Top Investment Property HELOC Providers on a Rental With No Mortgage

Top Investment Property HELOC Providers on a Rental With No Mortgage

The Quick Read: The lenders that write a credit line against a paid-off rental are few, and the best program for your situation depends on how the property is titled, your credit profile, and how much of the equity you actually need. Because no mortgage sits ahead of the line, it becomes the first lien, and the lender’s combined loan-to-value cap is the main limit on size.

  • Across Lendmire’s wholesale network, an investment-property line is typically capped at 70% CLTV, with a $500,000 maximum line and a 700 minimum credit score.
  • The line qualifies you personally, on credit and debt-to-income. It does not qualify the rent.
  • Title matters: an individual or a revocable living trust can hold it, but an LLC cannot.
  • Pricing floats for the whole life of the line, including the repayment period, so the payment moves.
  • A DSCR cash-out refinance is the usual alternative for LLC-held, larger, or many-property files.

Why “Top Providers” Is the Wrong Question

A ranked list of banks tells you little, because each lender’s appetite for rentals depends on your file. A lender that writes a line for one investor may decline another over title, property type, or state.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Lendmire is a mortgage broker, not a lender, and it never ranks lenders. It places files with select wholesale partners and matches the scenario to the program that fits. That is the honest answer to this search: the lenders that write rental lines depend on your credit, your vesting, the property type, and your state.

The pool is also thin. NerdWallet’s explainer on investment-property HELOCs says not every lender offers a rental line. It describes a smaller lender pool and stricter qualification than a primary-home line. It also notes that some lenders restrict rental lines by location or by whether the home is rented year-round. A broker that shops several wholesale lenders can test a scenario against more programs than one bank branch can.

What Is a HELOC on a Rental With No Mortgage?

It is a revolving line of credit secured by a rental property that has no existing loan against it. You borrow against the equity during a draw period, then repay during a longer repayment period.

Equity is value minus what you owe. When you owe nothing, equity equals the full value, so the cap on the line comes from the lender’s leverage limit, not from a payoff balance. With a prior mortgage, a HELOC would be a second lien. On a free-and-clear rental, nothing sits ahead of it, so it takes first position. The network structure allows a line in either first or second position, so the same program works for both cases.

The CFPB’s HELOC explainer describes the draw and repayment periods. It also warns that the home secures the debt, so falling behind can cost you the property. That warning applies to a paid-off rental as much as to a primary home.

How Underwriting Treats a Paid-Off Rental, Step by Step

Underwriting runs in a fixed order, and a file can stop at any step. Here is the sequence on a rental line.

1. Eligibility screen. The lender checks the property type, the vesting, and the state. Many files stop here.

2. Sizing. Maximum line equals value times the CLTV cap, minus existing liens. On a free-and-clear rental, existing liens are zero, so only the cap and the line ceiling matter.

3. Valuation. An investment line tops out at $500,000, and full appraisals begin above that size. So an investment line typically runs on an automated valuation, often with no traditional appraisal. A borrower may still request a full appraisal, and a higher CLTV may call for a secondary valuation.

4. Borrower underwriting. Credit score, debt-to-income, and housing history are reviewed. The rent is not the qualifying test.

5. Documents. Expect ID, a credit authorization, the vesting deed, insurance declarations, income documentation, and title work confirming no liens.

6. Closing and draws. The line opens, and at least 75% of it is drawn at closing. Any later draw after closing must meet a minimum amount set by the program and the state, so confirm it before you plan around it.

7. Repayment. When the draw period ends, you can no longer borrow, and the balance amortizes.

That fixed order is why a clean title and an eligible property matter more than a strong rent roll. A rent-qualified loan is a different product, covered below.

What the Network Programs Look For

On an investment property, the network’s line is simple to describe. Every figure below is subject to lender guidelines and full file review, and none of it is a commitment to lend.

