Top Investment Property HELOC Providers Funded in About Two Weeks

Top Investment Property HELOC Providers Funded in About Two Weeks

The Quick Read: A rental-property line can fund in about two weeks only when the file is clean, and no provider can promise that. Across the wholesale network Lendmire works with, an investment line caps at 70% CLTV and $500,000, needs a 700 credit score, and must be titled in your own name or a revocable trust. Every figure is subject to lender guidelines and full file review.

  • CLTV is combined loan-to-value, meaning all loans against the property as a share of its value, so every existing lien counts toward the cap.
  • Because an investment line tops out at $500,000, it falls in the range where full appraisals are not required, and it commonly closes with an automated valuation instead. That is the biggest thing that keeps a file moving.
  • Investment lines run a five-year interest-only draw followed by a 25-year repayment period, and most of the line is funded at closing.
  • LLC-owned rentals do not fit this product, so a DSCR cash-out refinance is the usual alternative.

Key Terms Defined

HELOC: A home equity line of credit is a revolving loan secured by the equity in a property. Equity is the property’s value minus what you still owe on it.

Draw period: This is the stretch when you can borrow against the line and typically pay interest only. Repayment follows, and the payment steps up.

AVM: An automated valuation model estimates a property’s value from data instead of an in-person appraisal.

DTI: Debt-to-income compares your monthly debts to your monthly income. Bank-style lines lean on it heavily.

Vesting: This is how title to the property is held, whether in your name, a trust, or an LLC.

DSCR: The debt service coverage ratio divides a rental’s monthly rent by its full monthly payment, covering principal, interest, taxes, insurance, and any HOA dues.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Does “Funded in About Two Weeks” Actually Mean?

It means the money lands in your account about two weeks after you apply, and that outcome depends on your file more than on the provider. Approval is the lender saying yes. Funding is the lien being recorded and the first draw being released. Those are different dates.

Bills.com reports that the biggest timing factor on a HELOC is the type of valuation. It also reports that 47% of HELOCs used an automated valuation and only 24% required a full in-person appraisal. That is market-wide data for all home equity lines, not just rentals.

Here is why it matters for you. An investment line on this network cannot exceed $500,000, and full appraisals start only above that size. So an investment line sits in the automated-valuation lane by design. A full appraisal can still be requested, and a higher CLTV may call for a second valuation.

Treat about two weeks as a clean-file outcome. Treat it as a target, not a promise.

Why Is the Provider List So Short?

The list is short because many depository lenders do not write lines on non-owner-occupied property at all. Those that do are often local, relationship-driven, or cap how many rentals you can own. That makes availability, not speed, the first hurdle.

Lendmire is a mortgage broker, not a lender. It places these lines with select wholesale partners and matches the file to the program that fits. The best program for your situation depends on your title, credit profile, existing liens, and how much you plan to draw. No honest ranking of companies can replace that match, so this article compares provider types instead.

Provider type Usually fits Ask first
Large retail bank Existing deposit customers Does it lend on non-owner-occupied property?
Community bank or credit union Local, relationship borrowers Is there a cap on rentals owned?
Online lender Digital-first borrowers Is an initial draw required?
Broker with wholesale partners Files that need several programs checked Which program fits my title and CLTV?

One availability point is firm. Lendmire’s investment HELOC programs are open in its 16 full-service states, which is narrower than its 41-market DSCR footprint. Confirm your state before building a plan around this product.

How Does Underwriting Treat an Investment Line, Step by Step?

Underwriting treats an investment line as a personal-capacity loan secured by a rental. The lender checks your equity, your credit, and your debt load. It does not check the rent. That is the central difference from a DSCR loan.

1. Equity test. The lender takes the property’s value, applies the 70% CLTV ceiling, and subtracts your existing liens. What remains is the most the line can be, up to $500,000. A line can sit in first or second lien position.

2. Credit. The minimum is 700, scored on a single-bureau model keyed to the primary wage earner. The report can be no more than 90 days old at closing. A bankruptcy needs 4 years of seasoning. Foreclosure-family history follows a 7-year path, or 4 years for a short sale or deed in lieu.

3. DTI. The maximum is 50%. The lender reviews your file on the interest-only payment calculated on the maximum draw, whether you plan to draw that much or not.

4. Property. Single-family homes, 2-4 units, PUDs, townhomes, and condos (including non-warrantable ones) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned property are not. A borrower is limited to three lines and cannot own more than 15 financed properties.

5. Valuation, then closing. The lender runs the valuation lane described above. Pricing floats across the draw and repayment periods and never converts to fixed.

6. Draw, then repayment. Investment lines run a five-year interest-only draw followed by a 25-year fully amortizing repayment. The minimum draw after closing is typically $1,000.

The CFPB’s HELOC guidance explains why that last step deserves attention. Payments are often significantly higher once repayment begins. In some cases the whole balance can come due. That guidance is written for owner-occupied homes, but the draw-and-repay mechanics carry over to rentals.

What Slows a Rental File Down?

Title problems, stale paperwork, and a valuation that falls outside the automated lane slow a rental file down. The table shows where each stage can stall.

