The Quick Read: The providers that write a credit line on a rental are few, and which one fits depends on your equity, credit profile, and how the property is titled. On Lendmire’s wholesale network, an investment-property line tops out at 70% CLTV, runs up to $500,000, and starts at a 700 credit score. At least 75% of the line is drawn at closing, so it works as planned borrowing, not as an idle emergency fund. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.
- Not every lender offers a rental HELOC, and the ones that do apply stricter standards than on a primary home.
- No higher tier exists above those investment-line limits, so a stronger score buys eligibility rather than leverage.
- Interest starts right away on the drawn portion, which is most of the line.
- An LLC cannot hold title on these lines. Individual or revocable-trust ownership is required.
- A lender can freeze or reduce an open line when values fall, which is often when you need it.
Can You Get a HELOC on a Rental Property?
Yes, but the field is narrower than for a primary residence. NerdWallet reports that not all lenders offer rental-property HELOCs and that those who do set strict requirements, including the possibility of multiple appraisals. Experian calls them less common than primary-residence lines.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
That thin field is why a ranked list of providers does little for you. The right provider depends on your property type, credit profile, how much leverage you need, and how the title is held. Lendmire is a mortgage broker, not a lender. It works with select wholesale HELOC lenders and matches the scenario to the program whose guidelines fit, rather than sending every file to one underwriter.
One availability point first. Lendmire places home equity lines only in its 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint, which covers 40 states plus Washington, D.C.
How Does Underwriting Treat a Rental HELOC?
Underwriting treats a rental HELOC as an equity-and-borrower decision. It does not read the property’s rent the way a DSCR loan does. Five checks decide the file, subject to lender guidelines and full file review.
1. Equity test. Maximum total debt is the property value times the CLTV ceiling. On an investment property that ceiling is 70% CLTV on this network, and your first mortgage comes out of that room. The remainder is the most the line can be.
2. Valuation. An investment line caps at $500,000, and full appraisals begin only above that size. So these lines normally run on an automated valuation with no traditional appraisal. A borrower can still ask for a full appraisal.
3. Credit and debt-to-income. The floor on an investment line is 700. Credit above 700 buys no extra leverage, because 720 and 700 both reach the same 70% CLTV. Debt-to-income tops out at 50%, and it is measured on the interest-only payment calculated on the maximum draw, not on what you plan to borrow.
4. Title and vesting. The property must sit in your name or an inter vivos revocable living trust. A spouse’s role on the loan comes down to how title is held.
5. Draw and repayment. Investment lines run a 5-year interest-only draw, then a 25-year fully amortizing repayment. Pricing floats through both periods and never converts to fixed. Later draws carry a $1,000 minimum on the 5-year-draw program (Texas, $4,000).
Reading across the network, the biggest spread between lenders is in how they treat title, property type, and exposure, not in credit scores.
Investment Line vs. Primary-Residence Line
The same lender can write both products, but the investment version is the tighter one. The table shows how the network’s own parameters differ by occupancy.
| Factor | Investment property | Primary residence |
|---|---|---|
| Max CLTV | 70% | Up to 90%, only at 720+ |
| Credit floor | 700 | 600 program floor |
| Max line | $500,000 | $750,000 |
| Draw structure | 5-year draw, 25-year repay | Two structures offered |
| Valuation | Automated, no full appraisal | Full appraisal above $500,000 |
Market surveys may quote other CLTV figures for equity lines. Those describe the broader market. On this network, an investment line stops at 70% CLTV.
Why an Emergency Line Has to Be Built Before the Emergency
An open line is not guaranteed cash. The CFPB explains that a lender may stop additional draws if the property’s value falls significantly or if your finances change and the lender doubts you can pay. The FTC lists the same grounds for freezing or reducing a line. A freeze limits future draws. It is not a demand to repay what you already borrowed.
This network adds a structural wrinkle. At least 75% of the line is drawn at closing. You cannot open a large line and leave it untouched until a roof fails. Interest starts on most of the balance on day one, and pricing floats.
So the sensible role for this product is planned equity access with the cash cushion kept separate. Borrowing against the rental also puts that rental at risk. Experian notes that a default can lead to foreclosure on the property securing the line. Avoid stacking a floating-price second lien on a rental that already runs thin.
Where the General Rule Breaks
The 70% CLTV and 700 credit rules are the center of the program. These edge cases decide whether a file is possible at all.
