Top Investment Property HELOC Providers for BRRRR Investors

Top Investment Property HELOC Providers for BRRRR Investors

The Quick Read: A HELOC can fund the down payment and rehab of a BRRRR deal, but the pool of lenders writing lines on rentals is narrow, so the right fit depends on which property secures the line, how title is held, and whether the refinance repays the balance before the draw period ends.

  • On Lendmire’s wholesale network, an investment-property line tops out at 70% combined loan-to-value (CLTV) and $500,000, with a 700 minimum credit score.
  • The line must sit on a property you already own, so it usually goes on a seasoned rental or your home rather than the deal you are rehabbing.
  • Title has to be held by you personally or by a revocable living trust. An LLC cannot hold title on the line.
  • Pricing floats and never converts to fixed, so the refinance that repays the line has to land before the draw period runs out.
  • Availability is limited to Lendmire’s 16 full-service states, which is narrower than its DSCR footprint.

Why Doesn’t One Provider Rank First?

No single lender is the answer for every BRRRR investor, because each lender’s guidelines differ on occupancy, title, property type, and state. A ranked list of company names would go stale and would ignore your file. Which lenders will write an investment-property line depends on your credit profile, your equity, and how your rentals are titled.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Lendmire is a mortgage broker, not a lender. It works with a network of wholesale HELOC lenders and matches the scenario to a program that fits. Large retail banks often decline lines on non-owner-occupied property, and a few lenders in a broker’s network will write them under tight conditions. That narrow lane is the reason a broker that sees many guideline sets can save an investor a lot of dead-end applications.

This article explains how the line works inside a BRRRR sequence, how it gets underwritten, and where the usual rules break. Every program figure below is a guideline range from select wholesale lenders, subject to full file review and not a commitment to lend.

Key Terms Defined

BRRRR: Buy, rehab, rent, refinance, repeat, a strategy where an investor buys a distressed property, improves it, leases it, and then refinances to pull capital back out for the next purchase.

HELOC: A revolving line of credit secured by property you already own, which you draw on during a set period and repay afterward.

CLTV: Combined loan-to-value, which adds your first mortgage balance and the full line limit and divides the total by the property’s value.

Draw period: The stretch of time when you can borrow against the line, usually with interest-only payments.

Seasoned property: A home or rental you have owned long enough that it carries real, documented equity.

DSCR cash-out refinance: A loan that replaces existing debt on a rental and pulls out equity, qualified primarily on property-level rental income covering the payment, subject to lender guidelines.

How Does a HELOC Fit Into a BRRRR Sequence?

A HELOC supplies cash, not a purchase loan. It covers the pieces that private or hard-money financing often leaves out, and a long-term refinance is what eventually repays it.

1. Pick the collateral. You cannot open a line on a property you have not bought yet. The line goes on a home or rental you already own.

2. Check the equity. The lender adds your first mortgage balance and the full line limit, then compares the total to the property’s value.

3. Qualify the borrower. The HELOC is reviewed on your credit, your debt-to-income ratio, and your equity, not on the rent.

4. Draw. Draws typically pay the down payment, closing costs, holding costs, and any rehab not covered by another lender.

5. Rehab and lease. Interest accrues on the drawn balance throughout the rehab, so budget overruns hit your carrying costs directly.

6. Refinance and repay. A long-term loan on the stabilized rental pays the line down, which frees it for the next project.

Step six is where the plan succeeds or fails. The line is temporary capital, and the refinance is what replaces it. Lendmire’s complete DSCR loans guide covers how that long-term exit gets underwritten.

Which Property Should Secure the Line?

The collateral choice changes your leverage, your title options, and your risk. On Lendmire’s network, ceilings depend on occupancy.

Factor Line on investment property Line on primary home
Max CLTV 70% Up to 90% at 720+ credit
Minimum credit 700 600 program floor
Maximum line $500,000 Up to $750,000
Valuation Automated valuation lane Automated at or below $500,000

The 90% figure applies only to primary residences and second homes at a 720-or-better credit profile. It never applies to an investment property. A Texas primary residence is a homestead and caps at 80% combined loan-to-value.

A line on your own home often reaches higher leverage, but it puts your residence behind the BRRRR project. A line on a seasoned rental keeps the risk on investment property, but it caps at 70% CLTV and requires a 700 score. Credit above 700 buys eligibility rather than leverage on an investment line, because 720 and 700 both reach the same 70% ceiling.

Neither choice is automatically better. An investor with a thin cushion and a long rehab may prefer to keep the risk on a rental. An investor with strong credit and a large amount of equity in a home may take the extra leverage and accept the exposure.

How Does Underwriting Treat an Investment Property Line?