Stage What happens What slows it
Pre-check Confirm title, equity, credit, DTI Property deeded to an LLC
Application Documents and credit consent submitted Missing statements
Valuation Automated valuation on lines up to $500,000 Recent rehab, secondary valuation, requested appraisal
Underwriting Credit, DTI, and title review Stale credit report, open derogatory items
Closing Lien recorded, first draw released Title defects

Have these ready before you apply:

  • Government ID and a signed credit authorization.
  • The current statement for every mortgage on the property.
  • The deed, so the vesting is confirmed before anyone orders anything.
  • Proof of property insurance.
  • Personal income documents. A self-employed borrower is reviewed on documented income under the applicable program, subject to lender guidelines.
  • A schedule of every financed property you own, since exposure is counted across all of them.

Business bank statements need a 680 minimum for the deposit analysis. An investment line already floors at 700, so that test is never the binding one here.

Where Does the General Rule Break?

The general rule is that a clean, individually titled rental with equity and strong credit fits the product. These are the named exceptions.

LLC-owned rentals. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. A property already deeded to an LLC needs a vesting change first, or it belongs in a DSCR cash-out instead. That is the sharpest structural difference between the two products.

Larger borrowers. More than 15 financed properties makes you ineligible. A fourth line is also out, because borrowers are limited to three.

Higher credit buys nothing extra. A 720 and a 700 both reach 70% CLTV on an investment property. A 700 is a hard floor, with no tier beneath it.

The draw at closing. Some investors want a line they can leave untouched. These programs require at least 75% of the line drawn at closing.

Recent rehabs. An automated valuation can lag behind fresh improvements. A recently rehabbed property may support a higher appraised value, depending on comps and underwriter review, but an automated model may not capture it. You can request a full appraisal in any case.

Listed properties. In several states, a property listed for sale or listed within the past 60 days is ineligible.

Mislabeled products. Some products marketed as investment HELOCs are really rent-qualified second liens or first-lien cash-outs. Ask which one you are being offered. The qualification rules are completely different.

A Worked Example: One Investor, Start to Finish

Run the numbers on a duplex held in the investor’s own name. The first mortgage sits at about 45% of the property’s value. Credit is 740 and DTI is comfortably under 50%.

At a 70% CLTV ceiling, roughly 25 points of the property’s value are available. That is the ceiling for the line, and it still cannot pass $500,000. These inputs are modeled assumptions, not market data.

The plan is to use the line for the down payment on the next rental. Two program details shape the decision. First, DTI is tested on the interest-only payment at the maximum draw, so a larger line weighs on qualification even if unused. Second, at least 75% of the line is drawn at closing, so interest begins on most of it right away. The investor sizes the line to the purchase, not to the maximum.

Rent plays no part in qualifying this line, because the HELOC is underwritten on the investor’s personal profile and the equity in the property. Interest-only payments also leave the balance untouched, so rent does not pay the line down during the draw.

HELOC or DSCR Cash-Out: Which Fits?

A HELOC fits when your personal profile is strong, the property is in your name, and you want a second lien alongside the mortgage you already have. A DSCR cash-out refinance fits when the property is the stronger story than your paperwork. DSCR loans are business-purpose investor loans, and they qualify primarily on property-level rental income covering the payment, subject to lender guidelines.

Factor Investment HELOC DSCR cash-out refinance
What is underwritten Borrower: credit, DTI, equity Property rent against its payment
Maximum leverage 70% CLTV Around 75% LTV on a standard rental
Title Individual or revocable trust LLC allowed, subject to program terms
Credit floor 700 620 in parts of the network; most want about 660
Size range $25,000 to $500,000 Up to $3,000,000 on standard programs
Structure Line; 5-year draw, 25-year repayment Fixed-rate first lien, 30-year spine

On a DSCR cash-out, a rental generally needs about 6 months of seasoning, and reserves commonly run around 6 months of payment. Coverage of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. For more on how those loans work, see the complete DSCR loans guide.

Choose the cash-out when your DTI is stretched by several mortgages, the property sits in an LLC, you need more than $500,000, or the property type is outside the HELOC list. Choose the line when you want to leave the existing first mortgage alone.

Frequently Asked Questions

Can a rental owned by my LLC qualify for a HELOC?

Not as titled. LLCs cannot hold title on these lines. A property deeded to an LLC needs a vesting change before a HELOC is possible. A DSCR cash-out is usually the cleaner route, subject to program terms.

How much can I borrow against a rental?

Up to 70% CLTV on an investment property, in a line between $25,000 and $500,000. The lender subtracts every existing lien before sizing the line, so a rental with a large mortgage leaves little room. Higher credit does not raise the 70% ceiling.

What credit score do I need?

A 700 is the floor on an investment line, with no lower tier. A 720 reaches the same 70% CLTV, so the extra points improve the file but not the leverage. Lines above $500,000 are available only on primary residences.

Will I have to draw the full line at closing?

At least 75% of the line is drawn at closing. After that, the minimum draw is typically $1,000. If you want a line you can leave idle, size it smaller, or consider a different structure.

Is this available in every state?

No. Check your state first, because the DSCR route may be the only one available where you invest.
