, and you may not reach the $25,000 minimum line. Early-in-term borrowers and anyone who bought recently with high leverage often hit this wall first.

Any other recorded lien, such as an existing second, also uses up room. Investors with several loans stacked on one property should count them all.

What These Lenders Look For

The network’s equity lines are tiered by occupancy. The investment row is the one that matters for rentals. The other rows show why a line on your own home looks so different.

Occupancy Minimum credit Max CLTV Max line
Investment property 700 70% $500,000
Second home 640 90% at 720+ $500,000
Primary residence 600 90% at 720+ $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program)

Every figure is subject to lender guidelines and full file review. Several details are worth knowing:

  • Line size. Lines run from $25,000 up. Anything above $500,000 is primary-residence only, takes a 700 score or better (720 on the longer-runway draw structure), caps at 75% CLTV, and requires a full appraisal.
  • Debt-to-income. Maximum DTI is 50%, qualified on the interest-only payment calculated on the maximum draw. This is a personal underwriting test, not a rent test.
  • Credit. A single-bureau score model applies, keyed to the primary wage earner. Bankruptcy needs 4 years of seasoning. Foreclosure history on an investment file follows a 7-year path, and a deed-in-lieu, pre-foreclosure, or short sale follows a 4-year path.
  • Valuation. Lines at or below $500,000 ordinarily use an automated valuation, though a higher CLTV can trigger a second valuation. You can also request a full appraisal.
  • Exposure. A borrower is limited to three lines, and anyone with more than 15 financed properties is not eligible.

Market surveys report that investment-property HELOCs commonly want a 720 or higher score, according to NerdWallet. The network’s investment-property minimum is 700, and the ceiling is 70% CLTV regardless of score. A 720 does not buy extra leverage on a rental.

How Provider Types Handle Borrowers With a Mortgage

Different kinds of institutions treat an existing mortgage and a rental property differently. This table sorts them by category, not by name.

Provider type Stance on investment lines Best fit
Big banks, large retail lenders Often focus on primary homes Your own residence
Credit unions, regional banks Some write investment lines Existing members, local files
Online lenders Varies by product Smaller lines, simple files
Wholesale lenders via a broker Investment lines with set tiers Rentals, multiple options

NerdWallet notes that an investment-property HELOC is not offered by all lenders, and that lenders see higher default risk on rentals. If you have a long relationship with a local institution, ask it first. Just ask directly whether it writes lines on non-owner-occupied property before you pay for anything.

A broker adds value by shopping the same file across several wholesale lenders. The question to answer is not which name is best. It is which program’s credit tiers, CLTV caps, and property rules your file clears.

Where the General Rule Breaks

Several situations change the answer, and each one trips up investors in a predictable way.

LLC-titled property. These lines require title held by the individual borrower or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. If your rental already sits in an LLC, you either change the vesting or use a DSCR cash-out instead, subject to lender program eligibility.

Ineligible property types. Single-family homes, 2-4 units, PUDs, townhomes, and condos (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not.

Floating payments. Pricing floats through both the draw and repayment periods and never converts to fixed. At least 75% of the line is drawn at closing, so you start with a real balance. Investment lines run a 5-year interest-only draw followed by a 25-year repayment period. Primary homes and second homes can also choose a 3-year draw with a 17-year repayment.

Listed properties. In Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington, a property listed for sale, or listed within the past 60 days, is ineligible.

Credit tiers that look similar. A 700 and a 720 score both reach the same 70% ceiling on a rental. A higher score matters on a primary residence, where it unlocks the top tier.

Where federal HELOC rules apply, they limit when a lender can freeze or reduce a line. The CFPB’s HELOC rule treats a 50% erosion of the initial equity cushion as a significant decline in value. Business-purpose lines may fall outside that regime, so do not count on those protections for a rental.

Keep the First Mortgage or Replace It?

Keep it when the first mortgage has terms you want to protect and you need a modest amount of capital. A line sits beside it. Replace it when you need a large sum, the property sits in an LLC, or you want the loan tested on rent instead of personal income.

A DSCR cash-out refinance replaces the first mortgage. It tops out around 75% LTV across most of the network on a standard rental, with about 6 months of seasoning as the common expectation. Short-term-rental collateral caps at 70% on a cash-out. DSCR means debt service coverage ratio: the property’s rent divided by its full monthly obligation (principal, interest, taxes, insurance, and any HOA dues). Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Coverage of 1.00 is where select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Stronger ratios open better pricing and leverage. A ratio above 1.00 is not the same as positive cash flow, because repairs, vacancy, and management sit outside the calculation. Lendmire’s complete DSCR loans guide covers the full structure.

The tradeoff is simple. A line preserves a low-cost first loan but stacks a second lien and counts against your personal DTI. A DSCR cash-out handles larger amounts and entity titling but resets the first mortgage. What About a HELOC on Your Own Home?

Many investors draw on their primary residence instead. The terms are looser: primary lines reach higher CLTV tiers and larger sizes. The risk is also higher, because your home secures the debt. If a rental has a vacancy and the payment floats, the home carries that exposure.

Investors often use line proceeds for the next down payment, a renovation, or a buyout.

What to Prepare

Have these ready before any lender looks at the file:

  • A current statement for every mortgage and lien on the property
  • A credit report no more than 90 days old at closing
  • Proof of ownership and the vesting, whether individual or revocable trust
  • Landlord insurance and recent lease or rent records on a rental
  • A list of every financed property you own

Bring your debt picture too. The DTI test runs on personal obligations, so a portfolio investor with several loans may hit the ceiling before the equity runs out.

Key Terms Defined

CLTV (combined loan-to-value): All loans against the property, including the full line, divided by the property’s value.

Lien position: The order in which loans are repaid if the property is sold, set by recording order.

Draw period: The early stretch when you can borrow from the line and pay interest only.

Repayment period: The later stretch when the balance fully amortizes and no new draws are allowed.

DTI (debt-to-income): Your monthly personal debts divided by your monthly income.

Vesting: Who holds legal title to the property.

Frequently Asked Questions

Do I have to pay off my mortgage before getting a HELOC on a rental?

No. The line is recorded behind your existing mortgage, which keeps its own terms. What matters is whether enough equity remains after the first mortgage and any other liens, measured against the CLTV cap for your occupancy type.

Can an LLC borrow on these lines?

No. Title must be held by the individual borrower or a revocable living trust. If your rental is deeded to an LLC, you either change the vesting or look at a DSCR cash-out refinance, which is built for entity borrowers, subject to lender program eligibility.

Does a higher credit score get me more leverage on a rental?

Not above the ceiling. On an investment property, both 700 and 720 reach the same 70% CLTV cap. A 720 score matters on primary homes and second homes, where it unlocks the 90% tier.

How do I find the right provider if my bank says no?

Ask a broker that shops several wholesale lenders. The lenders that write these lines differ on credit tiers, CLTV caps, property types, and title rules, so matching your file to the right program is the real work. Every file is underwritten individually.

Is a DSCR cash-out a better option than a HELOC for a rental?

It depends on the goal. A line keeps your first mortgage and suits smaller needs. A DSCR cash-out replaces it, handles larger amounts, and qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Reach the team at 828-256-2183 or request a quote.

The investor who benefits most from a line behind a kept mortgage is the one who counted the combined leverage before shopping, not after the first decline.
