Top Investment Property HELOC Providers for Landlords With Built-Up Equity

Top Investment Property HELOC Providers for Landlords With Built-Up Equity

The Quick Read: A small group of lender types writes equity lines on rentals, and which one fits depends on your equity, your credit, how the property is titled, and how much you want to draw, so the smart move is to screen providers by structure instead of by brand name. Lendmire is a mortgage broker, not a lender. It compares select wholesale lenders and matches the scenario to the program.

  • On an investment property, the ceiling in Lendmire’s wholesale network is 70% CLTV (combined loan-to-value, meaning the first mortgage plus the new line against the property’s value). The minimum credit score is 700 and the maximum line is $500,000.
  • At least 75% of the line is drawn at closing. That makes it closer to a second loan than a flexible reserve.
  • The property must be titled in your personal name or a revocable living trust. LLC-owned rentals do not fit.
  • When a line is not available or not a fit, a DSCR cash-out refinance is the usual alternative, because it qualifies primarily on the property’s rental income, subject to lender guidelines.

What Does “Top Provider” Mean for a Landlord?

The top provider for you depends on your property type, credit profile, equity, and documentation, not on a ranked list. Many banks write equity lines only on a primary home, so the real question is which kind of lender writes a line on a rental at all.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

NerdWallet notes that not every lender offers a HELOC on an investment property, that requirements are strict, and that some lenders limit it by location or by whether the home is rented year-round. In practice, lines on rentals tend to come from a few places.

Provider type How it qualifies you Best for Watch-outs
Regional bank Personal income, credit, equity Borrowers with a local relationship Many decline rentals
Credit union Personal income, membership Smaller lines, one property Narrow property rules
Portfolio lender Often a business-style line Unusual files Renewals, varied terms
Wholesale network via a broker Matched to the program Comparing several lenders Fewer states, strict title

A broker can help because the guidelines differ from lender to lender. One lender may accept a condo that another declines. Another may cap total exposure lower.

Wording matters when you ask. The product name on a HELOC request can change the answer, so describe what you want as a line of credit secured by an investment property.

Key Terms Defined

CLTV: Combined loan-to-value, which is your first mortgage plus the new line, divided by the property’s value.

Draw period: The stretch of time when you can borrow from the line, usually paying only interest on what you have drawn.

Lien position: Where your loan stands in line to be repaid. A first lien is paid first, and a second lien is paid after it.

PITIA: Principal, interest, taxes, insurance, and any association dues, which together make up the full monthly housing payment.

DSCR: Debt service coverage ratio, which compares the property’s rent to its PITIA.

Vesting: The legal name that holds title to the property, such as you personally, a trust, or an LLC.

Seasoning: The waiting period a lender wants after you buy a property before it will refinance or lend against it.

How Underwriting Treats an Investment Line, Step by Step

An investment line is underwritten on you and the property’s equity. The rent matters less than it does on a DSCR loan. Here is the sequence.

1. Pick the collateral. The line can sit on the rental itself, or you can use a line on your own home to fund investments. On Lendmire’s network, a primary-residence line is a separate product with different ceilings.

2. Check eligibility before anything else. Single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums (including non-warrantable condos) can work. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible.

3. Check credit. An investment line needs a 700 minimum. Both a 720 score and a 700 score reach the same 70% CLTV ceiling, so a higher score on this product buys eligibility, not extra leverage. The score is a single-bureau score keyed to the primary wage earner, and the report can be no more than 90 days old at closing.

4. Measure debt-to-income. The maximum is 50%. The lender reviews your file on the interest-only payment calculated as if you had drawn the maximum line, not just the amount you plan to use.

5. Value the property. Because an investment line tops out at $500,000, and full appraisals begin only above that size, these lines are structurally in the automated-valuation lane and commonly close with no traditional appraisal. You can still request a full appraisal. In the broader market, NerdWallet notes that multiple appraisals may be required, so the experience varies by lender.

6. Check history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On an investment file, a foreclosure needs 7 years, and a deed-in-lieu, pre-foreclosure, or short sale needs 4.

What a Worked Equity Example Looks Like

Equity math is easier in percentages. Say the property’s appraised value is 100%, and the investment ceiling is 70% CLTV. Your first mortgage balance decides how much room is left.

  • First mortgage at 50% of value: room for a line up to 20% of value.
  • First mortgage at 65% of value: room for only 5% of value, which is thin.
  • First mortgage at 70% or more: no room at all.

These are modeled percentages, not market data. The $500,000 maximum line applies on top of the percentage test, so a very valuable property can hit the dollar cap before the CLTV limit.

Lendmire’s network is stricter: 70% CLTV on an investment property, no exceptions. That is why a low first mortgage balance matters more than a big appraisal.

How the Line Is Built

Investment lines run a 5-year draw period followed by a 25-year fully amortizing repayment period. Pricing floats through both phases and never converts to a fixed structure. At least 75% of the line is drawn at closing, so you should plan to use most of the money right away.