Feature Investment-property line
Max CLTV 70% on an investment property
Minimum credit score 700
Line size $25,000 up to $500,000
Draw / repayment 5-year interest-only draw, 25-year amortizing repayment
Lien position First or second
Pricing Floats through draw and repayment

Two details deserve attention. First, 720 and 700 both reach the same 70% CLTV on an investment property, so a higher score buys eligibility, not extra leverage. Second, the 700 floor is a hard one, with no tier beneath it.

Debt-to-income can reach 50% at the maximum. The lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you plan to borrow. A borrower who plans to draw a small amount is still measured as if the full line were used.

The credit report is a single-bureau score keyed to the primary wage earner, and it cannot be more than 90 days old at closing. Past credit events must also be seasoned. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files follow a 7-and-4-year path: a foreclosure needs 7 years, and a deed-in-lieu, pre-foreclosure, or short sale needs 4.

Where the Rule Breaks: Edge Cases That Stop Files

LLC title. This is a frequent stall. The line requires fee simple or leasehold title held by an individual or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. If your rental already sits in an LLC, you have two paths: change the vesting, or use a DSCR cash-out refinance instead. Moving title is a decision for you and your attorney, because it can affect liability protection and existing insurance.

Property type. Eligible types include single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.

Portfolio size. A borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible. These limits catch scaled landlords who have the equity but not the eligibility.

Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.

Texas. Texas investment properties are eligible as non-homestead transactions, and properties are limited to 10 acres.

State availability. The line is offered only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the broker’s 41-market DSCR footprint. Outside those states, a DSCR cash-out is the practical route for pulling equity from a paid-off rental.

Rent-qualified alternatives. A line underwritten on you is a different product from a loan underwritten on the property’s rent. Because the line is qualified on your personal debt-to-income ratio, an investor whose personal ratio is tight may want to compare it with a rent-based loan.

A Worked Sizing Example on a Free-and-Clear Rental

Two limits cap the line, and whichever is lower controls. The first is 70% of the property’s value. The second is the $500,000 line ceiling on investment properties.

On a lower-value rental, the 70% cap binds, so the line scales with value. On a higher-value rental, the $500,000 ceiling binds instead, and extra equity sits unused. The crossover is the point where 70% of value reaches $500,000. Any rental above that value leaves equity the line cannot reach.

That is where the cash-out route can take over. A DSCR cash-out refinance on a standard rental tops out near 75% LTV across most of the network. It also reaches loan sizes of up to $3,000,000 on standard programs (smaller balances available through select lenders). The 75% figure applies to a cash-out on a standard long-term rental. Short-term-rental collateral is a separate, lower cash-out ceiling. Cash-out on a rental typically expects about 6 months of seasoning, though that varies by lender and file.

Line or Lump Sum? A Decision Table

Neither product is better in general. They suit different jobs.

Factor Investment HELOC DSCR cash-out refinance
Qualifies You: credit and DTI Rent against the full payment
Max leverage 70% CLTV (investment) Around 75% LTV on cash-out
Size Up to $500,000 Up to $3,000,000 on standard programs
Title Individual or revocable trust LLC allowed, subject to program terms
Structure Revolving, floating pricing New first lien, 30-year fixed spine

A line fits the investor who wants staged access to cash, such as rehab draws or several down payments over time. A cash-out fits the investor who wants one lump sum, holds title in an LLC, or has too many financed properties for personal debt-to-income to work.

Coverage for a DSCR cash-out is where the rent matters. Select programs start at 1.00, and stronger ratios open better pricing and leverage. A separate select-lender path accepts coverage below 1.00, with leverage and terms adjusted. Clearing 1.00 does not mean positive cash flow, because the ratio compares rent to the full payment only. Repairs, vacancy, management, and utilities sit outside it. A cash-out also leans on credit: a 620 floor exists in parts of the network, most programs want around 660, and 700 or better opens the strongest leverage tiers.

Why Large Banks Often Say No, and Who Says Yes

Large retail lenders vary in whether they write lines on rental property at all, so it is worth asking early. The lenders that do write rental lines tend to fall into a few categories, and none of them is automatically right for you.