Underwriting looks at the borrower first and the property second. The main checks on Lendmire’s network are:

  • Credit: A 700 minimum on investment property. Reports can be no more than 90 days old at closing, and the score model keys to the primary wage earner.
  • Debt-to-income: A 50% maximum, with 45% for scores from 600 to 679 and a 680 minimum for anything above 45%. The lender reviews your file on the interest-only payment calculated on the maximum draw.
  • Equity: The combined balance must stay at or below 70% of value on an investment property.
  • Valuation: Because an investment line caps at $500,000 and full appraisals begin only above $500,000, these lines run on an automated valuation and commonly close without a traditional appraisal. A borrower can still request a full appraisal.
  • Property type: Single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.
  • Exposure: A borrower can hold up to three lines, and an investor with more than 15 financed properties is not eligible.

None of this looks at what the rental earns. That is the opposite of the exit loan, which is reviewed on the property’s rent. The two tracks have to work together, so a file that clears the HELOC but has a weak rent-to-debt ratio on the refinance still has a problem.

What Structures Exist?

An investment line is a standalone line that can sit in first or second lien position. It runs a 5-year interest-only draw followed by a 25-year fully amortizing repayment, and that is the only structure available on investment property. Lines on primary residences and second homes also offer a 3-year draw with a 17-year repayment. Tennessee shortens both structures.

In Tennessee, at least 75% of the line is drawn at closing. That feature surprises many investors, because it means interest starts accruing on most of the limit immediately, not just on what the deal needs. After closing, the minimum subsequent draw is $1,000, with Texas at $4,000.

The CFPB describes a HELOC as an open-end line you can borrow against repeatedly, with a draw period followed by a repayment period. Because the pricing floats, an investor should plan the refinance well inside the 5-year draw window. Planning the refinance for the last month of the draw is a risk the structure does not forgive.

The line also usually sits in second position behind your existing mortgage.

Where Do the General Rules Break?

Conflicting claims about rentals. The accurate statement is that availability is lender-specific. Most lenders do not write non-owner-occupied lines, and a narrow set do, under the conditions above.

LLC-owned rentals. An LLC, corporation, partnership, or irrevocable, blind, or land trust cannot hold title on the line. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead. This is the sharpest structural difference between a HELOC and a DSCR loan.

The deal you are rehabbing. A property under renovation has little equity until the work is finished, and an automated valuation will not capture improvements. That is why investors usually secure the line on a different, seasoned property.

Listed properties. A property that is listed for sale, or was listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.

Texas primary residences. The 12-day waiting period, one-lien-at-a-time rule, and 12-month seasoning bind Texas primary residences only. Texas second homes and investment properties are eligible as non-homestead transactions.

Lines can shrink. The CFPB’s HELOC booklet notes that lenders may reduce a credit line if the home’s value drops, and that selling the home generally requires paying the line off in full. A reduced line mid-rehab can strand a project.

Use of proceeds. Borrowing against a primary home for a rental project is common, but interest deductibility depends on the use of funds. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

When Is a DSCR Cash-Out the Better Move?

A HELOC works best when you have a seasoned property with equity, strong personal credit, and a clear exit. A DSCR cash-out may fit better when your rentals sit in LLCs, when your personal debt-to-income ratio is stretched, or when you want fixed-structure financing instead of a floating line.

Cash-out refinances on standard rentals across most of the network top out around 75% LTV, with about six months of seasoning as the common expectation. A DSCR file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Many select programs start at 1.00 coverage, and a separate select-lender path goes below 1.00 with leverage and terms adjusted. Clearing 1.00 does not mean the property produces positive cash flow, because repairs, vacancy, management, and utilities sit outside the calculation.

Here is a simple way to choose:

  • Equity and credit are strong, title is personal, and the refinance is already lined up: The line can bridge the project with limited friction.
  • Properties are held in LLCs: Skip the HELOC and look at a DSCR cash-out.
  • The rehab timeline is uncertain: Floating pricing and a heavy draw at closing raise the cost of delay, so a different structure may fit better.
  • Rent coverage on the exit is thin: Fix the exit before borrowing anything, because the HELOC cannot repay itself.

BRRRR also depends on buying below value or adding value through the rehab. A line only supplies cash, and it does not fix a deal that paid full price.

Frequently Asked Questions

Can you get a HELOC on a rental property for a BRRRR deal?

Sometimes, but only through the few lenders that write non-owner-occupied lines. On Lendmire’s network, an investment line requires a 700 credit score, caps at 70% CLTV and $500,000, and requires title in your name or a revocable trust. Lenders review each file individually. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Can I open the line on the property I am about to buy?

No. The collateral must be owned already, and it needs enough seasoned equity. Investors typically place the line on their home or on a different rental, then use the draw for the down payment and rehab on the new deal.

Can my LLC hold title on the line?

No. Only an individual or an inter vivos revocable living trust can hold title. If your rental is deeded to an LLC, you would need a vesting change before applying, or you would use a DSCR cash-out refinance instead, subject to program terms.

What happens if the refinance does not repay the full balance?

The remaining balance stays on the line, and pricing keeps floating. You would need to cover the gap with cash, a second exit, or a different property. Run the exit loan numbers before the first draw, and treat the end of the draw period as a hard deadline.

Is a HELOC available in every state?

No. Lendmire places lines in its 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than its DSCR investor loan footprint of 41 markets, including Washington, D.C.