That differs from the revolving model most people picture. The CFPB describes a HELOC as an open-end line you can borrow against repeatedly during the draw period, followed by a repayment period it says is often ten or 20 years. The network’s investment structure is a 25-year repayment. The practical effect is that this product works best for a defined purpose, such as the down payment on the next rental or a rehab, not as a standing emergency fund.

A line can sit in first or second lien position. If you keep a low-priced first mortgage, you add the line behind it and leave the first loan untouched. The lender can also reduce a line if the property’s value falls, as the CFPB’s HELOC booklet points out. Because the pricing floats, a fixed rent roll has to absorb a payment that can move.

Where the General Rule Breaks

An LLC cannot hold title. Fee simple or leasehold title must sit with you or your revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title to the property. If your rental already sits in an LLC, you need a vesting change or a different product. A DSCR cash-out refinance can be written to an LLC, subject to lender program eligibility.

Exposure has limits. A borrower can hold at most three lines, and an investor with more than 15 financed properties is not eligible. Portfolio landlords hit this wall before they hit the equity wall.

A recent listing can block you. In several states, a property listed for sale, or listed within the past 60 days, is ineligible. Check this before you apply on a rental you are weighing selling.

Availability is narrower than the DSCR footprint. Lendmire’s home equity lines are offered only in its 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. The DSCR programs, by contrast, run across 41 markets, including Washington, D.C.

One shortcut to skip: applying as though the rental were still your residence. An occupancy statement that is not true is a misrepresentation, and it can cause serious problems with the loan. It is not a strategy.

Be careful about which product you are being offered. Some lenders offer a business line of credit, a different product from the consumer HELOC described here, and it may be renewed annually instead of following a fixed draw-then-repay schedule. Because the terms differ, confirm which one is on the table.

HELOC or DSCR Cash-Out? How the Decision Looks

Use the line when you have a modest first mortgage, a personal-name title, strong credit, and a defined use for the money. Use a cash-out refinance when you need more leverage, the property sits in an LLC, or the 70% ceiling leaves too little.

A DSCR cash-out replaces your first mortgage with a new fixed-term loan instead of adding a second lien. Across Lendmire’s network, it tops out around 75% LTV on a cash-out of a standard rental (70% if the collateral is a short-term rental), and about 6 months of seasoning is the common expectation. Most programs want a credit score around 660, though a 620 floor exists in parts of the network, and 700+ opens the strongest leverage tiers. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders). Reserves commonly sit around 6 months of PITIA, and they vary by lender, leverage, and loan size.

Coverage is the other test. A DSCR of 1.00 is where many select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Stronger ratios open better pricing and leverage. Remember that DSCR compares rent to PITIA only. Clearing 1.00 does not mean the property has positive cash flow, because repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. Lendmire’s complete DSCR loans guide walks through the math in more detail.

One more honest tradeoff: a line gives you leverage without touching the first mortgage, while a cash-out resets the whole loan. Which wins depends on how good your current first mortgage is, which is a question only your own numbers answer.

What to Prepare Before You Apply

  • A current mortgage statement showing the first-lien balance.
  • A credit report you have reviewed, with no more than 90 days between the pull and closing.
  • Proof of title: personal name or revocable trust.
  • Property details, including unit count and whether it is listed for sale.
  • Income and debt documentation for the 50% DTI test.
  • A clear use for the funds, since most of the line is drawn at closing.

Frequently Asked Questions

Can I get a HELOC on a rental property?

Sometimes. Fewer lenders offer lines on rentals than on primary homes, and requirements are stricter. On Lendmire’s network, an investment line requires a 700 credit score, a 70% CLTV ceiling, and a maximum line of $500,000, subject to lender guidelines and full file review.

Can an LLC borrow?

Not on an investment equity line. LLCs, corporations, partnerships, and several trust types cannot hold title. If your rental sits in an LLC, a vesting change or a DSCR cash-out, subject to lender program eligibility, is the usual path.

Why do some banks say they don’t offer a HELOC on rentals?

Many large retail lenders simply do not write lines on investment properties. Some will discuss a line of credit secured by an investment property even when they will not use the word HELOC. A broker that shops several wholesale lenders can match your property type and credit profile to one that writes the loan.

How much can I borrow?

An investment line runs from $25,000 up to $500,000, capped at 70% CLTV. A line above $500,000 is available only on a primary residence. The equity you actually have left after your first mortgage usually decides the number first.

Is a HELOC or a DSCR cash-out better for the next rental purchase?

That depends on the file. A line adds a second lien and leaves your first mortgage alone, but most of it is drawn at closing and the pricing floats. A DSCR cash-out replaces the first mortgage and qualifies primarily on rental income, subject to lender guidelines, and it can be written to an LLC where program rules allow.