Provider type Who it suits What to watch
Credit unions Members with strong personal credit Membership rules, property limits
Community and regional banks Borrowers with local ties Often individual title only
Portfolio lenders Larger or unusual files Terms vary file by file
Wholesale lenders via a broker Borrowers who want options compared State availability, program limits

Lendmire brokers through select wholesale partners, so one application can be compared across more than one program. That service is available to investors in its 16 full-service states.

Draw Period, Repayment, and the Payment That Moves

On this network’s investment line, interest-only payments run through the draw period, followed by the amortizing repayment period. At least 75% of the line is drawn at closing. That is a meaningful difference from the open-ended line many investors picture.

Pricing floats across both the draw and the repayment period and never converts to fixed. The payment can change with the balance and with the market. Interest-only is not cheap money. The CFPB explains that the lender may set a schedule to repay the full balance when the draw ends, and the payment steps up when it does.

If you sell the property, you generally must pay off the line in full. The CFPB’s HELOC booklet says so, and it is written for owner-occupied homes. It also notes that a line’s terms may restrict renting the home out. On a true investment line, the program is built for rentals, but you should still read the loan terms on rental use.

Key Terms Defined

Free and clear: a property with no mortgage or other loan recorded against it.

CLTV (combined loan-to-value): the total of all loans against the property, divided by its value.

First lien: the loan with first claim on the property if it is sold or foreclosed.

Draw period: the stretch when you can borrow against the line, usually interest-only.

Vesting: the legal name in which the property’s title is held.

Debt-to-income (DTI): your monthly debt payments divided by your monthly income.

How the Investor Decision Plays Out in Practice

The decision comes down to four questions about your file.

1. How is the property titled? If it is an LLC, the line is off the table until title changes. A DSCR cash-out stays open.

2. What does your personal profile look like? A 700 score and manageable DTI keep the line available. If your personal DTI is stretched or you are near the three-line and 15-property limits, a DSCR cash-out deserves a comparison.

3. How much equity do you need, and when? If you need a few hundred thousand dollars or less in stages, the line fits. A larger single sum points to cash-out.

4. Are you in one of the 16 line states? If not, the question is settled.

This is also a choice about exposure. A line puts a lien on a free-and-clear asset, and the variable payment means you are betting on your own cash flow. A line you draw only when a deal is in hand carries less risk than one you draw to the maximum at closing. Remember that at least 75% of the line is drawn at closing, so a smaller line sized to a real plan is safer than the largest one available.

Questions to Ask Before You Apply

  • Is the property titled to an individual or a revocable trust?
  • Is it an eligible type, and is it in one of the 16 line states?
  • Has it been listed for sale in the past 60 days?
  • Will the line be sized by the 70% cap or the $500,000 ceiling?
  • Does your DTI hold up when measured on the maximum draw?
  • Is a DSCR cash-out a better match for your title and portfolio?

Frequently Asked Questions

Can I get a HELOC on a rental that has no mortgage?

Yes, through select lenders, though far fewer write rental lines than primary-home lines. On the network’s investment line, the limits are 70% CLTV, a 700 minimum credit score, and a $500,000 maximum line. The lender reviews your credit and DTI, not the rent, and approval is subject to lender guidelines.

Will the line be a first lien?

On a free-and-clear rental, yes. Nothing sits ahead of it, so the line takes first position. The program also allows a second-lien position when a mortgage already exists. That matters if you later refinance, because the line would need to be paid off or subordinated.

Can an LLC hold title on an investment HELOC?

No. Title must be held by an individual or a revocable living trust. A property already in an LLC needs a vesting change, or a DSCR cash-out refinance instead, which can allow LLC borrowers subject to program terms.

Does a paid-off rental need an appraisal?

Usually not on an investment line. The line caps at $500,000, and full appraisals begin above that size, so these lines typically run on an automated valuation. You may still request a full appraisal, and the lender may require a secondary valuation at higher CLTV.

Why would I choose a DSCR cash-out instead of a line?

A cash-out fits investors who hold title in an LLC, need a larger sum, or carry many financed properties. It is reviewed on the property’s rent against the full payment rather than on your personal income, subject to lender guidelines. The tradeoff is a lump sum on a new first lien rather than a revolving line.