- LLC ownership. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. This is the sharpest difference from a DSCR loan. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out instead.
- Portfolio size. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. An investor with more than 15 financed properties is not eligible.
- Small remaining equity. Lines start at $25,000 (Michigan, $10,000). If your first mortgage already uses most of the 70% CLTV room, the line may fall below the minimum size and not exist.
- Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.
- Bankruptcy and foreclosure history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure seasons for 7 years, and a deed-in-lieu, pre-foreclosure, or short sale for 4.
- Property type. Single-family, 2-4 units, PUDs, townhomes, and condominiums (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.
- Texas. Investment properties are eligible as non-homestead transactions. The 12-day wait and one-lien rule bind primary residences only.
When a DSCR Cash-Out Fits the Emergency Better
If the property is in an LLC, exceeds the line limit, or needs more than a 70% CLTV line can give, a DSCR cash-out refinance is the other path. It replaces the first mortgage and pays out a lump sum, so unused equity cannot sit as a revolving reserve. The trade-off is that the whole first mortgage is replaced.
On most of the network, a cash-out on a standard rental tops out around 75% LTV, with about 6 months of seasoning as the common expectation. A short-term-rental cash-out is capped at 70% LTV. Credit requirements vary by program, so confirm the score floor before you plan around one. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. A property already deeded to an LLC can go this route, which a HELOC cannot do without a vesting change. Select programs start at 1.00 coverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
Clearing 1.00 does not mean the property cash flows. Repairs, vacancy, management, and capex sit outside the calculation. The complete DSCR loans guide walks through how coverage is measured and which structures exist.
A Worked Decision, in Percentages
Consider an investor holding a single-family rental with a first mortgage equal to 55% of its value. The 70% CLTV ceiling leaves 15 points of value as the maximum line, subject to the $500,000 cap and lender review.
Now say the automated valuation comes in 10% lower. The ceiling drops to 63% of the original value, so room falls to 8 points. The first mortgage did not move, but nearly half the line disappeared.
Then take an investor whose first mortgage sits near 68% of value. Only 2 points of room remain. That is likely under the $25,000 minimum line, so the HELOC route closes and a DSCR cash-out or other reserves become the plan.
What to Prepare Before You Ask
Preparation shortens the list of gaps a lender has to chase. Gather these before you apply:
- Deed or trust documents showing exactly how title is vested.
- Current first-mortgage statement and the payoff balance.
- Credit report, since the network uses a single-bureau score keyed to the primary wage earner; how recent the report must be varies by file and lender.
- Lease agreements and rent roll for the property.
- Debt schedule across all financed properties, since DTI and exposure limits apply to the whole portfolio.
Tax treatment can depend on how the funds are used and how the property is held. Keep clear records and speak with a qualified tax professional before relying on any deduction.

Repayment period: The stretch after the draw period when principal and interest are paid down. On investment lines it is 25 years.
Lien position: Where the line ranks for repayment if the property is sold, either first or second.
Vesting: The legal form in which title to the property is held, such as an individual or a revocable trust.
Automated valuation: A computer-generated property value used in place of a full appraisal.
Frequently Asked Questions
Can I use an investment property HELOC for an unexpected expense like a roof or a vacancy gap?
Yes, the funds are not restricted, but the structure matters. At least 75% of the line is drawn at closing, so you start carrying interest on most of it immediately. It suits planned borrowing better than an untouched standby line.
Does an LLC-owned rental qualify?
No. LLCs and other entities cannot hold title on these lines. A rental held in an LLC usually moves to a DSCR cash-out or needs a vesting change first.
Can a lender freeze my line during an emergency?
Yes. The CFPB says lenders may stop additional draws when value falls significantly or finances change. A freeze limits future draws and does not require repayment of what you already drew.
Will a low automated valuation kill the application?
Usually it shrinks the line instead. The first-mortgage balance stays fixed while the 70% CLTV ceiling applies to the lower value. The line may drop below the $25,000 minimum, and then the HELOC route is closed.
How does a HELOC differ from a DSCR loan for this purpose?
A HELOC underwrites the borrower’s credit and debt-to-income and leaves the first mortgage alone. A DSCR cash-out qualifies primarily on property-level rental income and replaces the first mortgage with a lump sum. Eligibility for either is subject to lender guidelines and full file review.
